parents should never underestimate just how inquisitive some youngsters can be. To safeguard especially curious kids from their own behaviors, always store potentially harmful household items in high cabinets that little boys and girls won’t be able to reach. Knives, household cleaners and scissors are just a few items that should be stored well beyond kids’ reach until they have clearly demonstrated they can handle such objects without cause for concern. * Remove magnets from the refrigerator.

Small magnets on a refrigerator often fall off when doors are open or closed.

Babies or toddlers can easily find such magnets, which then become a choking hazard. * Secure flat-screen televisions. The televisions of yesteryear were so heavy that many adults couldn’t even move them without help. Not so for today’s flat-screen televisions, which are not only lightweight but also easily tipped over thanks to their often top-heavy structure.

Such televisions should be mounted to the wall or kept high off the ground where kids can’t reach them. * Keep cribs away from the window. Cribs should never be kept near a window, where cords hanging from blinds present a choking hazard. In addition, cribs located too close to a window can expose babies to the elements, potentially upsetting their rest and making them susceptible to sunburn.

An unpredictable job market has forced many men and women to uproot their families and start over in another city.

In the days leading up to your move, take a photograph of your pet so you have a recent one on hand should the pet get lost or run away amid the hectic pace of the move. In addition, make sure the pet’s ID tag includes your cell phone number and not just your home phone number, which may not still be active once you begin the move.

It’s also a good idea to have all of the pet’s documents together before making the move. This includes its inoculation records and a recent health certificate if your new city requires it. * Buy a comfortable carrier. If you don’t already have one, buy your pet a

comfortable carrier that’s big enough for the pet to stand up, shift positions and lie down. Make sure the bottom of the carrier is leak-proof and well ventilated. * Research air travel. If traveling by air, start doing your homework as early as possible. When traveling by air, it’s best to find a nonstop flight so the pet does not have to endure the process more than once. This is especially beneficial to larger pets; just make sure the pets are on a leash before letting them out of the vehicle. When making stops, never leave the pet alone in the vehicle. * Establish a pet room immediately upon your arrival. Once you’ve arrived at your new home, establish a room for the pet immediately. Be sure this room is well ventilated, can be closed securely, and has as much of the pet’s necessities (i.e., bowl, blanket, bedding, and toys) in the room before you let the pet out of the carrier.

Who is responsible for repairs during a home sale?

Many questions arise during the homebuying process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.

Before any negotiations can begin regarding repairs, it is adviseable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority -- even before a contract is entered on the home. An inspection will unveil any potential problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause.

This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made.

A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The

buyer working with his own real estate attorney and agent can petition for certain repairs to be made.

The rules often change when buying a home that is a short sale or in foreclosure.

A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs.

Buyers should know that, for a home that is not in foreclosure, there are some repairs that should ultimately be the responsibility of the seller. If these repairs are not made, a buyer should think strongly about walking away from the deal. Such repairs include: lender-required repairs that could impact home safety * leaky pipes * water penetration issues, including a bad roof * unsafe decking or handrails * wet basements or crawl spaces * insecure foundations or obvious structural damage * poorly functioning sewer lines or septic system It is always adviseable for buyers to speak with a reliable real estate attorney and a trusted real estate agent to guide them through the process of buying a home. These people can help buyers navigate the important decisions that can affect the home they’ll be living in for the next several years.
