Maybe your family has grown, shrunk or you’re just looking to get out of your current home. Now it’s time to buy a new house, but you’ve already got a mortgage. If you are one of the lucky few, you’ve been able to pay off your current home, but most people won’t fall into that category. If you sell your current home, you’ll have to either move twice or buy something under pressure. If you buy before you sell, you’ll be under pressure to sell your home, potentially getting less than it is worth. What’s a homeowner to do?

If you are in a buyer’s market, you’ll have a lot of homes to choose from at reasonable prices, but you

might have trouble selling your home. In this kind of down market for sellers, many people are willing to set the date for the closing significantly in the future to be assured that they have a sale. You can even make the home sale contingent on the sale of your own home.

That way, you’ll have a very short overlap between the purchase and the sale. Not all sellers will be willing to make this arrangement, though.

In December 2014, the benchmark price for a single-family home in the VIREB coverage area was $313,800, up 1.94% from 2013. Benchmark pricing tracks the value of a typical home in the reported area. The average price of a single-family home was $355,600 compared to $314,367 in December 2013.

The benchmark price of a single-family home in the Campbell River area was $267,200, up slightly from December 2013. In the Comox Valley, the benchmark price was $319,400, marking an increase of 1.79% over last year. Duncan reports a benchmark price of $280,800, an increase of 1.05% over the same month in 2013, while Nanaimo’s benchmark price was $338,300, up 3.28% compared to last year.

The Parksville-Qualicum area posted a benchmark price of $359,400, which is a 4.60% increase over last year. The price for a benchmark home in Port Alberni was $175,800, down slightly from December 2013.

10 WAYS TO CONSERVE ENERGY THIS WINTER Conserving energy in the winter is a concern for many men and women. Whether your goal is to save energy and do your part for the environment or to trim a few dollars from your winter utility bills, here are 10 ways to reduce energy consumption without sacrificing comfort this winter.

1. Have the furnace serviced. You can reduce furnace fuel consumption by as much as 10 percent by having the system serviced yearly. Late spring or early autumn is a good time to schedule an inspection and have filters replaced in forced-air systems. All radiators and other elements should be kept free of dust.

2. Remedy drafty windows. Drafty windows not only let cold air in, but also let warm air out. This is a one-two punch in terms of energy waste, forcing heating units to work harder to regulate a consistent temperature. Caulking and weatherstripping applications are easy do-it-yourself projects. If windows are old and especially drafty, consider replacement. If such an undertaking will stretch your budget, use tightly sealed plastic sheeting to insulate drafty windows until you can afford to replace them.

3. Address additional leaks. Windows and doors are not the only places where cold air can get in or warm air can escape. Leaks occur around pipes and plumbing penetrations to the home, and cold air also can enter through utility cut-throughs, light plates and outlets. Use insulation or weatherstripping to seal leaks in these areas.

4. Decorate with light-colored furnishings. Light-hued walls and furniture will reflect the sunlight that makes it into a home while also reflecting artificial light more effectively than darker shades.

This can help you reduce your reliance on lamps and other lighting.

5. Make use of the sun. In the winter, the sun’s rays are not as powerful as during other seasons. That’s due to the tilt of the planet’s axis. However, you can still maximize daylight time for warmth. Open curtains and drapes on southern-facing windows and let warm sunlight shine through. Then close the curtains again when evening falls. You may be able to turn down the heat during the day when the sun is warming your home.

6. Use fireplaces properly. Fireplaces can be unnecessary sources of drafts and leaks. Keep your fireplace damper closed unless a fire is burning. Keeping the damper open is like keeping a window wide open during the winter, allowing warm air to go right up the chimney. When the fireplace is in use, reduce heat loss by opening dampers in the bottom of the firebox or open the nearest window slightly and close doors leading into the room. If your fireplace is more decorative than functional, keep the damper closed at all times and consider sealing the chimney.

7. Conduct an energy audit. A home energy audit, also known as a home energy assessment, is the first step to assess how much energy your home consumes and to evaluate which measures you can take to make your home more energy-efficient. Many times these government-sponsored programs are free, and an auditor will go through your home with a fine-toothed comb looking for potential energy losses. After the audit is conducted, you can choose which repairs or modifications make the most sense for your budget and needs.

8. Adjust the direction of your ceiling fan blades. Blades that spin clockwise will trap heat inside to keep your rooms warmer during the cooler months. Adjust your ceiling fan to a low setting to gently push hot air back down.

9. Wear warmer clothes. Layer clothing when you’re in the house to reduce the need to adjust the heat. A sweater, pair of thick socks and a throw blanket can keep you cozy.

10. Only heat the rooms you use. Close off venting or turn off radiators in spaces that are not in use. There is no point in heating unoccupied rooms.

Any modifications you make to insulation, window drafts, thermostats, and HVAC systems are not just beneficial for the winter, but they also should help you save money and energy in the summer, too.

GREEN LIVING MISTAKES YOU MAY BE MAKING Adopting a green lifestyle has its merits. In addition to benefitting the planet, an ecofriendly lifestyle can save men and women substantial amounts of money. Others are encouraged to adopt eco-friendly habits because of the impact that such lifestyles have on nearby wildlife.

Regardless of what motivates an individual to be more environmentally conscious, adopting such a lifestyle is an effort worthy of praise. But even the most well-intentioned men and women may be making certain mistakes as they attempt to live more eco-friendly lives. The following are some mistakes you may be making as you adapt your lifestyle in an attempt to be more eco-friendly.

• Failure to unplug: Electronic devices tend to be the biggest energy hogs in a home.

While you may go room to room turning off devices when a space is unoccupied, unless you actually unplug the device, you are not doing all you can to save energy.

Televisions, computers or video game consoles are still consuming electricity even when they have been turned “off,” as clocks and other components still need energy to operate when the devices are turned back on. This phantom load, often referred to as “vampire power,” can consume a considerable amount of energy. Some estimate standby power energy consumption accounts for roughly 10 percent of the electrical energy used in a typical household. Your best bet is to unplug all devices when they’re not in use.

One way to make this more convenient is to plug devices into a power strip and then power off the strip when the devices are not being used.

• Discarding biodegradable items: In an effort to be more eco-friendly, some manufacturers have started to package products in what they refer to as biodegradable packaging. Eco-conscious consumers then buy these products and dispose of them in the trash, confident that they will biodegrade in landfills. This works in theory but not necessarily in reality, as many landfills are not constructed in a way that facilitates proper decomposition.

In 2001 a group of researchers from the University of Arizona excavated 21 landfills across North America and reported finding hundreds of undecomposed hot dogs, corn starch and lettuce dating back to the 1960s. They also found 2,425 newspapers that were used to date the food. Because some landfills are lined with clay and plastic to prevent leaching into surrounding soil and many also are covered with fresh soil daily to control odor, the buried trash is unable to decompose properly or promptly.

These landfills end up preserving the trash rather than helping it to break down. If packaging says biodegradable, bring it to a composting company that will properly break it down.

Going green requires some awareness of what you’re doing right and what you may be doing wrong.

• Forgetting to weatherproof a home: Many homeowners know to install programmable thermostats to control their home heating and cooling costs.

Programmable thermostats are ideal but can be rendered ineffective when you fail to seal up leaks in a home. According to the “Solar Living Sourcebook,” unweatherized homes in the United States leak air at a rate equivalent to having a four-squarefoot hole in the wall. Sealing and insulating ducts, insulating the home properly, caulking leaks around doors and windows, and finding any other areas where indoor air can exit a home is essential.

• Poor driving habits: Hybrid cars are a hot commodity, and drivers of such vehicles rightfully feel proud to know they are doing their part to reduce fuel consumption. However, if you drive your hybrid improperly, you may be wasting some of that saved energy. Accelerating quickly and then coming to a quick stop is a recipe for wasting fuel and burning a battery. To conserve fuel, gradual acceleration and deceleration is required.

Slowing down may be challenging to get used to, but once you do, you can rest assured you’re saving energy and money.

• Recycling before repurposing: Recycling is a great way to protect the environment, but even recycling consumes a lot of energy. So before you recycle, think about ways you can repurpose things to give them new life. Glass jars and other containers can hold candles, pencils and many other items. Repurposing inspiration can come from anywhere, and the Internet is home to many websites offering ideas on how to repurpose items big and small.

MAKE OR BREAK: THE HOME INSPECTION The home inspection can be a tense time whether you are buying or selling. If you are like most people, you’re not an expert on the inner workings of your home, and, while you might be able to fix a toilet or change out a light fixture, removing mold or lead paint is a completely different story. Because inspections happen after an offer has been accepted, both parties have a lot riding on a home inspection.

Home inspections vary by, city. Taking into account all of the various requirements, there are some general things you can count on in a home inspection. A home inspector will check the home for major health problems: asbestos, radon, lead, rodents and often mildew or mold. Any major problem in one of these areas could be potentially damaging to a home sale, as these indicate systemic problems with a home that could cause major repairs.

In addition to these health and safety issues, other large-scale issues might include the life of the roof and the condition of the major systems in the house—air conditioning and/or heating. Most inspections will also look at the state of the appliances, plumbing, driveways, fences, sidewalks, exterior siding, electrical system, chimneys, ductwork, garage and others.

If you are selling your home, one thing you can do is to hire a home inspector yourself to give the home a thorough check before you ever put it on the market.

As you tackle the issues, keep copies of any contracted work or receipts that you used to fix the home. These can be useful when selling the home. If you decide to sell within a few years, you will know what areas still need repairs and be able to tackle them as cheaply as possible without endangering the sale of the home.

Once you have your inspection report, you can use the expertise of your real estate agent to negotiate what will be fixed, what will be left and any change in the price based on the condition of the home. The seller can often make minor repairs easily and fairly cheaply. Major repairs could be a different story, though.

For a seller, the motivation can often be to find the cheapest contractor to do the repair work, so it is often advantageous to the buyer to ask for a reduction in the overall price and handle the repairs so that they are satisfied, instead of relying on the goodwill of someone abandoning a connection to the home.

The process of the home inspection can be daunting, and it is important to get a reputable, independent home inspector mutually acceptable to both the buyer and the seller.

THE BASICS

There are three ways in which heat transfers from warm space to cold space: • Conduction: direct heat flow through a solid object like a wall or ceiling.

• Convection: heat movement through air occurring when air is warmed. Warm air expands, becomes less dense and rises.

• Radiation: movement of heat rays across air spaces from one warm object to another cooler one. The heat we feel from a wood stove or quartz space heater is an example of radiant heat.

All objects and bodies give off radiant heat! Even the insulation in your attic gives off radiant heat to the cold attic space in winter and to the living space in the summer. Regular insulation won’t stop radiant heat loss. It must be reflected with a radiant barrier.

What is the “R” Value of KOZZEEWRAP™?

The “R” value depends on the number and size of the air spaces surrounding the Radiant Barrier and on the direction of the heat flow. Since KOZZEEWRAP™ is usually installed on top of the existing mass insulation, its R-value is a moot point. Its ability to reflect heat makes KOZZEEWRAP™ a great energy saver.

How can KOZZEEWRAP™ keep me warmer in winter?

Just like wrapping a baked potato in aluminium foil keeps it warm longer by holding in the heat, covering your attic insulation with Radiant Barrier holds the heat in the house. Another analogy would be that in winter Radiant Barrier works just like a space blanket, which, although very thin and lightweight, holds in your body heat. A thin space blanket can keep you warmer than several heavy blankets.

HOW TO REMOVE SNOW FROM YOUR ROOF usually at the edges of the roof by the gutters. Ice dams can divert melting snow in and under roofing shingles instead of through gutters and downspouts.

A common contributor to ice dams is inadequate ventilation and insulation in attics.

Heat from the interior of the home that rises into the attic can cause the roof to warm up enough to melt the snow. This is easily remedied by having ample insulation and ensuring proper ventilation of the attic to maintain temperatures cool enough to prevent underside melting of snow.

Signs of a problem If you experience any leaks from the ceiling or notice water coming down walls, a roof leak from excess snow or ice dams may be the culprit. Snow that is too heavy may create cracks in plaster and drywall and cause sagging that affects the framework of interior doorways. If you hear creaking or popping sounds, immediately exit the house, as these are strong indicators of an imminent collapse.

Heavy snow accumulation on the roof can lead to problems like leaks or even complete roof collapse.

The beauty of winter landscapes is not foremost on the minds of homeowners who have roofs full of heavy snow and ice. What may seem beautiful elsewhere can cause anxiety when one’s home is under a precipitation onslaught.

Excessive snow loads on a roof can cause the roof to leak or even collapse. The weight, and not the depth, of the snow is what determines if it needs to be removed from the roof. Fluffy snow may not be problematic, as it can take around seven times as much dry snow to equal the weight of wet snow.

After a snowstorm, go outside and lift a few shovelfuls of snow. If it’s back-breaking work, then the snow on your roof may be dangerous.

Homes built to code can typically handle the snow and ice load that comes with the winter season. However, homes that have undergone unapproved renovations, or those where load-bearing walls have been removed from the interior may be susceptible to catastrophic roof collapses.
