THE NEW YORK DESIGN GUIDE 2022
TOM MCWILLIAM
THE THIRD EDITION OF C&G MEDIA GROUP’S NEW YORK DESIGN GUIDE continues to build on the success of its predecessors, packed as always with helpful information and lots of interesting surprises. Who knew, for example, how crucial it is to think about both uplighting and downlighting in bathrooms (lighting can make a huge difference in how you face the world each day), or how important it is to have quality pictures on real estate listings (never more so since the dawn of the pandemic, when people were renting and buying properties sight unseen). If you’re purchasing a house, trust your impulses, but create a pros and cons list just to be sure. If you’re decorating, why not go for that wild animal print in the powder room—although it’s wise to get a swatch of it in advance of placing your order. Love the idea of having a beautiful garden? Before going to the nursery and plunking down lots of dough on plants, assess what you can really handle and just how nimble your green thumb is. And if you’re looking for a chic armoire that can hold lots of stuff and double as a room divider, simply turn to our “Ultimate Shopping Guide” (page 100) for ideas and suggestions, along with a comprehensive list of the top home accessories vendors in the greater New York region. Peppered with tips and helpful hints from industry pros, this guide is meant to be kept at your side, whether you are buying a lamp or drawing up plans for a new house in the country. We hope that you’ll find its contents as useful and inspiring as we did when we were putting it all together. Enjoy!

LETTER FROM THE CEO
THE PAPER CHASE WE HAVE ALL BEEN BEMOANING SUPPLY-CHAIN SHORTAGES LATELY. A SIX-MONTH wait for a sofa to be delivered has become routine, and even the process of getting paper and ink to print our magazines has reached critical proportions. One of the biggest printers in our industry has announced 15 to 25 percent cost increases, whereas another has announced it will only be able to fulfill 75 percent of its current workload—all due to the rising costs and short supply of paper, ink, freight, and labor. Keeping all this in mind, and with the encouragement of our printer, we hunted for an alternative paper on which to print the 2022 New York Design Guide, as this annual publication requires special paper and cover stock. Happily, we were able to find it, and here it is now, hot off the presses! This much-sought-after resource for design professionals and residents of New York City, Westchester County, the Gold Coast of Long Island, and the Hudson Valley, as well as second-home owners and visitors to the Hamptons, is chockfull of ideas and sources for those who are buying, renting, building, designing, and decorating homes, in addition to landscaping their properties. Also included: “The List” (page 104), our exclusive roster of design professionals whose projects have been published in the pages of NYC&G during the past year. Can’t get enough? The digital edition is available on issuu.com, and additional print copies can be purchased online at cottagesgardens.com. Enjoy!

“Before you sign a contract, create a very solid scope of work. It’s important to settle on a budget and stick to it.” —Brooke Abrams “MAKE SURE CLIENTS UNDERSTAND HOW THE WORK WILL PROGRESS ALONG THE WAY, FROM THE TIME THEY SIGN THE CONTRACT TO THE TIME THEY WALK THROUGH THE FRONT DOOR.”

Before we show a sofa fabric to a client, we’ve typically considered 50 others that didn’t make the cut.” —Alexandra Pappas “AT THE HIGHER END OF THE INDUSTRY, IT’S IMPORTANT TO THINK ABOUT COST. Even with clients on tight budgets, we find art at antiques stores or simply hang a collection of antique china or plates—anything to make a space feel finished. It doesn’t have to be a Picasso.” —Alexandra Pappas “LARGE-SCALE CONTEMPORARY ABSTRACT ART AND PHOTOGRAPHY NEVER FAILS. IT HELPS TO THINK OF ART AS ITS OWN ENTITY—CONSIDER THE SPACE, BUT DON’T MATCH IT TO THE ART.” —Josh Greene

or more than 50 years, Carlisle Wide Plank Floors has handcrafted the finest wood floors in America—each one reflecting the natural beauty of the highest-quality raw materials available. They take great pride in their time-honored processes, from sourcing the soundest and most reliable timber grown in America’s forests to embracing a level of craftsmanship equally at home with traditional rustic themes or with fashion-forward style. They believe that every detail of every floor matters—whether it’s just the right shade of gray or the nuance of a hand-scraped edge, they collaborate with each client to define a personalized, custom-made floor. And while that floor may be selected from their extensive, curated collections or be uniquely designed to match a specific vision, it will be realized in the same way: one plank at a time.

home is ‘living art’,” according to designer Jolie Korek. “It’s not a place to merely make a statement, it’s a dynamic, multi-faceted expression of the people who reside there. The key to truly outstanding design, weaves in seamless functionality, so that it’s also experiential, it makes you feel good.” With a thriving design practice from Westchester, to Manhattan, to the Hamptons, Korek’s work has been featured in magazines such as HC&G, Architectural Digest, and NY Spaces. “Who wouldn’t want to design in the Hamptons?! Nature has already done half the work for you”, she jokes, discussing her many celebrated projects on the East End. Here, her work brings the inside outside and vice versa, tapping into the innately serene feeling inspired by the landscape and light. She should know, Jolie spends time year-round at her East Hampton home of 20 years. Today, Korek leads the way integrating tech and green design elements. Solutions like remote shades, skylights and other modern innovations bring a sense of ease and flow. Solar, radiant floors, green building materials and recycling are all part of her ethos. Her aesthetic draws from a background as a fine art gallerist and an avid world traveler. “Every element of a design has the possibility to be something special, that’s what makes designing such a joy. Nothing gets phoned in, everything is always fresh and new.”

fter more than 30 years designing furniture for clients as an interior designer, Darren Henault, founder, and owner of Tent, has made all his favorite pieces available to order from his new home design store in Amenia, New York. The custom upholstery pieces that Henault has designed for Tent are made with real living in mind, but are handsome enough to look at home in a formal living room. Sofas and chairs invite putting up your feet and settling in, while upholstered benches set the stage for lounging or an intimate conversation. Cushions come standard in luscious feather and down and serve as evidence of a life well-lived. Even tight backs and seats are coupled with generous proportions for a comfortably tailored (but never stiff) vibe. Every piece is hand-made in the U.S. making for streamlined lead times, and there’s no assembly line or factory—just old-world techniques and care. All the custom furniture and case goods he has designed for Tent are based on traditional 18th- and 19th-century French and English furniture that is then stripped of ornamentation to reveal basic forms. Details are thoughtful and enhance the lines of a piece rather than distract from them. Henault’s overwhelming admiration for craftsmanship is evident in every bed, table, and console he creates. Choose from more than 300 fabrics from Rogers & Goffigon, Holland & Sherry and Bennison, and 14 wood finishes.

Beautifying and enhancing your space should be enjoyable and effortless, not a chore. With xerø group at the helm, it is a liberating process from which your vision grows and evolves. Owner Rebecca McKeown started her design career in a male-dominated field. After taking over her first build in 2013, she realized her abilities were limitless. By restructuring the build process and incorporating all costs, including interior design, she delivered a superior product on time and, importantly, on budget. She created xerø group the following year with these goals in mind, partnering with several talented tradesmen and recruiting her father, owner of Homer Iron Works, for all structural steel and custom metal needs. The result has been a unique and unparalleled interior design group. In the meantime, Rebecca has always managed to stay ahead of the curve when it comes to style, feel and aesthetic.

READY TO BUY? KEEP THESE POINTERS IN MIND “EDUCATE YOURSELF ON LOCATION, SIZE, CONDITION, AMENITIES, MAINTENANCE HISTORY, AND A LAYOUT THAT’S CONDUCIVE TO WORKING AT HOME.” —Julie Johnson
“If you are willing to put some work into a diamond in the rough, it’s still possible to get a relatively good deal.” —Joanna Rizoulis
“For apartments, look at comparables in the building and in the neighborhood. I also suggest researching transaction activity further back—how has the building trended in the last 10 years?” —Ben Jacobs
“It’s a seller’s market right now, so there are no ‘good deals.’ Simply put, a property with multiple offers is a good property.” —Amy Smith Sroka
“If you buy into a neighborhood or building that is seeing a lot of action or has an incredible location, your investment will likely appreciate faster.” —Ryan Serhant
“DON’T OBSESS ABOUT SQUARE FOOTAGE— THAT’S A CRUTCH, AND IT HASN’T SERVED OUR INDUSTRY WELL. VALUE DEPENDS ON MANY OTHER FACTORS: BUILDING STRUCTURE, FINISHES, FLOW AND LAYOUT, LIGHT, AIR, AND VOLUME.” —Vickey Barron

“A room with a fireplace or a dream space to watch the game in.” —Ryan Serhant “A private outdoor space or roof deck and a doorman or virtual doorman for Amazon packages.” —Julie Johnson
“MAKE YOUR HOME LOOK AS MOVE-IN READY AS POSSIBLE. BUYERS MIGHT BE WILLING TO RENOVATE, BUT RENTERS OFTEN NEED TO SETTLE IN IMMEDIATELY. YOU WANT PEOPLE TO WALK IN AND SAY, ‘I SEE MYSELF LIVING HERE,’ INSTEAD OF, ‘I SEE WHO LIVES HERE.’” —Ryan Serhant

“Condos have more flexible rental policies than co-ops. You can even buy a condo through an LLC, and also avoid strict board approval and financial threshold requirements for your tenants. No matter the situation, though, always list at a competitive fee and make sure the apartment’s in great condition.” —Julie Johnson

A BROKER’S LIFE:
STORIES FROM THE OTHER SIDE “I once lived in a 1910 piano factory where a piano had fallen through the floor, causing everything to slant. In order to sell my place, I had to put my bookshelves on stilts and take the casters off an armchair.” —Julie Johnson
“I RECENTLY DROVE BY ONE OF MY LISTINGS AND DISCOVERED SOMEONE TAKING THE GUTTERS OFF THE SIDE OF THE HOUSE. THE GUTTER COMPANY HAD BEEN GIVEN THE WRONG ADDRESS, SO THEY HAD TO PUT BRAND-NEW GUTTERS ON THE HOUSE—A NICE PERK FOR THE BUYERS.”

“During a walk-through, we discovered that the washer-dryer had flooded the apartment.” —Jessica Chestler
“Our firm once had three similar listings in the same school district, all with the address number 46. We kept mixing up appointments and showing the wrong house!” —Joanna Rizoulis
“During a final walk-through, a listing agent had forgotten the key, so we had to get permission to go through the window. He put me on his shoulders and pushed me in, with my clients watching the whole show. This is the nature of a Realtor’s life!” —Luis Cardenas
“I GOT A RANDOM CALL FROM A WOMAN IN CHINA WHO TOLD ME SHE WAS WILLING TO SPEND ‘A COUPLE MILLION’ ON AN APARTMENT FOR HER DAUGHTER. I ASKED HER HOW OLD HER DAUGHTER WAS, THINKING SHE MIGHT BE STARTING COLLEGE AT NYU OR SOMETHING, AND THE WOMAN SAID, ‘I’M SIX MONTHS PREGNANT.’ SO, MY FIRST BIG SALE FOR MORE THAN A MILLION DOLLARS WAS FOR THE UNBORN BABY OF A CHINESE WOMAN I HAD NEVER MET.” —Ryan Serhant
HOW DOES A CLIENT KNOW WHEN A HOUSE IS “THE ONE”? “When you’re buying a home, you’re buying it with both your wallet and your heart, but it’s your heart that has to be happy. If there are 10 things you’ve always wanted and you find a property with eight, go for it.” —Ryan Serhant
“The process can almost seem like finding a life partner—it just feels right when you meet them. Many times, my clients don’t even know why it feels right—it’s very emotional.” —Vickey Barron

“Once you’re over the age of 21, you either rent a home or own a home, so why build up someone else’s equity when you can purchase yourself? Most people are never sure when it’s the ‘right time’ to make major decisions in life—they get analysis paralysis.” —Ryan Serhant 72

JUST DIGGING IN? “Get rid of anything you don’t like and start with as blank a slate as possible.”
—Alejandro Saralegui
“Pay close attention to your property’s attributes before rushing out to buy plants that might not work. Assess where there’s sun and where there’s shade, and think about where you want to spend time and what you want to see out your window.” —Edmund Hollander

“Plan ahead! Think about what, where, and when—and how plants are going to perform.”
“START SMALL AND ENJOY THE PROCESS—EVEN IF ONLY WITH CONTAINER GARDENS AND POTS— RATHER THAN JUMPING IN AND SPENDING TENS OF THOUSANDS —Matthew Bromley OF DOLLARS ON PLANTS. THEN YOU CAN EXPAND THE GARDEN AS YOUR CONFIDENCE GROWS.” —Daniel Richards
“USE LOCAL, RECLAIMED MATERIALS AND AVOID PLASTIC CONTAINERS, WHICH STRIP AWAY THE SOUL OF A GARDEN.” —Kimberly von Koontz

WHAT CLIENTS WANT
EXTRA POINTS WHAT CAN YOU DO NOW THAT WILL PAY OFF IN THE FUTURE? “Remember that perennials don’t bloom all summer. I always advise people to mix in annuals for consistent color all season long.” —Alejandro Saralegui
“STICK TO GOOD, THOROUGH PLANNING AND AVOID TRENDS. YOUR GARDEN WILL ONLY GET BETTER WITH AGE.”
—Daniel Richards
“Pay attention to how your garden or landscape relates to the architecture of your home and the local ecology.” —Edmund Hollander
“PROVIDE SPACE FOR AN OUTDOOR DINING TABLE AND CHAIRS, A PLACE WHERE YOU CAN REALLY ENJOY THE GARDEN YOU’VE CREATED.” ANASTASSIOS MENTIS (NOVEMBER 2019)
—Alejandro Saralegui
“Incorporate repetition, whether through form, color, or texture. It creates strength and rhythm in a garden design. And never use more than five colors.” —Kimberly von Koontz
“Outdoor living spaces with fireplaces—not fire pits—and vegetable gardens.” —Matthew Bromley

“Long-performing plants that look good even in the wintertime.” —Kimberly von Koontz
“Make outdoor rooms: attractive spaces incorporating hedging, perennial beds and raised beds, trees, and herb gardens. Once you establish a backbone, your garden will grow, figuratively and literally.” —Matthew Bromley

GARDEN GLOSSARY PLANTING PLAN
“A specific roadmap of proposed garden plantings including botanical and common names, quantities, sizes, spacing, and location.” —Daniel Richards
POLLINATOR PLANTS
“These form the backbone of any healthy garden. They attract birds, butterflies, and many insects, which are crucial for a healthy garden.” —Edmund Hollander

CONCEPT PLAN
ORGANIC GARDENING
“Get to know plants’ Latin names. You’ll gain a better understanding of their history and how they are related.” —Matthew Bromley “Used to communicate initial ideas, this basic drawing or plan contains the key details of a design without being too specific.” —Daniel Richards
HEARTINESS
“Make sure your climate or planting zone is warm enough for optimal plant performance.” —Matthew Bromley
LANDSCAPE PLAN
“This comprehensive design details all the elements for a new landscape or garden.” —Daniel Richards
MAINTENANCE
“A low-maintenance garden is a workable concept, but a nomaintenance garden is impossible.” —Alejandro Saralegui
88
THE NEW YORK DESIGN GUIDE 2022
“A small area that noticeably has an impact on plant performance, such as a bed adjacent to a heat-gathering wall.” —Kimberly von Koontz “You can really damage an entire ecosystem when you introduce chemicals into your garden. Nonchemical, organic gardening directly and positively affects a multitude of insects, birds, amphibians, and, ultimately, humans. Even sprays to control deer ticks can kill a bunch of insects that other animals subsist on.” —Alejandro Saralegui
PLANTING HAZARDS
“It’s important to understand when and where plants can go into the ground. Many trees in the Northeast, for example, cannot be planted in the fall and must be planted in the spring. Get to know the specifics beforehand.” —Kimberly von Koontz
“Gardens don’t just flourish in the springtime. Lenten roses bloom around the winter holidays, followed by cold-weather plants like snowdrops and Dutch iris. There’s no reason not to keep your garden going all year long.” —Alejandro Saralegui
SOIL QUALITY
“Remember that soil is a living organism, providing essential nutrients to your plants. It needs to be the best you can get.” —Edmund Hollander
STRUCTURE
“Flowery gardens are pretty and romantic, but they don’t look like much in the off-season. Hedges, hardscaping, and other structural devices are really important.” —Alejandro Saralegui
SUN MAP
“Understanding where the sun hits, and for how many hours, will give you a helpful framework for planting.” —Matthew Bromley

EXPERT ADVICE ON VEGETABLE AND HERB GARDENS “Grow things that you can’t get easily or that are expensive at the supermarket, like heirloom tomatoes or a really special lettuce. And don’t plant more lettuces than you can actually eat.” —Alejandro Saralegui
:
“NUMBER ONE: CHOOSE YOUR VEGETABLES AND HERBS BASED ON WHAT YOU LIKE TO COOK, AND DON’T BUY TOO MUCH STUFF YOU WON’T USE.” —Daniel Richards
“For indoor herb planting, keep containers away from air-conditioning vents and make sure they get the right amount of sun.” —Daniel Richards
“Prepare soil properly. Poor soil will only lead to disappointment.”
—Kimberly von Koontz
“Vegetable gardens need TLC. Remove dead leaves from vegetable plants and keep herb plantings from getting too messy.” —Matthew Bromley C O T TA G E S G A R D E N S . C O M

THE NEW YORK DESIGN GUIDE 2022
“Japanese anemones have a soft pink flower, and pale-hued sweet peas exude an intoxicating fragrance.” —Daniel Richards “Anemones, typically the ones with white faces and darker centers, are not too showy, but rather delicate and romantic. And purple and mauve ranunculus.” —Matthew Bromley
WHICH PLANTS CREATE YEAR-ROUND INTEREST?
“Camellias come in many hearty varieties, such as ‘Ashton’s Snow’, which produces luscious white blooms in winter. And I love winterberry holly, which is wispy and whimsical, in addition to attracting birds and other animals with its berries.” —Matthew Bromley “Hellebores have pretty evergreen foliage all year long and make a great ground cover. What’s more, they flower in winter and early spring, when not much else is blooming.” —Alejandro Saralegui
“During the bleak winter months, witch hazels and camellias provide much-appreciated color. And the berries on Cornus alba can be very striking.” —Edmund Hollander
“Low-maintenance, evergreen boxwood works well in both the city and the country.” —Daniel Richards “BROADLEAF EVERGREENS WILL CARRY YOU THROUGH WINTER, ESPECIALLY SPECIMENS WITH ELEGANT BRANCHES.”
—Kimberly von Koontz
WHAT’S YOUR FAVORITE PLANT OR FLOWER?
“Magnolia grandiflora. I’m from Sydney, Australia, where it is a common street tree that produces saucersized flowers and emits a citrusy smell. It’s a sensory experience.” —Daniel Richards
“Hornbeam, a hardwood tree that can also be pruned into a hedge. It creates a beautiful backdrop for any garden and holds on to its leaves well into early winter.” —Matthew Bromley
“I always surprise myself. Even carnations and wax begonias, cheesy little things that have been overused for decades, can look really great when planted in the right place.” —Kimberly von Koontz
“Roses. They remind me of my childhood and always have interesting names, whether in honor of a random 19th-century princess or the wife of a prominent doctor in Paris.” —Alejandro Saralegui
