Renovate the Home in Lead-Safe Way Homes that were built prior to 1978 may have the presence of lead. Homeowners thinking about home improvement renovations may want to consider taking extra safety precautions to prevent lead contamination. Consumption of lead can result in many health problems, affecting the nervous system and kidneys and possibly interfering with fertility and reproduction. High doses of lead can cause mental retardation, behavior problems, brain damage, and even death. Older homes may contain a good deal of lead. Lead used to be added to paint to make the product last longer and flow easier. Water pipes used to be made from lead, as was the solder used to connect the pipes. Lead may even be in the soil surrounding the home. Because of the dangers lead presents, many homeowners are interested in retrofitting their homes to remove traces of old lead, or at least prevent future contamination. Homeowners who are just doing minor renovations may actually stir up lead and introduce it into the environment. That is why caution must be taken with older homes. Whether one is hiring a contractor for renovations or doing the work him- or herself, a lead-safe manner should be followed. Spring 2011

* Cover entryways, venting, ductwork, flooring and other items in the room with an impermeable covering to prevent the release of lead dust outside of the work area. * Use wet-scraping and wet-sanding methods to minimize the amount of dust generated that could contain lead. * Make sure tools, personnel and other equipment are cleaned before exiting the room so that dust is not spread. * Use containers to securely store waste and debris so it can safely be removed from the house. * Follow applicable laws for the proper disposal of lead-containing materials. * Use HEPA-equipped vacuums to remove dust in a final clean-up of the work area. Wash down areas with water and an allpurpose cleaner so that settled dust is removed. * Be sure all workers are wearing appropriate safety equipment, such as ventilators, masks, gloves and eyewear for protection. * Hire a lead professional to do testing in the home to make sure lead is not present. Consumers can buy a do-it-yourself kit to test for lead-based paints in their homes. However, there may be false test results. Therefore, hiring a professional tester is the best option. * The Environmental Protection Agency

requires that firms performing renovation in pre-1978 buildings use certified renovators for lead-safe work. Individuals can become certified renovators by taking an eight-hour training course from an EPAapproved training provider. What You Should Know About LeadBased Paint Lead-based paint is particularly dangerous because older paint can chip and deteriorate, causing lead dust in the home. Children may eat lead paint chips, and residents may inhale the dust. Actions should be taken to protect homeowners from lead-based paints in older homes. * Painted items, such as doors, can be replaced. If a lot of debris will be generated, consult a professional. * Covering up lead-based paint is a shortterm solution. Sealants or gypsum wallboard can cover the paint. However, the old paint may continue to chip. Painting over the old paint may temporarily lock in the lead, but once the new paint deteriorates, lead dust may be released. * Removal is the best option. Professionals experienced in lead paint removal can do it safely. Homeowners should not try to remove a large area of lead-based paint on their own. Page 25

Prevent Drainage Problems at Home Drainage issues on a property can cost homeowners thousands of dollars in potential damage. They can also cause safety issues down the line, such as mold or mildew accumulation on walls, breeding grounds for insects, or even sink holes. It’s important to ensure proper drainage occurs around a home. Storm water runoff is a big culprit when it comes to drainage issues. Over time storm water can erode soft surfaces and redirect water to places where it doesn’t belong. Also, improperly graded concrete work or misplaced landscaping items can create water pooling in undesireable areas. Other items used in a landscape can create trouble. Mulch or wood chip decorative accents can wash away during storms and clog drains or create water ruts. Repairing drainage issues can be an easy or more laborintensive job depending on the severity of water accumulation. Here are some remedies to try. * Sweep driveways and walkways rather than using a hose to clean debris. This not only saves water, but also it prevents excess debris from funneling into storm drains or your own property drainage system. * Install gutter covers and removable downspouts. This way you can routinely clean out debris that has collected, such as branches and leaves. Clogged gutters can cause rainwater to overflow and run down the foundation of a home, eventually infiltrating the interior. * Always ask for referrals when considering outdoor contractors. Make sure proper zoning Page 26

permits and inspections are followed so that grading of work is in accordance with city or town ordinances. * Use caution when planting trees and shrubs. They could block the runoff of rainwater, or roots can compromise underground drainage pipes. * Consider installation of foundation drains to divert storm water away from your building’s foundation, if water seepage is a big problem. Foundation drainpipes are perforated

and usually surrounded by gravel. The pipes disperse the water (instead of discharging in a concentrated area) and the gravel contributes to infiltration of the water. * Trench drains or yard inlets can catch excess water if it pools or runs off in a particular area. The drain will connect into a public system and carry water off. * Regularly maintain your septic system if you have one. Routine pumping of the

tank, ensuring only septic-safe items are flushed, and avoiding harmful chemicals can help prevent a wet landscape from an overflowing septic system. * Drywells can be placed in areas that cannot be connected to a storm water drainage system. Drywells are filled with gravel and surrounded by filter fabric. Water flows into the wells and permeates the ground through the gravel. * Sump pumps can be used indoors to pump out extra water caused by a high water table. They click on when water reaches a certain level. Being aware of drainage issues can prevent problems down the line. If you think you have a drainage issue, you may want to consult your city’s public work department to view drainage plans in your area. A plumber or landscaper may be needed to help resolve issues.

You Get What You Pay For In these tough economic times we all seem to be closely watching how we spend our money. An important consideration when it comes to new installations or renovations of existing plumbing fixtures in our homes is that we need to be careful not to substitute good quality for the many substandard products that are constantly advertised. How can you tell the difference? The best way to protect your investment in your home is to have a good plan and give yourself time to do the research on the products you are interested in. The marketplace is very large and you will find what appear to be similar products made by the same manufacturer in different stores and the price for what appears to be the same product could differ by as much as two or three hundred dollars on a large item such as a tub or shower to smaller price differences on items such as faucets. If you find a tub or shower with a large price difference but one that may be made by the same manufacturer, there is usually a difference in quality, such as half the thickness of acrylic or fewer coats of gelcoat. You do not want to accidentally drop a shampoo bottle, which happened to one of our customers, and have it make a hole in the bottom of your shower. These are items that are expensive to replace so spending those extra dollars the first time can definitely save money in the long term. The choice in faucets is never ending. How can you figure out what you are paying the extra dollars for? Check the weight of the faucet, quality faucets have lots of brass, the lower priced faucets have lots of plastic. Is the finish guaranteed for life? Is it a name brand faucet that you will be able to get parts for years down the road when it might start dripping? How long has the faucet been manufactured and what is the installation track 251 Government St., Duncan record for it? Replacing a basin faucet is not so difficult, but if your tub or shower faucet fails, it usually means cutting holes

in the wall to replace the valve that is behind the ﬁnished wall. This can add up to a very expensive repair versus perhaps a no charge cartridge replacement from your quality brand name guaranteed faucet. Your kitchen faucet is likely the most used faucet in your home and good quality ensures reliability in your kitchen, a must for today’s busy working families. Shopping at a specialty plumbing store can have many advantages especially a store where you can buy quality products, arrange for installation by a plumber or talk to the experienced and informative staff for do-it-yourself information. This is the same store that will handle any warranty problems, keep stock of replacement parts that may be needed in future years and have the resources to look after all your needs. 2011 is a great year to go ahead with that plumbing renovation. If your outdoor living space needs some serious TLC before the flowers bloom, here are some great ideas for creating a natural, authentic backyard oasis. Get decked out. The heart of any backyard is a solid wooden deck. It’s the perfect spot for grilling, sharing family meals, relaxing with friends, playing with the dog, and enjoying nature. Add an outdoor room. Already have a wood deck? Great! So what’s next for your yard? Brad Staggs, HGTV and DIY show host and producer, and a licensed contractor, offers a few ideas: “Think outside the box and create a lovely little outdoor living room for your family and friends. Start with a nice, quiet spot under a tree or off in a corner. Add a garden bench and a couple of wooden chairs, plus a fire pit or chiminea, and top it off with a deep arbor covered in a climbing vine. Involve the entire family by building a simple bench and chairs, and let Mom pick out the perfect flower for the

arbor. Then, sit back, toast some s’mores and enjoy the fruits of your labor!” Keep it real. Your deck and other outdoor living projects should mesh with your backyard and be a seamless partner with nature. Unless you have plastic flowers and trees in your yard, why choose fake decking? Truth is, pressure-treated wood is the best option for decks and outdoor projects. It’s beautiful, strong, durable and affordable. Wood doesn’t conduct heat like other decking materials can,

meaning no burned feet in the heat of summer. When treated properly, wood is impervious to rot and pests. And treated wood is proven to be people- and pet-safe. Sure there’s a little bit of upkeep -- no building products are truly maintenance-free. Every spring when you clean your home and wash and wax your car for the first time, take a look at your deck and see if it needs a little cleaning or perhaps another coat of sealant.
