EDITOR’S LETTER

Seems Like Yesterday While preparing this special 20th-anniversary issue of HC&G, it suddenly dawned on me that I was celebrating another milestone of my own: two decades in my Hamptons home. Time flies, but still I don’t know why I didn’t make the connection that HC&G debuted right around the time I purchased my house, on June 26, 2002. (I chalk it up to a supply-chain shortage to my brain—such a convenient excuse for just about everything nowadays.) ■ My partner and I bought our humble abode from the estate of Carrie Donovan, a longtime fashion editor for The New York Times who enjoyed pop-cultural fame as “the Old Navy lady” on television commercials in the 1990s. We have changed the house a lot over the years, but hopefully not its spirit, as I had the good fortune of meeting and briefly working with Donovan and witnessing her infectious joie de vivre firsthand. The kitchen is new (and, sadly, quickly getting old), the roof and siding have been redone, and we have transformed the grounds from a hodgepodge of grass and a handful of perennials to a densely planted landscape with little grass and lots of perennials. In some ways, our house is a 3D embodiment of everything that goes on in HC&G: decorating and architecture, gardening, cooking and entertaining, and other lifestyle pursuits. For 20 years, as both a magazine editor and a homeowner, I can’t believe the good luck I’ve had to have drawn so much inspiration from the untold talents who live and work on the East End.

Built in the mid-1800s on 50 acres of pastoral farmland just outside Southampton, the one-of-a kind Ivy Lodge has always been breathtakingly beautiful. And this season, the palatial 8,000-square-foot house, now standing on a still-resplendent 2.7 acres, will become even more stunning after it’s transformed into the Hampton Designer Showhouse, presented by HC&G. A team of nearly 30 talented designers will renovate and reimagine the primary living spaces, dining room, eight bedrooms, seven baths, kitchen, breakfast room, sunroom, media room, and guest wing. Outdoors, the covered bluestone dining area and patio—which includes a heated pool and spa and overlooks a natural pond—will be completely furnished in the latest designs by Brown Jordan. ■ Now in its 21st year, the showhouse features honorary design chairs Jamie Drake and Alexa Hampton, includes a treasure trove of high-end sponsors such as JennAir, and, as always, benefits Stony Brook Southampton Hospital. The fun kicks off with a preview gala on August 13, after which the house will be open to the public until September 25. “E

scaping to the Hamptons” took on a new meaning in 2020. Now, for the first time since 2019, the phrase is beginning to mean something other than a monied, frenzied stampede of people seeking housing during a pandemic. “Some of the fun and finesse of selling luxury second-homes is lost when the market is on steroids,” says RC Atlee, who has been selling real estate in the Hamptons since 2015. “One of the core goals of life on the East End is relaxation, and I pride myself on helping my clients find properties that not only meet their needs, desires, and budget, but also feel uniquely right to them - the stage where they see memories playing into the future, where they can feel that sense of relaxation and peace.” At the height of the pandemic real estate boom, it was a take-what-you-get/pay-what-you-must environment. The demand for housing made realtors lean into the negotiation side of their profession more than their sales acumen. “In a seller’s market, the realtor ends up working hard to sell their buyer - timing, numbers, and terms are even more essential to making a deal, and the property itself often gets less attention.” A shift has begun in Hamptons real estate, bringing the focus back on leisure and away from necessity. “People are again in pursuit of the dream house, making grand plans to renovate or thinking about trading up or cashing out,” which RC says is great news for buyers, who have been starved in a stretch of record-low inventory. Late summer and fall should precipitate some new listings along with an increased number of applications for permits in Southampton and East Hampton. “My clients are talking about two things this summer: long-term projects and entertaining,” says RC. “They have their eyes on new properties, or maxing out what they have, and sharing it all with friends and family.” For once, it’s relaxing to see the Hamptonites return to a familiar pace of conspicuous consumption and busy preparations for dinner parties, garden tours, long beach days, summer camps and tennis clinics.

(Rosa rugosa) Zones: 2–7; height: 4–6 feet Great for hedges and familiar along beach accessways all over the East End, this rose is notable for its salt tolerance—not just from the ocean, but from roadsides and driveways treated with salt in the winter. Rosa rugosa ‘Hansa’ is a particularly fragrant variety with single pink flowers, whereas ‘Blanc Double de Courbet’ is a double with pure white petals.

3. VARIEGATA DI BOLOGNA ROSE

(Rosa ‘Variegata di Bologna’) Zones: 5–9; height: 6–8 feet This candy-cane striper with climbing tendencies doesn’t typically bloom more than once a season, but it definitely knows how to put on a show. Developed in the 19th century, this rose resembles the much older Rosa Mundi, or apothecary rose (supposedly named for Rosamund Clifford, a mistress of Henry II).

5. MUNSTEAD WOOD ROSE

(Rosa ‘Munstead Wood’) Zones: 5–9; height: 2–3 feet Velvety crimson blooms and an antique berry scent characterize this selection from David Austin. Celebrated for its disease resistance and long bloom time, its smaller stature makes it a good option for pots.

FANTIN-LATOUR ROSE (Rosa centifolia ‘Fantin Latour’) Zones: 4–11; height: 4–6 feet A classic cabbage rose with a true old-world fragrance, this variety was named for the 19th-century French painter Henri Fantin-Latour. A great rose for perennial borders, its dark strawberry-pink center fades to powder pink at the edges.

• After pruning, scratch an organic rose fertilizer such as Rose-tone into the soil and water well. • Fertilize repeat-blooming roses again after the first and even second bloom, but not after August. • From mid-September onward, do not cut the flowers; it’s time for roses to rest.

(Rosa ‘Poseidon’) Zones: 5–10; height: 3 feet Lavender-colored roses are relatively new favorites among rosarians, and this 2010 Kordes introduction is among the best. Full blooms of about four inches in diameter recur throughout the season on disease-resistant shrubs.

ather than cry over spilled paint, East Hampton–based artist Gustavo Bonevardi (gustavo bonevardi.com) has learned how to “embrace the accident,” incorporating and even encouraging natural drips and dribbles into his recent watercolors on paper. “It’s very exciting when I see something that is not what I had intended or that seems wrong when it first happens,” says Bonevardi. “In a way, I learn from the works. They are telling me how they want to be.” Trained as an architect, the native New Yorker is known for public sculptures and light commissions that embody austerity and precision (most notably Tribute in Light, the annual 9/11 memorial that he designed in collaboration with John Bennett). But his new work evokes light from within. “Something in me manifested optimistic joy during a dark time,” Bonevardi says of the output he created within the past two years, some of which was recently on view at the Drawing Room gallery in East Hampton. “The joyousness is what I needed to help myself, and hopefully others.” The

Drawing Room’s co-owner, Emily Goldstein, describes the watercolors as a “product of the therapeutic process that evolved during two years of isolation and pushed the form to new depths. I consider them abstractions, but with a certain buoyancy.” Bonevardi’s technique is controlled, but not premeditated. He begins each piece with gouache and watercolor pigments released from a brush held above the paper, creating spattered “blossom” bursts and celestial orbs of diffused color. Lifting and turning the paper coaxes single strands into elements resembling stems or rocket trails, though neither hand nor brush ever touches the paper itself. “The application of the pigment feels spontaneous, but the whole process is quite slow,” the artist says. “By the time it dries, I end up with something completely different from what I thought it might be, and then suddenly I have something new to deal with. Incorporating the unexpected is part of the process.” Among the “set of tricks” he uses to “give each piece an environment it can inhabit” are sprayed water, flicked-brush pigment splatters, and an assortment of various “drip” devices. The works are “born of the place where they are made,” he adds, looking out at the fields surrounding his light-filled studio. “They are local. I don’t think they would look like this if I were living somewhere else.” —Doug Young

East Enders are just as obsessed with real estate as they were 20 years ago, when “Deeds & Don’ts” debuted, but the landscape has changed dramatically. For one thing, the Hamptons would never be the same after 9/11, when many shaken New Yorkers moved East, seeking quieter environs. “Ever since 9/11, the Hamptons has been heading toward a four-season market,” says

Keith Green of Sotheby’s International Realty, “and in the wake of the pandemic, it galloped to the finish line.” The brokerage business itself is barely recognizable from what it was in the early 2000s. At that time, most real estate agents were working for small or midsize independent brokerages, but by 2003, national real estate giants like the Corcoran Group and Douglas Elliman Real Estate had started scooping up

A King’s Ransom? The sprawling, infamous Ocean Castle, on Southampton’s prestigious Meadow Lane, recently sold for $70 million. Roy Radin

property of heiress and photographer Adelaide de Menil. And then, just a few months later, the housing bubble burst and the Great Recession hit. According to Ann Ciardullo of Sotheby’s, “Waterfront properties retained their value, but everything else decreased by 20 to 25 percent for at least a year or two.” During this time, a new breed of brokers began to enter the fray. Upstart firm Nest Seekers International opened an office in Sag Harbor, aiming to build a niche with a marketing strategy focused on social media and reality television; in 2008, developer Andrew Saunders launched Saunders & Associates; in 2014, brothers Zach and Cody Vichinsky left Corcoran to start Bespoke Real Estate, which specializes in properties listed north of $10 million; and by 2015, with prices at record highs, technologyobsessed Compass entered the now crowded Hamptons market. Sales dropped and prices slumped during the Trump era, particularly after Congress passed the SALT law in 2017, which limited real estate taxdeductions. (According to appraisal

firm Miller Samuel, the median price dipped to $860,000 in 2019, the lowest since 2013.) But by the end of summer 2020, when the world was in the throes of the pandemic, the median price had reached $1.08 million. “Prices have jumped tenfold over the past 20 years, and 20 to 30 times in some places,” says Davis, who simultaneously warns of another dip in the real estate roller coaster, as overpriced properties begin to languish on the market. “With so much uncertainty in the air, more buyers are deciding to hold out until the market adjusts.” —Jean Nayar

HISTORY OF A HOUSE

Ocean Castle, a 19,000-square-foot Tudorstyle manse, boasts a pristine location on Meadow Lane, although its backstory is anything but unblemished. Built in 1929 by society architect Archibald Brown, the home was commissioned by investment banker William F. Ladd and completed in a mere six months—just in time for Ladd’s grand Fourth of July celebrations, Great Depression notwithstanding. Ladd occupied the residence until his death in 1949, after which it flew under the radar through a series of new owners. But it made the papers in 1963, when the place was trashed during an after-party for the 800-guest debutante ball of department-

store heiress Fernanda Wanamaker Wetherill, whose stepfather had briefly rented the property. In 1978, brash film producer Roy Radin, not yet 30, scooped up Ocean Castle for $300,000, although the house got a lot more attention after actress Melonie Haller was found unconscious on an LIRR train after leaving one of Radin’s drug-fueled parties in 1980. (A few years later, the producer was killed, at 33, the victim of the infamous “Cotton Club murder.”) Real estate investor Julia Vance Carter moved in during the late 1980s and called Ocean Castle home until her death in 2014, and this past February, her estate traded the property to an LLC for $70 million. —Tom Edmonds

Lisa Perry, a collector of Pop, Abstract Expressionist, and contemporary art and a onetime HC&G cover girl, has been living out her wildest modernist fantasies with the debut of Onna House in East Hampton. Occupying a mid-20thcentury residence designed

by architect Paul Lester Wiener for art collectors Robert and Ethel Scull, Onna House has been transformed under Perry’s gimlet eye into an artists’ haven and appointment-only exhibition venue. While hunting for “a creative space for myself during the pandemic,” Perry recounts, she came across a real estate listing for the frayed 1962 landmark and had a hunch that it might be just the right thing. (“I got chills down my spine as soon as I pulled into the driveway.”) But once she enlisted the help of architect Christine Harper to renovate the dwelling, Perry shifted gears from keeping the home as a studio for herself to turning it into a showcase displaying the work of two dozen handpicked female artists. Furnished with new and vintage pieces by 20th-century female designers like Charlotte Perriand and Anni Albers, the reimagined home is now a rotating gallery “where nothing is for sale. THE HAMPTONS: LABORATORY FOR IDEAS

I FIRST ENCOUNTERED THE NOTION OF “HAMPTONS Architecture” one day in the early 1970s. I was a student at Auburn University, and a studio professor brought in an article about two Gwathmey Siegel residences on the beach in Bridgehampton. They had been built next to each other and were meant to be conversing, a concept very foreign to me at the time. By 1977, while I was working on my first project on the East End, I went to see these two modernist compositions on Surfside Drive. Indeed, the shape, size, detailing, and siting of each house, coupled with the homogeneous use of materials, did bring a conversation to mind—a conversation not just between the two structures, but also with nearby houses designed by Norman Jaffe, Myron Goldfinger, and Andrew Geller, among others. They spoke of scale, materials, solids and voids, and color. They spoke of reverence for the land, the views, and of the space between one another. Sadly, most of these homes have disappeared: erased wholesale by rapacious developers, hidden behind gates and hedges, or made unrecognizable by thoughtless renovations. Any meaningful conversation has now become impossible. Instead, the new behemoths on the block spend more time yelling than conversing, bullying their smaller, aging neighbors and turning a deaf ear to pleas for restraint. Quiet conversations still exist in a few choice small pockets, however, such as Jobs Lane in Bridgehampton, where a clutch of revelatory modernist homes stands firm among the reeds of Mecox Bay. In this dreamy spot, I imagine Norman Jaffe, Ulrich Franzen, Peter Blake, and Horace Gifford having wonderful daily chats as the swans glide past and cocktails and canapés are served, all in the shimmer of a glorious sunset. —Preston T. I GOT MY FIRST TASTE OF THE HAMPTONS DESIGN scene in 1988, when I was invited to participate in the prestigious Rogers Memorial Library Decorator Show House in Southampton. That year, the event took place at Keewaydin, a magnificent shingled 1890s mansion on Halsey Neck Lane. English country decorating ruled the day, and one of its masters, the legendary Mark Hampton, did the baronial foyer. One Saturday before the show opened, I watched in amazement as, shirtsleeves rolled up, he hung artworks salon-style along the staircase. The walls had been sheathed in a dazzling new pale yellow finish by the venerable painting firm Simonson & Baric. At the time, it was revelatory; today, it’s a ubiquitous look commonly known as stucco Veneziano. Whenever he drove a nail into the surface, I cringed. At one point, he caught me spying on him, and I promptly scurried to the back of the house, where I was doing a small room in the Swedish Gustavian style. Today, a more modern palette holds sway on the East End, although no single type of decorating will ever define the Hamptons. Its architectural styles are too varied and compelling, as are its residents. Internationally respected architects have descended on our shores to display their worldview, and equally well known art collectors have arrived, along with their cutting-edge aesthetics. My own shingled Southampton cottage has barely changed and still continues to please me, but I’m also exhibiting design and art pieces a few blocks away at my gallery in a converted 1890s power plant. The times change, and so do people with them, but some things, like good decorating and good taste, remain the same. —Jeff Lincoln

FOR THE PAST 20 YEARS, HC&G HAS BEEN CHRONICLING all things green for an audience of passionate, devoted gardeners. Some things have changed, such as the movement away from the Hamptons holy trinity of boxwood, hydrangea, and ‘New Dawn’ roses to the latest obsession with native meadows. Other things, meanwhile, have remained the same: our good fortune with weather, soil, top-notch suppliers, and talented garden designers and landscape architects, not to mention the fact that gardening is and always will be hard work. Minimalist gardens have lately become the rage, although they are anything but low maintenance. As HC&G’s editor at large, I have had the great pleasure of visiting our area’s most stunning gardens, many of them among the best in America: from Mrs. William Rayner’s Woody House on Georgica Pond to Leonard and Louise Riggio’s sculpture garden in Bridgehampton to the extraordinary natural landscape at the home of Sandy and Steve Perlbinder in Sagaponack. Additionally, our community is deeply involved with and supportive of local garden tours, rosarian societies, and internationally regarded public gardens such as LongHouse Reserve and the Madoo Conservancy, where I have my day job as executive director. How will Hamptons gardens evolve in the years to come? Gardens have been a part of home life since the first Colonists arrived on the East End (just take a spin through the early-18th-century dooryard garden at Mulford Farm for proof), and the pandemic has led to a revived interest in our agrarian DNA. Climate change, challenges to species health, and reduced resources have led many gardeners to work their land organically. The upside of the effort: saving our ponds, bays, and groundwater, protecting animal species and the natural food chain, and ultimately saving the planet. As the saying goes, the future is ours. —Alejandro Saralegui

TWENTY YEARS AGO, I ATTENDED A LAUNCH PARTY for a new magazine called HC&G and decided to chat up its founding editor, Newell Turner. At the time, I was writing the sex advice column for Cosmopolitan and getting a little tired of explaining how to find the G spot. I had been having more fun going on restaurantreviewing missions with a food-writer friend of mine, so I boldly asked Newell if he would consider adding a restaurant column to the magazine’s pages. “What I really need is a wine columnist,” he told me. “Do you think you could do that?” “Absolutely,” I lied. Baroness Sheri In the early years, I toured the Long Island wine region de Borchgrave with experts such as Jean-Luc Le Dû, then head sommelier at Daniel; Julian Niccolini, co-owner of the Four Seasons restaurant; and Virginia Philip, a Master Sommelier. To put it diplomatically, they were all a little underwhelmed by the East End’s prospects as a winemaking juggernaut. But two decades later, an area once dominated by Chardonnay and Merlot is now producing a rich bounty of international varietals, including Cabernet Franc, Sauvignon Blanc, Albariño, and others. The Hamptons, as everyone knows, are also awash in rosé. And winemakers from California, Australia, and France have arrived, seduced by the terroir. In recent years, several area wines have broken the 90-point ceiling and are now recognized as world-class. The late Hollywood producer Michael Lynne, who founded Bedell Cellars in Cutchogue, put it best in an interview I did with him in 2006. “It’s not enough just to promote one’s own wines,” he said. “Wines are only recognized in the context of their region.” —Baroness Sheri de Borchgrave

“ARTISTS BRING WITH THEM A CHARGE OF PSYCHIC energy that can be got from no other source,” critic John Russell wrote in The New York Times in 1976, describing the community of creatives living on the East End and affiliated with Guild Hall, where I am executive director. Pioneers, innovators, disruptors, activists, rabble-rousers: Artists in any region signal evolution and revolution. I lived in Houston, Texas, for 15 years (the most lawless place for artists to realize visionary projects) before arriving in the Hamptons in 2011 (the most regulated place for artists to realize visionary projects) as a curator of special projects at the Parrish Art Museum. With lessons learned from Texas, I follow the edict “Let artists lead the way,” allowing them to break as many rules as possible within the framework of the institution. I’m continually inspired by legendary local Andrea Grover events: Allan Kaprow’s “Happenings” in the Hamptons during summer 1966, when he activated the public dump with gallons of soap bubbles and landed a parachuter on the oceanfront; George Plimpton’s 1970s fireworks displays at Boy’s Harbor (an amateur explosives expert, Plimpton was named Fireworks Commissioner of New York City by Mayor John Lindsay); and Bill King’s cheekily handing out bologna to patrons at Guild Hall in the 1980s to indicate just what he thought of a forthcoming art lecture. These artistic disruptions are in full force today, with projects like Tucker Marder’s Folly Tree Arboretum in Springs and Jeremy Dennis’s Ma’s House & BIPOC Artist Studio. The “charge of psychic energy” is continually renewed. —Andrea Grover
