Three Common Mistakes Sellers Make When Listing a Property As the real estate market begins to shift and cool down, it is more important than ever to have the correct approach when selling your property. An imperative part of our job as Realtors is consulting with clients and preparing them to list their home. Market value analysis, condition of the home and attention to detail all matter. There are several common mistakes that I see property owners make. I will cover some of those below. Perhaps the most essential part of putting a property on the market is value analysis. There needs to be data behind the list price. Recent sales of similar properties in the vicinity of the subject property should be considered. Even in a great market, you cannot just throw a price out there. You need comparable sales to support the value. Many homeowners take pride in their home, which is a great thing. However, when it comes to pricing, you need an objective approach. Many buyers will not see the same value in an aspect of the home that you will. For example, a pool that you spent a significant amount of money on, may be viewed as an expense or liability to a prospective buyer, especially one with children or pets. Another example is a very custom renovation. You may love the purple color of the walls, but most buyers would like something more neutral like a gray or white. Price is the most important part of listing a property. Many sellers forget this. You do not want your listing to sit with no activity. A pre-listing appraisal is a great idea. Just like selling a car, a home needs to be in tip top shape when listed on the market. All aspects of the home need to be in good working order as well as a clean home. I advise my clients to have a pre-listing home inspection to ensure this. It is better to be proactive with real estate than reactive. Handle issues upfront and do not wait for the buyer to find them while under contract. If you cannot handle these issues, then the price needs to reflect the expense to handle these items. A first impression in real estate is everything. Once the property hits the market and the Internet, presentation is everything. Professional photography, including drone photography when appropriate, is a must. A detailoriented approach is vital. Detailed remarks that showcase the property’s strengths and potential is essential. You want to grab potential buyers’ attention while making them comfortable with the home. A Realtor can handle and should handle all of this for you. They should be your guide through the home selling process. Take your time with listing preparation and pay attention to details, it will pay off for you! Jess Barron is an Associate Broker with Lindseys, Inc. Notes from Jackson Street Recently I was sitting in a restaurant minding my own business. I glanced up and saw two men sitting across from one another intently staring into their cell phones. Sigh. What is the point of going out with friends when you spend your time glued to your phone, laughing at some tweet, meme, responding to a text or email (the latter being quite old school, I know) or something that you may or may not end up sharing with your friends. And they too are deciding whether or not to share some tweet, meme or whatever with you. Because you know, don’t break the spell. Anyhoo, back to the two gentlemen. Every now and then each would pick up ANOTHER phone sitting on the table and start typing away. Yes, four phones on the table between two men, who worked together. I surmised that last fact because they were wearing identical work shirts, with identical colors and company logos. Full disclosure, I too have been seen at a restaurant with my cell phone in hand, busy typing away. I do this because 1. I want to get out of the office for a while. 2. I am hungry and I like to support our local eateries. 3. It gives me a chance to respond to emails, check our social media sites to see if anything needs to be posted without being bothered and 4. I AM ALONE. Enough on restaurant decorum. Let’s talk about using cell phones as walkie talkies. Don’t. Just don’t. Let me assure you that no one, repeat, no one, gives a hoot about your conversation you are sharing in the aisle of some grocery store or Big Box Store. Again, no one. Not only do we not care, it is annoying as all get out. We don’t care about your wart removal, Aunt Sissy’s hemorrhoids or that your Baby Daddy/Mommy didn’t come home last night. It is, and I hope this offends you walkie talkies out there … rude. There is a perfect time and place to use your cell phone as a megaphone - and that is in your car (hopefully with the windows up). We have a “hands-free” law in Georgia, meaning you can’t be holding your phone while you drive. But feel free to turn on that speaker with the phone near you and talk away. But again, not in public. Not ever. And finally to mail boxes. Here we have the case of 1. Not setting up your mailbox, meaning no one can leave you a message, and 2. Your mailbox is full, meaning, again, no one can leave you a message. I realize that the new generation calls and then doesn’t leave a message because whomever is going to call back so why bother. I am not that new generation, and if you call and don’t leave a message as to why you called, I am not calling back. If you can take the time to hit #5 on your keypad for “dad,” you can take a couple of extra seconds to say you need money. If you won’t set up your mailbox, at least leave a message that says “I refuse to set up my mailbox in defiance of corporate greed/I really don’t want to talk to you/I have no idea how to use this $1,000 device.” If your mailbox is full, let’s hope it’s not a personal/business phone. Because if a client is trying to reach you, just (again) rude. If you can’t handle your mailbox, can you really handle my business? Bottom line - be polite, be aware of your surroundings, and decide why you really want a communication device if you don’t want any messages.

Serves 6 as a dip • 4 large tomatoes
• 2 fresh ears of corn (shucked) • 2 avocados
• 1 small sweet onion
• 2-3 jalapeños or more if you are like me
Tina Cannon has over 35 years in the culinary industry. She is a classically trained chef that has worked in many capacities from banquet, sous, executive chef and a grand champion in BBQ.
• 2-3 garlic cloves
• Tajin seasoning (any grocery store has this in Hispanic section )
She has competed in BBQ competitions across the Southeast since 2009, winning more than $100,000 and over 200 category wins. She has appeared in cooking competition shows on the Travel Channel, Apple TV, Amazon Prime, Destination America, Netflix and Food Network, as well as some local networks.

Core and cut your tomatoes in half, cut your onion in half top to bottom, leaving the root end intact. Crush 2 garlic cloves. Halve and remove seed of avocados, leaving on the skin. Remove stem of peppers (Cut in half and de-seed if you don’t like heat) Place the tomatoes, onion, peppers and garlic in a bowl and drizzle with a little olive oil and sprinkle well with Tajin seasoning salt. Also oil and season your corn. Grill until lightly charred and place back in the bowl and let cool enough to handle. Place garlic, cilantro, chili powder, oregano and peppers in your blender and pulse. Add tomatoes and pulse to desired consistency.

Add chopped avocado (peel skin off first and discard) and cut corn off cob and mix lightly, taste for salt and pepper to your preference. You can also hand chop if you like your salsa super chunky. Keep covered in the fridge for a day, if it lasts that long. n _______________________________

Dance. It has helped me with flexibility and being on stage. What advice do you have for other kids starting out in the acting industry? Find scripts online and practice with a friend. Feel it and try to memorize the lines to get into acting to see if you like it. If you do, talk about it to your guardian and then try to get classes and training. You can also start in theater.

People remember the Saturday night dances upstairs when it was the first time they heard rock and roll. They tell me about Girl Scout meetings and how there was a rifle shooting range upstairs. My husband tells me the library smells the same as it did when he was child even after the renovation. Also, the old fire station used to be right next door to the library! I love looking at old photos. Not just to see how the inside and outside of the Carnegie has changed, but also how the city as a whole has changed around the Library.

The Carnegie … Walking into a building every day that was built in the early 1900’s is one of the greatest privileges of my life. The Newnan Carnegie Library was opened in June 1904. There is so much that has occurred within and without these walls since then. It was just after the turn of the century and a lot was changing as the world moved into the 20th century. The Louisiana Purchase State Fair opened in St. Louis (where the ice cream cone was invented!), the Panama Canal land was purchased and started being built, Teddy Roosevelt was president, there was a great fire in Baltimore, and the first underground subway opened in New York. And here in Newnan, thanks to the efforts of 17-year-old Charles L. Thompson and a grant from Andrew Carnegie, there was a public library available and open to all. The library stayed open through WWI, The Great Depression, WWII and so many other historic times. And then during 1987 to 2007 when it served as a courtroom and DA offices it saw a new kind of change. Due to the tireless efforts of a grassroots group of citizens it reopened in September of 2009 as a freshly renovated library.
As more and more Carnegie Libraries fall into disrepair or become something other than libraries (have you seen the Apple store Carnegie? Horrifying!) we must continue to cherish this treasure which is a cornerstone of the Historic Downtown Square. We are so thankful to be in this wonderful community. Interacting with residents is the most fun and we welcome everyone to the Carnegie whenever we are open. And if you want to find out more about the Carnegie’s history, then come on in for a tour and we will talk your ear off and send you home with a stack of books! Bodies Bodies Bodies (August 5) – NO Fix Rating 5/10 Things go bloody wrong when a group of vacant hipsters gathers at a family mansion for a hurricane party. They drink and drug heavily until their pettiness boils over into paranoia and murder. “Bodies Bodies Bodies” is an intentionally vacuous Gen-Z nightmare adapted from a story by Kristen Roupenian. While knives, hammers, swords, and a gun are in play, the most cutting weaponry are words cast about by the vicious young people whose jealousy runs wild and uncontrolled in a contained environment. Sophie (Amandla Stenberg) and her new girlfriend Bee (“Borat Subsequent Moviefilm” breakout star Maria Bakalova) arrive at the isolated modern manor to find the liquor flowing and the drugs plentiful. The place is owned by the parents of insecure man-child David (a near tattoo-free Pete Davidson). His docile girlfriend Emma (Chase Sui Wonders) hangs onto him with little intention. Other partiers include Alice (“Shiva Baby” star Rachel Sennott), who brought an older guy (40-something) named Greg (a chiseled Lee Pace) that she met on Tinder. Rounding off the cheesy gang is lonely Jordan (Myha’la Herrold), who has a past relationship with Sophie. As the imbibing reaches a fever pitch, they play a game called Bodies Bodies Bodies. This childish contest has the players drawing slips of paper, one of which contains an “X.” If you get the X, you’re the killer, and when the lights go out, you do what killers do. Of course, it’s supposed to be all make-believe, but someone decides to play by their own rules. “Bodies Bodies Bodies” starts as a who done it without anyone actually dying and quickly devolves into madness as the partygoers drop one by one. Is one of them a murderer? Are all of them killers? Some quick-witted dialogue and pretty bodies make this one almost bearable. Still, when the power is cut, and everything goes black, the narrative quickly becomes a chaotic, incomprehensible and ugly mess. Even at one hour thirty-five minutes, “Bodies Bodies Bodies” is repetitive and grated on my nerves. What’s worse is that the simplistic, straightforward storyline can’t seem to maintain the tension required to make the slasher/horror elements work.
The Sandman (August 5) – Netflix is also getting in on the fantasy with an adaptation of the comic book series “The Sandman” by Neil Gaiman (see “Good Omens”). The story has a metaphysical entity named Dream (Tom Sturridge) escaping from a wizard. Dream is the personification of dreams, and now that he’s out of his confinement, he’s looking for what was lost or taken from him. Note that “Game of Thrones” star Gwendoline Christie plays Lucifer. The cast also includes Boyd Holbrook, Patton Oswalt, David Thewlis, and another “Game of Thrones” alum Charles Dance.
See (season 3, the final, August 26) – If you missed this striking (but sometimes goofy) show, it’s easy to catch up with, given that there are only 16 episodes to date. The dystopian series, created by Oscarnominated writer Steven Knight (see “Dirty Pretty Things”), makes for a solid binge. Jason Momoa plays the leader of a tribe who has lost their sense of sight, but all that changes when twins are born who can, you guessed it, see. Season 2 added Dave Bautista.
Arthouse Corner: The Old Man (FX series available now on Hulu) – l Fix Rating 8/10 – I was late to catch this show, but I’m glad I checked it out. Jeff Bridges plays a secret agent pulled out of retirement against his will to settle an old score. He’s hunted by an aged colleague played terrifically by John Lithgow. “Search Party” star Alia Shawkat is also in the cast. It’s a slow, meditative series, at times, but it’s punctuated by brutal moments of bone-crunching action.
Streaming Selects: Prey – l Fix Rating 8/10 – Just when you thought there was nothing left to explore in the “Predator” series, we get the fantastic surprise “Prey.” Set 300 years before the events of the original “Predator” film, this prequel has the Comanche Nation under siege from another extraterrestrial hunter. What’s interesting about this outing is that we know all the beats, but director Dan Trachtenberg (see “10 Cloverfield Lane”) makes them fresh. Key to this film’s success is star Amber Midthunder, who defies her small waif-like frame to become a formidable opponent in this cat-and-mouse affair. And “Prey” gets points for its breezy running time that bigger budgeted wannabe blockbusters should emulate. House of the Dragon (August 21) – Let the games begin! HBO jumps early, releasing their fantasy dragon epic a couple of weeks before Amazon drops their own billion-dollar fantasy epic series, the Tolkien adaptation “The Lord of the Rings: The Rings of Power,” in September. Of course, HBO hopes that “Game of Thrones” fans will forget how that series ended and embrace this George R.R. Martin prequel. Set 200 years before the events in “Game of Thrones,” “House of the Dragon” focuses on the story of House Targaryen, the ones with the flying, fire-breathing scaly beasts.
Bullet Train (August 5) – Who can resist watching Brad Pitt as an action star? We saw him earlier this year as a silly but fun hero in “The Lost City.” But the trailers for “Bullet Train” tease something with a harder edge. The story concerns five assassins seeking the same target aboard a fast-moving train. David Leitch (“Atomic Blonde” and “John Wick”) directs, and the impressive ensemble cast includes Joey King, Zazie Beetz, Aaron Taylor-Johnson, Michael Shannon, and “Atlanta’s” Brian Tyree Henry.
Thirteen Lives (August 5) – Ron Howard directs this adaptation of the true story about the harrowing rescue of the young boys’ soccer team trapped in a cave in Thailand. The story is an amazing and inspirational one and was chronicled terrifically in last year’s documentary “The Rescue.” “Thirteen Lives” has a brilliant cast, including Colin Farrell, Joel Edgerton, and Viggo Mortensen.
Ali & Ava (August 23) l Fix Rating 8/10 – – Writer/director Clio Barnard (see “The Essex Serpent” and “The Arbor”) gives us a lovely musical romance with “Ali & Ava.” The story has Ali (Adeel Akhtar), who is separated from his wife, falling for single mother Ava (Claire Rushbrook, see “Secrets and Lies”). Given their cultural differences, their families are none-too-thrilled with the clandestine relationship that they struggle to keep hidden. But love finds a way. Music is a critical component of the film, as the soundtrack would make a perfect playlist. But the songs are carefully interwoven into the engaging narrative in a unique way, as Ali tries to reestablish his DJ roots and Ava shares her love for country and folk tunes. We see their love grow on screen in an authentic way rarely captured so sensitively. n _______________________________

This is only a small portion that I can express through words, as so much has taken place day after day for the past nine years, blessings all. There seems to be a slow down in all the new places that are coming to the Courthouse Square. The 4th of July parade had a great turnout, yes indeed. I rode ahead of the parade and had a one-man - Mr. Personality - parade just for giggles. The crowd was
indeed very large, lots of children there and I truly enjoyed the event. I am finding myself to be even more excited at the opportunity to share my joy and goodwill wherever I happen to be. I am experiencing affirmations everyday just as I have a God experience every day. My cup is overflowing as is my heart. I came to this town nine years ago and walked into positive energy and vibrations of divine spirit and I have been blessed ever since. My Book of the Month is titled How To Be Purpose Driven, by Larry DiAngi. It is a simple but powerful book filled with good advice that truly works when applied. I have come across much of this very same wisdom in other books over the past nine years. This small book will simply speak for itself. However, I found many people want to hurry through the book. Reading a book should be like a Sunday afternoon stroll in the park. You take your time and you experience many interesting things. I suggest after a page or chapter that you review what you just read and process it before going on to the next page or chapter. Do not fight the concepts you may not agree with, take what speaks to your heart, mind and spirit. Leave the rest. Books of wisdom should be read many times, pondered upon and applied to your daily life. What you receive from each book you read will depend on your intentions and expectations of why you are reading it. Some people want to impress and showcase their knowledge. The 2022 Great Georgia Pollinator Census Set for August 19, 20
From Special Reports On August 19 and 20, Georgians across the state will come together to count pollinators as part of the fourth annual Great Georgia Pollinator Census (https://GGaPC.org) community science project. In the past three years, more than 15,000 counts were submitted and over 300,000 insects were counted! The Coweta County Master Gardener Extension Volunteers will host a local count this year on Saturday, August 20. Participants should arrive at the Coweta County Cooperative Extension office, located at 255 Pine Road in Newnan, between Noon and 2 p.m. (park behind the Extension office) to count pollinators on a favorite pollinator plant. This is a fun activity for the whole family and a chance to learn more about insect pollinators in your gardens. No experience is needed, and it only takes 15 minutes of your time. Master Gardeners will be on site to provide an “Insect Counting and Identification Guide” and will enter the data collected. Beehive boxes will also be on display.
The goals of the project are to gather data on our pollinator insect population, to create pollinator habitat, and to increase entomological literacy around these insects. The project is housed on the website https:// GGaPC.org and all information on the census is found there. The Insect Counting and Identification Guide gives detailed instructions on counting. Interested citizens can sign up for a monthly newsletter full of information on pollinator gardening and insect identification. This project is perfect for

Newnan-Coweta Historical Society Seeks Hospital Photos, Personal Stories

The Newnan-Coweta Historical Society (NCHS) is preparing to unveil several new exhibits at the McRitchie-Hollis Museum in 2023. In preparation for one room in particular, the board is seeking assistance from local citizens who have information about area hospitals that existed forty years ago or more. Newnan is well-known for its role as a hospital town for injured Confederate and Union soldiers during the Civil War when several of the large antebellum homes downtown such as Buena Vista and College Temple were pressed into service. However, it is believed that the first dedicated medical facility was a sanitorium founded in 1902 by Dr. T.B. Davis and Dr. W.A. Turner located at 28 West Broad Street. In 1912, a city hospital owned by Dr. Paul Peniston opened at 51 Madison Street, but the structure has since been demolished and little more is known about it. It was not until 1925 that Newnan Hospital on Jackson Street was created. (The building now serves as a campus for The University of West Georgia.) Originally, it contained two wards—one with four beds for men and one with four beds for women. Over the years, various additions were constructed to meet the ever-increasing demand. By the mid-1940s, the hospital boasted several dozen beds and a children’s ward. Regrettably, hospitals were segregated for most of Newnan’s history. At one point a Black hospital was located on Spring Street; any information local citizens can provide pertaining to this facility is especially desired. Because of the Civil Rights Act and the creation of Medicare, hospitals across America were legally supposed to desegregate in the mid-1960s, but oftentimes segregation was still unofficially practiced. Newnanite Clarence Bohannon recalls protests outside of Newnan Hospital calling for the medical staff to treat a Black service member. It is not known when the Black hospital closed or when Newnan Hospital began accepting patients of all ethnicities. The NCHS is also hoping to learn more about Dr. McWhorter and Dr. Jordan, who died in the 1920s. We also want to find out what Newnan did for a hospital in the late 1800s, learn more details about the medical facilities of the early 1900s, including personal stories of the nurses who lived on site and any other staff who worked at one of the hospitals. Coweta students outperform state, region in Milestones From Coweta County Schools Press Release Georgia Milestone End of Grade and End of Course exam results for the tests’ 2021-2022 administration were released last month by the Georgia Department of Education, and Coweta County students consistently showed higher performance on subject tests compared to state-wide averages. The Georgia Milestones Assessment System is the state’s comprehensive testing program for students, covering a number of subject exams in grades 3 through 12. For the annual Milestone exams in grades 3 through 8, students are tested in the spring on their grade-level proficiencies in English/Language Arts and Math. Students in grades 5 and 8 take additional grade-level tests in Science and Social Studies. Georgia High School End of Course exams were also administered last school year at the end of students’ courses in 9th American Literature and Composition, Algebra 1, Biology and U.S. History. Because of Coweta County’s block scheduling system, tests were administered in the courses in the fall of 2021 and spring of 2022. Student performance on the Georgia Milestones is reported in one of four categories – Beginning Learner (level 1), Developing Learner (2), Proficient Learner (3), and Distinguished Learner (4). These levels are intended to reflect levels of student mastery of the content area in each grade or course. Coweta County students outperformed their peers around the state and in the surrounding West Georgia RESA area. Combining student performance in the top two levels (the percentage of students scoring as “proficient” and “distinguished”) for comparison, Coweta’s average test scores were higher in all 15 grade and subject areas in 3rd through 8th grade, and in 7 of 8 exams in high school, often by significant margins. Coweta’s average scores also generally showed increases over the prior year. That may indicate good news when it comes to concern over student learning loss during the height of the COVID pandemic. “Our student scores over the past two years indicate that while there may have been some loss of learning during the pandemic, Coweta County students have not shown the same levels of learning loss as many other schools across the state and nation,” said Dr. Julie Raschen, Coweta’s Director of Assessment and Accountability. Raschen said that a strong academic foundation for Coweta students served them well during the last two years. “I also believe that by staying open and students having the ability to remain
face to face during the past two school years, our teachers and administrators have been able to identify gaps in learning and put strong plans in place to not just remediate but accelerate learning for all of our students.” Superintendent Evan Horton agreed. “COVID certainly had an impact on our families, schools and community. But our kids benefitted from returning to school as soon as possible in 2020. We returned in-person in September, 2020, and stayed open, and that gave many of our students an advantage. And students have received significant educational interventions since that time.” “For us, these results may tell us that some of that loss wasn’t as significant for our students as we feared,” said Horton. “I have
appreciated the dedication of our teachers, the support of our community and the diligence of students and families as we try to improve these results each year.” Coweta students, like Georgia students generally, showed significant improvements in subject mastery in 2022 over 2021. Coweta 3rd grade students scoring in the two highest categories of proficiency in English and Language Arts rose from 44% of students in 2021 to 49% in 2022. Coweta students’ scoring at the top two levels in 8th grade math rose from 29% in 2021 to 45% in 2022. In high school Algebra 1 tests taken in spring, 2022, 36% of Coweta students scored at the highest two levels of proficiency, compared to 39% for the state of Georgia. However, in the winter of 2021, 61% of Coweta students scored at the highest two levels, compared to just 29% of high school students statewide. Both averages were increases for Coweta students over the previous academic year.

Coweta Schools Breakfast, Lunch Info for 2022-23 From Coweta County Schools Press Release Coweta County schools will begin the new school year with regular school breakfasts and lunches for students. “I am excited about starting a new school year again, and returning to a normal school year that feels fresh and free and exciting,” Said Robin Goad, Coweta’s new School Nutrition Coordinator for the system. Coweta Schools are committed to providing students with a breakfast and lunch program that meets students’ nutritional needs and prepares students for an academically successful school day. The school system’s food service program is a self-supporting program, meaning that costs for the cafeterias and meals are covered by the points-of-sale and by federal assistance through the Free and Reduced-Price Lunch program. Coweta County Schools, like other school systems around the nation, are returning to pre-pandemic meal charges for school lunch and breakfast. Parents can conveniently use the school system’s online MealPay Plus system to pay for school meals, or they can apply for their child to participate in the federal Free and Reduced Price meal program. “God knocked on my heart,” Gardner recalls as God showed him the meaning of the torn pages – they represented how each person’s life had been ripped and torn from events in their lives. God showed him how those rips and tears could be mended back together to make something beautiful. He bought the necklace and began the journey to help those leaving prison receive a second chance and to send a reminder that each one of us has a page that has been torn out.
This race will benefit the Newnan/Coweta Boys & Girls Club. The Newnan/Coweta Boys & Girls Club works with hundreds of kids and teens each year to help them reach their full potential. They provide an environment where all youth feel safe and secure to dream, discover, and develop. Their programs focus on helping kids succeed in school, live healthy, and become leaders.
Gardner’s prison sentence was set for 20 years, and for 17 of those years, he created and pursued his business, Torn Pages. With the help of his inmates and a Facebook friend from Uganda, Gardner started making his own beads with torn paper and floor wax. They “cut the paper in angles, rolled, glued, and varnished.” The beads and $500 were sent to Uganda for his friend to finish the jewelry.

Like the torn paper being made new again into a bead, a person’s life can be made new again.
