New homes are getting smaller From the early 1990s to the beginning of this century, “bigger is better” certainly was the mantra of the home-building industry. All across North America buyers could browse among home developments boasting homes of 3,000 square feet or larger and multiple bedrooms and bathrooms. But according to new data, home buyers are seeking less space. Research by the Canadian Home Builders’ Association has found that many people now desire smaller homes with multipurpose rooms and energy saving features. They’re not ready to trade in their two- and threecar garages just yet, though. Plus, a survey of International Furnishings and Design Association members forecasts that McMansions will become a thing of the past and more emphasis will be placed on smaller, more eco-friendly homes. Many homeowners and potential home buyers realize that with girth comes a cost. In today’s fragile economy, the ability to cash in on the dream of homeownership may come at the compromise of a smaller, betterplanned home. According to Tim Bailey, the manager of Avid Canada, a research and consulting firm for the building industry, “While many consumers are willing to forgo space, they are not equating this with having to forfeit functionality. Design creativity is requisite to adapt to this changing preference.” Here are some things that you will and will not find in newer homes moving forward. * The dining room is becoming extinct, with larger, eat-in-kitchen/entertaining spaces the norm. The kitchen will be the main room of the home and be renamed the “kitchen lounge.”

* Thanks to an increasing number of people working from home, the presence of a dedicated home office is a given in newer homes.

Part of what is driving this trend is the cost of homes in relation to space and the increased interest in environmental conservation. Smaller, more efficient homes require less in terms of heating and cooling energy. They need less furniture, and new materials made from sustainable products help further fuel green initiatives in the building industry. Energy efficient homes are a main priority for buyers. Although the homes may be smaller, they will not be miniscule. And home buyers can expect a host of amenities that will make the smaller size of homes barely perceptible.

With the concrete option, countless trees remain untouched, and with lowered energy consumption and less tapping of natural resources every day, imagine over the years how much of a contribution your house will make to recapturing a sustainable environment.” As importantly, he says, a home built with this concrete system is also fire resistant and sound resistant, and is far less prone to mold, cold spots and drafts. “Builders receive workplace benefits too,” Rector points out. “ICF construction assures the adherence to building codes, it takes up less shipping space, requires less manpower at the site, and the assembly is faster than wood framing. Individuals may not be able to reverse global climate change on their own, nor can one person working alone prevent a species of animal from becoming extinct. But collective efforts in which communities make concerted efforts to protect the planet have the potential to bring about significant change. Such efforts need not even be extensive. When widely adopted, the following ways to go green can benefit the environment in myriad ways, and each is rather easy to adopt. 1. Sort the trash. A substantial amount of household waste can be recycled, but too frequently people throw out things in haste. Cans, bottles, aluminum foil, paper bags, plastic bags, and plastic containers can be recycled or put to use in other ways. When you examine things that end up in the garbage, you may find that such items have utility elsewhere. Take a few minutes to analyze if something can be reused before tossing it out. 2. Carpool to school or work. Carpooling greatly reduces wear and tear on vehicles and can reduce the need for costly repairs while saving fuel. Tufts University professor William Moomaw, co-author of the latest “Intergovernmental Panel on Climate Change” report, calculated that if American commuters would carpool for just one day per week, they could significantly reduce America’s carbon emissions by 2050. Carpooling to school and work also cuts down on the number of vehicles on the road during times of gridlock, reducing the propensity for accidents and traffic jams. 3. Buy local products. Purchasing locally grown foods or products produced nearby

reduces the need to transport those products while cutting back on packaging as well. Visit farmers’ markets on the weekend to stock up on items used for meals during the week. This will greatly lower your energy footprint, and you won’t have to spend much time traveling for your meals. 4. Turn off a few lights. There is no need to have every room in the house illuminated, especially when those rooms are unoccupied. Consciously turn off the lights, televisions, radios, and other electronics after you leave a room to cut down on energy usage. 5. Plant native greenery. Trees, shrubs and other plants improve air quality while providing a home to wildlife. Plants produce oxygen and store carbon, helping to control greenhouse gases and keep the atmosphere cooler. Plant more trees or other plants around the house, which helps the environment and adds some aesthetic appeal to your property. Choose native plants that will thrive in your climate. 6. Turn down the thermostat on your water heater. A standard water heater is set to 140 F, but many people do not need water that hot. Turn it down a few degrees, and you’ll save energy and reduce the risk of scalding. 7. Fix plumbing leaks. Leaky toilets can waste a substantial amount of water, some as much as 200 gallons per day. Fixing leaky toilets as well as any faucets around the house can help conserve energy and save money on your monthly water bill. Going green doesn’t involve a large investment of time or money. A variety of small changes can be effective when a good number of people do their part.

Prevent fires at home this winter Winter is synonymous with many things, but few people would rank home fires atop their list of things that remind them of winter. However, according to the United States Fire Administration, more than $2 billion in property loss occurs in winter home fires each year, and more than 900 people per year lose their lives to winter home fires. Perhaps the most troubling thing about those statistics is that winter home fires are entirely preventable. By taking certain precautions, men, women and children can greatly reduce the risk of home fires. • Have the furnace inspected. Ideally, furnaces should be inspected and any problems addressed before the arrival of winter. But many homeowners forget this routine maintenance until that first cold day when it’s time to turn the heat back on. If you have not yet had your furnace inspected, schedule an inspection with a local HVAC professional, who can make sure all controls and emergency shutoffs are fully functioning. If you discover an issue during a self-inspection, call a professional to make the repairs. Unless you have experience in HVAC repair, it’s best to let the pros handle any repairs because the stakes are so high. Home fires often result from faulty equipment, so only trained professionals should be inspecting and repairing your home furnace.

• Treat your fireplace with kid gloves. Fireplaces make great gathering spots for families in the winter, but only when they are operated safely. Before lighting the first fire of the season, have the fireplace and chimney inspected and cleaned to reduce the risk of fire. Once the time comes to spark your first fire, do not use flammable liquids to start or accelerate the fire and make sure you have installed a screen in front of the fireplace to prevent embers or sparks from jumping out of the fire and possibly igniting any nearby items or materials. • Inspect smoke alarms. Properly functioning smoke alarms can save both your home and your life. When functioning properly, smoke alarms can alert you to a fire early on, giving you time to extinguish a small fire before it spreads or to escape a larger fire before it threatens your life. Inspect your smoke alarms periodically regardless of the season and make sure you have at least one functioning alarm on each level of your home.

Upholstered furniture, bedding, mattresses and clothing can ignite in seconds, so keep portable heating devices away from such items. And always turn portable heating devices off when leaving the room where they are in operation.
