GET SMART IT’S HARD TO BELIEVE THAT THIS IS THE THIRD EDITION OF THE
Connecticut Design Guide, as time has flown by since its launch in 2018. As the go-to compendium for those of you who are buying, selling, designing and renovating houses, we hear from our advertisers that many of you have been shopping from its pages. And I am thrilled about that. To keep up with current trends, in our section about “Designing Your Dream House,” we have introduced a new topic for 2020 on the subject of smart home technology. Whether you are building a new home or rehabbing an old one, there are key areas to keep in mind that will simplify, protect and enhance daily living. DESIGNING YOUR DREAM HOUSE SMART HOME CTC&G asked Ian Bryant of CEDIA (Custom Electronic Design & Installation Association) to talk about some of the newest smart home technologies in the marketplace. When building a new home in the era of “smart” everything, there are some very key areas to keep in mind. These categories can simplify, protect, and enhance your living experience in your home. Let’s look at some of the big trends that are driving innovation in home technology. VOICE CONTROL Voice controls through smart speakers or independent voice control systems are now bringing hands-free control home. As these systems become more sophisticated, they are now beginning to allow for a casual level of speech— understanding several instructions at once, delivered in a conversational way instead of a single operation with a precisely worded command. SECURITY Gone are the days of the old security system that is labor intensive to install, has a big price tag and is prone to false alarms. Security systems sensor types that are often wireless, allowing for ease of installation and use. Cameras are tied in with security systems, and these sensors collect data constantly and use machine learning and complex algorithms to detect suspicious activity and provide real time alerts.
LIGHTING The most basic necessity in a home, next to water and heating, is lighting. Rudimentary switches on walls give you 0 percent or 100 percent of light. The modern homeowner can have something better with lighting zones for every mood and need. While this may not seem new, creating a centralized lighting control system that can automatically set pre-determined scenes or take action based on the weather outside takes things to the next level and is a must in a new home. Lighting control options. Maybe most importantly, there is more and more wellness, especially in following natural circadian rhythms for wakefulness and rest. WHOLE HOME MANAGEMENT Bringing together all of these systems into a central hub that is customized to the way you live is the true key to a smart, connected home. Implementing a whole home control system can automate a lot of processes and give you the ability to easily manage all of your disparate systems. For example, selecting “good night” on your shades, lock your gate, and set the security alarm. All from one single button push or voice command. WHAT TO DO BEFORE YOU MOVE Thinking about putting your home on the market? Want to know what improvements will add value to your home? You are not alone. In fact, the National Association of the Remodeling Industry (NARI) and the National Association of Realtors (NAR) want to know the answers too. Each year, they conduct a cost vs. value report to determine which home improvements will yield the highest return. The 2019 Remodeling Impact report compares 20 projects, analyzing which improvements will appeal to buyers and estimating how much homeowners can recover Interestingly enough, the report found that 35 percent of the homeowners polled would rather move to another home than remodel their current home.

TACKLING A MOVE MOVING? The dreaded “M” word can conjure up fear and panic and can be an overwhelming process. We’ve outlined a timeline to break down the chores into smaller, doable steps.

Forward medical records/prescriptions and vet records. Update health care, auto and homeowners insurance. Cancel local accounts and memberships. Get a new driver’s license, if needed, and register to vote in your new town.
Put together a moving-day box with necessary items, like garbage bags, tape, tool kit, paper towels, toilet paper, phone and computer chargers, bed linens and pet food. Pack a bag for the upcoming week with clothes, toiletries and medications. Have water and tip money ready for the movers ($20 per person is fair).

We tell homeowners not to pull contents out of the closets or cabinets until it’s time to physically remove the items from the home. Creating piles around your home just creates chaos and more stress.

We remind clients that if they have not used, touched or worn something in a year or two, then why move it. It is costly to pack and move things that will not be utilized in the next home. We remind our clients that it is the memory that holds the special place in one’s heart, not the object, especially if it’s been packed away and out of sight for years.
