Make the most of your home appraisal When homeowners think about renovating their properties, many first need to secure some funding to finance such projects. Some may tap into the equity of their homes by refinancing an existing mortgage, while others may apply for home equity loans. Taking the latter approach may require certain steps, including an assessment of how much the home and property is worth.

Home appraisals compare your home to neighboring properties to determine your home’s current market value. Homeowners can facilitate the process by having certain information readily available for the appraiser.

When preparing for appraisers, homeowners should consider and collect the following information: • If you have made significant upgrades since it was last appraised, such as installing a new roof or siding.

Don’t overlook smaller renovations, like extra insulation

added or sealing drafty windows, which can increase a home’s value.

• Proof that you have used sustainable resources or if you participated in any energy-savings programs.

A real estate appraiser is a certified, licensed professional who will do his or her best to determine the value of your home. The appraisal provides banks with information that can tell loan officers if the house is worth the loan amount. Expect to pay a fee for the appraisal, which is generally included in your closing costs.

The appraiser gathers information for the appraisal report from a number of sources, but the process often begins with a physical inspection of the property, both inside and out.

Apart from the improvements done to the home, there are other ways to get a higher appraisal amount. The appraiser may consider the overall maintenance of the

home and property. It is wise to consider curb appeal and ensure the home is clean and maintained when the appraiser arrives.

An appraiser will spend roughly 30 minutes in a home.

Try to give that person space to do his or her job.

Following the appraiser around during an inspection can raise a red flag that something is wrong with the house that you don’t want to be seen. Turn lights on throughout the house, make sure the heating or cooling system is functioning at full capacity and keep pets locked away.

An accurate assessment of the value of your home will give banks the information they need to determine loan amounts for future renovation projects. Providing background information on the home and having a well-maintained property can improve the chances of a favorable appraisal.

Financing a home improvement project

Many people use their credit cards to finance renovations, but there are better options.

After years of funny financing and few limitations on loans, banks and other lenders have tightened up their lending policies. As a result, homeowners considering a home improvement project might need to look elsewhere to secure financing.

There are no certainties in the real estate markets. Though statistics suggest marked improvement in home sales over just a few months ago, many homeowners remain weary about selling their home to try to move up to something bigger and better. The National Association of Home Builders says many people are choosing

to stay put in their homes and remodel or make renovations to transform the house into something more comfortable.

While there are many worthwhile home renovation projects, the NAHB recommends projects that bring your home up to par with the neighbors’. It doesn’t pay to transform your home into the most expensive on the street -unless you plan to live there for the rest of your life. Real estate experts recommend that a remodeling investment increases the value of your house by no more than 10 to 15 percent above the median sales price in your neighborhood.

When it comes time to finance a remodel or renovation, you may not know where to start. Credit restrictions on home mortgages that have troubled many would-be buyers have also plagued individuals looking to finance home improvements. * Borrow against a retirement plan. Many retirement plans, such as a 401(k), allow plan members to take out a portion of the savings to put toward a home loan. This does not mean you are taking money out of the account permanently.

Rather, you are borrowing against yourself, with repayment necessary in a certain timeframe. Because these loans often offer very low interest rates, and essentially the interest is being paid back to you, they might be a good option for men and women who cannot secure a traditional loan. However, if you have been laid off, there may be a shorter repayment period. Also, the interest on

these loans is not tax-deductible. * Borrow against other investments. CDs, bonds or mutual funds can provide the collateral you need and earn you a lower interest rate. Fixed-income investments are more stable options to borrow against, as their value won’t have a chance to decline. * Apply for a home equity loan. Many people have heard of a home equity loan, and it is usually the first choice when borrowing funds for renovations.

Essentially a home equity loan is taking out a second mortgage on your home to pay for the work you want to have done, which is based on the equity, or the difference between the home’s fair market value and the outstanding balance of all liens on the property. The interest on these loans is tax-deductible, which can make this financing option quite popular. * Secure a home equity line of credit. A home equity line of credit, or HELOC, is another type of home equity loan.

Instead of receiving a lump sum to use toward renovations like you would with a traditional home equity loan, a HELOC is sort of a credit card type scenario based on the equity in your home. You are given a line of credit, against which you can buy items. This is good for intermittent needs, when one large sum is not needed. HELOCs have a draw period, during which the borrower can use the credit, and a repayment period, during which it must be repaid. HELOCs generally have lower mortgage fees at

the start and are generally subject to the same tax incentives as regular home equity loans. * Consider refinancing. Interest rates on mortgages are at historic lows. You may qualify to do a cash-out refinance, where you borrow against the value of your home and create an entirely new mortgage at the lower rate. Although you will start your mortgage all over from day 1 and have to pay closing fees, this type of refinancing can be more advantageous to homeowners with significant equity in their homes. * Apply for a government-sponsored loan.

The government may offer programs aimed at helping individuals who are underwater on their home loans borrow money to make necessary improvements. * Discuss financing with your contractor.

Some contractors may offer financing.

Keep in mind that the interest rates may be high, and it may be difficult to investigate the security of these types of loans.

Many homeowners also look to credit cards to help finance some home renovation projects, but they should be used as a last resort. Credit cards typically come with high interest rates, and while they are good for some small projects, financing larger projects on a card may land you very deep in debt.

Homeowners who choose to stay in their homes and make renovations have a host of options at their disposal to finance those projects.

New homes are getting smaller the ability to cash in on the dream of homeownership may come at the compromise of a smaller, better-planned home.

According to Tim Bailey, the manager of Avid Canada, a research and consulting firm for the building industry, “While many consumers are willing to forgo space, they are not equating this with having to forfeit functionality. Design creativity is requisite to adapt to this changing preference.”

* Thanks to an increasing number of people working from home, the presence of a dedicated home office is a given in newer homes. Nearly 40 percent of industry forecasters say that they expect one in every home.

Here are some things that you will and will not find in newer homes moving forward. * The dining room is becoming extinct, with larger, eat-in-kitchen/entertaining spaces the norm. The kitchen will be the main room of the home and be renamed the “kitchen lounge.”

From the early 1990s to the beginning of this century, “bigger is better” certainly was the mantra of the home-building industry. All across North America buyers could browse among home developments boasting homes of 3,000 square feet or larger and multiple bedrooms and bathrooms. But according to new data, home buyers are seeking less space today but more in green amenities.

Research by the Canadian Home Builders’ Association has found that many people now desire smaller homes with multipurpose rooms and energy saving

features. They’re not ready to trade in their two- and three-car garages just yet, though. Plus, a survey of International Furnishings and Design Association members forecasts that McMansions will become a thing of the past and more emphasis will be placed on smaller, more eco-friendly homes. Family rooms will grow larger, as will kitchens. Other rooms in the home will disappear, including the living room.

Many homeowners and potential home buyers realize that with girth comes a cost. In today’s fragile economy,

Spa-style bathrooms with luxurious products, high-tech features and televisions will be on the rise. * The master bedroom suite may not shrink in size, but it could be combined to form a home office and exercise space. *Expect to see more high-tech offerings, such as voice- or motion-

* Home storage solutions will also be a vital component of new homes. Builders will create clever solutions for mixing storage into more compact spaces. * With aging Baby Boomers comprising a larger segment of home buyers, expect to see more one-level homes, or at least homes where there is a master suite and the majority of the living space on the first level.

Part of what is driving this trend is the cost of homes in relation to space and the increased interest in environmental conservation. Smaller, more efficient homes require less in terms of heating and cooling energy. They need less furniture, and new materials made from sustainable products help further fuel green initiatives in the building industry.

Energy efficient homes are a main priority for buyers. Although the homes may be smaller, they will not be miniscule.

And home buyers can expect a host of amenities that will make the smaller size of homes barely perceptible.

Factors that might hurt a home’s value Nowadays, homeowners looking to sell their homes know it’s not as easy to do so as it might have been a few years ago. A struggling economy has made it difficult for many homeowners to sell their homes for a price they’re comfortable with. * Location: A home’s location is arguably its best or worst selling point. A home in a great location won’t be as difficult to sell as a home in a bad neighborhood.

But location goes beyond a neighborhood’s reputation, especially in recent years. Homeowners who live in a neighborhood or development with many foreclosures might find those foreclosed properties are hurting their own home’s value. Lots of foreclosures could negatively affect a neighborhood’s reputation, which might make a home within that neighborhood less attractive to prospective buyers. * Appearance: A home’s appearance is another obvious variable that might affect its resale value. Homeowners

might want their home to reflect their own individuality, but that’s not going to help when the time comes to sell the home. If the exterior paint is out of the ordinary, then it might be wise to choose a more traditional or conservative color before erecting the “For Sale” sign out front. The same goes for a home’s interior. • Invest in your kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. It’s possible to recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. • Renovate the HVAC system. Aesthetic improvements aren’t the only ones that add value to a home. Many home buyers are eager to purchase a home that has a new heating and cooling system, as buyers understand that furnaces and air conditioning units are substantial investments that can last for years.

Other improvements, such as adding attic insulation or replacing older windows and doors with more energy efficient options, also are smart bets.

• Add illumination to rooms. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have southor west-facing windows.

Doing the work yourself can cut the cost of decks in half, but only if you have the specific tools or experience to tackle such a project.

• Improve curb appeal. Adding attractive landscaping and freshening up the entryway to a home can add considerable value to your home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up your home because of a less attractive exterior. Classy, subtle changes, like well-placed shrubbery and a green lawn, can work wonders. An inviting front door and well-lit entryway also add curb appeal to a home.
