YOU WANT TO BUY Uptown: The heart of the Queen City is divided into four wards, spreading out from the intersection of Trade and Tryon street. In the city center you will find skyscrapers, bankers, rooftop bars, and elegant restaurants for dining.

South End: Established from its mill town past, South End is booming with trendy housing, furniture studios, markets, and galleries. The LYNX Blue Line light rail provides a quick commute to Uptown and along the way you will find several craft beer and culinary hot spots.

GO UN DER CONTRACT Congratulations! You found your dream home, made an offer, and it was accepted. You are now under contract! Below you will find some tips and definitions that outline what you can expect next… Due Diligence Period: Once you go “under contract” you enter the due diligence period. This is a timeframe where you complete an appraisal, inspection, and work with your lender/closing attorney to get everything in order. This is when you are given the opportunity to negotiate any repairs and ensure after everything is complete, that you feel comfortable moving forward with purchasing the property. Due Diligence Fee: An amount of money given to the seller (listed in the Offer to Purchase Contract) for taking the property off the market to conduct due diligence. If you proceed to buy the property, this amount is credited back to you towards the final sales price. If for some reason you decide to pull out of the transaction, the money remains with the seller as a payment for the time the property was off the market. TIP: It is important to remember that whatever amount you decide to pay for this fee, should be available funds as this check will be deposited. • NS Richards Inspectors

This amount will also be credited back to you towards the sales price once the transaction is closed. The earnest money deposit serves as the seller’s sole remedy should you default on the contract. If you decide to pull out of the transaction post due diligence period, the seller keeps the earnest money deposit. Closing Attorney: As your agent I will set up your closing for you. The closing attorney will be responsible for doing a title search to check for any title defects, ordering your property survey, and preparing closing documents.
