Montauk. Envision land encompassing 20 private oceanfront acres offering both sunrises and sunsets. Next, imagine a dramatic cliff with a staircase down to a private shoreline stretching 1,000 feet along one of the most pristine soft, sandy beaches. Then, picture a compound anchored by a 6,000 +/- square foot Stanford White designed summer cottage with classic wrap around porch from where you can watch ships come and go past an iconic lighthouse. Dream of the beautiful pool that lies just out of sight down a winding path past flowering gardens under a canopy of shady trees. Conjure up an expansive pond, beautiful orchards, indigenous wildlife and miles of walking trails to enjoy it all. No, not the promo for some exotic vacation destination (or maybe it is). And not the location for the next Pirate movie (but it could be). Nor is it the secluded haunt of some mysterious mega-mogul (at least not currently). What is it exactly? Simply put, it is the most beautiful and compelling oceanfront property now available for sale in the Hamptons today. Cavett’s Cove is located on the easternmost end of an enclave of seven homes designed by McKim, Mead & White and sited by Frederick Law Olmsted in the early 1880’s that became part of the Montauk Association. This cluster of homes for wealthy New Yorkers later became known as the “Seven Sisters.” This 20-acre estate, owned for some 40 years by legendary talk show host Dick Cavett, is home to an historic three-story residence with a finished lower level that was painstakingly rebuilt to mirror the original structure but with today’s amenities after a tragic fire destroyed it in the late 1990’s. Bordered to the east by nearly 200 acres of oceanside parkland along 2,200 ft of coastline, the estate offers a rare combination of history, natural beauty, privacy and a remarkable house from which to savor it all. Cavett’s Cove, although secluded, is just minutes away from restaurants, private airport, marinas, renowned golf courses and everything else that makes the very eastern tip of Long Island a world-class destination. GUIDING FORCE THE PROCESS OF PREPARING AND PUBLISHING THE HAMPTONS

Design Guide begins well before summer, when we start compiling “The List” (page 123), a handy reference to all the design professionals featured in the pages of HC&G during the previous year, as well as reporting from interviews with top architects, designers, and builders about the ins and outs of all things home-related on the East End. Buying a house? Make sure it’s what you really want, and not something that might be considered “a deal.” Building from scratch? Splurge on new technology in order to make your home as energy efficient as possible. Planning a garden? Make sure you are up to speed on the advantages of “beneficial organisms” and “drainage wicks.” And if you are looking for the perfect summer-weight duvet, simply turn to our “Ultimate Shopping Guide” (page 121) for the names and locations of our area’s finest home accessories shops. These tips and handy hints are just a few of the dozens of helpful tidbits to be found within the pages of the guide. So, whether you are beginning the process of working on plans with an architect or searching for the perfect hurricane candleholders, grab this guide, tuck it into your bag, and take it with you. We hope you find the information in its pages as useful and inspiring as we did while we were putting it all together. Enjoy!

THE HAMPTONS DESIGN GUIDE 2020

DOREEN BIRDSELL

Design Guide in 2018, it’s that copies of it are snapped up in a flash! In past years, we even staggered their distribution, with half coming out in early May and the other half in the first week of July, to ensure that as many readers as possible could get an issue. The long-term intent of the guide is for people to hold on to it—perhaps anticipating a kitchen redo, or a new home design. But this year, as we all know, is different. On the advice of many Hamptons businesses that suggested we hold the issue until sheltering in place guidelines began to lift, we have done just that. So, here it is! And in high demand. With the record number of sales and rentals on the East End this season, there are lots of newcomers who want the scoop on everything related to the world of designing and building homes. Not only is the guide a compendium of the design professionals in our area who want to work with you, as well as up-to-the-minute editorial content, but it also features “The List” (page 123), made up of all the architects, interior and garden designers, and builders whose projects have been showcased in HC&G during the past year. The integrity of this list is important: It is objective and cannot be bought, as it originates solely from the projects featured in HC&G and the design professionals who created them. We hope that you find this guide useful as you make your home as fabulous as you want it to be, and if you are a design professional, that you have all the satisfaction of a job well done.

RENTING YOUR HOME? OUR PANEL OF

“If you’re thinking about renovating your home for rental income, make sure you provide a bathroom for every bedroom, so guests don’t need to share.” —Harald Grant

“Remove personal items like picture frames, memorabilia, and dog beds. And put away kitchen appliances like blenders and toaster ovens. Let the renter open the door to a clean slate.” —Ann Ciardullo

“Heavy furniture and overly decorated spaces are a no-go. Renters want fresh, clean, modern interiors.”

—Matt Breitenbach

“Hotel-like amenities: highend bedding, new slipcovers, and fresh area rugs. Shabby chic is not on anyone’s wish list!” —Gioia DiPaolo 26

THE HAMPTONS DESIGN GUIDE 2020

FRANCINE FLEISCHER (JUNE 2019)

“Larger capital improvements— exterior painting, landscaping, and hardscaping—always enhance a home’s appearance. Curb appeal is important, even in the winter, when renters are often looking at houses for the summer.” —Averitt Buttry

BUYING A HOUSE? HOW DO YOU KNOW IF YOU’RE GETTING A GOOD DEAL?

TRIA GIOVAN (JUNE 2019)

“A property can be considered a deal if it’s priced below market. But if it’s not what you truly want, then it isn’t really a deal.” —Gioia DiPaolo

“Keep informed about the market and current trends, and lean on your broker for advice.” —Matt Breitenbach

“Look at comparable sales in the area. You can expect to pay around what other properties have gone for.” —Harald Grant

“If you’re about to lose a home because of its price, consider whether you are willing to wait for a similar house to come on the market. That might change your perception of its value.” —Averitt Buttry

THINGS EVERY HOUSE HUNTER SHOULD KEEP IN MIND “If a house has sat on the market for a long time, don’t assume that it will go for a lowball offer. The sellers often have a number in their head and won’t entertain anything below that.” —Averitt Buttry

—Gioia DiPaolo

“Build a relationship with your broker. This bond will add value to the overall experience, and likely pay off again in the future.” —Matt Breitenbach

“Stay loyal to your broker. He or she does a lot of work behind the scenes, all on your behalf.”

—Ann Ciardullo

“Be wary of sale prices and listings online. They are often inaccurate.” —Harald Grant 28

“Be respectful of the itinerary your broker has created for a day of looking at properties. It typically involves lots of coordination with other agents and homeowners.”

“YOU WOULDN’T

BELIEVE…”

“Upon entering a thirdfloor bedroom in a large Bridgehampton Victorian, I saw a leg sticking out from under the bed. It was a mannequin in period dress—with a very dead look on his face.” —Paul Brennan

“I went to prepare a property for a showing, and there were some people living in the house. I called the owner, who said he didn’t know them, so I called the police. The people tried to leave, but I parked my car behind theirs so they couldn’t get out.” —Harald Grant

SCOTT FRANCES (AUGUST 15, 2019)

WHY SAVE AND RENOVATE AN EXISTING STRUCTURE? “Existing historic homes have a gravitas that is hard to re-create.” —Lee F. Mindel

—Erica Broberg Smith

“When clients buy and redevelop an existing home, they have a chance to experience the site and discover which attributes are most important to them.” —Michael Lomont “With a renovation, much of the infrastructure and site work can be maintained, which ends up being a cost- and time-saver. And clients can often visualize the potential of a preexisting home better than a new build.” —Stuart Narofsky

TRIA GIOVAN (AUGUST 15, 2019)

“The speed at which a house can be updated and made ready is the biggest plus, although sometimes rotten joists or cracked foundation walls can get in the way of staying on schedule. But renovation is generally a much more eco-conscious way to approach the consideration of a new home.” —Bill Beeton

“The Hamptons is still all about location, location, location, but there’s not a lot of undeveloped land left. So, buy in a location where you want to be, and retrofit an existing house to make it your own.”

t James Merrell Architects, they believe that design is more than a visual art. Design is also a narrative art. It begins with the client’s stories – stories about their past and stories about their future. How do they collect these stories? They give their clients a seat at the design table. Then, JMA gets to know who the clients are, and how they envision their future. And when the design is done, JMA has assisted in the creation of a new family heirloom.

eter DeWitt Architects has completed several custom homes in the Hamptons and each reflects the lifestyle and individual needs of its owners. Clients’ program and style preference generate the plan and look of the house as its form evolves to accommodate site, zoning and local regulatory oversight. A design vocabulary based on the domestic vernacular of the East End eschews overwrought forms and ornament. Restrained rooflines rise to prominent gables that assert presence and dip to low eaves that scale the home to its surroundings. Contract drawings describe a buildable and efficient design of authentic materials, good proportions and quality detailing, while the architect’s active role during construction ensures that the finished home conforms to design intent. 54

THE DIRTY DOZEN: 12 ESSENTIAL GARDEN TERMS Beneficial organisms:

“These pests, fungi, and microorganisms play an important role in the garden, fighting off destructive insects or other pests, pollinating flowers, and helping with soil structure by breaking down organic matter and creating air pockets. Beneficials always need to be considered before applying pesticides or herbicides.” —Roxine Brown

Boxwood blight:

“A plague hitting our beloved Hamptons boxwood hedges hard. But there are successful new treatments for it, so consult an expert ASAP.” —Quincy Hammond

Drainage wicks:

“Deep, narrow holes filled with gravel, these improve drainage in a garden.” —Quincy Hammond

Mass planting:

“Planting in large quantities—from at least six to several hundred plants—results in a more cohesive, bolder landscape.” —Quincy Hammond

Microclimates:

“Areas of slightly differing exposures and temperatures due to existing physical and environmental qualities.” —Roxine Brown

Mulch:

“A thick layer of shredded bark, pine needles, or other organic material scattered on planting beds and around trees. It helps retain moisture in the soil and is an important complement to irrigation systems, ultimately reducing water consumption.” —Michael Derrig

Overcrowding:

“What happens when you don’t take into consideration the full growth potential of a plant. Species planted too close together eventually die back or kill each other off.” —Roxine Brown

Pruning:

“Gardens don’t just happen, they are created, so hedging, shaping, and removing dead branches is essential. Pruning not only ensures the achievement of long-term design goals, but also the healthy and correct growth of plants.” —Michael Derrig LAUREN COLEMAN (JULY 1, 2018)

Soil compaction:

“This occurs when soil has been driven or walked on enough to expel air pockets and harden it, ultimately limiting proper drainage and nutrient absorption.” —Roxine Brown

Soil pH:

“A measure of how alkaline or acidic a soil is. Neutral soil pH ranging between 6.5 and 7.5 is best for most plant materials, because nutrients, especially nitrogen, are freed up to be used by plants at this level.” —Roxine Brown

Successional interest:

“A theory of planting that extends beyond just flowers to the consideration of fall leaf color and winter structure, berries, and seed heads.” —Quincy Hammond

DESIGN GLOSSARY Bespoke:

“Another term for something that’s custom made.” —Jordan Carlyle

Drawing for Approval (DFA):

“I often specify custom furniture for my clients. Whether we’re simply altering the dimensions or designing a new piece, we require drawing for approval from the vendor. I review and approve the drawings before production begins.” —Eve Robinson

Modern versus contemporary:

“Many clients think these terms are interchangeable, but they’re not. Modern refers to 20th-century design, and contemporary means the current styles of today.” —Philip Gorrivan

RICHARD POWERS (SEPTEMBER/OCTOBER 2019)

Patina:

“Refers to anything with a worn-in quality or the appearance of ‘being loved.’” —Dane Pressner

Schemes:

“Samples of furniture, fabrics, rugs, paint colors, and wall coverings for a room.” —Alyssa Urban

BIGGEST BUSINESS MISCONCEPTIONS “The job is all fun and games. Every decision you make and ever y piece of advice you give counts. There’s a huge level of responsibility.”

—Jayne Michaels

“That picking a wall color or correctly sized furniture is easy. You need a professional eye, one that understands scale and what will or won’t work in a room.” —Alyssa Urban

“That you’ll get discounts by hiring a design professional. This sometimes happens, but not all vendors offer the same discounts, and it’s the designer’s job to find the right pieces for a project within a certain budget, no matter what.” —Philip Gorrivan

“That you don’t need to bring a designer on at the beginning of a renovation. It’s counterproductive to wait until architectural plans have been established because there are so many design-related decisions from the start.”

HOW IMPORTANT IS ART TO A DESIGN SCHEME?

“A room without art is soulless and typically seems more like a furniture showroom.”

—Jayne Michaels

“Art can be either the driving force behind the design or the jewelry you add at the end.” “There’s no way to design a space without art. It sets the point of view and helps create a sense of authenticity.” —Philip Gorrivan

HOW DO YOU INCORPORATE ART INTO A DECORATED ROOM? “If clients have artwork already, then we photograph and catalog their collection until we decide where the pieces will be integrated. And if clients don’t have art, I try to suggest pieces up front, so that art doesn’t become an afterthought.” —Philip Gorrivan

“Many galleries will allow you to shop on approval, which is helpful because you really need to see if art works in the space allotted.” —Tamara Fraser

TRIA GIOVAN (JULY 1, 2018)

“We do elevations with placeholders for the art, which we refer to when we’re shopping for pieces.”—Eve Robinson

“We know which walls we’re reserving for art, and then at the end of a project, we’ll take clients around to galleries and to meet with artists. Sometimes there can be a real give and take between designer and client, since art is such a personal choice.” —Jayne Michaels

“I start showing clients artwork from the beginning so that it’s on their mind, and I advise them to put money aside for it from the start.” —Jordan Carlyle

ccording to interior designer Perry Sayles, “good design is about finding ways to live more effectively, creatively, and beautifully.” Bringing his experienced eye, developed through years of traveling, designing, and collecting, Sayles works with clients to realize the vision of how they want to live, surrounded by the things that mean the most to them. Perry received his degree in interior design from Parsons The New School of Design, and began his design career collaborating with Bando x Seidel Meersseman before establishing his own firm in 2017. Drawing inspiration from a wide range of periods and styles, Sayles creates contemporary interiors that respect the architecture of the space while integrating personal elements and collections that reflect the spirit of the place and the clients’ interests. His modern eclectic style is visible in his use of clean lines and strong proportions. This Sagaponack modern barn conversion (featured) was originally constructed by architect Todd Williams as a configuration of local farm buildings, but modified by a subsequent owner. Sayles and his partner worked with architects Christoff Finio to reconfigure and renovate the existing structure, improving the flow of spaces. The kitchen and dining room were wrapped in glass and opened to the surrounding field and orchard, in contrast to the main living area, a loft-like space in the largest of the original barns. Incorporating an eclectic mix of contemporary and vintage furnishings, tribal art, and Navajo rugs, Perry created a warm, welcoming space that looks effortless but distinctly stylish.
