Notes from Perry Street

As we start a new year, we want to thank our advertisers and readers for their support. Our goal is, and always will be, to help you grow, market and promote what you do. And maybe find a great new local joint or band along the way.

We are excited about the future of print media and our company’s growth. Despite all the naysayers, niche publications, like what we publish, continue to grow. As an example, we started The Paper five years ago with a circulation of 1,500. It is now 10,000. Looking back over the past year, whether professionally or personally, is never a bad idea. However, a word of caution: a quick glance is best. Staying focused on the past and thinking of all the should ofs, could ofs or would ofs … can leave you bitter. And a life lived in regret is a life half-lived. It’s like looking out the rear view mirror and never looking for what’s in front of you. At some point, you are bound to have a wreck.

Winters Media & Publishing started back when we bought The Coweta Shopper from Joe Williams on a Thanksgiving Eve.

We eventually shortened that to “The Shopper,” and at the beginning of 2022, we changed the name to “The Weekly.” We did this for a myriad of reasons and appreciate the community embracing that decision. We had added so many features and columns that we just didn’t think The Shopper was The Shopper any more.

We started The Paper from scratch. It was Winters’ vision and dream to create what we now call “the ultimate what to do, see and eat” publication. Or as Winters likes to joke, the “Give Me Something To Do” paper. Our columnists cover our favorite joints, the local music scene, what is trending in our area, recipes, chefs, book clubs and others’ perspective on living life.

It is now direct-mailed to more than 4,000 homes and we distribute an additional 6,000 at more than 125 locations throughout Coweta County and the surrounding areas. We have a strong social presence with Winters Media as well, including our website (wintersmedia.net) Facebook, Twitter and Instagram (all @wintersmediapublishing) as well. All these are just other cogs in our media wheel to reach readers and expand our clients’ reach.

The Paper goes out the first week of the month. We now have The Weekly direct mailed in weeks two, three and four. In each of those three weeks, The Weekly goes to a different zip code area.

A year ago this month, we started The Taku Group. If you are wondering, “Taku” is a glacier that runs down from the mountains to Juneau, Alaska. It is also the name of a company that specialized in Alaskan seafood and whose owners are friends of ours. And, it’s also why Winters’ dog is called, well, Taku. “Taku” owns two high-end glossy magazines. One is Stroll Lake Redwine and goes out each month to the approximately 625 residences in the Lake Redwine subdivision.

The other is BeLocal Coweta/PTC. This publication targets the roughly 500 families moving into the area each month. It too is direct-mailed and covers all of Coweta County and into Peachtree City and west Fayette County.

So now we have four publications and multiple social media platforms, each targeting a very different demographic. In other words, we have something that will fit your needs. And we are looking at some additional opportunities in 2023.

As we enter this new year, we pray for blessings and peace in your lives. We are committed to continue to help you grow and strengthen your businesses.

On behalf of our family and our incredible team, we want to wish you a prosperous new year where you truly find your life and work purpose.

A Gift

The Christmas season has come and gone with hopefully everyone getting that coveted gift, the one they have dreamed about the whole year. Parents frantically fought the supply chain monster in hopes of finding “it,” the gift that made this Christmas perfect. As a parent (and grandparent), I have fought these battles even when the supply chain was zipping along. And, I am all for the perfect gift for your little or bigger bundle of joy. But, if you are interested in something that will be around probably longer than Grandma’s fruit cake, please allow me to recommend a gift.

I recently was looking at pictures of past graduations for our 1,000 Books Before Kindergarten program. This is an awesome, FREE program we offer at all libraries where young children can read (with the aid of family, teachers, etc.) books with the hope of being recognized and awarded at one of our fantastic graduation parties (there are gifts!). I have seen some wonderful sights in my life but one of my favorites is seeing a roomful of children with graduation caps sitting with their families as we announce their name. The light from all the smiles in the room is truly dazzling and warm.

Besides a cute photo op, there is one thing that really make me excited about the gift I am about to tell you about. If you have children or grandchildren, all of them can take advantage of 1000 Books. But it is not a requirement to get the real gift nor do you have to be a child to get it … it is free to all. It is the gift of literacy, with a shelf life that runs as long as you do and there is no cap on how much you want of it. Look … I can cite statistic after statistic about children and the positive effect of reading (better school scores, higher college acceptance, stronger in science and math) but for children it is fun! It is also a family event, a parent or sibling or grandparent can join in the excitement of seeing the sparkle in the eye of a happy reader.

As for adults who claim that they do not read, find something they are interested in and gift them a book about it. It can even be an audio book. There is also a place called the library where these books, audios, eBooks, etc. are available for all and they are FREE. How many times do you read an article about Christmas gifts and the word FREE is mentioned twice (now thrice)??? And, the library is not just open at Christmas, this is a year-long gift. As Cousin Eddie so eloquently put it in Christmas Vacation, it is the gift that keeps on giving all year long.

We are overloaded with information these days and it seems to me that nobody can sit still for longer

than 10 minutes. Is it Facebook or Twitter or Politics??? I do not know but I can tell you that there is something very peaceful about relaxing with a good mystery, biography, historical novel, children’s book with your child or whatever you would like to read. Beginning now with the new year, let’s make 2023 the year of calm, peace, and reading to oneself and to others. I guarantee it will get you on the good list!

Did You Know?

• 61% of low-income families do not have a single piece of age-appropriate reading material in their home?

• 1/3rd of Georgia’s children start school unprepared to learn?

• 75% of Georgia’s students who are poor readers in the third grade will remain poor readers in high school?

The Coweta County Ferst Foundation mission is to provide a free monthly age-appropriate book for every child under the age of five in Coweta County. Visit our website for more information: cowetaferst.org

How Do Books Help?

The more words a child hears, the larger the child’s vocabulary and the larger the child’s vocabulary, the more likely the child will be a proficient reader. However, in order to read with a child, books must be in the home.

The Journey

Let’s Be Intentional in the New Year!

Happy New Year, Paper readers! This is the time of year where we reflect on the year prior and look forward to being better versions of ourselves in the future. 2022 was especially a unique year for me and my family … a new season of life. Yet it seems like we’re about to go into yet another one this year. We are getting used to being flexible with traditions we’ve had for 20+ years and looking at how we will adjust with our extended family tree to make the most out of the time we have together.

If I had to pick one word that summed my role up as board chair of the Newnan-Coweta Chamber in 2022, it would be “intentionality.” I was very intentional about how I spent every moment of my time in that role, but even more so at work. Still, most of the time I felt like I was running on a hamster wheel. My love of travel became more of a burden … I looked forward to trips planned and had a wonderful time but was completely overwhelmed when I came back because the one thing I couldn’t do when I was gone was truly support my people. So almost all of my time was spent with them and my tasks had to be done whenever I could fit them in. In hindsight, I did the best that I possibly could and always made myself available to my team and my family, but no one does it all well.

New Years resolutions are everywhere although quite often not followed through with. I have written about goals, how to follow through with them and make lasting change over the last few years. In reality, for me, some of my biggest and best lifestyle changes have come through NY resolutions. It requires a need for change, discipline, and yes – intentionality.

So this year, while I definitely want to be healthier, exercise more, make more money – all of the ‘fad’ resolutions – what I want most is to be intentional about everything I do. The season of chasing my tail is behind me and I am moving forward to making the most out of every moment, even the ones I don’t plan. My version of being intentional doesn’t mean I have to plan every second of my life (even though I’m pretty good at micromanaging myself), but it does mean that I plan on being more present than I have been in years, in as many moments as possible. It means that I am not going to put myself on the backburner anymore … my wellbeing is important. It means that I am going to spend meaningful time with the people in my life and work on things that are truly important, intentionally.

I challenge you to look at your life with a ‘big picture’ mindset and think about not the problem itself but what the behind-the-scenes thought processes are behind that problem. That, my friends, is where you are truly going to be intentional on making lasting change in your Journey.

“In death, we are not defined by what we did or who we were but by what we meant to others. How well we loved and were loved in return.”

- Allison Pearson, I Don’t Know How She Does It

We are fortunate she writes The Music column for us at The Paper.

“Music gives a soul to the Universe, wings to the mind, flight to the imagination and life to everything.” …Plato

Apollo’s Steaks … 770.667.4811 45 Robinson St., Suite D, Newnan Authentic Philly cheesesteaks, cheesecake and more!

CC’s Wings … 770.252.2755 • 23 Franklin Road, Newnan Do a pretty big take-out business. Usual flavors with fish and burgers on the menu as well.

Christy’s Cafe … 770-683-7512 • 27 Jackson St., Newnan

One of the more popular breakfast joints in town. Regulars know the secret menu. Also open for lunch. The front porch is popular, especially with dog owners. Down home grub.

Chylaca’s Mexican Restaurant & Grill … 770.252.6821 20 Bullsboro Dr., Newnan • 3154 E. Hwy. 34, Newnan

Two locations serving up some of the best dishes around. People rave about their salsa and rice. We are also partial to the Tacos Carne Asada and the El Cabo.

Coweta Country Junction … 770.253.5999 1502 Hwy. 29 North, Newnan

Arguably the best wings in the county. Big and juicy.

One flavor - awesome. Need to call ahead to order.

Dunc’s BBQ Kitchen … 678.673.6644 98 Jackson Street, Newnan

Great joint that includes beef brisket, all-you-can-eat catfish and shrimp, smoked chicken and pulled pork. Killer banana pudding and their white sauce is The Bomb.

El Taquito … 770.252.2777 • 1389 Hwy. 29 South, Newnan

It’s located inside a gas station. Their Coke is from Mexico and has sugar. This is the real deal. They have photos up above the counter and you can just point and salivate at the same time.

Look for many more joints on our website.

Mr. Personality Newnan’s

Goodwill Ambassador

January, New Year’s Day and Martin Luther King Jr. Day, are highlights for the month of January.

New Year’s Day is to celebrate the fresh start that it is, that it may become and that we hope for. The Carnegie Library is an excellent source for people of all ages to discover Dr. King, as they have many books about him as a person, preacher and Civil Rights activist. Celebrate his life by reading about his life.

I would like to encourage those with time on their hands and money in their pockets to shop at the Courthouse Square. Shop small, shop local and shop smart and be sure to pick up the free Paper. A John Winters’ special, a great source of information about the Courthouse Square, Newnan and Coweta County.

For those visiting or moving in, The Paper is a must-read as well as great entertainment for all. Be sure to check out my Mr. Personality column, it’s the best one yet.

I am always in a bit of shock and awe as I remember that the very day I moved to this state and town I was more fully connected to my God-consciousness, what the Quakers refer to as the “Inner Light.”

Ten years later I am still having a God experience every day. My spiritual love letters ministry is indeed my outreach ministry in which I touch the hearts and minds with all of humankind that is placed in my path by Divine Spirit. Some need prayers, some need healing, some need a friendly voice and some simply need to be seen and heard.

This is my God-given purpose for being in this town, this country and this very planet. Sometimes I can only offer words of encouragement, prayers, air hugs and much enthusiasm.

I do what I can with what I have and I pray daily that Divine Spirit will bless me with the right thoughts, the right words, the right deeds and right behavior throughout each day. Every day is an affirmation of my God-given purpose. I am to embrace my fellow humankind with love, joy, and heartfelt sincerity each day.

My Book of the Month is titled: “The Right To Be Wrong. Ending The Culture War Over Religion In America,” by Kevin Seamus Hasson. This well-written book should be read by anyone that has a religion and those that do not. It is about the ongoing feud over religious diversity.

The book explains that freedom is guaranteed by the truth about each of us. We are to follow our conscience, even if our conscience is mistaken as we have the Godgiven right to be wrong.

If anyone has been told they have the “wrong” religion or feel only they have the “right” religion, I suggest reading this book. I wish I could give everyone a copy of this book. This is another book of wisdom that the Divine Spirit placed in my path to share.

Until next time Peace, love and respect

Mr. Personality n

Jerome Powell, who is The Federal Reserve Chair, has said the Federal Reserve is trying to “reset” the housing market after prices skyrocketed up to all-time highs in 2022. United States Home prices increased nearly 40 percent in only two years.

We are now in a totally different housing market. The market has softened and the market is more buyer friendly. The only problem is that mortgage rates are the highest they have been in nearly fifteen years. What can buyers do to combat this high cost of borrowing?

You can “buy down” your interest rate as a borrower. A buydown is a way for a borrower to obtain a lower interest rate by paying discount points at closing. A lower interest rate will make your monthly payment lower. A general rule of thumb on buydowns is that it costs about 1% of your loan amount. So, if you are borrowing $200,000, buying one point down will cost you about $2,000. If you have extra cash on hand, this can be a good idea. If you are light on cash, you probably want to stick to the interest rate your lender gives you.

Another big change in the real estate market has been seller and builder paid closing costs. After sellers did not pay any closing costs for buyers during the big boom of the real estate market, we are seeing sellers pay thousands in buyer closing costs.

I had a closing last month where a builder and lender provided $17,000 in closing costs for my buyers. Real Estate continued on page 19

We have seen rates increase from three percent to four percent earlier this year, up to nearly eight percent now. Rising inflation is mostly responsible for this. The Federal Reserve, which is responsible for setting the interest rates that directly affect the mortgage rates, has been very clear on their stance with the housing market.

The Film Fix … Streaming Edition

M3GAN (January 6) – This sci-fi frightener comes from superproducer Jason Blum, whose Blumhouse Productions gave us many enduring horror franchises over the last twenty years (see “Paranormal Activity,” “Insidious,” and “The Purge” to name just a few). James Wan (see “The Conjuring” films) gets the story credit. “M3GAN,” which stands for Model 3 Generative Android, is a lifelike doll created by roboticist Gemma (Allison Williams).

When Gemma’s niece, Cady (Violet McGraw), loses her parents, Gemma decides that M3GAN could help the little girl’s recovery. Of course, that proves to be a horrible idea. Clips of the creepy M3GAN dancing stormed social media last month as the robot’s uncanny movements were enough to generate uncomfortable giggles. But the producers are hoping for big scares along with those tension-relieving laughs.

Streaming Selects:

VOD: Running with Speed (3-part documentary series available on January 6) – Filmmakers Patrick Lope and Nicholas Mross (see 2014’s prophetic “The Rise and Rise of Bitcoin”) dive into the crazed and genius process of “speedrunning.” Profiling the fastest gamers on earth, “Running with Speed” is about players who complete an entire video game as fast as humanly possible. This growing, popular sport also takes its toll on the participants. Mross and Lope cover all aspects of the culture in this definitive speedrunning documentary series. “Running with Speed” will be available for rent on all streaming platforms.

The Pale Blue Eye (January 6) – l Fix Rating 7/10 –Christian Bale and Harry Melling make a formidable investigative team in this period-set murder mystery. In 1830s New York, troubled detective Augustus Landor (Bale) is called in to solve the gruesome killing of a West Point cadet. The crime involves the vicious removal of the victim’s heart.

Augustus joins forces with another military cadet named Edgar Allan Poe (Melling, from “The Queen’s Gambit,” playing the famous American writer). While Augustus is well-trained in the art of detection, Edgar has the inside track on the strange goings on at the prestigious military academy. And in that secretive place, nothing is what it seems.

Director Scott Cooper (see 2009’s “Crazy Heart”) delivers a brutal and unforgiving film that is intriguing and well-made. Bale is the star, but Melling is terrific as Poe, who could carry a second installment, should Netflix give it the green light.

had visiting shows like “The Clone Wars” and “Tales of the Jedi.” Season two of “Star Wars: The Bad Batch” continues the adventures of a collection of enhanced clones who trip through the galaxy after the events of the Clone Wars. While not as hard-hitting as the incredible live-action “Andor” series, “The Bad Batch” is a satisfying, if also somewhat repetitive, excursion to a place far, far away.

The Last of Us (series premiere January 15) – The Sony PlayStation video game that premiered in 2013 gets a big-budget series adaptation starring Pedro Pascal (see “The Mandalorian”). Season 1 features nine episodes. It follows Joel (Pascal) and Ellie (“Catherine Called Birdy” star Bella Ramsey) as they travel across an America that’s been ravaged by a pandemic. Sure, it sounds familiar; however, the trailers tease an exciting and potentially emotionally engaging journey. And the cast is promising, with Nick Offerman, Melanie Lynskey, and Gabriel Luna in supporting roles.

Mythic Quest (season 3 finale premieres on January 6) –Although Apple’s streaming platform is known for featuring the Oscar-winning film “CODA,” highly regarded music documentaries like “Beastie Boys Story,” and the edgy, subversive breakout series “Severance,” “Mythic Quest” offers off-beat entertainment that’s easy to digest. In the series, Rob McElhenney, the star of “It’s Always Sunny in Philadelphia” and the doc series “Welcome to Wrexham,” plays an obsessed video game developer named Ian Grimm. His hit game, Mythic Quest, is always in need of an update, and his company’s employees make up a quirky family. This show is funny and, at times, hits the emotional mark.

Hunters (season 2, the final, premieres on January 13) – If you forgot that this show even existed, you are likely not alone. Frankly, season one was really solid and highly stylish. So, it is good that Amazon gave it a second helping to draw the story elements to a close. Set in 1977, “Hunters” follows a young Jewish man named Jonah (Logan Lerman) who joins an elite group of Nazi hunters led by Meyer Offerman (Al Pacino). The cast is great, with Josh Radnor, Carol Kane, Jennifer Jason Leigh, Saul Rubinek, and Lena Olin, among others.

Theatrical Teasers:

Women Talking (January 13) – l Fix Rating 9/10

– One of 2022’s best films, “Women Talking,” takes place in 2010 and profiles a group of women in an isolated religious community. We meet them after they have gathered together in a barn to discuss whether to flee following the arrest of several men in their village. They share the stories of physical and sexual abuse while attempting to reconcile their anger with their faith.

The cast is packed with super acting talent, including Rooney Mara, Claire Foy, Jessie Buckley, Judith Ivey, and multiple Oscar-winner Frances McDormand. Look for this movie, directed and written by Oscar nominee Sarah Polley (see “Away from Her”), to garner lots of awards consideration.

A Man Called Otto (January 6) – l Fix Rating 6/10 – Tom Hanks effortlessly steps into the role of Otto, a troubled fellow, a curmudgeon, whose wife has recently died. When he’s forced into retirement and a new family rents the house across from his, he’s utterly disturbed. Change doesn’t agree with Otto. But can these new folks melt his heart and save Otto from hopelessness?

“A Man Called Otto” is an overly sentimental adaptation of the 2015 Swedish Oscar nominee entitled “A Man Called Ove.” While “Ove” is a superior film, “Otto” does its best to overcome the sappy moments and pull at our heartstrings. Hanks is as good as ever, but the standout performance is Mariana Treviño, who plays Otto’s intuitive and very pregnant neighbor. n

The first New Year’s celebration dates back 4,000 years. Julius Caesar, the emperor of Rome, was the first to declare Jan. 1 a national holiday. He named the month after Janus, the Roman god of doors and gates. Janus had two faces, one looking forward and one looking back. Caesar felt that a month named after this god would be fitting.
