Factors that might hurt a home’s value Nowadays, homeowners looking to sell their homes know it’s not as easy to do so as it might have been a few years ago. A struggling economy has made it difficult for many homeowners to sell their homes for a price they’re comfortable with. * Location: A home’s location is arguably its best or worst selling point. A home in a great location won’t be as difficult to sell as a home in a bad neighborhood.

But location goes beyond a neighborhood’s reputation, especially in recent years. Homeowners who live in a neighborhood or development with many foreclosures might find those foreclosed properties are hurting their own home’s value. Lots of foreclosures could negatively affect a neighborhood’s reputation, which might make a home within that neighborhood less attractive to prospective buyers. * Appearance: A home’s appearance is another obvious variable that might affect its resale value. Watering tips to produce healthy lawns Summer is a season for landscaping, and homeowners who live in regions that get especially hot in the summertime often worry that their lawns won’t make it through the dog days of summer looking lush.

But lawns don’t have to succumb to the sizzling summer sun. Oftentimes, the right watering strategies can help homeowners nurse their lawns through the hottest months of the year, ensuring the lawns make it to autumn looking as green as they did back at the height of spring.

• Reconsider when you’re watering. Come summertime, homeowners may want a glass of water at high noon, when temperatures seem to be at their hottest. But you and your lawn are different, so the best time to satiate your thirst is not necessarily the best time to water your lawn. Watering in the middle of the day is often ineffective, as water tends to evaporate quickly in the afternoons when temperatures are peaking. Nighttime watering can contribute to the growth of fungus, which can create an entirely new set of headaches for homeowners. Morning watering sessions tend to be most effective during the summertime, as temperatures tend to be cooler in the morning, leading to less evaporation. Less evaporation means all that watering isn’t going to waste.

• Reconsider your sprinkler. If you can’t afford an in-ground irrigation system, which many landscaping professionals feel is the most effective and efficient way to water a lawn, then you likely will rely on a sprinkler to keep your lawn looking lush through the summer months. When choosing a sprinkler, look for one that shoots water out horizontally as opposed to vertically. A vertical sprinkler system is more vulnerable to wind and evaporation than one that shoots water out horizontally, so make sure your sprinkler system is sending water into your lawn and not into summer breezes.

• Avoid overwatering. How much water your lawn needs in the summertime depends on a host of factors, including where you live and how often rain falls in that region. Overwatering can promote the growth of fungus and adversely affect your lawn’s root system, making it difficult for roots to grow deep. Speak with a local landscaping professional to determine how often you should water your lawn each week.

• Strategically position your sprinklers. When choosing where to put down your sprinklers, hook them up to your hose, turn them on and then watch to see where the water is going. Areas that exposed to sun are most in need of water, so make sure the bulk of your water isn’t going to shaded areas beneath trees. In addition, make sure you aren’t wasting water on sidewalks, patios and driveways. Sprinklers should be positioned so none of the water they’re shooting out is landing on surfaces that don’t need water. It sounds simple, but too often homeowners drop their sprinklers down, turn them on and then walk away without waiting to see where the water is landing. Position sprinklers or adjust sprinkler heads so all the water is landing on your lawn.

How to improve indoor air quality in your home With winter on the horizon, homeowners who live in locales with harsh winters are preparing their homes for a season spent largely indoors. Unlike the other seasons of the year, when homeowners can comfortably air out their homes by opening windows, winter offers no such opportunities to let nature improve indoor air quality.

Such a reality can make a home uncomfortable as winter drags on. But that discomfort pales in comparison to the health risks presented by poor indoor air quality. Radon, volatile chemicals from fragrances used in conventional cleaners and lead from house dust are just a few of the many sources of indoor air pollution commonly found in homes, and these pollutants can be especially harmful in winter, when many people spend more time indoors thanks to harsh weather. But while you might not be able to change the weather so you can open windows in the wintertime, you can take steps to improve indoor air quality in your home. * Clean the floors regularly. Dirty floors take their toll on a home’s indoor air quality.

Dust that’s allowed to settle on floors may contain harmful chemicals and allergens that can lead to respiratory problems and additional uncomfortable health conditions.

Clean your floors at least once per week during the winter months, ideally with a vacuum that’s equipped with a HEPA filter. The HEPA filter is important because it can prevent dust and dirt from being blown back out of the vacuum in the exhaust. After you have vacuumed, mop the floors as well, as even the most effective vacuums leave potentially harmful dust particles behind. A once-over with a mop and some hot water can remove any lingering dust left behind by the vacuum. * Place a floor mat near every entrance. Winter is a messy season, and it’s easy to bring in the great outdoors when you enter your home during cold weather seasons. Dirt that sticks to your shoes may contain potentially harmful chemicals, so place a floor mat near any door where people routinely enter your home and politely ask that all who enter wipe off and remove their shoes before moving about the house. * Dehumidify your home. Mold and dust mites thrive on moisture, so homeowners concerned about the moisture in their homes during the winter months can purchase a dehumidifier to control allergens and reduce moisture in the air. In addition to using a dehumidifier, you can control humidity in your home by using an exhaust fan when cooking, addressing leaky plumbing fixtures to prevent mold growth and making sure your clothes dryer is vented to the outside of your home. * Avoid plug-in air fresheners. Unless otherwise noted on the packaging, plug-in air fresheners likely contain volatile organic compounds, or VOCs, which contain a variety of chemicals that can negatively impact both short- and long-term health. Instead of plugging in an air freshener to improve a home’s interior aroma, slice fresh lemons and leave them out in the kitchen and keep fresh indoor plants in living areas.

Fence etiquette prevents disputes do if you plan to erect a fence. Most people find neighbors appreciate being informed of any decisions you are thinking of making to the property that can affect their views or their adjoining property.

Before drawing up fence plans with a contractor, talk to the neighbors on either side of your home and gauge their receptiveness to a fence. At this point, you may want to consider offering to make the fencing project a joint deal to save money should the neighbors decide to install a fence as well. Contractors will often discount if they have several customers doing an installation at the same time. Property owners can save by splitting the costs of the shared walls of the fence where their property lines meet.

People fortunate enough to own their own plots of land often choose to fence in their pieces of paradise.

Fences serve many purposes: to designate property boundaries, keep pets or children contained in a safe environment, corral livestock, offer privacy or add aesthetic appeal.

Although installing a fence may seem like the right idea for you, going about it the wrong way may lead to problems among neighbors, particularly if you live where the houses are relatively close to one another.

Some homeowners find fences become the final point of contention among disagreeable neighbors or create tension with a neighbor with whom you previously had a good relationship. Being courteous with fence plans is the way to avoid any animosity along the way.

There are certain things you must do and should

Explain your case for the fence. Most neighbors are receptive to the idea if they know the reasoning -- especially if the desire for a fence is not to keep them at bay. It’s hard to protest a fence that is a safety precaution for children. If your neighbor already has a fence, you must ask whether you can connect your fence panels into the support post on your shared side.

Once you notify your neighbors as a courtesy, there are certain steps to take that will prevent any legal disputes down the road. Even the most easy-going neighbor could grow aggravated if the fence is put up carelessly or ends up partially on his property.

The best way to prevent this is to apply for a new, professional property survey and have property lines indicated with paint or wood markers.

Each town or city has different regulations with regard to fencing, so it is important to learn the

ropes or hire a contractor who is familiar with the rules. It might be illegal to install fences directly on the property line. The law might require the fence be installed a few inches inward. There also may be rules about how high fences can be in the front of the home, sides and back. Corner lot properties may have added regulations depending on whether the fence could prove a visual obstruction to drivers.

If you live in a planned community, or one with a homeowners’ association, it is your job to find out the guidelines for any home improvements. The HOA may dictate the style, size and maintenance of the fence or may not allow a fence at all.

Once all the details are checked, you may have to apply for a fence permit. This way the construction of the fence and finished product will meet safety standards, and the area in which you live can provide consistent quality control. If the fence is installed by code, there is little chance it will have to be torn down or changed in the near future. Also, doing it by the book means that a neighbor can be unhappy about a fence but not have legal recourse to ask you to remove it.

As an added form of courtesy, it is proper fence etiquette to put the “good” side of the fence facing the neighbors’ yards. That means the side of the fence that doesn’t show the support panels and posts. Remember, it is your fence so you are also responsible for all maintenance of the fence -- on all sides. Just because your neighbor also will be benefitting from your fence, doesn’t mean he will have to care for it.

Giving back to the planet Go the extra mile and encourage your neighbors to recycle their glass as well, even offering to take their recycled items to the recycling center to further motivate them to recycle.

• Buy local. Buying local is another way for men and women to give back to the planet. Locally produced items don’t have to be transported across the globe, drastically reducing the fuel needed to get those items into your house. In addition, because they don’t have to be transported long distances, many locally produced items are not as heavily packaged, cutting back on the use of potentially harmful or wasteful plastics.

• Use a clothesline. Using a clothesline instead of a clothes dryer to dry your clothes can dramatically reduce your energy consumption. Also, clothes that hang dry won’t be subject to the same amount of wear and tear as those dried in a dryer, meaning they will last longer, saving you money and cutting down on the demand for new clothes that must be produced and transported, oftentimes from overseas, at a heavy cost to the planet.

• Do less laundry. It’s not just how you dry your clothes that affects the environment, but also how frequently you wash those clothes can influence the size of your carbon footprint. Washing machines need a substantial amount of water and energy to operate effectively, and using them to wash anything less than a full load is wasting both water and energy, not to mention raising your utility bills. Only launder clothes when you have a full load.

While charitable donations and volunteering are the first things many people think of with regard to giving back to their communities, there are additional ways that conscientious men and women can give back if they don’t have the time or money to donate.

• Stick to showers. Much like there are ways to save water when washing your clothes, there also are ways to save water when washing yourself. Forgo baths for showers, which consume roughly 50 percent less water than baths. When showering, keep it quick, as each minute you’re in the shower, you are using as much as five gallons of water.

One such way is to protect the planet. Everyone benefits from a healthy planet, and adopting a more eco-friendly lifestyle is a great way to give back to your community and benefit the people who live there now and those who will live there in the generations to come.

• Recycle glass. Many people already recycle plastic, but recycling glass, whether it’s a bottles, jar or other glass item and material, helps to dramatically reduce both air and water pollution. Many communities now mandate that men and women recycle their glass waste, but men and women who live in communities with no such regulations can still recycle their glass by taking it to the community recycling facility.

• Opt out of paper statements. Paper statements, whether it’s your monthly bank statements or utility bills, can increase your risk of identity theft, especially if you live an apartment complex where mail is not delivered directly to your door. But opting for e-statements not only makes you less susceptible to identity theft, it also drastically cuts back on paper consumption, saving trees and improving air quality along the way.

What to look for in an investment property Location Many people are familiar with the real estate industry axiom, “location, location, location!” When buying an investment property, location is everything. A great location should outweigh your own personal feelings about the home, especially if you do not intend to live at the property. You will likely define a great location for an investment property differently than you would a property you intend to live in, so don’t let your own desires in a home cloud your judgement when choosing an investment property.

Properties in safe neighborhoods that boast good schools and offer easy access to public transportation tend to make great investment properties.

Décor Décor is another thing to consider when looking for an investment property. If you don’t plan to reside in the property, your opinion of the décor should not carry much weight.

When viewing a property, try to imagine how much it might appeal to prospective tenants. Quirky properties typically do not appeal to as many prospective tenants as properties whose décor are similar to other homes in the area. Though you might find a tenant who prefers properties with unique interiors, a property that appeals to as many prospective tenants as possible often makes for a better investment and a lot less stress when the time comes to find tenants.

Condition The condition of the property also must be considered before buying an investment property. Some investors want a fixer-upper, while others prefer turnkey properties that won’t require any elbow grease.
