PAULA MCDONALD DESIGN BUILD & INTERIORS
It could be said that Manhattan is the most difficult place to complete a renovation. With strict building codes, untouchable historic landmarks at every turn and famously limited space, the beloved borough can be unkind to inspired homeowners. Some years ago, Paula McDonald recognized that she could uniquely simplify this by owning every step of the remodeling process. Having a background in both design and construction, and a passion for the concept of design-build—it dates back to the ancient Greeks, she tells—Paula knew she had the skill set to open a firm that would be her clients’ one-stop shop. Last year, Paula McDonald Design Build & Interiors reached its 10th anniversary, and the firm has earned countless awards and recognition along the way. So, what do the spaces it’s so lauded for look like? “My guiding principle is elegant simplicity, founded in spatial concepts that are comfortable, highly functional and have clean lines,” Paula says. “Less is more.”
THE HUNT FOR SQUARE FOOTAGE
When space is tight, one has to get inventive. Paula shares a few tips for making more out of any home.
+ Create layouts that have transitional features to separate spaces without needing a full wall.
+ Reconfigure hallways or closets that are wasted space to design larger storage areas or expand a room’s footprint.
+ Make everything feel bigger by eliminating the doorframes of older homes and taking sight lines to the ceiling.
+ Install pocket doors. They completely improve upon a home’s flow.
Furnishings + Accessories.
Softer matte surfaces and decadent textiles are resurging. Cabinetry. In the kitchen and bath, cabinetry includes more natural wood finishes paired with brass, copper or earthy stone materials. Fixtures. When it comes to faucets and lighting, black and brushed brass or bronze finishes are in.
“ Loving one’s home is the greatest luxury.”
CHANGE IS GOOD
AS WE WERE PREPARING THIS FOURTH EDITION OF C&G MEDIA GROUP’S
New York Design Guide, I smelled change in the air. Through our research and reporting, we discovered that there has been a return to what I like to think of as “the new beautiful”: gorgeous artisanal ceramic tiles in the bath, for example, and lush custom furnishings for the living and dining rooms, not to mention a ravenous hunger for new sources of cutting-edge light fixtures. Meanwhile, our real estate experts are suggesting that higher interest rates and a slight shift to a buyer’s market might be in the cards, but that there’s still never a better time than right now to purchase your dream home. (Why wait, most of them ask: Even if prices keep rising, you might always regret passing up the opportunity to own a piece of the New York real estate pie.) Change is also on the minds of our gardening experts in both the city and the country, who have observed an even more passionate interest in native plants and smart gardening, keeping in mind the ongoing challenges to our environment and energy resources. And if you are only looking for change on a smaller scale—simply adding a new grace note to your bedroom or kitchen, let’s say— then turn to our “Ultimate Shopping Guide” (page 92) for some of our favorite design ideas and suggestions from the past year, along with a comprehensive list of the top home accessories shops in the greater New York region, many of them included here for the first time. We like to think of this guide as a design lover’s companion, something you can take with you and refer to often as you rent, buy, renovate, update, or decorate your home. No matter what design adventure you embark on, we hope that you’ll find its contents inspiring and helpful. Enjoy!

THE PROMISE
LIKE TO SAY THAT THE NEW YORK DESIGN GUIDE IS MEANT TO BE CARRIED
with you all year long as a ready reference, and we’re not joking around: I have had last year’s edition in my tote bag for months, with the corners of several pages dog-eared for speedy access to my favorite must-have items and information. On several occasions, I have passed copies on to friends who have been looking for builders or architects or designers, and I know that they will find the best of them within these pages, as the guide is intended principally as a resource for design professionals and residents in the New York area who are buying, designing, and/or decorating homes. On train rides into the city (still masked), I often pull out the guide for a relaxing read and always find something I missed earlier. I realize then that we have fulfilled our promise, and I hope you do, too.
Marianne Howatson CEO/Publication Director mhowatson@candg.comP.S. Also included in this edition of the guide is “The List” (page 96), our exclusive roster of design professionals whose work has been featured in NYC&G in the past 12 months. HOW CAN CLIENTS AND DESIGNERS HAVE THE BEST RELATIONSHIP POSSIBLE?
“By listening carefully—we hear what our clients want, process that information, and then do the best job that we can to meet their desires. Our most successful projects are the ones when the clients return the favor of listening.”
OUR PANEL OF EXPERTS
—Francis Nicdao
“AT THE ONSET OF A PROJECT, I SIT DOWN WITH CLIENTS AND ASK THEM ABOUT THEIR EXPECTATIONS, THEIR DESIGN PREFERENCES, AND HOW THEY PLAN ON USING THEIR SPACES. MY GOAL IS TO GIVE MY CLIENTS A HOME THEY ARE THRILLED TO HAVE.” —Debra Funt
“It’s important to be completely transparent and communicate everything to your client, from pricing to billing and delivery delays, plus any other issue pertaining to the project.”
—Debra Funt

DESIGN GLOSSARY
Ambient lighting: “Lighting that sets the mood, through a combination of natural light and architectural lighting.” —Kati Curtis
Enfilade: “A long series of rooms that open from one to the next.”
—Suzanne and Lauren McGrath
Roll-down shade: “A shade that lends a simple tailored look to a room, either layered with draperies or standing alone in a space with lots of direct sun.” —Debra Funt
Scale: “Proportion, and not just the actual size of a particular piece, deeply affects comfort. It’s important to assess how different components relate to each other to create a sense of balance.”
—Francis Nicdao
Solar shade: “A single shade made from perforated fabric that provides privacy and blocks sunlight.” —Debra Funt
VOC: “Volatile organic compounds. When vinyl and other chemically manufactured materials are off-gassing, they omit an odor, like the ‘new car’ smell you detect after laying down new carpet. Always look for products that are low-VOC or no-VOC.” —Kati Curtis
TOP 5 WHAT CLIENTS WANT
“Dining rooms. They are actually being used for eating, and not just homework, again.”
—Debra Funt
2
“Comfortable upholstered furniture and soft accessories.”
—Suzanne and Lauren McGrath
3“Performance fabrics: They are key to beauty and function.”
—Debra Funt
4“A warm, homey feel, even in New York apartments with a contemporary vibe.” —Kati Curtis
5“Brighter, happier rooms, particularly with lighter palettes and cleaner, less muddy colors.”
—Francis Nicdao
“The key to good home office organization is analyzing what your needs are, then designing beautiful storage units and custom built-ins to accommodate those needs. And it doesn’t have to be expensive: California Closets and the Container Store are two examples of companies that can help you take stock of what you have.” —Kati Curtis
—Francis Nicdao
“I am a huge fan of custom storage solutions for every room in the house. In the family room, for example, you can’t go wrong with a beautiful shelving system with open and closed components that keep games, books, mementos, and toys neatly organized but easily accessible.”
WHAT ARE THE KEY PRINCIPLES TO MAKING A HOUSE FEEL LIKE A HOME?
“Don’t be afraid to add window treatments, art, and accessories. It doesn’t need to be an expensive proposition, either—you can add pieces from your travels or from flea markets. And don’t worry about whether you have the right vase for a table. If you love it, then you shouldn’t care if it has a chip on it. People ultimately come to your home to get a sense of who you are.” —Kati Curtis
“Good lighting, appropriate scale, a balanced color and texture palette, a curated mix of personal items, and a whole lot of love.”
—Francis Nicdao
“LAYERING. YOU CAN PICK OUT FURNITURE, MAP OUT A SPACE TO THE LAST INCH, AND HAVE SPARKLING KITCHENS AND BATHROOMS, BUT IF YOU DON’T APPLY LAYERING AND TEXTURE TO THE MIX, YOU WON’T HAVE THE FEELING OF HOME.”
—Kati Curtis
HOW DO YOU MAKE LIGHTING WORK IN A LIVING ROOM?
“You should have a variety of ambient light sources: wall sconces, table lamps, and standing lamps.”
—Suzanne and Lauren McGrath
“In a modern apartment, use downlights. In older homes, we like to add vintage pendants.”
—Kati Curtis“I USE A LOT OF DIMMERS, WHICH ARE A WONDERFUL WAY TO CONTROL THE MOOD IN A ROOM. AND I OFTEN TRY TO INCORPORATE LED STRIPS IN A CEILING COVE OR IN BOOKCASES TO ADD A SOFT GLOW. EACH METHOD PROVIDES ITS OWN ‘GLAM’ FACTOR.”
—Debra Funt“Flexibility is key to lighting a living room. We like a mix of architectural ceiling lights, lamps for task lighting, and a properly scaled chandelier for a bit of jewelry.”
—Francis NicdaoHOW DO YOU INCORPORATE ART INTO A ROOM?
“I lean toward chic, sexy spaces that invite you to get cozy, so I often work with a neutral palette in luxe fabrics and textures. Art becomes a way to bring the designed space to the next level.”
—Debra Funt
“ARTWORK IN A PROJECT DOESN’T NEED TO BE ALL IN THE SAME STYLE OR DATE FROM THE SAME PERIOD. WE ONCE HAD A CLIENT WHOSE GRANDFATHER WAS AN IMPRESSIONIST PAINTER, AND WE INCORPORATED SOME CONTEMPORARY PIECES ALONGSIDE HIS WORK.”
—Kati Curtis“Sometimes, art for a project already belongs to the client or is provided by an art consultant. When this happens,
we work our design scheme and room layouts around it. And if the art comes later, we welcome the opportunity to bring color and texture into the room.”
—Francis Nicdao
“We think about scale early in the design process and shop more organically to accommodate artwork—whether it’s family photos or a more serious collectible piece.”
—Suzanne and Lauren McGrath
“Saturated colors, mural-motif wall coverings, and modern interpretations of classic prints.”
—Debra Funt
“A return to luxury. In recent years, clients have often resorted to retail or more readily available pieces, but increasingly they are asking for something more unique and special to them.” —Francis Nicdao
“A MOVEMENT AWAY FROM THE GRAYAND-WHITE-EVERYTHING INTERIOR TO A MORE LAYERED, CREAMY, AND SOFT APPROACH, WITH YELLOW HUES AND MORE WARMTH.” —Kati Curtis
WHAT DESIGN TRENDS ARE YOU SEEING FOR THE COMING YEAR?TOP TO BOTTOM: ISABEL PARRA (OCTOBER 2022), MICHAEL PARTENIO (MAY/JUNE 2021)
WHICH
“HOME AUTOMATION IS A POSITIVE TREND, BUT I’M ENCOURAGED TO SEE THAT CLIENTS ARE LEANING TOWARD SIMPLER SETUPS. WHO WANTS TO SEE AN IPAD IN EVERY ROOM?”
Nicdao
“Gray in general, and white kitchens. And I hope that wallpaper is here to stay.” —Kati Curtis
KITCHEN BACKSPLASHES:
WHAT ARE YOU LOVING RIGHT NOW?
“Marble and custom hand-painted tiles, whether Moroccan, Spanish, or Portuguese. They add artisanal appeal to many of our more modern kitchens.” —Francis Nicdao
“Colorful three-by-six handmade ceramic tiles with crackle glazes, typically set in a dark-gray grout for contrast.” —Suzanne and Lauren McGrath
“QUARTZITE IS A NATURAL STONE NOTED FOR ITS WIDE VARIETY AND EXTREME DURABILITY. PLUS, YOU DON’T HAVE TO SEAL IT, AND YOU CAN SET HOT POTS DOWN ON IT.” —Kati Curtis
“I love to use Moroccan tile or any other sort of hand-formed, hand-painted tile.” —Kati Curtis
“I’VE BEEN USING A LOT OF METAL MOSAICS AS A FOCAL POINT FOR THE RANGE WALL AND SLAB MARBLE FOR THE PERIMETER. THE METAL IS PRACTICAL AND GORGEOUS, AND IT SHIMMERS WHEN LIGHT HITS IT. AND USING SLAB ON THE WALLS IS A LUXURIOUS WAY TO FINISH THE SPACE AND KEEP IT CLEAN AND TAILOREDLOOKING.” —Debra Funt
This Park Avenue pied-à-terre is a modern take on a classic. The couple, empty nesters, wanted an elegant, spirited home for entertaining when they were in town. Debra Funt designed a sophisticated room that would do double duty as comfortable den/home office and as a guest room. Funt took the color palette from the artwork they owned and wanted to use. Strong, happy jewel tones like emerald and ocean blue compliment the inky navy base color. Luxurious fabrics, lush textures, and the custom ultra-deep sleeper sofa make this the perfect room to retreat to. The adjacent bath continues the navy story with the vanity and snakeskin textured wall covering, punctuated by satin brass fixtures and white marble tiles. Layers of soft lighting under the vanity and in the shower add a touch of glamour.

The Gaggenau story begins in 1683 on the edge of the Black Forest, where, Margrave Ludwig Wilhelm von Baden founded an ironworks to make nails and household goods. Today, with its long and distinctive 340-year heritage, Gaggenau appliances draw the eye with their shared sculptural forms, encouraging the creation of multiple configurations without compromising a unified aesthetic.
Featured in this stunning New York brownstone are two distinct Gaggenau appliance configurations – first, the blending of a Gaggenau combi-steam and Gaggenau convection oven tower establishing a built-in cooking wall. The second is a unique take on a “range” configuration, where a Gaggenau Vario gas cooktop is inset above a Gaggenau 36” EB333 oven. The result - a unified look where each appliance offers its unique solution to creating a space that encourages the harmonious interplay of cooking, living and entertaining. Gaggenau appliances encourage the home chef to design the ideal, fully customizable, culinary scenario, tailored to individual cooking and functional needs, with limitless possibilities. If the kitchen is the heart of the home, Gaggenau is its soul.

HOW DOES A CLIENT KNOW WHEN A HOUSE IS “THE ONE”?
“It’s less about finding the diamond in the rough and more about a process of elimination. Make a list of must-haves, so you can cross things off the list and narrow down the candidates to one or two properties that tick nearly every box, instead of being perfect.” —Mike Fabbri
“We all know when it’s ‘the one’: You can feel it in your gut. Clients’ eyes light up and there’s a visceral shift in their body language. Often, it’s the first property they look at.” —Philip Tabor
“THE MORE PROPERTIES YOU SEE, THE MORE YOU’LL KNOW WHAT’S RIGHT FOR YOU. AND YOU’LL ALSO HAVE ENOUGH PERSPECTIVE ABOUT YOUR BUDGET AND OTHER PARAMETERS.” —Lindsay Barton Barrett
“When clients find ‘the one,’ it’s usually pretty obvious. But it’s always a good idea to show them three to five properties before they make the leap—it will help them solidify their decision.” —Justin Agnello
HOW DO YOU ADVISE CLIENTS ON WHETHER TO TAKE THE LEAP?
“WE MAKE SURE THEY HAVE ENOUGH INFORMATION GOING IN. AND IF WE THINK A PROPERTY IS EXTRA UNIQUE OR SPECIAL, WHICH DOESN’T HAPPEN VERY OFTEN, WE’LL TELL THEM RIGHT AWAY. SOMETIMES CLIENTS NEED A LITTLE PUSH.” —Lindsay Barton Barrett
“A million things could go wrong between making that decision to buy and closing, since offers in New York are not binding. So if you think it’s the right place for the right price, take the leap and move forward!”

I’ve set up five couples who have gotten married, including two of my best friends who ended up buying a townhouse in Fort Greene. And I set up my brother and sister-in-law and helped them find an apartment in Gramercy Park.” —Mike Fabbri
“I HAVE A CLIENT WHO NEARLY BLEW UP A $10 MILLION DEAL. A MANAGEMENT COMPANY’S JOB IS TO PROCESS APPLICATIONS, AND THEY DON’T KNOW OR CARE WHO A CLIENT IS. “PRICING IN THE MARKET OFTEN SHIFTS, BUT IF SOMETHING ISN’T PRICED PROPERLY, THEN IT WON’T SELL FOR THE ASK. IT’S REALLY ABOUT BUYERS AND SELLERS FINDING A MEETING OF THE MINDS.” —Lindsay Barton Barrett
WHEN IS THE BEST TIME TO MAKE AN OFFER?
“The minute you decide you like a property, go for it. By expressing an early commitment to the seller and the seller’s broker, you will stay in the forefront of their mind.” —Philip Tabor
“WHEN YOU ARE READY, WHICH MEANS HAVING BANK PREAPPROVAL, A FULL ACCOUNTING OF FINANCIALS, AND A DEEP FAMILIARITY WITH PROPERTIES AND LOCATIONS SO THAT YOU CAN MAKE AN INFORMED DECISION.”
“If you happen to have an inside track on a property before it goes to market and the seller is prepared to work with you, make an offer right away.”
“It’s a buyer’s market right now, and I think it’s going to stay that way for some time.” —Justin Agnello

The joy and satisfaction of designing a home lies in the collaboration with a client in the creation of a personal reflection of their life, their values and beliefs as well as an expression of the things they hold dear. By immersing themselves in the specific situation of a project and mining it to unearth its unique story and essence, SKOLNICK Architecture + Design Partnership finds the resonance that gives meaning to the places where we live, work, learn, and play. Founded in 1980, this award-winning, full-service architectural design firm, with offices in New York City and Sag Harbor, has been at the nexus of contemporary thinking about how we live, and the myriad ways to create environments that speak to the creative, functional, and aspirational needs of their clients. SKOLNICK’s extensive international residential portfolio includes homes of every scale and type. And while the functional program for a residential dwelling may be simple, the unique interests, points of view, and interrelationships of each client guarantee that no two houses SKOLNICK designs are alike. Rather, the design that results from this deep immersion is a true reflection, even an embodiment, of the story of each client’s life.

NATIVE ADAPTIVE SPECIES:
