I would be remiss if I didn’t thank the Coweta County Sheriff’s Office, the various departments throughout the county and the numerous volunteers that support us each year. A lot of planning has gone into making this year’s Fair the most entertaining and exciting yet. We have managed to hold the cost down despite the rise in inflation and hope to see everyone out having a good time. “ We will have a petting zoo again after not having one for a couple of years due to COVID.

Primetime Amusements does a great job of providing a wide variety of rides for all ages. My suggestion here would be to close with a trusted real estate attorney and have your Realtor double check everything, including wiring instructions, before you send. You could also call the closing attorney before you send the wire to make sure the wiring instructions are correct. Wire fraud is very common.

Another type of fraud I commonly see is wire fraud. Buyers typically wire in their earnest money as part of a contract. Buyers need to make sure that they have the correct wiring instructions from the earnest money holder. Do not open suspicious e-mails from people you do not know. Real Estate closing attorneys, that typically hold earnest money as part of contracts, can call you or e-mail you with correct wiring instructions.

We see scam artists create e-mail addresses and pose as the closing attorney asking for the earnest money or funds to purchase a home. They will change a letter off of the closing attorney’s e-mail address and hope their target does not notice. The scammer will then try to get their target to wire the money to the scammer’s account instead of the real estate closing attorney. With home purchases, we are talking about losing a significant amount of money.

The most common forms of scams I see in my real estate business are rental scams involving deposits, earnest money and wire fraud. I have had the local Sheriff’s Department contact me looking to track a rental scam prospect down.

One of our agents recently had his father-in-law’s residential property listed for sale. He was online and saw where someone took pictures of the house and posted that the home was available for lease, when in fact it was not. The scam artist was cold calling prospects to rent the property. He just happened to contact our agent’s friend, so she called our agent and made him aware of the scam. The scam artist was using the money payment application, “Zelle,” and asking the prospective renters to put both a security deposit and first month’s rent down. He created urgency by telling people they had to put the money down as soon as possible or someone else would lease the property. The scam artist took $3,000 from someone. He used the payment application Zelle because it is harder to trace.

Now a bit of advice about attending expos.  What typically happens is that you end up with a bag full of information which you have all the good faith in the world to read over, organize and file.  But instead, you don’t.  You stuff it up on some shelf somewhere for later or worse yet, after staring at it on your counter for a few weeks, you just chunk it.  So here is a tip.  Before you go to the expo, grab three folders or three manila envelopes.  On each folder or envelope, write: “Where Do I Want to Live”; the next one write: “How Am I Going to Pay for It”; and on the 3rd one write: “Who is Going to Take Care of Me.”

College Football Playoffs expanding Last week, the University presidents who assist in overseeing the College Football Playoffs voted to expand the system from four teams to 12 teams no later than the 2026 season. Those 12 teams would consist of the six highest-ranked Conference Champions and six At-Large teams. The neat part of this playoff scenario is that the first-round games would be played on campus with the remainder of the playoffs integrated into the bowl system. This proposal by the presidents is essentially the same one that the Conference Commissioners voted down earlier this year.

Stanfield took principals and system staff through walkthroughs of the entire school campus, following the 11-page site assessment guide. Among the things he looked for were updated and individualized school safety plans, school security measures, training plans and drills, facility maintenance, classroom set-ups, entryways and exits, signage, emergency storm shelter locations, playgrounds, athletic fields, sprinklers, school fencing, traffic patterns, fire extinguisher, first aid and medical response equipment, cyber security, as well as visited with safety staff such as school nurses and school resource officers.

GEMA/HS Regional Coordinator Kevin Stanfield (GEMA region 6) conducted the site assessments as a part of an offer from the agency to school systems statewide. Coweta County’s school safety plans have been developed through the years with GEMA guidance.  Stanfield made the offer to school systems throughout his 21-county district at the beginning of the year to conduct onsite inspections.  Superintendent Evan Horton contacted him in March and invited him to survey Coweta’s schools. “It’s always good to have a new, and welltrained, perspective on our school safety and security measures,” said Horton.  “I value our partnership with GEMA and local law enforcement, and their expertise as we seek to make our schools as safe as they can be.”

Principals were given the site assessment ahead of the visits so they could begin their own self-assessment “and that allowed them to have conversations with their teachers, their SROs and others in their school” before the visit, Kesselring said.

”It’s important to constantly evaluate the processes that we have in place, and to adapt with the times,” said Kesselring.  “But overall, the assessments made us feel good that schools have resources and well-established plans in place.”

All Coweta County schools received comprehensive on-site safety assessments from the Georgia Emergency Management and Homeland Security Agency (GEMA/HS) over a nine-day period at the end of August.

“The purpose of the assessments is to provide schools with individualized guidance on things they can do to be safer environments,” said Coweta Schools Safety Director Ken Kesselring, who accompanied Stanfield on the site visits. All 32 Coweta schools were visited over a week and a half period, from August 22 through 30. The visits from Stanfield and Kesselring were typically two-hour tours covering hundreds of elements in a comprehensive site assessment guide developed by GEMA. “School Safety is actually our bread and butter” at GEMA, said Stanfield, who also lives in Coweta County.  “And in these sorts of assessment visits, we are really another set of eyes,” and the assessments can offer teachers and staff a new perspective on safety issues which need to be addressed or enhanced, he said.

Our Snow Bear Scrapbook: Memories and Recipes from Thalhimers was written by Elizabeth Thalhimer and illustrated by her mother, Sallie Thalhimer. The book features a number of recipes once served in the tearoom of the Thalhimers store in Richmond, Virginia, and this rice pudding was said to be a favorite of both adults and children there. But rice pudding sounded old-fashioned, and I was initially skeptical about making it. I realize that cooks of yesteryear had to get creative with their dishes, especially during World War II and rationing, but rice in a dessert? I keep several varieties of rice on hand, and in addition to eating rice as a side dish with savory foods, I’ve learned to view rice as the basis for a dessert. Early each fall, I start to think about cooking comfort foods. Something rich and creamy sounded good for dessert one evening, so I decided to try a rice pudding recipe I came across in a book about one of the old department stores I love to research.

I’d never thought much about it until a friend sent me a link to a YouTube video about a town in Japan that is finding new life by growing green tea (I’m a fan) and rice. The video—titled “Revitalizing a Japanese Tea Town” if you care to look it up—opens with footage of a contraption that operates like a small tractor designed for the rice paddy. Through some marvel of mechanization, it drops perfectly spaced rice plants into the wet ground. I was as fascinated by the rice as the tea!

“Buyers typically wire in their earnest money as part of a contract,” Barron said. “Buyers need to make sure that they have the correct wiring instructions from the earnest money holder. Do not open suspicious emails from people you do not know.” Real estate closing attorneys, who typically hold earnest money as part of contracts, can call the home buyer or email them the correct wiring instructions, he said. However, home buyers still need to pay attention to details.

Renters should:

• Get a copy of the lease signed by the renter and the property owner or manager.

The scammer was using the money payment application Zelle and asked prospective renters to put both a security deposit and first month’s rent down. He created urgency by telling people they had to put the money down as soon as possible or someone else would lease the property. The scam artist took $3,000 from one potential renter. Barron said the scam artist used Zelle because it is harder to trace.

• The renter can only work with an agent, and the agent says the owner is too busy or unavailable to handle the rental.

“People need to do their due diligence when looking at properties to lease or buy,” Barron said. “I would recommend using a trusted realtor to help avoid these types of scams.” Home Buying Scams Wire fraud is another common type of fraud that Barron has witnessed.

Renters should not: • Wire money as a deposit or payment for first and last month’s rent. This is the same as giving cash, so the renter can’t get a refund even if the offer was fraudulent.

• Send money overseas for a rental.

• Give their personal information or Social Security number to a property owner without verifying their identity.

• The owner or agent requires the renter to sign the lease before they see the rental property. They might also charge the renter a fee to view the property or say they aren’t able to let the renter enter the home or apartment.

Here are some additional tips for renters to protect themselves from scams: USA.gov recommends that renters should be suspicious if: • The advertised price is much lower than the cost of similar properties.

Ways to steer clear of Home Buying and Rental Scams

“We see scam artists create email addresses and pose as the closing attorney asking for the earnest money or funds to purchase a home,” Barron said.

• Rent a property they’re unable to see prior to signing the lease.

• Visit real estate websites to see if the desired rental property is listed in another city. A scammer could have copied the photo or description.

As housing costs continue to rise, home buying and rental scams have also been increasing. Consumers need to beware of scams so they won’t lose money or have their personal information end up in the wrong hands. The Federal Bureau of Investigation (FBI) reports there has been a steady increase in losses reported by victims of real estate and rental scams in the last three years. In 2021, nearly 11,600 people nationwide reported losing more than $350 million due to these types of scams, a 64 percent increase from the previous year, according to a report from theJessFBI.

• Pay a security deposit, fee or first month’s rent before they’ve signed a lease.

• Get rental terms in writing, including fees, rent and maintenance.

The scam artist will change a letter in the closing attorney’s email address in hopes their target doesn’t notice and will wire the money to their account instead of the real estate closing attorney. With home purchases, the buyer could lose a significant amount of money. Barron recommends for home buyers to close with a trusted real estate attorney and have their realtor double check everything, including wiring instructions, before they send the money. The home buyer could also call the closing attorney before they send the wire to make sure the wiring instructions are correct. Wire fraud is very common, Barron said.

Barron, vice president and associate broker at Lindsey’s Inc. Realtors, offers some tips to help readers avoid falling victim to housing scams. Rental Scams “The most common forms of scams I see in my real estate business are rental scams involving deposits and earnest money and wire fraud,” Barron said. Rental scams occur when either a property owner or potential tenant misrepresents themselves, as well as when the terms and availability of a rental property are misrepresented, according to USA.gov. Barron said the local sheriff’s department has previously contacted him when they were trying to track down a rental scam prospect. The scams have even hit close to home. An agent at Lindsey’s Inc. Realtors recently had his fatherin-law’s residential property listed for sale. While looking online, the agent saw that someone had taken pictures of the house and posted that the home was available for lease, which was completely untrue.“The scam artist was cold calling prospects to rent the property,” Barron said. “He just happened to contact our agent’s friend, so she called our agent and made him aware of the scam.”

• Ads for the property have grammatical and spelling errors or overuse capital letters.
