This dynamite team has received numerous awards recognizing their excellence in service. Suzanne Lail brings over 30 years of real estate experience to her position as Relocation Director. She cultivates relationships with corporations relocating to our area and is often involved in the recruiting process, working closely with global relocation management companies and training our brokers on the process. She counsels transferees moving into and out of Charlotte, making sure to maximize their relocation benefits. Melissa Alatsis’ background in marketing, program development and client services makes her excel as our Relocation Coordinator. Within the first two weeks on market, I will always host a luncheon personally catered. I have established a reputation in Charlotte for my upscale events – think of it like an elegant party. I bring beautiful serving pieces and tailor the set up to what will highlight your home best. During the spring | summer months, I typically serve a trio of homemade salads, appetizers and desserts with tea and lemonade. In the fall | winter months, beef tenderloin, cheese grits, salad and desserts. These events usually average 50 – 60 agents in attendance and is great exposure for your home. The best listing agents will create opportunities to entice traffic.

We’ll help you prepare your home from the inside out, making sure to highlight all its best features. Showing condition is critical to obtain the highest possible offer. We will help you by providing recommendations and facilitating any necessary updates to maximize your home’s value, such as:

• Provide you a detailed room by room “to do list” with recommendations on what items to remove or store and resources to assist with the process.

• Have your home professionally measured to include a custom floor plan with room dimensions/square footage for buyer reference.

• Have your home professionally photographed to provide high resolution photography/ virtual tour for MLS and marketing materials. Photographer also loads your home photography to 19 websites.

• Spend numerous hours in your home to note special features and areas to highlight for a customized and detailed hard copy brochure to be placed in your home. Will also create a digital flipbook style brochure to be loaded in MLS and Social Media channels.

• Will request copy of survey, title policy, covenants and restrictions, HOA documents and other applicable data that will be helpful for prospective buyers.

• CMLS listing: Custom MLS listing complete with professional photography, property data, floorplan, disclosures, etc. The Carolina MLS is the source for the most timely, trustworthy and comprehensive information available on a property and reaches over 16,255 subscribers. The CMLS is then syndicated to other popular Internet listing sites such as Zillow, Realtor. com, Trulia, Redfin, etc.

• Hard copy custom brochures will be delivered to your home and our distinctive Cottingham Chalk sign will be place in your yard.

• My assistant or I will arrive early and turn on lights and get house ready for showings when you are out of town or not available.

• Showing Follow-Up: Reach out via email/phone call to any agent who shows your home to gauge interest and solicit timely feedback.

• Every Tuesday morning Brokers tour the new Cottingham Chalk listings.

Broker Event:

• Host a “Sara Roche” catered luncheon at your home so Brokers can come have lunch and preview within the first two weeks your home is on the market.
