TESTIMONIALS “What an amazing home buying experience! Kathryn continually worked overtime to find us our dream home while making sure we knew exactly what was occurring and we were comfortable during the entire home buying process. Kathryn is attentive, enthusiastic, professional and very knowledgeable of the Charlotte and surrounding markets! She made our home purchase easy. We highly recommend using Kathryn for ALL of your real estate needs!”

— William and Maria

“Kathryn was such a big help when our family decided to move across the country to Charlotte. She immediately understood what we were looking for in our next home. The amount of dedication and attention to detail that she put into assessing the properties we were interested in was truly appreciated. Her approach is personalized—she would let us know whether or not she herself would want to live in each place, which was helpful given that our entire search was remote. She went above and beyond with researching properties, video calling us during her site visits, coordinating with our movers, and helping set up utilities. She’s a kind, down to earth, and warm person who genuinely cares about helping people. We could not have been more happy and grateful for her help!” — Dipti

WI T H A LEND ER

• Select a mortgage provider and begin by speaking to multiple lenders to make sure you are getting the best

rate, most competitive fees, and good service.

• Be prepared to provide the following documents so your lender can get an accurate look at your finances

- Previous two years W2 - Last 30 days pay stub - Last 60 days of bank statements - Previous two-year federal tax return - Driver’s license • During the application process your lender will ask questions and pull your credit. This is considered a hard

pull on your credit but will allow you generally up to 30 days to compare other lenders without taking another hard pull. Be sure to ask your lender what your credit score is.

• Be open and honest with your lender so that they can provide you with the best service. • Receive a pre-approval letter.

GO UN DER CONTRACT Congratulations! You found your dream home, made an offer, and it was accepted. You are now under contract! Below you will find some tips and definitions that outline what you can expect next… Due Diligence Period: Once you go “under contract” you enter the due diligence period. This is a timeframe where you complete an appraisal, inspection, and work with your lender/closing attorney to get everything in order. This is when you are given the opportunity to negotiate any repairs and ensure after everything is complete, that you feel comfortable moving forward with purchasing the property. Due Diligence Fee: An amount of money given to the seller (listed in the Offer to Purchase Contract) for taking the property off the market to conduct due diligence. If you proceed to buy the property, this amount is credited back to you towards the final sales price. If for some reason you decide to pull out of the transaction, the money remains with the seller as a payment for the time the property was off the market. TIP: It is important to remember that whatever amount you decide to pay for this fee, should be available funds as this check will be deposited. • Carolinas Premier Inspections

Jeff Klump – 704.900.6252 jeff@carolinaspremierinspections.com Earnest Money Deposit: This check is made out to Cottingham Chalk (the escrow agent) and is held in our trust account until the day of closing. This amount will also be credited back to you towards the sales price once the transaction is closed. The earnest money deposit serves as the seller’s sole remedy should you default on the contract. If you decide to pull out of the transaction post due diligence period, the seller keeps the earnest money deposit. Closing Attorney: As your agent I will set up your closing for you. The closing attorney will be responsible for doing a title search to check for any title defects, ordering your property survey, and preparing closing documents. If you have a real estate attorney you would like to use, please let me know or I would recommend the following: • Bailey and Carlino, PLLC

Brad Bailey – 704.365.1811 brad@mbcpllc.com • Doyle and Wallace, PLLC

Matt Doyle – 704.371.5515 mdoyle@doylewallace.com Settlement Date: This is when you will meet with a closing attorney to officially close and record the deed to your new home.
