HOW LONG WILL YOUR HOME LAST? A part-by-part guide to the life expectancy of the pieces and systems in your home
BUYER CHECKLIST TO CLOSING
Your lender will have a list of items that you will need to provide once you apply for your loan. It is important to get the paperwork to the lender ASAP, so the loan process is not delayed during the due diligence period. Once you have an executed contract, the following items need to be completed in a timely manner. I have tried to put them in somewhat of a chronological order. Deliver to your agent the due diligence and earnest money checks Send executed contract and disclosures to your lender. (I usually do that.) Add the DD date and Closing date to your calendar. You have until 5:00 PM on the last day of DD to terminate the contract without losing your earnest money. Time is of the Essence. Please give me enough time to prepare the termination document and obtain signatures, if you are thinking of terminating. Be an informed buyer and review the contract, especially #4 (Due Diligence Process). This is your time to investigate the property so that you are comfortable moving forward. There are suggestions as to what you may want to investigate. Choose a closing attorney with the help of your agent. I will schedule closing. Attorney will send you an email which will contain a Buyer Information questionnaire and forms to sign. It is important to return the information to the paralegal ASAP. The attorney orders the survey and needs it back in time to review before the end of DD. Choose an inspector with the help of your agent. I will schedule inspection. Be available, if possible, to attend the inspection. They usually last 2-3 hours depending on size and condition of home. It’s best to arrive towards the end when the inspector will go over all the items in need of repair and you can ask questions. I can notify you 45-60 minutes before the inspector is ready to discuss his findings. Additional inspections may be required after reviewing the report. I can schedule. Review reports with me and decide on repairs you would like to request. Your lender does NOT need a copy of the inspection report. I will prepare the repair request and have you sign before sending it to the listing agent. Choose an insurance agent and have a policy in place as of the day of closing.
BUYER CHECKLIST TO CLOSING
Review HOA documents, if neighborhood has an HOA. Set up accounts for utilities. Electric, Gas (if your house has gas appliances/HVAC), water. You may also choose to set up cable, telephone, etc. Wait until the end of DD before setting up accounts just in case you terminate contract. Seller will call utilities first to get a final reading on the day of closing. You will ask to transfer those utilities into your name as of the day of closing when you call. Set up moving company, if needed. Closing may be delayed if monies are not at attorney’s office in time to record the deed by 4:00. If the deed is not recorded, you will not get keys to the house. I always advise furniture delivery for the day after closing. And, I advise not to have appliances or new furniture delivered the day of closing. Also, it’s best to schedule cable and alarm companies for the day after closing. You just don’t want any additional stress when it is a time to be happy. Your lender will send the loan package to the closing attorney. The paralegal will prepare the closing documents and send to us for our review a few days before closing. If you are wiring money to the attorney’s office, be sure to do it in time for it to arrive prior to the closing. The attorney cannot record the deed until all monies are in the attorney’s account. Final walk through - we will do a final walk through of the home right before closing or the day before. We are looking for any damage that may have happened with movers and checking that all items to remain per contract are in the house. We will have reviewed the repairs prior to our final walk through. Identification – the closing attorney will ask for your driver’s license as proof of identification. Don’t forget it! Get your keys and enjoy your new home!!!

MOVI NG C H EC KLI ST Two Months Before Moving: • Investigate moving options. Get quotes in writing. • Create a “move file” to keep track of estimates, receipts, and other important formation. • Check with the IRS to see what expenses can be deducted on your next tax return. Let them know your new address. • Pull together medical and dental records as well as prescriptions for your family and pet(s). • Arrange to have school records transferred. • Call your insurance agent to see what changes to expect in your policies. Give them your new address. • Contact member organizations you have joined. Ask how you can end, sell, or transfer your memberships. • Inventory all household items to be moved. • Make a list of friends, relatives, businesses and credit card companies who need to be notified of your move. • Start working your way through each room taking inventory and deciding what to get rid of. • Start planning a yard sale or donate to local charity. • Plan to use up things that can’t be moved. • Purchase boxes and other packing supplies.

Get an itemized list of all moving related costs and review with mover. File a change of address through your post office. Update magazine subscriptions with new address. Contact utility companies to disconnect, transfer, or connect service. Call your newspaper carrier, lawn service, pool cleaner, trash pick-up, security company, etc. and set a date to cancel your service. Make sure all library books are returned and all dry cleaning or items out for repair are picked up. Start packing items you don’t use. Decide if you will keep plants or give them away. Properly dispose of flammables and poisons. Have your automobile serviced. Contact your bank and/or truck rental reservations. Make arrangements for your pet(s) for moving day. Call the Animal Control facility in your new county to find out about regulations for licenses, tags, vaccines needed for your pet(s).
One Week Before Moving: • Finish packing and prepare an “essentials” box. Designate several boxes and items as “last load”. • Drain gas and oil from your mower and other motors. Gas grills, kerosene heaters, etc. need to be emptied as well. • Empty and clean your refrigerator at least 24 hours before moving day. Don’t forget to thaw your freezer. • Prepare all appliances for loading. • Fill any necessary prescriptions, medications needed for your family and pet(s) for the next two weeks. • Do not ship any valuables (jewelry, legal documents, money, insurance policies) with the moving company. • Prepare specific directions to your new home for your moving company, including your travel itinerary and emergency numbers. Be sure to leave a copy of this information with someone you trust. • Don’t disconnect your phone until the day after loading. • Pick up ice, beverages and snacks for moving day. • Have currency on hand for day of move.
Moving Day: • Make sure family and friends know about your new address. • Have your children help out. Keeping them involved makes it easier for them to take the move in stride. • Strip beds. Cover mattresses with mattress bags. • Walk through every room and check every closet as well as your garage and yard to see if you forgot anything. • Be sure to leave all keys, garage door openers, warranties, remote controllers, etc…for the new homeowner or Realtor. • Turn off water and lights and set the thermostat at 55°.
