Phone Home The roTary-dial phone in The house i grew up in still works today, which makes me wonder why people have to replace their phones so often. Certainly, the technology has not gotten worse. And yet there seems to be a stigma to holding on to a phone for too long—a pressure, even, to upgrade to the latest and greatest new model. ■ I’ve endured the scorn of both friends and strangers as far back as my clamshell days, when their wry smiles started to become increasingly unforgiving whenever I fanned open my phone to make a call. I finally did join the masses and upgrade to an iPhone, and then before I knew it, people were mocking me again. “Oh, look, it’s so tiny!” they’d say, with bemused expressions on their faces. So what if it was an iPhone 5? I got eight good years out of it. Until it started dropping calls, not allowing me to dial out, and not recording voice mails. Sadly, when you Google “iPhone 5,” which I did, the first thing that comes up is, “Will my iPhone 5 still work in 2020?” ■ So, I needed to get a new phone. “Don’t buy it in the Hamptons,” a hyperbolic friend cautioned me. “All the phone store employees are meth addicts!” Well, I ended up at Verizon in Bridgehampton, where I am pleased to report that an amazing tech whiz named Willie Gary helped timid me conquer my phone fear and get a relatively newish (two months on the market!) SE. After gasping in disbelief at my iPhone 5, he told me the SE was the perfect choice, adding that “a lot of parents get it as a starter phone for their kids.” And then he proceeded to work miracles, transferring almost all my information (oops—I had not been storing it to the cloud) with the utmost patience and professionalism. What’s more, he gently eased me out of my technophobia—perhaps not forever, but at least for now. In a month or two, when it’s time to upgrade my phone again, I know exactly where to go. Thanks, Willie.

The New Homesteaders it’s tHe saMe every year: tHe summer population in the Hamptons grows from 58,000 to more than 250,000 day-trippers, weekenders, bikers, golfers, Memorial Day to Labor Day part-timers, and even campers from as close as New York City to as far as Dubai. We rush through the season in a frenzy of relaxing, shopping, dining, and hopscotching to at least three must-attend events every night. ■ But this year, as we all know, things are different. An influx of new homesteaders descended on the East End in a tidal wave in late spring, a phenomenon that led to year-rounders complaining about increased traffic and empty grocery store shelves, while already heart-stopping rental rates vaulted into the stratosphere. ■ What we didn’t realize at the time was that many of these early arrivals wouldn’t be going back to where they came from at the end of the summer. Enchanted with their daily lives in this paradise and the realization that working remotely is the new norm, many have bought homes and enrolled their kids in local schools. Even the tiny Amagansett School expects to double its intake this fall. ■ We have decided to join in. This year, HC&G will publish September, October, and November issues to welcome these new homesteaders and meet their needs for inspirational design and lifestyle content.

HC&G: This summer marks the debut of the Sagaponack Flower Company. Why did you start the business? LAUREN BELL BORENSTEIN, founder/ owner: I spent a lot of my childhood on

a working potato farm in Bridgehampton. We also grew flowers and vegetables, and my family would send me out with the cutest wheelbarrow to cut flowers and sell them. Later, I started planting dahlias with my mom. Still, I would often buy flowers during

the summers, and it dawned on me that I should have my own cutting garden instead.

ever planted a tuber before, you might not know which way is up! TB: Feel free to experiment. Give them full sun and some low-nitrogen organic fertilizer, and be prepared to weed. They grow tall and tend to fall, so stake them from the get-go.

• Use landscape cloth to deter weeds. • Pinch dahlias grown from tubers at the third set of leaves. It will help them bush out better.

What are your favorite varieties? TB: A white one called ‘Center Court’, a dinner-plate

variety that’s eight inches across. LBB: I like ‘Café au Lait’ for its subtle tonalities. Right now, I’m most excited about cactus-form dahlias, which have spiky petals and come in deep oranges, fuchsias, and purples. Dinner-plate dahlias are great for arrangements, but little ones are just as nice in an antique tea cup. TB: The American Dahlia Society is actually encouraging growers to develop smaller-flowering varieties.

Swinging Success In Peconic, a woodworker throws a curve at convention

E

very morning, while Michael Javidi is meditating in his hanging teardrop-shaped chair, it gently sways back and forth. “Even when I’m perfectly still,” he says, “it registers my breath and heartbeat because it’s so light. I never want to create a static piece of furniture. There should always be life.” Javidi, who studied woodworking at Boston’s North Bennet Street School, first developed an appreciation for subtle movements and motion while he was employed as a shipwright at Wooden Boatworks on the

North Fork, where he constructed and restored yachts for six years. “There’s always movement with a boat,” says the Smithtown native, who now makes his home in Greenport. “Its lines are not just beautiful; they make it functional. I’m applying that same balance of form and function to my work today.” After branching out on his own last year, Javidi began experimenting with new shapes using techniques familiar from his previous gig, like steam bending, which involves contorting wood with heat. He designed

a fanned basket that eventually morphed into a chair called Le Nid, comprising 14 thin pieces of bent hickory seemingly frozen in a lyrical formation. “It gains its strength from small pieces working as one,” he comments. “It looks fragile, but it’s actually very strong.” In a red barn at Treiber Farms in Peconic, Javidi goes about the slow and methodical process of building each chair. To begin, he places seven pieces of wood into a steam-filled pipe for 45 minutes. After removing the still-hot strips, he bends them around a jig, then repeats the process with seven more pieces of hickory, all of which are clamped overnight. The halves are then glued together and gathered at the top, where Javidi drills a hole for a bronze bar from which the chair will hang. Fresh pieces of wood are fastened to the bottom to create a seat, later covered with leather, and steam-bent strips form a backrest. The finished design is then hand-sanded over several days and oiled. “When you sit in a chair, there is often no movement, or you have to manipulate it yourself,” he says. “I like that this chair is animated on its own.” —Kelly Velocci

Douglas Elliman’s Melissa LoCurto says that one of the biggest draws of these western alternatives is the opportunity for buyers to get a lot more bang for their buck, noting that a three-bedroom residence fetching, say, $800,000, could easily cost $600,000 more east of the Shinnecock Canal. In East Moriches, an updated 19th-century Victorian bordering a 15-acre horse farm hit

the market earlier this summer for $1.379 million, but “if you plopped this property down in Water Mill,” argues listing agent Robert Canberg of Compass, “you’d be looking at upwards of $2 million.” The shorter commute from the city and generally lighter traffic are added pluses. “Some of my clients are tired of the Hamptons traffic,” says Natalie Lewis of the Corcoran Group,

while designer and author Tricia Foley, who resides in Bellport and serves as director of the Bellport-Brookhaven Historical Society, praises a lifestyle that’s “a little more low-key,” although she admits to venturing farther east to visit her sister and “go to Round Swamp Farm and wait in line like everybody else. But when I’m here at home, I can sit back, relax, and enjoy my view of the bay.” —Lisa Chamoff

Top East End architects consider the future of residential design HC&G: How has your definition of home changed over the last few months? Blaze Makoid: For those of us who are lucky enough to work remotely, home has evolved into a 24-hour experience. In the past, clients have asked, “How do we bring everyone together?” Now we’re creating separate zones for work, school, and quiet time. Kathrine (Kitty) McCoy: Flexible, multifunctional spaces have become more important than ever. Even when homeowners have an open-plan design, they want to be able to close off certain areas. New construction versus renovation: Has the demand changed? Viola Rouhani: The demand is high for both. More folks want to

spend time out East no matter what, so the main concern is accommodating requests for leisure, work, and learning spaces. James Merrell: I find that most people are wanting new, but there will always be those who prefer a romantic historic property, such as a Sag Harbor captain’s house. Which amenities are clients requesting most right now? KM: Outdoor entertaining areas are critical. And many clients are asking for cool, dry storage for nonperishable food and household supplies, as well as additional refrigerator and freezer capacity. VR: Cold plunge pools, home theaters, and hammam-style bathrooms are at the top of the list. Home gyms or meditation

areas are also popular, and saunas, especially infrared, are making a big comeback. How are you approaching climate change in your work? VR: We take solar orientation into account, mitigate solar heat gain, and implement solar panels and geothermal systems to offset energy consumption. Outside, we’re always thinking about dune restoration and natural revegetation. BM: Our firm works with energy consultants on nearly every project, so that efficiency is baked into the design process from the get-go. What should homeowners consider before building a new house? JM: The more fashionable a house is today, the less likely it

will be 20 years from now. The goal: Create a place that is so meaningful to you, you’ll never want to leave. BM: Try to separate how you live now versus how you’d like to live in a new home. Is there an architectural style that might be on its way out? JM: Developers have latched onto minimalism without detail. But a home can look simple, yet still be narratively rich. What trends are you seeing in terms of materials? VR: People are opting for porcelain tile and solid-surface materials for flooring, countertops, and wall cladding. And we’ve been using more outdoor fabrics on interior furnishings. Durability and easy maintenance are really important. —Jean Nayar

Has the COVID-19 pandemic also affected those who love living on the water? “We have been overwhelmed with requests for yacht charters this year,” says Danielle Barton, a charter broker at Bruce Tait Yachts in Sag Harbor, adding that some of her clients have spent the last few months

“Some people have reserved yachts for the entire season because they want the freedom of having a boat at their disposal” sheltering in place on the water, while others are seeking outdoor activities for their families, whether it be for a day sail or weeks at a time. “Some people have reserved yachts for

the entire season, even though they aren’t living onboard, because they want the freedom of having a boat at their disposal.” The most popular trips, Barton says, are long weekends and weekly charters on powerboats that measure 80 feet or more. (A yacht this size, which can accommodate 10 guests and a crew of six or seven, costs anywhere from $65,000 for a three-day charter to $135,000 for a week.) Safety remains a primary concern, with protocols that include either onboard testing of passengers and crew or proof of negative test results for anyone climbing aboard. And stricter cleaning regimens have extended the turnaround time between charters from a previously typical 48 hours to between three and four days. Nearby New England, by the way, is this season’s “it destination, with Americans banned from the European Union,” Barton reports. “Many clients have traded in the Mediterranean for Martha’s Vineyard, Maine, and Nantucket, and I think things are going to stay that way for a while.” —Jonathan Russo

ometimes waiting can pay off big-time—especially when you’re building the house of your dreams. After living for nearly 15 years in a much-loved cottage on a bluff overlooking East Hampton’s Three Mile Harbor, Barbara Hair tore it down and started all over again. Erected during the 1950s, the 750-square-foot Sears kit house was “charming and sturdy,” Hair recounts, “but I bought the property with the intention of building my dream house there one day.” The cofounder of a SoHo-based agency that specializes in large corporate meetings and learning sessions, Hair desired a larger weekend getaway to enjoy year-round with her friends and her two English Springer Spaniels. “I’ve been coming out East since I was in my 20s, and every season is just magnificent here,” she says. Armed with more than a decade’s worth of pages torn from design magazines, Hair knew exactly what she wanted. (“Pulling so many images over the years,” she says, “really taught me what style I like.”) Finding someone to carry out her vision, however, proved more difficult than she had anticipated. “I met with a lot of architects, but I just wasn’t finding an aesthetic match.” Her luck changed, however, when an acquaintance suggested Adam Jordan, a Bates Masi + Architects alum who was in the process august 2020

of launching his own firm. “Adam is a minimalist, and I love the way he thinks,” says Hair, who was confident that Jordan could deliver a design that felt “modern, yet inviting.” Her musthaves: Water views from every room and a single story. “I might retire here one day, and I don’t want to be climbing a lot of stairs. The layout is really well planned.” In order to accommodate Hair’s requests, Jordan “had to get creative,” he says. “With only one level to work with and a very narrow site, it was a challenge to give every room a view.” The floor plan he devised features two wings separated by a courtyard: The harbor-facing primary living spaces and the master bedroom are located in one, and a pair of guest rooms occupy the other, with views over the courtyard and through the glass-walled living area to the water beyond. “We ended up with a program of nicely layered spaces,” Jordan continues. “The courtyard started as a solution to a problem, but now it’s the house’s shining moment.” Another major victory: the gunite infinity pool, which involved tricky permitting due to its proximity to the harbor. Since it was sited to occupy the space where the former cottage once stood, it was approved. Inside, dark stained oak and moody Venetian plaster prevail, creating a cocoonlike ambiance. “I didn’t want the typical white beach house,” Hair says. “The home gets a lot of sun exposure, so august 2020

Hair is more than thrilled with how everything turned out, but she

spends the most time in the master bedroom, curled up with a coffee while enjoying the vistas and the fireplace. “My bedroom is so cozy that everyone ends up packing into the king-size bed to watch movies instead of using the TV room,” she says. “This place is all about spending time with friends, listening to music, cooking, and laughing. epeat clients are often a dream for decorators, particularly when they are “fun, dynamic, and spirited,” according to Manhattan- and Bridgehampton-based designer Elena Frampton. Even though 20 years had passed since she helped decorate an apartment for one such couple in the city, she fell back into an easy, familiar rapport with them when she got the call to take on

their 5,200-square-foot six-bedroom pad in the Amagansett Dunes, which they share with their college-age children. “The family wanted a place where they could get together and feel comfortable just puttering around in their flipflops,” she says. Frampton’s collaborators on the project were Barnes Coy Architects and landscape architecture firm LaGuardia Design Group. ing areas to take full advantage of the ocean views from the upper level. “The landscape is rustic, with sand always coming in through the open doors, so we tried to blur the line between inside and out,” Frampton reports. “And since the architecture is so striking, we strove to create beautiful, but not formal interiors. This isn’t meant to be a pristine place.” To highlight the natural environs, Frampton “kept the palette quiet. It’s more about texture than color,” she says. “But I find white to be harsh, so we used a lot of beige and gray. You have to acknowledge comfort zones with any client, but it’s also my job to push the boundaries and expand their notion of home beyond the familiar.” Accordingly, she fought for a few bold, yet subtle details, such as a blue epoxy finish on the plumbing fixtures in the pool cabana. Mostly, though, Frampton’s goal was to “bring in warm, tactile elements that would help balance out the coolness of the architecture.” In material finishes, for example, satin won over polished, and bronze trumped blackened. Although the home’s sharp angles initially posed a bit of a challenge in furnishing the space, Frampton embraced the unique architecture, thinking of it as an opportunity to conceive a layout that’s less predictable, with features that are more interesting, including custom items like an organically shaped dining table and a geometric rug in the main living area. “My aim was to make a warm, serene version of a modern interior, using sculptural furnishings that complement the architecture,” the designer says. “The living area, for example, lies at a nexus point between the stairs, the kitchen, and one of the balconies. It could have felt like 70

a chaotic passageway, so we did several layout studies to get the seating plan right.” In fact, Frampton repeatedly went to the drawing board to work out even the smallest details. That’s why the dining table has been designed to accommodate the proper amount of knee space and the Bulthaup kitchen is appointed with tactility in mind—which led

to numerous hours testing out hardware options in the company’s showroom. “What appears to be a very Zen-like space has come about thanks to many careful studies,” Frampton says. “With this type of architecture, an interior can be at odds or simply overshadowed, so we championed the unconventional structure while making sure the home would become a livable, laid-back retreat.” ✹ august 2020

irtually nothing holds a candle to Long Island’s peaceful pink sunsets. How ironic, then, that most oceanfront houses face southeastward, essentially occupying the cheap seats to nature’s nightly show. And while a prime spot on the Atlantic can’t be beat, there’s the relentless assault of corrosive salty surf spray—a liability for homes sheathed in high-upkeep materials. But there are other options for those who love the water, including the family whose brand-new house in North

Haven is featured on these pages. They had fought a contentious battle with the ocean in their previous residence, a pioneering flat-roofed contemporary wood home right on the beach. Endless repairs had taken a toll, so they ultimately decided to trade in the seaside for a bluff overlooking Noyack Bay. What’s more, the new location is ideal for watching the sunset, thanks to the uninterrupted 300-foot panorama of water and sky. tors of the Cape Town–based design firm Saota. Bullivant oversees American commissions for Saota, unapologetically architectural assemblages of concrete, steel, and plate glass built in cities ranging from Miami to Los Angeles. But despite the firm’s international renown—and completed projects on six continents—New York was still strangely unfamiliar territory. The new home demanded a subtle stylistic stretch for the architects, who settled on a blend of rawboned mid-20thcentury Southern California modernism with the pampered tranquility of an ultraluxurious Thai resort and spa. The demolished house had been a simple rectangle, whereas the replacement sprinkles contemporary pavilions from one end of the lot to the other. Early concepts from Saota evolved further once the project was joined by Grade New York firm principals Edward Yedid and Thomas Hickey, who fielded phone calls about the house “every day for three years,” Hickey recalls. Grade managed approvals, coordinated construction, and ultimately selected the plainly deluxe interior finishes, along with furnishings by the likes of architect Pierre Yovanovitch. One gently unvarnished conversation between Yedid, Hickey, and the client—a Hamptons reality check, if you will—led to the agreement that “You can’t build a Ferrari with a Fiat interior,” Yedid remembers saying. Grade and Saota passed the design back and forth, with Grade nudging the fireplace out of the center of the great room and up against a wall—thereby improving spatial flow— and also suggesting the oversize Italian marble slabs for the chimney breast. The asymmetrical hearthstone below became a pedestal for cherished signed vessels made by cult potter Claude Conover in the mid-1960s. august 2020

Skirting the dining area, a room divider is inspired by Harry Bertoia’s Sonambient musical sculptures. The tall antiquebrass cattails were prefabricated at Grade’s own factory outside Venice, then threaded into pre-drilled and -tapped holes in the long brass base on-site. Similarly, the dining table’s custom base was fabricated in Italy and then joined to a marble tabletop that Grade commissioned Stateside. Hanging above the table are a suite of custom Flow(T) pendants in watery blues, made by Brooklyn-based Japanese designer Nao Tamura. The interior’s slatted wooden walls are rift-cut oak stained a soft brown, whereas the exterior is covered in an indestructible

Brazilian hardwood. Floating above, louvered white aluminum parasol overhangs cantilever off the house, in a gossamer nod to mid-20th-century designer Pierre Koenig’s Case Study architecture in the Hollywood Hills. The front door, accessed via a series of massive stepping stones set into a dark reflecting pool lined with black river stones, is glass, allowing a view straight through the house and across another reflecting pool in the backyard. Centered in that pool, a specimen tree is planted on a tiny, tidy square island. Backlit by the sun setting over the bay beyond, it’s a world away from the sea, and a world apart. ✹ august 2020

Summer Whites These refreshing local classics guarantee fun in the sun all season long CHANNING DAUGHTERS SAUVIGNON BLANC ($23, channingdaughters.com) is crisp and aromatic, with grapefruit, wild peach, and cut-grass notes. Produced from some of the oldest Sauvignon Blanc vines on Long Island, it’s “fermented in stainless-steel tanks to preserve its purity and precision,” says winemaker Christopher Tracy. Match it with whitefleshed fish or fresh chèvre.

ROANOKE INFINITE POSSIBILITY ($22, roanokevineyards.net) is a fragrant blend of Chardonnay and Sauvignon Blanc with a trace of Gewürztraminer. Wölffer Estate winemaker Roman Roth produces this “wine for the senses” for owner Rich Pisacano, who planted Roanoke’s vineyards two decades ago. “Sauvignon Blanc brings the lively acidity, and the Chardonnay softness and body.” PAUMANOK CHENIN BLANC ($29, paumanok.com) exhibits a grapefruit essence and a hint of sweetness. Winemaker Kareem Massoud, who is also president of Long Island Wine Country, describes this Chenin

LIEB ESTATE PINOT BLANC ($24, liebcellars.com) bears fragrances of lemongrass and rose and bright fruit flavors. “Pinot Blanc is well suited to cool climates,” says winemaker Russell Hearn. “Here, it expresses vivid acidity and brightness, yet a delicacy in flavor. My favorite pairing: Peconic Bay scallops.” MACARI KATHERINE’S FIELD SAUVIGNON BLANC ($24, macariwines.com) is exuberant and citrusdriven, with savory overtones. Produced in the Loire Valley style, it’s great for clambakes and local seafood. “My family started planting Sauvignon Blanc 25 years ago,” says director Gabriella Macari, who named this intricate white for her grandmother. The vineyard offers free delivery to the Hamptons.

MCCALL SAUVIGNON BLANC CUVÉE NICOLA ($24, mccallwines. com) shows lively acidity and aromas of citrus, passion fruit, and wildflowers. “It’s more on the riper side of the Sancerre style, with tropical flavors, elegance, and finesse,” says consulting winemaker Gilles Martin. RG VIOGNIER ($33, rgnywine.com) boasts peach, tangerine, and floral aromas and a soft, creamy texture. “Viognier is such a capricious grape to grow,” says Maria Rivero González, who oversees her family’s wineries on the North Fork and in Coahuila, Mexico. “The result: complexity in the finished wine.”
