YEARS OF TIMELESS DESIGN

Spring Refresh Now that well over a year has passed since we were engulfed in the dark cloud of the pandemic, is the dawn of a new Roaring Twenties upon us? This spring, while ramping up for another summer season of HC&G and planning for future issues of NYC&G, I left the house a whole lot more than I did the year before. There were dozens of scouting appointments and photo shoots, restaurant outings, and museum visits—all following proper masking protocol, of course. But while busting out has been undeniably liberating and fun, something keeps gnawing at me: Why is it that I can never wait to get back home? ■ Among the many lessons learned during 2020 is that home—both the tangible, literal structure and the emotional and spiritual grounding it gives us—is not to be taken for granted. I spent a lot of time in my Brooklyn apartment (I even painted it!), as well as in my house in Bridgehampton, feeling very lucky to have a roof over my head and the good fortune to live in two of the world’s most wonderful places. And I’ve watched how others have taken a fresh approach to their homes, spiffing them up and treating them anew as safe havens and sanctuaries. There’s no question that I’m going to get out more as the weather warms, but I don’t think I’ll ever look at the notion of home in quite the same way as I did in the past. Here’s to a great, safe summer.

For landscape architect Christopher LaGuardia, the biggest challenge in creating his first book, Contemporary Gardens of the Hamptons (Monacelli Press), “was to let go of favorite photographs that just didn’t mesh with the overall look.” But of all the garden designs to choose from to grace the cover, he adds, the winner is “pretty striking and very contemporary, so it fits with our firm’s mission.” LaGuardia, the subject of this issue’s “Gardening” column (page 58), is already lining up projects for his next book.

Plants native to the Northeast are particularly useful near the ocean because they are salt tolerant, hardy, and often deer resistant. They also provide habitat and food for insects, pollinators, and birds and in some cases even create biodiversity where previously there may have been none.

Bayberry, without a doubt, is the most versatile plant on the East End. It can be used in hedges or as small trees or shrubs, it’s deer resistant, and it grows in full sun to partial shade. It has wonderful green foliage in the summer and very clean branches in the winter. I am also very fond of shadblow, which has beautiful flowers and a windswept, “Montauk look.” How do you see gardens evolving in the future?

Early in my career, there was a big shift from woody plants to blocks of perennials, in the style of Oehme, van Sweden. There was an economy to

The lawn is over as a sign of entrepreneurial power. It’s diminishing to smaller, more functional areas, such as lawn terraces or panels, which make attractive substitutes for paving. A smaller mown lawn might transition to Pennsylvania sedge and then a taller grass meadow beyond. Lawns will become passé, and soon enough they’ll be imperfect like the ones I grew up with, full of clover. —Alejandro Saralegui

Fiber of Life A Shelter Island artisan sticks to her knitting

lthough she learned to knit as a child and pursued fiber arts for decades, Nancy Winarick didn’t start knitting and crocheting rugs until she realized that she needed a place to wipe her sandy feet. Her chunky, almost sculptural floor coverings turned out to be the perfect antidote to a small problem at her oceanfront home in Mexico, where the Shelter Island resident spends half the year. “You just don’t want to be tracking sand into your bed,” says Winarick, who, once she got rolling, “kept making more and more rugs. It has turned into an amazing creative outlet.” Not only has Winarick’s craft evolved into a new vocation, but it also has enabled her to explore yarn, a material she has dedicated her life to, in a new way. “I love yarn—it thrills me,” says Winarick, a longtime knitwear designer who has worked for brands including Vera Wang, Gabriela Hearst, and Isaac Mizrahi. “Unlike garments that have to fit and look nice on a body, rugs are more freeform and liberating. There’s seemingly no limit to what I can do.” Winarick even encourages alternative uses for her floor

Her latest work: crocheted pillows and wall hangings, sold at both Elizabeth Dow Home in East Hampton and Simm’s on Shelter Island. In Winarick’s Shelter Island studio, shelves are piled high with different yarns collected throughout her career. (Italian merino wool, Peruvian alpaca, and jute in neutral tones rank among her favorites.) She works in the space for several hours each day, culling designs from vintage pattern books or online and adding her own twists along the way. “It’s like a recipe,” muses Winarick. “You do what the pattern says, and it’s fabulous or sometimes it isn’t fabulous, but at least it takes you in a direction.” To increase the durability and density of the rugs, she also typically felts the fibers, first agitating them in a water-filled sink (or in her pool in Mexico), then heating them in the dryer. “The process is difficult to control because it’s not very precise, and you never really know how it’s going to turn out. But on a good day, the outcome is amazing.” —Kelly Velocci

A year ago last spring, when city dwellers fled to more hospitable environs as the COVID19 crisis unfolded, the Hamptons and New York’s suburbs boomed. By December 2020, new signed contracts in the Hamptons had risen year-over-year for seven straight months, with the most activity between $2 million and $10 million, according to appraisal firm Miller Samuel, which also notes that the median sale price of $5.8 million reflected an increase of 65.7 percent from the third quarter of 2019 to the same time last year. “The market has far surpassed expectations and continues to be very active,” says Yorgos Tsibiridis, a broker at Douglas Elliman’s East Hampton office. According to a 2020 fourth-quarter report by real estate firm Houlihan Lawrence, yearover-year sales also surged in Westchester, Putnam, and Dutchess counties, where all luxury markets generated triple-digit gains: Sales of $1 million–plus properties in Putnam and Dutchess counties increased 450 percent, while sales of $2 million–plus homes rose 145

Despite the spring exodus, the news wasn’t all bad for New York City, as sales and prices began to pick up by the end of the year. “New development led the market,” reports Sotheby’s International Realty broker Nikki Field. “Our investors came in early, fast, and low. They recognized that the city was on sale and took advantage of the best buyer’s market since 2009.” But the days of “COVID discounts” might be ending, as first-quarter 2021 reports affirm that sales continue to rise. According to Miller Samuel, the number of sales in Manhattan increased 28.7 percent from the fourth quarter of 2020 to the first quarter of 2021. The number of signed contracts for Manhattan condos between $5 million and $9.99 million was 740 percent higher this March compared with the same time last year, and a staggering 2,800 percent for condos between $4 million and $4.99 million. Brooklyn also saw a big bounce within that period, with signed contracts for condos between $1 million and $1.99 million skyrocketing 1,300 percent, and condos

Real estate isn’t the only business that’s going gangbusters: Estate-sale firms are raking it in as homes briskly change hands. “Many of my clients are relocating to South Florida,” says Yasemin O’Neill, who has operated Southampton-based Estate Sales by Yasemin for 15 years. “And my customers from Europe who aren’t returning to their Hamptons homes are looking to sell their things.” O’Neill’s business was up 75 percent in 2020 compared with the prior year, increasing from one or two sales a month to a whopping three sales per weekend. And her shoppers are serious: E-mail blasts alert her 4,500 regular customers to upcoming sales, where 60 to 80 early birds typically wait for the doors to open. “We used to have leftover items after a sale, but lately we’ve been completely selling out,” says

O’Neill, who charges a flat fee of $3,500 for her services, which include sorting and organizing merchandise, setting prices, advertising, and operating the sale. During the pandemic’s height, Abigail Cane of East Hampton’s 12-yearold White Goose Estate Sales, who takes on an average of 55 clients a year, enticed reticent in-person shoppers via the online platform

Auction Ninja, and Kristen Hanyo, the owner of Southampton’s Privét Estate Sales, opened a warehouse in Quogue to accommodate shoppers who can’t get enough of the Saturday morning hunt. ne day in 1997, while they were strolling in Sag Harbor’s historic Chatfield’s Hill neighborhood, Ludlow Beckett and Allen Harvey peeked through some overgrown brush hiding a deteriorated mid-20th-century-modern home. A tree was growing out of the swimming pool, and they noticed a small plaque that said La Dolce Vita. The couple instantly knew that this oasis overlooking the bay could be transformed into their very own slice of the sweet life. Harvey, a tax accountant, and Beckett, a former Wall Street executive who now runs a chic home-furnishings store, Yú Interiors, in Brooklyn, 78

had been renting a house in the nearby community of Azurest and were looking to purchase a second home of their own. “We dug up the town records and called the owners, who lived in Harlem,” Beckett recounts. “The wife said, ‘We were just talking about what we were going to do with the house,’ and Allen said, ‘We want to buy it.’” The pair were drawn to this part of Sag Harbor for its low-key vibe. The community formed in the 1930s, when African-American families joined together to buy waterfront land near Havens Beach. (Sag Harbor Hills, Azurest, and Ninevah—known collectively as SANS—achieved National Register of Historic Places status two summers ago.) “When we first visited,” Beckett says, “we didn’t know anyone in Sag Harbor, and one of our neighbors took us down to the black community. It was so warm and welcoming.”

Adjacent Chatfield’s Hill, also a historic black subdivision, once consisted of a sandy road leading to the top of a hill with water views. Now considerably more developed, but still blissfully sleepy, it features real estate ranging from expansive new construction to a two-car Sears kit garage, converted to a summer cottage decades ago. The original owners built the men’s home in 1962, and the couple credit them for “the bones,” including huge windows, unhoned marble walls, and a 80

vaulted living room. But a major reconstruction effort was in order after 10 years of neglect. Beckett and Harvey opened up the kitchen and dining area and reconfigured the bedrooms and baths, while “keeping the authenticity,” Beckett says. “We connected with the history of the house and the people we bought it from, and thought we had to preserve it.” While they strove to maintain “the simplicity of the architecture,” Harvey adds, just as important were “the views through the house, which change all year long.”

Some locals were slow to come onboard. “Contractors asked if it was maybe a school or a factory,” recounts Harvey, referring to the streamlined, whitewashed exterior. “One said, ‘Let us tear it down and build you a shingle-style traditional.’ Another suggested we brick in the windows and put in double-hungs.” But with preservation in mind, the men stuck to their guns, turning out the groovy modern masterpiece of their dreams. True to its Italian name, the house features a terraced outdoor dining space and a white-concrete lattice-walled pool bordered by huge cypress trees. Rather than Sag Harbor, it almost seems straight out of Capri, with Marcello Mastroianni leaping gracefully from the diving board. Inside, each room displays vintage and new pieces, including some left behind by the original owners, such as the living room’s circa1950s Sigurd Hansen rosewood desk on Lucite legs. “We like things simple,” says Beckett, “but enjoy updating the look and keeping it fun.” Key furnishings came from the Brooklyn shop, including the set of Milo Baughman armchairs that Harvey insisted Beckett not sell. And art fills the walls everywhere, adding depth and character. The pair favor local artists like Steve Miller and Frank Wimberley, an African-American abstract expressionist in his mid-90s who still lives in Sag Harbor Hills. Beckett and Harvey think of their time at La Dolce Vita as part of a longer legacy: As the watch commercial goes, you never actually own it, you just look after it for the next generation. “This house is simply the place where we relax and spend time with friends,” says Beckett. “We laugh when they’re on the phone saying to people that they’re in the Hamptons, because they’re not in the Hamptons. They’re in Sag Harbor. We were so fortunate to find this home.” ✹ may/june 2021

t’s no surprise that Gary and Sarah Wolkowitz’s white-shingled Bellport getaway resembles a chicly tailored bandbox. Founders of the 50-year-old fashion hosiery brand Hot Sox, the couple bought the 1927 home in 1980 and began transforming it into a treasured oasis for family and friends—and a fitting backdrop for an art collection gathered from their travels around the world. Photographer Bruce Weber, a longtime Bellport resident who had photographed the Wolkowitzes’ young son, Bryce, for a Polo Ralph Lauren campaign, first introduced the couple to the now-not-so-secret hamlet, perhaps the last remaining “un-Hampton.” “We fell in love with the place,” Sarah recounts. “The house sits on a gorgeous tree-lined property overlooking Great South Bay, and our bedroom has windows on all sides, so it’s like you are floating over the water. And the community is very special and small, filled with really interesting people in art, fashion, design, theater, and film.” The original owner, whose sculpting studio is now a guesthouse, left his artistic imprint in the form of handmade tiles—odes to his favorite poets—still extant on the fireplace. “The house has had many renovations over the years,” says Gary, who today oversees the Polo Ralph Lauren hosiery collection. “We set about marrying minimalism and modernism via a 1927 Colonial, and we feel we pulled that off well.” The couple collaborated with architect Michael Gabellini, whose firm, Gabellini Sheppard, had previously worked with them on their Park Avenue apartment. “Michael is a terrific architect, and we have a very similar design sensibility,” says Gary, who also charged Gabellini with “building the pool and the entire outdoor patio living structure.” The design features Bulgarian limestone that wraps around the house and creates the sensation of “living on a white platform,” as Sarah describes it, giving an extra shout-out to the talented local craftsmen who contributed to the renovations. Against the whitewashed blank canvas, artwork ranging from an Annie Leibovitz portrait of John Lennon to pencil drawings by Marcel van Eeden is on display to full effect. As Gary notes, “Our homes—here and in New York, as well as Tuscany and St. Barth—have always served as backgrounds for our collections, neutral environments that accommodate photographs, paintings, furniture, and objects.” Accordingly, the unassuming Bellport gem exudes an undeniably international quality. include a bedroom collection from Milan-based Armani Casa, an artisanal table in the living room picked up during a vacation on Mykonos, and pieces by design titan Christian Liaigre, whose Paris showroom is a reliable stop during the couple’s frequent visits to the City of Light. “The house is a compilation,” Gary muses, “so whatever you see here is some sort of footnote or testament to all the places that we have visited.” A dinner party, Sarah adds, “might feature hand-painted Greek plates, platters from San Gimignano in Tuscany, and Japanese bowls. When we fall in love with something, it’s because of its beauty and craftsmanship.” A passion for aesthetics is definitely integral to the couple’s synchronicity. “We met at the High School of Art and Design in Manhattan,” Sarah recalls of their early courtship. “I was coming from the Bronx, and he from Queens. What’s the likelihood of meeting each other at 15 and 16 and marrying six years later?” In 1971, the young Parsons School of Design graduates founded Hot Sox, in part because the 5'11" Sarah was decked out in miniskirts and hot pants but “had nothing to wear on my legs, so I went to Bloomingdale’s and thrift shops to buy oversize sweaters and cut the arms off. Gary’s grandmother in Queens had a sewing machine and put elastic around the ends to turn them into leg coverings. I called them fashion for legs, and Gary decreed them art for legs.” Artistic experimentation continues to inspire the Wolkowitzes every day. During the pandemic, Gary has photographed the sunrise each morning (the images are part of a proposed book project), and even the couple’s now-grown son, Bryce, who grew up with works by Andy Warhol and Jim Dine hanging over his crib, has become an art dealer with a namesake gallery in Chelsea. “Living in this house and in Bellport is a never-ending story,” Sarah reflects. “We are there for keeps and continue to evolve with what’s around us.”✹ may/june 2021

lawyer married to a lawyer, Kevie Murphy had been living comfortably with her husband in a Brooklyn Heights brownstone, but when she had her first child, she decided to stay home to see how she liked being a mom. “I liked it so much,” she jokes, “that I had three more kids.” When it was time to go back to work, she made yet another big change. Instead of returning to her law firm, she enrolled at the New York School of Interior Design. But during her studies, the patter of little feet started to become more like a scamper and a scuffle. The family was growing, although the brownstone was not, and suburban-sized homes with suburban yards suddenly seemed enormously appealing. The Murphys went house shopping and eventually settled on a 7,200-square-foot center-hall Colonial on a one-acre corner lot in Manhasset’s Flower Hill enclave, not far from where Kevie grew up. With six bedrooms and 10 bathrooms, the house is large enough that everyone in the family now has his or her own room. And the structure

comes with a history, too: It was built in 1940 for J. Peter Grace, one of the grandsons of William Russell Grace, who founded W. R. Grace and Company, a longtime player in the shipping, banking, and chemical industries, in 1854. The house needed a lot of work, so everything Murphy was learning at school came in very handy. “Basically, we did a gut renovation,” she recounts, “since we had to remove the original plaster walls to replace all the systems.” With the construction underway, Murphy started choosing and collecting fabrics, paint colors, and wallpapers. Her first purchase: the whimsical wallpaper in the foyer, a Pierre Frey fantasy called Jardin De Mysore, a riot of plants and animals inspired by an Indian garden. “I’m sure it’s not supposed to be used in a foyer,” she comments, “but I just love it, so I bought it. I pulled every color in the house out of 96

This house has kids living in it!” During the renovation, Murphy endeavored to make changes without disrupting the home’s original footprint. The Graces had added a conservatory with a flat wood-beamed ceiling, so Murphy raised it and gave the space a dramatic coffered dome. hen Dominic Lepere and his husband, Anthony Watts, purchased their first house—a 1987 modernist-style abode in East Hampton—it was anything but turnkey. But Lepere, the owner of an eponymous home furnishings showroom in the New York Design Center, and Watts, a fashion publishing and retail industry veteran who recently launched the interior styling service Layer, don’t scare easily. “The property was a mess,” recalls Watts, with a lot that was so overgrown, adds Lepere, “you could barely even see 106

the exterior. There was peeling paint everywhere, too—it was basically what you would expect from a 1980s fixer-upper.” But the bones were there. “After 25 years together, Anthony and I agree on most things, and we knew we wanted a contemporary house that was rectilinear in shape,” Lepere continues. They also responded to the layout’s configuration: primary bedroom on one side of the house, guest rooms on the opposite, and a full lower level. “From the outside, you have no perception of the extensive interior space,” Watts

In fact, Watts adds, “visitors get most excited about this room—it’s very well integrated into the rest of the house.” Indeed, luxe finishes and a soothing gray palette connect both floors, with the tones on the lower level a touch warmer than upstairs. “Our running joke is that it’s 50 shades of gray,” Watts says with a laugh. design fair in Milan (both Lepere and Watts have attended regularly in the past for work). “We are definitely minimalists,” says Lepere. “We’ve even had family and friends ask where the rest of our stuff is!” Many of the streamlined pieces come from Lepere’s showroom, which carries contemporary furniture, lighting, wall coverings, and carpets from across Europe. “In advance of showing samples and swatches from the showroom to Anthony, my colleagues and I would joke that I was preparing for a meeting with my ‘very difficult client,’” says Lepere. “The truth is, I’m the type of person who wants to exhaust every last option available on earth, whereas Anthony is a more spontaneous decision maker.” In the end, the pair had no trouble settling on a monochromatic mix that feels warm and welcoming, with the addition of a few carefully selected accessories and plants from Watts’s brand. “This house is a true reflection of both our careers,” muses Watts. “We’ve invested so much creative energy into making it a comfortable home for all seasons, and we feel lucky to have this place as our escape from the city.” ✹ 110

Breakfast Beauties Cornmeal scones are the perfect vehicle for fresh-picked ruby-red strawberries

STR AWBERRY CORNMEAL SCONES For the scones: ½ c. plus 1 T heavy cream or buttermilk, plus more for brushin g 1 large egg 1 tsp. vanilla extract 2 c. all-purpose flour ½ c. cornmeal 2½ tsp. baking powder ½ tsp. kosher salt ½ c. granulated sugar ½ c. (1 stick) cold unsalted butter, cut into small cubes Zest of 1 lemon 1 c. strawberry slices (from about 1¼ c. cleaned and hulled berries) 2 T turbinado sugar (such as Sugar in the Raw)

Combine the cream, egg, and vanilla in a liquid measuring cup or small bowl and beat thoroughly with a fork. Set aside. In a medium bowl, whisk together the flour, cornmeal, baking powder, salt, and sugar. Add the butter and rub it into the flour mixture with your fingers until there is nothing larger than a small pea. Add the zest and the strawberry slices, coating them with the flour, and then drizzle in the cream mixture, stirring as you go with a large fork, until the dough starts to stick together. Turn dough out onto a lightly floured surface and knead a few times, incorporating any dry bits, but without squishing the berries. Pat dough into a 7-inch circle, lightly flour the top, and transfer to a wax paper–lined plate. Chill until firm, about 30 minutes (or overnight, tightly wrapped). Preheat the oven to 400°F. Brush the top of the chilled dough with more cream and sprinkle with the turbinado sugar. Cut the disk into 8 equal triangles and space them evenly on a parchment-lined sheet pan. Bake in the center of the oven for 18 to 22 minutes, turning the pan around halfway through cooking, until scones are golden brown on the top and edges. Let cool for a few minutes on the sheet pan, then transfer them to a cooling rack or a platter for serving. Serve warm, along with strawberry preserves and mascarpone, if desired. To make the optional glaze, stir together confectioners’ sugar, freeze-dried strawberries, and cream in a small bowl. Add a few drops of water as necessary until the icing is thin enough to drizzle over the scones. Makes 8. —Susan Spungen
