INFLUENTIAL WOMEN OF DESIGN / NEW YORK
PURSUING PASSION “My initial desire was to pursue a career in art, but life had other plans and I pivoted from the creative to the analytical path as a CPA, then onto Wall Street and advertising,” Paula shares. “As someone with a creative soul who’s always enjoyed renovating my own homes, I had an ‘a-ha’ moment mid-career and realized that this is what I most wanted to do. So, I jumped back into the city and, against all odds, established my firm. Today, I am happily doing what I love best—designing and building homes and environments for my clients with my amazing team.”

Discovering one’s true passion and then sharing it is the key to personal and professional success that has a profound influence on other people’s lives. Enter Paula McDonald. As the owner of Paula McDonald Design Build & Interiors, she brings her artistic talents and enduring business skills to the award-winning firm she founded in 2009. “My philosophy of integrating the separate disciplines of design, architecture and construction is at the heart of my firm’s holistic “one-stop-shop” approach to Manhattan residential renovations,” Paula says. Based in the Flatiron District, Paula and her expert team work in close collaboration with their clients to transform the look, feel and function of their apartments, while removing logistical headaches. “My mission is to design and create beautiful, innovative living spaces that save time and money and elevate my clients’ lives for years to come.”
“We are a full-service design-build firm with wide-ranging expertise that guides projects from conception to completion.”
INFLUENCER
When asked what her major goals are moving forward, Paula McDonald shared, “To become consistent in business revenues so that I can nearly double the size of my firm to 10 employees. Doing this will allow us to take on more large projects, yet stay small enough to remain scrappy, strategic and completely hands-on.”

THE NEW YORK DESIGN GUIDE 2024
TOM MCWILLIAM
IT’S DIFFICULT TO BELIEVE THAT WE ARE ALREADY CELEBRATING THE FIFTH birthday of The New York Design Guide, packed as always with a youthful energy and boundless information that continues to astound, inspire, and feel brand-new. Of course, some things about buying and decorating a home are tried and true, but the broad swath of know-how sought out by both homeowners and design professionals is always in a state of flux. Are tartan and tattersall cutting edge or passé? Dimmers and LEDs, cans vs. high hats, overhead or undercabinet? Buy now and refinance later, or wait till mortgage rates drop and you’re feeling a bit more comfortable? So many questions, and fortunately our experts have all the answers, neatly organized in this guide’s four chapters detailing the ins and outs of buying, renovating, renting, and decorating a home, not to mention everyone’s favorite activity, shopping! On that note, our annual “Ultimate Shopping Guide” (page 100) has been updated to the minute and is intended for you to use as you navigate the dizzying world of home furnishings and accessories resources across the New York metropolitan region. It’s nice to see so many new additions moving in alongside established longtime neighbors both on Manhattan’s busiest avenues as well as in the farthest reaches of Nassau County and the Hudson Valley. Whether you’re shopping for a new desk chair with good lumbar support or embarking on a complete overhaul of a Victorian fixer-upper, this guide has the answers you’re looking for. So keep it on hand and dog-ear it to your heart’s content. Enjoy!
LETTER FROM THE CEO
HARMONIOUS INTERPLAY AS YOU OPEN THE PAGES OF THE FIFTH ANNUAL NEW YORK DESIGN GUIDE, you’ll embark on a journey into the heart of a community that stands unparalleled in its depth of talent and collaborative spirit. This edition is more than just a collection of names and services: It is a vibrant conversation, echoing the expertise and camaraderie of the design world’s brightest minds. With its rich heritage and picturesque landscapes, New York has always been a beacon for creativity. Its homes are not mere structures; they are manifestations of dreams, aspirations, and stories. Behind every stately façade, sumptuous interior, and meticulously manicured garden is a team of design professionals, all maestros in their respective fields, creating a harmonious masterpiece together. This design guide stands as a testament to that collaboration. Turning the pages is like overhearing a conversation between industry luminaries as they share trade secrets, discuss innovations, and build on one another’s ideas. It’s a dialogue that offers invaluable insights, not just for those within the industry but for anyone with a penchant for design. I urge you to delve deep into this guide, to listen to the conversations, learn from the advice, and be inspired by the visions presented. Let it be a reminder that design, at its core, is a communal effort. In an industry that often champions individual achievements, The New York Design Guide highlights the beauty of collective genius.
P.S. Also included is “The List” (page 104), a compilation of design professionals whose work has been featured in NYC&G during the past 12 months. To read the digital edition of this guide or to buy a print copy, go to cottagesgardens.com.

HOW CAN CLIENTS AND DESIGNERS HAVE THE BEST RELATIONSHIP POSSIBLE?
“Any good relationship is based on trust, and it’s important to build trust early on to have a successful project.” —Damon Liss
“Clients need to understand that the person they’re hiring is a professional and that design is a serious business.” —Penny Drue Baird
“THE RELATIONSHIP BETWEEN CLIENT AND DESIGNER CAN BE A LONG AND INTIMATE ONE, SO A GOOD FIT IS IMPORTANT. YOU WANT TO WORK WITH SOMEONE WHOSE AESTHETIC YOU LOVE, BUT YOU SHOULD ALSO CONSIDER THEIR DESIGN PROCESS, THEIR LEVEL OF SERVICE, AND, OF COURSE, WHETHER THEY’RE SOMEONE YOU WOULD WANT TO HAVE DINNER WITH!” —Paloma Contreras OUR PANEL OF

“The most successful projects result from open communication, realistic expectations, and mutual trust.”

“C.O.M., or customer’s own material, means that you will be providing the fabric to the upholsterer or manufacturer, rather than choosing from their selection.” —Paloma Contreras
WHAT CLIENTS WANT
1
Divan:
“A low sofa without a back or arms. It’s similar to a daybed and offers a lot of versatility to a room’s design scheme.” —Damon Liss
Maximalism:
“Exactly what is sounds like: More is more!” —Christina Murphy “A patinated material features a beautiful warmth and coloration or sheen that is the result of oxidation.” —Damon Liss
Quartzite:
Verdigris:
“A very hard sandstone that is as durable as granite but has the characteristics and colors of marble. It’s ideal for kitchens.” —Damon Liss

HOW DO YOU MAKE LIGHTING WORK OPTIMALLY IN A LIVING ROOM? IN A KITCHEN? IN A BATH? THIS PAGE (LEFT TO RIGHT): SEAN LITCHFIELD (MAY/JUNE 2023), WILL ELLIS (MAY/JUNE 2018); OPPOSITE: KRIS TAMBURELLO (SEPTEMBER 2023)
“IT IS CRITICAL TO HAVE MULTIPLE LAYERS OF LIGHTING IN EVERY ROOM, WHICH HAS BECOME EASIER WITH THE ADVENT OF CONTEMPORARY DIMMING SYSTEMS.” —Damon Liss
“I believe in a layered approach to lighting, from overhead lighting for utilitarian purposes to decorative lighting that sets the mood, with options for task lighting as well.”
—Paloma Contreras
“IN KITCHENS AND BATHS, RECESSED LIGHTING AND PENDANT LIGHTS ARE KEY. YOU’LL HAVE MORE CONTROL OVER BRIGHT LIGHT, AS WELL AS SOFTER LIGHT FOR A WARMER AMBIANCE. IN LIVING ROOMS, I USUALLY RELY ON TABLE LAMPS, FLOOR LAMPS, AND SCONCES.” —Christina Murphy “Kitchens call for quite a variety, from recessed cans to pendants above the island to under-cabinet lighting. And in bathrooms, I prefer sconces on either side of the mirror for proper illumination of the body, along with overhead recessed cans for additional light. When space permits, a decorative chandelier or ceiling fixture is always nice.” —Paloma Contreras
“Make lighting soft, warm, and balanced in living rooms; keep it bright, functional, and practical in kitchens; and employ everything from soft candlelight for romance to bright light for applying makeup in bathrooms.”
—Michael Cox

WHAT ARE THE BEST WAYS TO DISPLAY PERSONAL PHOTOS IN A HOME? “I prefer photographs in silver frames scattered here and there in bookshelves.”
—Paloma Contreras
“Stay away from large groupings of them, and ideally stick to identical or similarlooking frames. Photos typically look better displayed on a surface than on a wall, where they never seem to hang straight.” —Penny Drue Baird
MIRROR, MIRROR:
“It depends on the client. We’ve done gallery walls with dozens of family photos, and we’ve put a few beautifully framed photos in private quarters, such as on a bedroom side table. Ask your clients to decide which approach they prefer.” —Michael Cox
“BEDROOM HALLWAYS ARE BETTER THAN MAIN HALLWAYS FOR CREATING FAMILY GALLERY WALLS. PHOTOS ALSO LOOK NICE WHEN THEY’RE STYLED WITHIN BOOKSHELVES, ALONGSIDE DECORATIVE OBJECTS.” —Damon Liss
“Framed black and white family photos in a bedroom hall can have a graphic impact.”
—Christina Murphy
WHO’S THE FAIREST?
“I’m partial to old Louis Philippe mirrors, which have both a clean shape and an antique character. And starburst mirrors are always nice.” —Christina Murphy
“One framed in vintage patinated metal.” —Damon Liss “A CONVEX MIRROR CAN ALMOST DOUBLE AS A PIECE OF ART, AND I ALSO LOVE A CRUSTY GILDED ANTIQUE MIRROR FOR MORE FORMAL SPACES.” —Paloma Contreras
“My forever and everywhere mirror is a classic rectangular beauty in a brass bolection frame. It’s like an interior’s little black dress.” —Michael Cox

ART SMARTS “Use art in every room if you can, even in a pass-through hallway or mudroom. It doesn’t have to be precious, expensive, or collectible, so long as it sparks imagination and inspiration. Think of it as a smile that you bring to a space.” —Michael Cox
“I always propose selecting artwork before the design process begins. In general, I love a mix of styles in the same room, from Old World to contemporary.” —Christina Murphy
“Art is essential for giving a room personality and making it feel finished. It can also bring color and personal perspective to a space.” —Damon Liss 34
THE NEW YORK DESIGN GUIDE 2024
“If a client is a collector, art can often be the impetus for a room’s design. Otherwise, we might make suggestions for pieces that will complement the interiors.”

“ART PLACEMENT DEPENDS LARGELY ON A ROOM’S ARCHITECTURE. SOME ROOMS HAVE A VARIETY OF APPROPRIATE SPOTS FOR PLACING ART, WHEREAS OTHERS CAN BE VERY LIMITED DEPENDING ON WALL SPACE.” —Penny Drue Baird
“Art is a great way to create tension in a space. For example, a traditional dining room can suddenly become much more interesting with a large-scale photograph or abstract painting, as opposed to a classical landscape or still-life.”

WHAT DESIGN TRENDS ARE YOU SEEING FOR 2024?
“The cultural zeitgeist has been stuck in a rut of neutral everything, modernist forms, and bouclé for far too long! Interiors infused with lots of color and pattern are coming up next.” —Paloma Contreras
“Marble—on walls and in furniture and accessories—and bronze in furnishings and fittings are now at the forefront.” —Penny Drue Baird
“NATURAL, COASTAL-INSPIRED TEXTURES AND MATERIALS, ARTISANAL AND HANDCRAFTED PIECES, AND A CONTINUED ATTENTION TO SMART HOMES AND HOME OFFICES.” —Damon Liss “Layers. Piling items you love on the cocktail table, adding extra pillows and throws for comfort and coziness, and combining multiple pieces into mini ‘collections.’ Pattern-on-pattern is becoming more appealing than the monochromatic blank slate.” —Michael Cox
WHICH TRENDS ARE ON THEIR WAY OUT?
36
“The ubiquitous modern farmhouse. I am ready to see it gone for good.” —Paloma Contreras
“GOLD PLUMBING: IT CAME ON QUICK AND HARD, BUT IT DOESN’T HAVE THE LONGEVITY OF NICKEL OR CHROME.”
“The fog of what I like to call ‘builder gray’ is beginning to recede, and I’m very happy to see this safe neutral go the way of the pandemic.” —Michael Cox
“Open floor plans and open shelving in kitchens.” —Penny Drue Baird
THE NEW YORK DESIGN GUIDE 2024
—Damon Liss
WHAT OLDER TRENDS ARE ENJOYING A RENAISSANCE? “Pretty, feminine details, such as chintz, skirted seating, and decorative trims, are lately bringing more personality to decorating again.” —Paloma Contreras
“OLD-WORLD LUXURIES SEEM TO BE REAPPEARING, SUCH AS SHIRRED BED SKIRTS, ENGLISH ANTIQUES, AND PLEATED FABRIC LAMPSHADES. I THINK THEY EMBRACE NOSTALGIA AND THE PURSUIT OF COMFORT.” —Christina Murphy
“Caning, rattan, and other woven materials help soften a room and create a less formal vibe.” —Damon Liss
“Some things just never go out of style. Coromandel screens, Chinese vases, a beautiful secretary, and painted furniture can always be incorporated into a contemporary design scheme.”

BACKSPLASHES AND VANITIES: WHAT ACCENT MATERIALS ARE YOU LOVING RIGHT NOW? “MARBLE IS ALWAYS POPULAR, BUT DON’T OVERLOOK BEAUTIFUL WOODS OR EVEN MIRRORED BACKSPLASHES. AND GLASS SINKS CAN BE PARTICULARLY INTERESTING IN BATHROOM VANITIES.”
—Penny Drue Baird
“Nothing beats the timelessness of marble and natural stone. Marble slabs as a backsplash are great, but also consider marble tile in a caning pattern—it feels fresh and unexpected.” —Paloma Contreras

HOW DO YOU MAKE A POWERFUL STATEMENT IN A POWDER ROOM?
“Powder rooms are like little jewel boxes, so you can take greater risks, such as with a jubilant wallpaper or a glossy lacquered paint finish.” —Paloma Contreras “Choose a surprisingly overscale wallcovering or the boldest paint color you can live with, then go all out with it on walls, trim, and the ceiling.” —Michael Cox

WHAT ARE THE KEY PRINCIPLES TO MAKING A HOUSE FEEL LIKE A HOME?
“A home is about the people who live in it, so it is important to listen to clients and incorporate elements of their personality.” —Damon Liss
“A CLIENT’S PERSONAL BELONGINGS ARE ESSENTIAL TO UNDERSCORING THE FEELING OF HOME.” —Penny Drue Baird “Consider both personality and hospitality—a home should express a client’s passion and demonstrate how they’d like to be welcomed in their own home.” —Michael Cox

HOW CAN YOU INCORPORATE SEASONAL DECOR WITHOUT MAKING TOO SPECIFIC A DESIGN STATEMENT?
“Woven materials and natural fibers are ideal in a beach house and ultimately make it seem summery, as opposed to an overt nautical theme.” —Damon Liss “Leave the seasonal decor to florists—fresh flower arrangements are fabulous in any room.” —Christina Murphy
“USE ACCESSORIES AND DECORATIONS IN SEASONAL COLORS THAT AVOID CLICHÉ, SUCH AS ORANGE AND GOLDEN KITCHEN UTENSILS RATHER THAN A SMATTERING OF PUMPKINS AND GOURDS.”

HOW CAN YOU GET THE MOST OUT OF RENTING YOUR APARTMENT, CONDO, OR CO-OP? “Make sure the space shows well when prospective tenants tour it, which means decluttering and depersonalizing. Clients want to envision their life, not your life.” —Michelle Griffith

HOW DO YOU ADVISE CLIENTS ON WHETHER TO TAKE THE LEAP? “If a house meets most of their needs, I encourage clients to make an offer, even if they’re afraid they might lose out to a higher bid. Sometimes the buyer with the highest offer doesn’t always pan out, so clients should step in with a real offer and bid until they feel comfortable, even if they don’t win in the end.” —Stacey Oestreich
“SOMETIMES CLIENTS WANT TO WAIT AND SEE WHAT ELSE COMES ON THE MARKET AND IF PRICES ARE GOING TO COME DOWN, BUT THAT COULD MEAN MISSED OPPORTUNITIES, SO I EXPLAIN THAT THOSE OPPORTUNITIES MIGHT NOT COME BACK.” —Yorgos Tsibiridis
“In New York, offers aren’t binding, which is a blessing and a curse. Generally, you have about a week before anything becomes binding, so I always say, ‘Let’s make the offer and get an idea of how flexible the seller is.’ You’ll never know if the seller is willing to negotiate until you make an offer.” —Tyler Whitman “SOME CLIENTS MOVE QUICKLY, AND OTHERS HAVE ANALYSIS PARALYSIS. I ALWAYS PROVIDE THEM WITH DATA AND THOROUGHLY RUN THROUGH THE NUMBERS TO GIVE THEM EXTRA CONFIDENCE.”
—Michelle Griffith

BIDDING WARS: CHOOSE YOUR STRATEGY “While representing a buyer, I always suggest making a ‘no regrets’ offer, the number you’re not going to freak out about if you do get the property, even if you might feel that you’re overpaying.” —Tyler Whitman
“Buyers in a bidding war think they are overpaying, but in the long run they typically are getting a good deal on a very desirable property.”
—Yorgos Tsibiridis
“In addition to your bid, try writing a letter to the seller that tugs on the heartstrings: What’s your story, how do you envision living in their home? It makes the seller see you as more than just a number.” —Tyler Whitman
“I ENCOURAGE MY BUYERS TO GO IN EARLY WITH AN OFFER RATHER THAN WAIT FOR A BIDDING WAR.” —Stacey Oestreich
“You don’t want to leave anything on the table in a bidding war, so I tell clients to give me a number that they will not regret offering if they lose the property to someone else.” —Michelle Griffith “Sellers have their needs, too, so I always call the seller’s agent to see what might be exciting to the seller outside of price. A seller might want a delayed closing to have enough time to find a new home, for example, so she might be willing to give a preferential deal.” —Tyler Whitman

“THE COST OF RENTING IN NEW YORK CITY IS THROUGH THE ROOF. HESITANT BUYERS SHOULD REMEMBER THAT THEY CAN REFINANCE IN THE FUTURE.” —Michelle Griffith
“Smart buyers don’t obsess about what’s to come next, they simply make their purchase, sometimes with more cash out and less mortgage to finance, if possible, with the knowledge that they can refinance later.” —Stacey Oestreich
“Agents like to say that you’re marrying the house and dating interest rates, but we don’t ever really know if interest rates will go down. If they do, though, you can refinance and have the best of both worlds.” —Tyler Whitman

WHAT ARE THE COMPONENTS FOR A SUCCESSFUL FLIP? “Renovating is more expensive than ever, so buy a flip property in a good location with low monthly costs. The margins have to be good for a successful flip, and most people won’t appreciate it if you put in a $10,000 stove instead of a $20,000 stove.” —Tyler Whitman

CONSTRUCTION IS UNPREDICTABLE AND CAN OFTEN TAKE A LONG TIME.” —Stacey Oestreich “Hire a good contractor and stay within your budget, which means knowing where to spend money and where not to.” —Yorgos Tsibiridis

WHAT CLIENTS WANT
Matrix planting:
“This type of planting mimics many natural plant communities in the wild and creates a beautiful visual mosaic of colors and textures. You can easily achieve this effect by planting carpets of a ground cover, such as grasses, with other plants, such as wildflowers, providing pops of color and seasonal and structural interest.” —Steven Yavanian

TOP 5
Mulch:
“A protective blanket of wood chips, gravel, or pebbles on the ground that helps retain soil moisture and suppress weeds. It also helps plants survive weather extremes, but be sure to apply a light layer, since too much mulch can potentially bury the base of a plant and end up suffocating it.” —Rosalia Sanni

WHAT’S YOUR GO-TO PLANT OR FLOWER? “We typically include some type of viburnum and hydrangea in our garden designs. Native options include oakleaf hydrangea and ‘Blue Muffin’ or ‘Cranberrybush’ viburnums.” —Louis Fusco
“Among many favorites: Sweetbay magnolia, summersweet, Geranium ‘Rozanne’, carex, and autumn moor grass.”
GERANIUM ‘ROZANNE’
—Steven Yavanian
WHICH PLANTS ARE GREAT LOW-MAINTENANCE CHOICES? “First, always look for trees and shrubs that suit the size of the space you’ve allocated for them. Some low-maintenance favorites in our region are willow oak, sweetbay magnolia, rhododendron, inkberry, Virginia sweetspire, and dwarf summersweet. Some light annual pruning might be necessary, but overall, these plants are long-lived and provide great seasonal interest.” —Steven Yavanian
“WE TRY TO SPECIFY NATIVE PLANTS WHENEVER POSSIBLE, WHICH TEND TO REQUIRE LESS MAINTENANCE AND WATERING AND ARE GENERALLY DEER RESISTANT. FERNS AND SEDGES ARE GREAT OPTIONS FOR SHADE GARDENS. TWO WONDERFUL NATIVE FALLFLOWERING PERENNIALS ARE AGASTACHE ‘BLACK ADDER’ AND VERNONIA LETTERMANNII ‘IRON BUTTERFLY’.” —Louis Fusco

WHICH NATIVE PLANTS DO YOU TEND TO USE MOST?
“Many of our project sites include wetlands and buffer areas that we try to treat as multi-seasonal gardens of appropriate native plants, including red twig dogwood, witch hazel, river birch, blue flag iris, swamp milkweed, and marsh marigolds.” —Louis Fusco “HOLLY, SERVICEBERRY, AND GERANIUMS.” —Rosalia Sanni

“In addition to our favorite sweetbay magnolia and summersweet, add yarrow to the list. It’s a worldwide native!” —Steven Yavanian
WHICH PLANTS CREATE YEARROUND INTEREST? “Dwarf evergreens can provide necessary structure to a garden and continuous visual interest.” —Louis Fusco
“RHODODENDRON, INKBERRY, AND SWEETBAY MAGNOLIA, ALONG WITH ORNAMENTAL GRASSES AND SOME PERENNIALS THAT ARE ATTRACTIVE THROUGH THE WINTER MONTHS IF YOU WAIT TILL SPRING TO CUT THEM BACK. WE ALSO LIKE TO INCORPORATE EVERGREEN HEDGES, SINCE THEY PROVIDE CONSISTENT STRUCTURE AND A BACKDROP FOR OTHER PLANTS.” —Steven Yavanian

VEGETABLE AND HERB GARDENS: TOP TIPS “If you’re pressed for time, try perennial vegetables and herbs like chives, creeping oregano, hardy rosemary, rhubarb, and sage. They come back year after year and are also beautiful ornamentals.” —Steven Yavanian
“Plant what you like to eat, while keeping in mind that every year, plants perform differently based on weather. Sometimes it’s a tomato year, and other times it’s a cucumber year, so don’t give up!”
—Rosalia Sanni
“CONSIDER RAISED GARDEN BEDS, WHICH MAKE GARDEN ORGANIZATION AND SOIL PREP MUCH EASIER. AND BE REALISTIC ABOUT THE SIZE OF THE VEGETABLE GARDEN, THE TIME YOU CAN SPEND ON IT, AND HOW MUCH FOOD YOU WANT TO GROW. THINK ABOUT DEDICATING ONE OR TWO BEDS FOR CUT FLOWERS.” —Louis Fusco
WHAT CAN YOU DO NOW THAT WILL PAY OFF IN THE FUTURE?
“If you have the space, plant an oak tree. It will provide shade for future generations and habitat for thousands of animals and insects.”
—Steven Yavanian
