Oceanviews from 14,000 SF Pondfront Estate Sagaponack. With elements of scale and architecture that could not be reproduced in this location today, a beautifully landscaped acre on Crestview Lane along 125’ of Fairfield Pond plays host to a magnificent 14,000 SF, 8-bedroom modern estate recently completed near the ocean in Sagaponack. Masterfully scripted by Brian O’Keefe, the architect employed fundamental principles of balance, proportion, function, and beauty to synthesize classical design principles with a contemporary aesthetic. Charles Allem, principal of C.A.D International, was engaged as Design Director and Interior Designer with overall project oversight. His vision for this property was to create an experience driven by his client’s lifestyle. He established a color palette of taupe and beige punctuated by black. Charles embraced the use of natural honed materials as in bronze, stone, and leather. Complimented by hand woven linen textiles to achieve a casual sophisticated look and cohesive experience, he was able to achieve a restrained, sophisticated, and balanced residence that was both meticulously curated and eminently livable. Indeed, the drama gradually unfolds as you walk past the marble waterfall wall and through a marine -grade stainless-steel sliding door into a 9,000 SF contemporary sanctuary of wood and stone that reveals the expansive living room warmed by a fireplace. The modern Poliform designed kitchen anchors the center of the residence that flows to both the sumptuous fireplaced family room as well as the formal dining room augmented by a butler’s pantry. A bedroom suite overlooking both pool and pond completes this first floor. Upstairs the serene and privately sited master wing, with both pond and ocean views, offers luxurious onyx clad bath and dual closets. A continuous walkway, acting in the words of O’Keefe, as a “brise-soleil”, connects 4 additional bedrooms suites. Climbing from outside the second-floor office, a staircase finds the 4,600 SF roof deck, an amenity no longer permitted in this tony hamlet, offering bar, multiple seating areas and incredible 360° views out to the Atlantic and neighboring farm fields. An elevator descends to the 5000+ SF lower level which includes screening room, recreational area, billiard room with bar, wine cellar, 2 staff suites and an entire wellness center with gym and spa that includes steam, sauna, hot tub. cold plunge and massage room. A spacious covered loggia provides for outdoor dining and the main level Foussena Grigia stone slab flooring extends out in all directions blurring the line between indoor and outdoor. And in fact, this covered patio with extensive built-in kitchen and comfortable seating overlooks the unique two-sided heated Gunite pool with nearby sunken fire-pit framed by a stone courtyard. Elaborate landscaping by Edmund D. Hollander Design creates a verdant tableau while also forming a natural wall from neighboring properties. Amenities include a Crestron controlled environment with whole house audio, Reilly windows, Lutron controlled lighting and shades, extensive CCTV and a generator. Stunningly compelling and awaiting its next act, this incomparable and irreplaceable seaside estate is now available to preview. LETTER FROM THE EDITOR

HOME IMPROVEMENT IF YOU DON’T CONSIDER YOURSELF HANDY WHEN IT COMES TO

buying, renovating, or decorating a home, never fear: This guide is the handiest thing you’ll ever find. Now in its fourth year of publication and updated with up-to-the-minute information about all things home-related on the East End, The Hamptons Design Guide has become an indispensable tool to navigating the intricacies of one of the most basic necessities in our lives: turning a house into a home. On these pages, you’ll find tips and tricks from local designers, interviews with real estate experts, and insider info on gardening, shopping, and decorating. Also included is “The List” (page 159), a compendium of all the top-end design professionals featured in the pages of HC&G during the previous year. The past 14 months or so have been fraught, but also marked with a certain clarity, as we have recognized the importance of home more than ever before. Real estate transactions—both sales and rentals—and renovations and new builds occurred with unprecedented frenzy, people working from home reconfigured their interiors, and outdoor spaces were transformed into safe havens. Quite the sea change, hopefully made just a little bit easier for the future within the pages of this guide. We hope you find the content presented here as helpful and inspiring as we did while we were putting it together. Enjoy!

LETTER FROM THE CEO

THE RESULTS ARE IN! DEAR READERS, I AM DELIGHTED TO SHARE SOME INTERESTING NEWS:

The results of our annual readership survey are in, and they directly resonate with the reason this guide exists. Not surprisingly, and perhaps in part because of the pandemic, nearly 70 percent of our survey takers spent more time viewing home-related products during 2020 than they did in 2019. We have all heard about the massive shift in real estate, as people descended on the Hamptons and renovated and redecorated new or existing homes, and in fact, 60 percent told us that they are planning to redecorate, remodel, or renovate within the next 12 months. So how will this get done? Well, 72 percent plan to hire an interior designer, 66 percent a builder/ contractor, 64 percent a landscape designer, and 57 percent an architect. Fortunately, these design professionals, and the products you might need, all appear within the pages of the fourth-annual Hamptons Design Guide. Tuck it into a tote bag when you go shopping, or go online to view the digital edition at cottagesgardens.com/hdgonline.

REAL ESTATE 101: ARE FIXER-UPPERS WORTH THE INVESTMENT?

OUR PANEL OF

EXPERTS Regina Cigna Douglas Elliman Real Estate

Hillary Davis Sotheby’s International Realty Drew Green Saunders Jack Pearson Compass

“In addition to assessing a home’s condition, look at sales of comparable houses from the past year. That will help you gauge current and future value.” —Hillary Davis

“Always have a contractor look at the house and provide a renovation estimate before diving in.” —Regina Cigna

“Remember that redoing a home to attract future buyers is not just about renovation. You need to think about greenery and privacy, too.” —Jack Pearson

BUYING AND RENTING: THE INS AND OUTS “When sales inventory is low, it will take a while to find a home, so be prepared every time your agent lines up properties for you to view, and ask to be kept apprised of what’s on the market every morning.” —Hillary Davis

“Be open-minded about location. The market is so competitive that you need to remain flexible.”—Jack Pearson “Renters should start looking early, especially in light of COVID-19. It’s too late to wait until February for a summer rental.” —Hillary Davis “Gone are the days of ‘I just want to look.’ Any property you want to see could be snapped up within a week, so you have to be ready to buy.”—Jack Pearson

“If you’re obtaining a mortgage, get your financing in order in advance and have money ready for the down payment. That way, if you see something you love, you don’t have to wait.” —Hillary Davis 42

THE HAMPTONS DESIGN GUIDE 2021

TRIA GIOVAN (SEPTEMBER 2020)

“Before signing a rental agreement, tenants should always ask which utilities are included in the price, whether the house is noisy from traffic or for other reasons, and if the pool is heated.” —Regina Cigna

WHERE TO RENT? WHERE TO BUY? “For both buyers and renters, close proximity to restaurants, beaches, and water is paramount. Sag Harbor is consistently the top-performing village.”—Drew Green

“Buyers who really want to feel like they’re in the country are enamored with Water Mill or Bridgehampton north of the highway, where there are still views of potato farms and horses.” —Hillary Davis

“Most renters want to be east of the Shinnecock Canal. For buyers, Westhampton Beach is increasingly appealing. It’s a tight-knit, family-oriented community that’s a little bit closer to Manhattan than the other Hamptons.”

—Regina Cigna

TRIA GIOVAN (JULY 15, 2016)

IS IT RISKY TO BUY OR RENT SIGHT UNSEEN? “Renting sight unseen is fine as long as you trust that your broker has your best interests in mind. But buying is a big deal, no matter how wealthy you are. If you’re spending a lot of money on a home, it’s important to inspect what you’re purchasing and understand the neighborhood.” —Drew Green

“Pictures online can make a house appear better or worse than it really is. Renting sight unseen can be chancy, but it’s short term. When purchasing a property, you’re buying—and therefore owning— both the good and the bad.” —Regina Cigna

COMING TO TERMS: A BUYERS’ BRIEF

EGRESS

“A legal way of exiting a property that is required to meet code. Egress in a lower level, for instance, means that you need a concrete stairwell connecting the space to the outdoors.” —Jack Pearson

ENGINEER’S REPORT

CASH BUYER

“Typically, buyers commission a licensed inspector to conduct a home inspection once their offer has been accepted. If the inspection is done by a licensed engineer, then it’s considered an engineer’s report.” —Regina Cigna

“Many buyers perceive this as having to come to the closing with a suitcase filled with millions of dollars. Cash buyers might have the money available to purchase a home for all cash, but they are still permitted to finance the home and obtain a mortgage if they wish.” —Drew Green “A 2 percent tax added onto real estate taxes, which goes to the Town and ultimately the purchasing of land for future preservation.” —Hillary Davis

CERTIFICATE OF OCCUPANCY

“A document issued by Town Hall stating that your home meets permit and variance requirements. If something on the property hasn’t been approved “A determination of how much you’ll be able to qualify for in loans you are obtaining.” by the Town, then you’ll be left dealing with the headache of obtaining the necessary permits.” —Drew Green —Hillary Davis

“Designated Zoom rooms. When two people are chatting on Zoom calls at the same time in the same home office, it’s not conducive to getting business done.” —Hillary Davis

IS STAGING WORTH THE EXPENSE?

FRANCINE FLEISCHER (JUNE 2019)

“With big, new-construction homes, staging is a way to fill rooms and help buyers visualize the space and volume. But even lived-in homes can benefit from staging, since old, tired furniture might hurt their perceived value.” —Drew Green “Staging in new construction is particularly important because it helps people imagine eventually living there. But when a house is poorly furnished, we generally suggest taking things out, not adding pieces in.” —Jack Pearson

“The more toys, the better: game rooms, tennis courts, movie theaters. These perks allow buyers to enjoy their home in myriad ways and all in one place.” —Drew Green

WHAT DO HOMEOWNERS NEED TO KNOW ABOUT

HIRING AN ARCHITECT? “If you interview enough architects, you will get the right person. It’s all about establishing the right fit.” —James Merrell

“From design to finished product, it’s not going to happen overnight. The process involves working with outside professionals, and that process needs to be understood.”

—Bruce A. T. Siska

“You’re looking for someone to guide you to understanding who you want to be and how to express yourself. The process is one of discovery, and statement houses are not about discovery. Design is about discovery.” —James Merrell

“Homeowners should look at an architect’s past projects and inquire about timelines and schedules.” —Kitty McCoy

SHAKES OR SHINGLES? “They’re not interchangeable. Shakes are traditionally hand-split, thick, and more expensive, whereas shingles are usually factory-sawn, thinner, and less expensive.” —Amado M. Ortiz

BEAMS OR COLUMNS? “People often confuse beams, which are horizontal, with columns, which are vertical.” —Pamela Glazer

“Companies like Amuneal create suspended storage systems for glassware and dinnerware. You can mount them above an island, which is usually wasted dead space, anyway.” —Timothy Godbold

“I like having drawers and shelves hidden behind cabinet doors, along with additional organizational compartments. I grew up on a boat, so I know how important it is to use every bit of space for storage.” —Cristina Peffer

The pros we spoke with all agree that open shelving is a great design element and can make a big impact in your kitchen. But know what you’re getting into. “Open shelving can make a small kitchen appear larger, and you can also have fun with the backsplash,” says designer Janine Carendi MacMurray, who adds that this scenario is best for “an organized person who doesn’t cook much.” Cristina Peffer suggests that it’s a great option “for those who want to show off their collections of ceramics, glass, and metals,” although Michael Mezzano cautions that “the shelves tend to get dusty and you can’t cram things onto them, like you might in a cabinet.” Decorator Timothy Godbold favors open shelves for their “easy access” and ability to “show off beautiful dinnerware,” but also warns against “constant cleaning and maintenance.”

WATER WORKS

“Water features can be gaudy, but also a nice way to reflect a landscape and drown out unpleasant noise, in addition to being great for fish and water plants. I like to do what I call Barragán-style fountains, which are rimless. The water takes on a three-dimensional quality as it pours over the edges.” —Christopher LaGuardia

COURTESY OF LONGHOUSE RESERVE (SEPTEMBER/OCTOBER 2015)

“Simple water features that suggest movement and mood can be nice, such as cast-concrete bubblers on a deck or patio.” —Victoria Cardaro “Trickling fountains provide ambient sound, but remember that maintenance can be a downside, especially in winter.” —Nikki Seelbach “Even when a water feature is manmade, it needs to look as if it has always been in the garden.” —Lisa Stamm “Because water features need to be drained for the winter, they should look as good with water as without.” —Christopher LaGuardia

UNLIMITED EARTH CARE

F

rederico Azevedo’s gardens integrate the natural landscape into a comprehensive and intentional design. His understanding of architecture and the environment give each of his designs a perfect balance. His unique skills blend exotic and native plants to create a surprisingly reassuring and unexpected landscape. Azevedo has developed numerous major landscaping projects over the last two decades, both commercial and residential. In June of 2019, his hardcover book, Bloom: The Luminous Gardens of Frederico Azevedo, was published by Pointed Leaf Press. Bloom features hundreds of stunning photographs of Azevedo’s garden and landscape designs and explores the technical and conceptual elements of natural design as a medium. In his projects Azevedo develops long borders, planting masses of the same species of flowers, shrubs, or trees to build a sense of depth and guide the eye through the design. Implementing a combination of basic concepts—repetition of color, texture, and shape—he imbues his gardens with simplicity, balance, and a special elegance. Azevedo’s approach is direct and personal, discussing individual clients’ lifestyle, interests, and needs before proceeding with a project. Azevedo considers the architecture of the building and the surrounding property, and examines the plants and structures that are best suited to achieve a harmonic design between structure and landscape. As maintenance is vital for the existence and preservation of any project, Azevedo provides full landscaping maintenance through his company, Unlimited Earth Care. Azevedo’s creativity and botanical knowledge make him stand out in his field. Azevedo describes his work as, “A modern concept in that everything flows and is interconnected. The challenge is to keep the spaces open, while still providing interest and a diversity zone.” His eclectic mix of plants is both poetic and chaotic, controlled, and spontaneous. It’s a contemporary design that speaks directly to the new global environment. 120

“Always splurge on the kitchen. The heart and soul of every home, it’s the first room you enter in the morning, and one of the last rooms you spend time in at the end of the night. Count your pennies in guest rooms, which can still be pretty without being top of the line.”

THE HAMPTONS DESIGN GUIDE 2021

“Put your resources toward the public areas where you spend most of your time—the living room, dining room, and master bedroom. In children’s rooms, you can have a lot of fun without spending nearly as much.” —Josh Greene

WILLIAM GEDDES (JULY 15, 2015)

“For clients with families who like to congregate in the kitchen, then that’s where all the bells and whistles should go. But if they prefer to entertain in their living room or dining room, then these areas should be the wow spaces. A library is one of my favorite rooms to make beautiful without going too crazy with the budget.” —Nicole Fuller

BASEMENT BASICS “Basements can be wonderful extra real estate for people with kids, since you can put playrooms in them and save yourself square footage on the main floor. On the downside, people in the Hamptons generally don’t want to hang out in a subterranean space all summer.” —Josh Greene

“It’s worth making use of the extra space, particularly if you have a big family, but keep in mind that basements with no windows are depressing, and will always seem that way.” —Elizabeth Pash

“Basements have become an important component of a home’s overall square footage and are now often used as fun crash pads with upholstered sofas, bars, and pool tables. The con: Basements in older houses often have low ceilings and minimal light, so installing the right fixtures is crucial.” —Nicole Fuller

TENT NEW YORK

T

ent New York, the new lifestyle online and retail store from Darren Henault, was born from months of hunkering down in quarantine at his house in the Hudson Valley. Darren longed to use his talent for sourcing items from around the world for clients and himself and bring to the outside world what made being at home special to him. Darren Henault has spent the last 30 years as an interior designer. To him, decorating houses has always been more about the emotional and less about a clearly defined style. In his work, he doesn’t just fill a room with stuff; he fills it with light, texture, quality, form and mood. His home in Millbrook, New York embodies them all and serves as his muse for Tent. He’s obsessed with how every stitch and object will be experienced by his friends and family. It’s not the products themselves, but the physical marks left behind that create indelible memories—a friend’s lipstick stain on a wine glass at the end of a raucous evening or the indentations left by his daughters’ bodies on the sofa after reading a favorite book or playing a game. The imperfections are evidence of a life well-lived and give objects their humanity. 156
