Inspecting Your New Home Before Taking Possession When you buy a brand new home, you have an opportunity to make sure you are satisfied with your purchase before you take possession of it. As your home gets close to completion, usually a few days before you are due to move in, the builder will take you on a tour of the entire house. There are two reasons for doing this. First, the builder wants you to inspect the home in detail to make sure everything has been done right and according to plan; this is usually also a prerequisite for the builder’s new home warranty. Secondly, the builder wants to familiarize you with the systems and products in the home—how to operate, maintain and service them THE INSPECTION Your builder will use an inspection sheet that you will be asked to sign at the end of the tour. Anything that requires attention or correction should be noted on the sheet, even very minor imperfections. That way, there is no debate later about who is responsible. Minor corrections are usually made before you move in; anything else will be dealt with afterwards as quickly as possible. Here is a list of some of the items you should take a close look at during the walk-through. OUTSIDE Siding—should be even, level and clean; no awkward seams; no nails showing; no gaps in the mortar between bricks; weep holes intact Windows and doors—verify placement, colour and styling details Caulking—check around windows, doors and electrical outlets for even application Paint and stains—look for even coverage and proper colour Shutters, trim and other decorative elements—ver-

ify colour, styling details and secure installation Fascia, soffits, eavestroughs, down spouts—check for right colour and secure installation Roofing— verify material, colour, style; also duration of manufacturer’s warranty Stairs, railings—check styling details, colours, solid installation Lights, electrical outlets and doorbells—check placement and test that they work Garage—doors should open and close easily; exterior doors should be self-closing Grading around the house—should slope away from the foundation to divert moisture Driveway, walkways, sodding and other landscaping—Is the work done according to specifications? If weather prohibits completion now, when will it be done? INSIDE Walls and trim—confirm colour; check for even paint coverage, no visible seams, no nail pops, no nicks and scratches, smooth grouting between wall tiles Flooring—verify selection and installation: colour and grade; minimum of squeaks and spring; no ragged seams or edges and no gaps or scratches; even grouting between tiles Windows—should open and close easily, have proper screens and no cracked panes Doors—must be well-fitted and properly hung for easy opening and closing; check glass or mirror panes for cracks or nicks; test locks on outside doors Cabinets, drawers, closets—check for smooth operation; proper configuration of shelving and dividers; confirm handles and knobs Countertops—no nicks, scratches or uneven seams Faucets—turn off and on to verify smooth operation; no leakage or drips

Plumbing fixtures—check for chips or scratches; look for caulking around all fixtures; run water to verify good drainage; flush toilets Electrical, cable and other outlets—verify placement and test if they are live Light fixtures—turn on and off to see if they work Basement—no cracks in the walls or signs of leakage; a floor drain in the lowest part Upgrades and options—refer to the contract to make sure nothing has been overlooked. Getting to know your new home A brand new home incorporates the latest systems and products. Knowing how to operate the systems and take care of your home will contribute to years of problem-free performance and enjoyment. It will also avoid invalidating the builder’s or product manufacturers’ warranties due to improper use. In addition to a personal demonstration, professional new home builders often provide a homeowner’s manual with detailed information on the home, including basic maintenance inside and out.

Buying a Condominium Condominium living can be very attractive to people who put a high premium on convenience, security, amenities and a community where some of the obligations of home ownership are reduced. It can also be an affordable alternative to owning a single-family home. Before you buy a new condominium (or “strata lot”, as it is known in some regions), you may want to spend a little time becoming familiar with the “ins and outs of condos”. To begin with, it’s important to understand that a condominium is a type of ownership, not a type of housing. An apartment in a low- or high-rise building, a townhouse or a bungalow can all be a condo. In essence, you buy two things when you buy a condo—a unit and an interest in the common elements. The latter may include driveways and landscaping; roofs and windows; heating and cooling systems; and elevators and corridors in apartment buildings. You may also share recreational facilities, a banquet room or a guest suite. Condominiums are governed by provincial legislation, so the way they are established, sold and operated varies across the country. As a prospect-

ive buyer of a condominium, you should contact your provincial or municipal government for detailed information. There are also a number of similarities. Typically, a builder or developer must register a declaration with the appropriate government body (e.g. land registry office) before a development can be classified as a condominium. The declaration describes the development in detail, and may include regulations or bylaws that outline the obligations and rights of future home owners. As an owner, you get a vote in the condominium corporation (i.e. the organization set up to manage the common elements) as well as a proportional share in the common expenses. Monthly condominium fees cover the cost of maintaining the common elements. Typically, a portion of the fees goes into a reserve fund for future repairs and replacement.

As a new condominium buyer, you should understand exactly what you are buying into. Professional home builders and salespeople provide some helpful hints for a successful purchase: Make sure that new buildings or developments are covered by a third-party new home warranty. Ask the builder or sales representative for details. Check previous condominium projects by the builder. Drive by to see if they are well maintained. Talk with a few owners and find out if there have been any problems. Ask for a clear description of the unit and common elements—what is exclusively private property and what is shared? Where are the boundaries? What else is involved-e.g. a property manager and 24hour security personnel? Look for a good match between the facilities offered by the condominium and your own interests and needs. Ask about monthly condominium fees. Fees may vary from one unit to another, so make sure you know the fees for unit(s) that you are interested in. Find out if utilities are covered by the fees. Ask to see the proposed budget for the corporation. Is it a realistic budget for the long term, or could you be facing fee increases soon? Keep in mind that condominium fees will be taken into account when you get qualified for a mortgage. Ask your lender for details.

Keep a pet-safe yard this spring (NC) Looking to add a pop of colour to basic home NC) The yard can be a wonderland for your pet, full of interesting smells, grass to roll in, bugs to chase and shady spots for naps. But if you use fertilizers, pesticides and other chemicals, it can be a potentially dangerous place pets too. Dr. Simon Starkey, a veterinarian with PetSmart Canada, gives us some important aspects to keep in mind for a safer outdoor adventure: Pesticides: Slug bait and pest poisons are particularly dangerous because the taste entices pets to consume them. Small quantities can be very dangerous to your pet. Ask your local nursery for pet-friendly gardening products and follow application instructions carefully. Tightly seal containers and store them in a secure place. Poisonous Plants and Mushrooms: There are a variety of poisonous plants and flowers that are dangerous to curious pets. Some common poisonous plants include azaleas, lilies, bulb flowers (like tulips), onions, tomato vines and poppies. Mushrooms are the most commonly ingested organic material in the yard. Remove them. Mushrooms are a fungus and they can grow quickly, even overnight, so check your yard frequently.
