The ‘Build Your Own London Home’ register is available to individuals and community groups who have the interest and capability to take development into their own hands. The register will give City Hall a live database that will display the level of interest and demand across London, and help shape future housing policy for the city. Although the register is still in pilot stages, it is envisaged that a London-wide ‘Build Your Own Home’ scheme will empower Londoners to shape their own living spaces the way they want, and contribute to vibrant and unique communities. Facilitating this ‘self-build’ method of construction empowers individuals and groups and strengthens neighbourhood links. Deputy Mayor for Housing and Land, Richard Blakeway, said: “Through initiatives such as Housing Zones, the London Housing Bank and the Affordable Homes Programme, City Hall has a range of measures in place to increase housing supply in the capital but we’re always looking for new and innovative ideas. By setting up the Build Your Own Home register, we will be able to gauge how many Londoners are interested in building their own homes. I urge any individuals and community groups willing to take on the challenge to sign up.” Once the Self Build and Custom Housebuilding Act 2015 becomes law, local councils will have a duty to set up their own registers for

will help to provide a model for how these local registers will be run.
Availability of land will vary across boroughs, and will be presented to potential owners in a variety of ways. Londoners who register need to be aware that by doing so they are not guaranteed land, and they may have to re-register following the passing of the bill. Small-scale construction has its place even in a large city like London, and it is important that Londoners who wish to take on the responsibility of building their own home are afforded the

udding self builders have received a welcome boost in Greg Clark’s proposed Housing and Planning Bill, which looks set to go a step further than the provisions set out in Richard Bacon MP’s Self Build and Custom Housebuilding Act. Much of the Bill focuses on kick-starting home building by removing common planning obstacles in place of a more proactive system, therefore smoothing the way for housebuilders in appropriate locations. It supplements the current regime – already a game-changer – by placing a duty on councils to grant planning permission in principle for enough serviced plots of land to meet the demand for self build and custom housebuilding within their jurisdictions. Permission in Principle will be granted automatically when housing is identified on brownfield registers or local plans. Demand would be measured by local registers and fulfilled annually, an approach already common in Germany. This is predicted to double the number of custom built and self built homes by 2020.

Community organisations with charitable aims are particularly encouraged to sign up to the pilot register so the level of interest from this sector can be measured. The ‘Build Your Own London Home’ programme complements the Mayor’s initiatives in enabling more large-scale construction across London. This includes the Housing Zone scheme, which designates target areas for growth in different boroughs and provides funding and planning assistance to fast-track housing construction. More than 50,000 new homes will be provided from the first 18 zones.
Under the legislation, The Mayor of London would receive further planning powers to facilitate strategic development and increase housing delivery in London. The Bill also seeks to tackle under-performing planning authorities. Planning applications for non-major development will go through the Planning Inspectorate in those areas where the planning authority has a poor track record. However, the Government will allow most local decisions to be processed at the lowest appropriate level, ensuring that interventions are more targeted and proportionate. Together these clauses offer an exciting opportunity for potential self builders of the future and indicate a significant growth in such projects. The Bill will see its second House of Commons reading on 2 November.

Planning A Timber Built House
In the first of a three part feature, Andrew Carpenter, chief executive of the Structural Timber Association, explains how to plan a house built in timber.
O
ver the past decade, there has been a vast increase in the number of new homes being built in timber. Although the material proves popular with both house builders and the public sector, it is the self-build market which has truly embraced the materials, with 75% of self-builders using timber as their primary method of construction. There are a number of reasons for the material’s popularity amongst the self-build community, including its superb environmental standards, design flexibility,

speed of build, pre-installed insulation and its ability to meet increasingly stringent building standards. Over the next three issues, we will look at the stages of building a house in timber. We will begin by looking at how to plan a house built in timber, before moving onto the construction process and finally looking at how to finish your new home.
The Initial Stages
When planning a self-build project, there is much prep-work to do before even considering
what your new home will look like. The location of your build should be the primary concern at the outset. Is your proposed site close to utilities and local amenities? What groundwork will have to be done before construction can begin? If you are using your current plot – and potentially demolishing your current home – where will you live whilst your new property is being built? After deciding on location, it is also vital to consider how the project will be financed. Getting a self-build mortgage might take a little longer – and involve more paperwork –

than a traditional mortgage, as the lender will want to see the plans for the property, the projected building costs and what planning permission has been secured. This will all have to be put in place before funding can be secured, however, it can be useful to make an initial approach to your mortgage broker.

The result was an impressive new home, which is aesthetically pleasing and requires very little maintenance. Another property that has utilised Cedral Click is in Broughton, Northamptonshire, where a selfbuilder has achieved an architectural fusion between their property’s impressive angular design and the neighbouring Grade II listed church spire. The facade helps to reduce the impact of the building on the landscape, and the cooperative relationship between the slate grey Cedral Click and the honey coloured stone works together to make the most of sunlight, shadow and sightlines in this beautiful conservation area of Broughton.

The property’s contrast of facade materials is accentuated by the architect’s angular roof design. This effect reduces the building’s dominance, and creates a structure that appears less imposing, whilst retaining a geometry that works with the church spire in the background. Cedral Click, with its lightweight yet strong properties, enabled the designers to create a structure with complex, engaging forms that are at home in this conservation area. The 300m², three bedroom home was the inspiration of the Manning family and Market Harborough-based Leaf Architecture. Mr Manning said: “The support from Marley Eternit has been phenomenal, our sales contact took the time to meet us and discuss exactly what it was that we wanted. We couldn’t fault their customer service and Cedral Click has far exceeded our expectations.”

kits. During the recession, many of our member companies evolved their businesses in reaction to consumer demand, creating hybrid timber systems including Glulam and Cross Laminated Timber. Craig Strachan, development director at SylvaGroup and technical adviser to the Structural Timber Association’s (STA) Self Build Committee, attributes an increase in enquires from self-builders in recent years to these new structural elements. He said: “Over the last five years, we have seen a marked increase in the numbers of people looking to build in timber. The benefits of the material to the self-build market, including its ability to save both time and money, have been known for many years. However, the emergence of these new hybrid systems has made building in timber even more appealing. “The strength of these new structural products means that timber can be used in place of concrete or steel in many parts of the build. For self-builders looking to build in timber, there are two routes available – you can either employ an architect to evolve your design, gain planning permission and then choose your timber provider, or you can approach a timber package provider directly, who can deliver all the services required in-house. Whichever route you choose, be sure to engage with an STA member, a list of which is available on the Association’s website. Our members are able to provide you with practical advice when it comes to selecting the right design, choosing the right build system for your needs, and most importantly, finding the most cost effective solution for your build. All of the STA’s members are audited on a regular basis and must adhere to strict conditions of membership, ensuring that the products and services provided are of the highest quality.

Key factors such as the time taken to erect the structure and the positioning of doors, windows
and other utilities are less liable to change, meaning you can line-up other tradesmen with more certainty about when their skills will be required. This also allows for stricter control of the construction’s quality at all stages. These factors combined result in less time spent organising – and then reorganising – tradesmen, as well as less money spent on ideal labour time on site.
Building in timber can also save time and money when you are sourcing materials. Many of our members specialise in self-build provision, with packages which go beyond just walls, floors and roofs, to include a range of added options, including windows, doors, staircases and internal finishings. The more you procure from a timber provider, the less time you will have to spend in the future sourcing the required structural elements. All STA members follow a Fabric First approach to construction, with a focus on constructing a high performing building envelope. As a result, homes built in timber have no need for additional ‘renewable’ technologies such as solar panels and ground source heat pumps. Eliminating these technologies thereby eliminates the needs to source them – along with the tradesmen required to install them – and provides you with a very well insulated home. As you can see, the benefits of building in timber starts right form the planning stages, saving you both time and money. Now that the first hurdle has been cleared, in the next issue, we’ll focus on how to go about constructing your new home.

Building in Timber Can Save You Money… In the final part of his three part feature, Andrew Carpenter, chief executive of the Structural Timber Association, explains how to go about finishing a timber frame home.
O
ver the last two issues, we have looked at the processes involved in planning and constructing a timber-based house. At the planning stage, timber can really help selfbuilders save time and money; both key factors when thinking about building your own home. During the actual build process, the material offers further savings, in terms of reduced site preparations, prefabrication of the structural elements and timber’s speed of build. It is therefore no wonder that, 75% of the self-build market is currently using the natural material as their primary build method. In this final part, we will look at how to finish your timber-based home, looking at the ease with which the structure can be

completed, as well as the material’s flexibility and the variety of finishes available.
Ease of completion
Once your basic structure is wind and water tight, the off-site prefabrication which is inherent in the production of timberbased structural materials should ensure the process of finishing your house is quick and simple. Many timber systems will have pre-cut service channels built-in, allowing for the easy installation of water, electricity and other utilities. Using these channels also has the benefit of not disturbing the thermal envelope of the building, thereby improving the environmental performance of the final structure. However, be sure to inform the trades you are hiring before they arrive on
site that they will be working with these advanced systems. An increasing number of timber manufacturers are also starting to offer structural timber systems which have the windows and doors fitted in the factory, which helps to remove another task from a build’s to-do list. The doors and windows can be protected with a plastic coating until the end of the project, when the coating can be removed to reveal the brand new openings. By working closely with your architect, timber manufacturer and builder, you can ensure that all of these aspects are locked in and accounted for from the outset, thereby giving the build greater predictability, which should in turn reduce costs.

Flexibility of the material
In recent years, many timber manufacturers have spent time researching and developing products in response to consumer demand, evolving how and what they produce. As a result, this means that the timber industry is no-longer simply producing basic timber kits but can offer a range of solutions, such as cross laminated timber, glulam and SIPS, which can work in tandem with the timber frame elements. The introduction of these new build systems means the material can now be used in more applications than ever before. The structural strength provided by many of these materials, and their ability to carry heavy loads, means they are now being used in place of steel in many instances. This
allows for the creation of large, open internal spaces, such as combined kitchen, dining and living areas on the ground floor. The finishes which these elements provide are also more aesthetically pleasing than more industrial materials such as steel or concrete and will give your design a really natural finish.
Variety of finishes
Although the structure of your building may be constructed from timber, you still have a variety of options available when it comes to roofing and cladding. Timber structures are able to support a range of roofing options, from clay and slate tiles, to concrete, stone and even turf. However, the type of roofing which you opt for will have an impact on the structure
of the building, so this will have to be taken into account in the design process. It is also important to remember that some local authorities can put restrictions on the type of roofing which can be used in certain areas. In terms of cladding, there are three finishes available – brick, wood or render. The majority of houses built in timber are clad in bricks, meaning from the outside, they have the appearance of a traditional masonry house. A variety of bricks can be used, from reclaimed blocks to brick-slips, but it must be remembered that cladding isn’t just there to make your house look appealing – it must also offer sufficient protection from the elements. is applied in layers and can be given a textured or patterned finish, before being painted. Or you could go for the increasingly popular natural option and clad you home in timber weatherboarding. There are a number of different options available and the wood can be chemically preserved to maintain its colour, although it should be remembered that wood reacts to the elements more than brick or render, often producing an attractive natural finish. Simon Orrells, managing director of Frame Wise Ltd and chairman of the Structural Timber Association’s self-build committee, commented on the fact that many self-builders are turning to timber cladding as an option. He said, “Over the last few months, we have seen a marked increase in the number of self-builders asking about finishing their homes in timber, due to the

long lead times currently being quoted by some brick manufacturers. Not only is the material readily available, it can also be installed in a fraction of the time, without the need to hire costly bricklayers.”

uilding your own house is likely to be the largest purchase you will ever make, and on the long list of jobs to complete, installing the appropriate drainage should be near the top!
You might not want to be involved in the treatment and disposal of sewage, but if your property is in a rural area, a private drainage system may be required. This could be in the form of a sewage treatment system, a septic tank or a cesspool. Whether this is your first self-build or otherwise, when it comes to private drainage, it’s important to trust the experts to guide you through the necessary installation and maintenance. This is where RA Dalton Ltd. and our sister company Direct Drainage come in! Private drainage systems are necessary for any property that is unable to connect to a main sewer. Connection to a main drain depends on its location, and how far you would need to excavate within a highway to get to that drain.You will also need permission from your local water authority to connect, and your council to excavate on their land. Having your own drainage system means that you are responsible for maintaining it. If you don’t keep it serviced and emptied (desludged), which results in untreated sewage discharging to ground or a watercourse, you will be liable for a fine from the Environment Agency (SEPA in Scotland). If you do need to install a sewage system, don’t worry! With the correct maintenance, these systems will work for many years without any problems. A sewage treatment system provides full treatment of incoming sewage to a level that the treated effluent can discharge directly into a watercourse (ditch, stream, culvert etc.). The method of treating sewage alters slightly between different systems, but the basic processes are: • Sewage enters the system • Bacteria inside the tank begins the treatment process • Solids that cannot break down settle into a sludge • Treated liquid waste rises and discharges from the system The settled sludge builds up over time and requires emptying from a licensed waste removal contractor. Most systems require power, either for a motor that rotates media discs, or an air blower that aerates the sewage - many systems also come with a control panel and alarm. These moving and working parts need to be periodically checked by a qualified engineer. A septic tank must connect to a drainage field (soakaway), which is a series of slotted pipework constructed underground. Sewage enters the tank and the solids settle to the bottom. The liquid rises to the top, making contact with oxygen which starts to break down the organic matter. This liquid still contains sewage, but in small enough particles to be carried into the soakaway, which then drains into the soil for further treatment. Although a septic tank contains no moving parts and does not require servicing, it will still need regular emptying (de-sludging). A percolation (porosity) test will also need to be conducted before installation, to check that soil conditions are suitable. A cesspool is simply a storage tank for all sewage, both solid and liquid waste. There is no discharge outlet and no treatment - a licensed waste disposal contractor will need to regularly empty the
cesspool. As there is no discharge, cesspools can fill very quickly and need careful monitoring. PLANNING FOR A WELL CONNECTED HOME IS THE KEY
W
hen embarking on a selfbuild, or remodelling your home, it’s essential not to overlook the importance of incorporating structured cabling at the key ‘first fix’ stage. It is important to spend some time thinking about the technological services you may wish to have available once the project is completed, and you’re living in your new home. We are now at a time where having a strong wireless signal and a reliable hard-wired network connection in every room is as important as how many electrical plug sockets there are available. Buyers are now not just looking for a well designed kitchen or bathroom, but a multi room audio system, intelligent lighting and being able to control their entire home from a in-wall keypad or a mobile device. Luckily this is where one astute client from Burwash in Sussex was ahead of the game. The initial solution was to install a network of structured cabling from the

Building on the principle of an old fashioned TV aerial connection, Just Add Popcorn added the ability to: receive multiple feeds from the aerial and satellite system; create a hardwired network connection; allow access back into the house’s URC Total Control System; and provide the ability to stream high definition video via a HDanywhere 4K Modular HD Matrix. In addition, Just Add Popcorn installed 10 rooms of multi room audio for access to the client’s music collection and to enhance the sound quality for the TV’s, all being controlled via URC’s Handheld Touchscreen controllers. Just Add Popcorn then installed a state-of-the-art yet discreet cinema system in the Lounge. Consisting of a 7.1 speaker system using Kef In-Ceiling Speakers with the audio being supplied via URC’s DMS-AV surround sound amplifier, a Panasonic LED TV was mounted on the wall and thinking of the future, wiring was preinstalled so the client could add a projector and screen at a later date. Wiring was also installed for future expansion of the audio and video system as well as CCTV and entry system.

Q: How much of a role does energy efficiency play with self-builders?
Ciaran Wilkins, The Big Picture Energy efficiency is becoming a high priority for many of our clientele. There is a worry that all of the technology introduced into their new dwelling will not only increase energy costs, but be harmful to the environment. We now offer energy monitoring to allow our clients to see how much energy they are using. Sophisticated lighting dimming systems offer some of the greatest savings. Gary Mills, Decorum Technology I would suggest that for the majority of selfbuilders, energy efficiency is at the front of their mind. Rob Sutherland, Inspired Dwellings Energy efficiency should be a key factor in any self-build project. Partly through the media, partly through the increasing legislation on new builds and materials, there’s no doubt energy efficiency is seeping into the general subconscious. Here in the UK, new builds are aiming to be ‘zero carbon’ by 2016. Is it as important as entertainment and comfort? It depends on the user. But whilst entertainment and comfort are driving factors, when designing a home, one of the largest priorities, at least for the majority of our clients, is convenience. A correctly wired (and designed) smart home will adapt itself to your family’s needs. Part of which includes monitoring your home’s output and using that same technology to cut down on the biggest offenders – leaving a light on all day, whole house heating, empty sockets. Guy Singleton, Imagine This In my experience, the very nature of self-builders tends to lead toward cost effective build methods, value engineering and sustainable long term energy efficient solutions. So, lighting and heating control tend to feature highly in their requests. As qualified electrical engineers, we are in a position to advise on lighting and HVAC solutions that often go well beyond that of a conventional AV company. Stuart Burgess, Just Add Popcorn I think self-builders are very conscious about making their homes as energy efficient as possible. However, people are constantly barraged with the necessity to incorporate building products that can help their property stay nice and warm and I don’t think people realise how incorporating technology into your home can help them monitor and save money.
Q: What misconceptions are there with self-builders around technology in the home? Ciaran Wilkins A common misconception is that home automation or a high quality home cinema is only for the mega rich. With fully integrated home automation systems starting around £15,000 and high-performing dedicated cinemas around £7,000, these ‘luxuries’ are very much within the reach of the average self-builder.
Gary Mills The main misconception is cost. The installation of technology will often suffer due the demands of a kitchen budget. What self-builders aren’t aware of is that a well thought out cable installation will allow them to add in systems and components for years to come, often when the money allows or circumstances change. Rob Sutherland Many self-builders are worried about the design issues. They think having a lot of technology in a home will ruin the lines and spaces of the property. about the sheer visibility of technology & AV and the amount of wiring needed. However, once we go through the drawings, they are often surprised (and pleased) about how far technology has moved on, and how closely our priorities match in terms of design. Speakers which can be plastered over, mirrored screens, drop down projectors - the list is endless. There is also the idea, which I think has grown from the increased visibility of ‘Smart Home Technology’ apps and one-off solutions, that your home can be completely integrated with a retrofit system. Whilst it can be done and there are a few one off solutions which we can recommend, it’s not a stable solution for whole-house automation. Infrastructure is still key and crucial for any future devices which may need networking/connectivity with the rest of the home (everything from televisions to laptops and tablets and lighting control systems). We haven’t quite advanced to the Star Trek stage yet, where we can rely on a completely Wi-Fi world! Guy Singleton The most common barrier is cost. But that isn’t just for self-builders. I think everyone wants value for money. The other comment that we have heard is that home technology is difficult to use. I reply that if it’s done right, it should be intuitive and simple. So maybe their experience hasn’t been a true reflection of a well-designed and expertly engineered solution. We reiterate that the most important part of any project is the design, and that goes for home technology. Stuart Burgess Home technology is still seen as a luxury. Generally it’s the last thing to be installed so it’s always the item that gets cut. This is not a problem as long as people understand the importance of getting the wiring in place whilst the first fix is happening. The glitz and the glamour can be added later, but only if the correct infrastructure has been installed at the beginning. Clients need to see how technology can enhance the enjoyment of their homes and not just be an added expense. Technology is not only the 65” TV

As long as an intelligent structured cabling design is implemented, one can ensure rock solid coverage throughout the home and garden. This is all part of the service that CEDIA members can offer at the design stage of any project. Gary Mills We always get asked about price. Our response is frequently the same, the cabling is inexpensive but it is incredibly vital. While the budget denies an all singing all dancing install at the build stage, it might do further down the line, and if the correct cabling is in place, the capabilities of the home technology system can expand.

Rob Sutherland Perhaps the biggest consideration is ‘where do all these wires go?’ Ensuring the home has a safe, properly ventilated place for all the cabling to go back to, should be a primary consideration. Basements are the natural and popular choice, but they must have adequate air and temperature control. In smaller builds, a discrete custom-built space allows racks to be hidden away. We recently did just this for a home cinema in Mayfair, allowing the owner to stream a film and music library across not just one, but three properties… A CEDIA member will openly show you how they can build, test and install a single control system that will manage all devices in the home. In our case, the entire system is built and tested off-site, meaning everything can be quickly installed at the end of the build. Guy Singleton We often get asked ‘If I pay you to do a design, can install the cabling myself ’. Our answer is yes. We have, on a number of occasions, been commissioned to provide a detailed system design with schematics for
others to follow. We also direct them to the CEDIA website – www.cedia.org where they can download the ‘Recommended Wiring Guidelines’ which may prove a useful resource for their build. ohn O’Grady is an offshore drilling supervisor who spends a lot of his working life looking out over wild and dramatic seascapes, but when he comes home to his new Scotframe house, the outlook is equally stunning.
Not only is the house - which he and his Texan wife Courtney built with the help of Scotframe, the UK’s leading full kit manufacturer – a perfect study in light and form, it also enjoys unparalleled views across the rich and rolling Aberdeenshire countryside to the distinctive silhouette of Bennachie. The beautifully-proportioned home is in the hamlet of Daviot, five miles north of Inverurie where Scotframe established their first manufacturing facility and headquarters over 26 years ago. The house is on a site with seven others all of which have been individually designed. Courtney O’Grady, who now works from the house in her own business as a virtual PA, said securing ownership of a plot was something they had always hoped to do. She said: “When the site came on to the market, it had permissions for 12 homes. We joined together with a few other like-minded people and purchased the full site, then received permission to divide it in to eight individual plots. We were as surprised as we were delighted at our achievement. “We worked with locally-based architect Ian Duncan, also based in Inverurie, who helped lay out the positions of the homes on the site and also helped design our hopuse. The brief was our wish-list of the essential elements we wanted - light, space and warmth.” The most immediately attractive feature of the O’Grady’s project is the bold and adventurous use of glass. The central section of two and a half storeys has windows from ground to apex. The living area has glass walls on three sides and more windows on the roof. Light floods the rooms. Mrs O’Grady said that one of the other things they stipulated was decent-sized bedrooms for their three children, aged 16, 15 and 12. “We have lived in houses in which the bedrooms were really two rooms and a cupboard,” she said, “so this was important.” The other crucial decision was to specify Scotframe’s unique Val-U-Therm® closed panel timber frame building system with it’s industry-leading insulation, energy efficiency and airtightness performance properties. Mrs O’Grady said: “Our architect had worked with Scotframe before and told us about the factory injected insulated panels. They do everything that was promised. This is without a doubt the warmest house I have ever lived in. 36

“In fact, if the children have a complaint, it’s about how hot their rooms are, which is not bad in an Aberdeenshire winter. We have under-floor heating throughout and we keep the thermostat at just 18 degrees, but the house is as cosy as could be. “We also used the Val-U-Therm® system for the ceilings and floors. In the ceiling, their strength means that we don’t need roof trusses, so I wake up in the morning to a 12-foot high room which is bathed in light.” The O’Grady’s build took just eight months. Five of the houses on the site have now been completed, all using Scotframe kits. Mrs O’Grady said: “Scotframe were very easy to work with particularly helpful - and I can’t speak highly enough of their Val-U-Therm® timber frame systems. They have really lived up to both their reputation and our expectations.”

HOW TO PLAN YOUR SMART HOME: PART 2 In this month’s feature, Phillip Pini, Residential Business Development Manager at Crestron, covers how to up the tech-spec in your garden.

eat Pumps have long been considered a viable alternative to fossil fuel heating systems thanks to their efficient, reliable and cost-effective nature. This spring the launch of a new government scheme is set to make adopting heat pumps an even more attractive proposition and if you’re building your own home, you could be one of the people lucky enough to benefit.
What are heat pumps?
There are two main types of heat pump; ground source heat pumps and air source heat pumps. Ground source heat pumps access stored solar energy from beneath the ground via a series of pipes known as a ground loop. The ground loop is buried within horizontal trenches approximately 1 metre deep and 50 metres in length where the ground temperature remains at a constant 10C to 12C throughout the year. Heat is passed through the heat pump where it is essentially compressed to a high enough temperature for distribution via radiators or an underfloor heating system. Air source heat pumps use very similar technology but unlike ground source heat pumps which are housed indoors, the units are placed outside of a property where they extract heat from the air rather than the ground.
The benefit of heat pumps
Firstly, let’s consider the installation. While heat pumps can be easily retrofitted into existing properties, installing them at the build stage where they can be seamlessly combined with an underfloor heating system to make the most use of available space is clearly a benefit. Additionally, if you have equipment on site which can be used to dig the ground loop trenches, you could save yourself several thousand pounds and avoid digging again at a later date. Now, let’s look at the cost savings. Heat pumps can have a significant effect on running costs thanks to their use of renewable energy rather than fossil fuels. If you’ve been heating your home with an oil boiler for example, you could reasonably expect to save yourself in the region of £1,500 a year by installing a heat pump. Because your home will be built to a much higher specification and will therefore be better insulated than the vast majority of existing properties, it will retain the heat more effectively which will only increase the efficiency of your heat pump and mean you can heat your home for less. As a result, deliveries of heating oil have been unable to get through to these villages leaving residents with no option but to have their heating on only at specific times and for very brief periods in order to conserve their supply. Installing a heat pump effectively eradicates issues of reliance on fuel deliveries whether as a result of flooding, snow or even holiday periods. Then there are the environmental benefits. Heat pumps emit no noxious gasses and contain no dangerous or explosive substances making them a safer and more environmentally-friendly option for your home. With fossil fuels diminishing and their price therefore increasing, by installing a heat pump you are future-proofing your supply, shielding yourself from continued energy price increases and protecting the environment for future generations.

What this means in real terms is that a property producing approximately 23,000 hours of renewable heat from a ground source heat pump could receive almost £20,000 over the 7 year lifetime of the scheme. This means you have the opportunity to invest in a sustainable heating system which has the potential to be more cost-effective to
The RHI is a similar scheme to the Feedin-Tariff for Solar PV and is a government initiative designed to drive the adoption of renewable energy systems in the UK. Due for launch this Spring, the RHI will provide owners of heat pumps with quarterly, tax free, index linked payments made over 7 years which are designed to help recoup the
run, can protect you from future energy price rises, requires less maintenance and will last longer than a traditional boiler system and which could effectively be paid for by the RHI payments, all of which makes heat pumps an extremely interesting proposition. Of course when you are considering heat pumps for your project, you need to be careful. While the RHI is a fantastic opportunity for more people to access and benefit from heat pumps, there is likely to be a raft of new players in the market, all of whom claim to be experts in the field. The likelihood is though that most will be small plumbers and heating companies who are expanding their product range with little knowledge of designing or installing heat pumps correctly. To get the most from your heat pump your system must be sized and designed correctly or you run the risk of installing a system which simply won’t meet your requirements. It’s therefore important to ensure that the company you choose to design, supply, install and commission your system has the requisite knowledge and experience, not to mention certification, to meet your requirements. THINGS TO CONSIDER If the information above has convinced you to look at the feasibility of heat pumps for your project, there are a few things you ought to bear in mind; Qualification – To claim RHI payments you must be planning to live in the property you are building. If you’re building a property for someone else then you won’t qualify. Product – To qualify for RHI payments, the heat pump equipment installed and the company commissioning it must be registered under the Microgeneration Certification Scheme (MCS). No MCS no RHI. Application – Full details of the application process are yet to be released but what has been confirmed is the requirement to submit a Green Deal Assessment as part of your application.

S
elf builders Tony and Sally Valentine have never regretted choosing a ground source heat pump from Finn Geotherm when planning how to build heat into their barn conversion.
Having been in the building trade since he left school, Tony headed up a small team of builders and worked with his wife Sally to project manage a set of specialist trades. have put together a list of what you should consider when looking for a landscaper to carry out work in your garden. Consumers can avoid the lottery of picking a landscaper for your garden out of the hat and ensure they employ a professional by following the APL and TrustMark top ten tips when making a choice: 1.

Always use a written contract for your project as it offers you protection if anything does go wrong and always agree in writing any changes to the original cost that occurs during the work. at it before making a decision. Don’t just look at the quality of the work, have a chat with the homeowners and see whether the job was done within budget. Make sure the landscaper has adequate public liability insurance to protect your property in case of damage (all APL members must have this as a condition of membership). Check out who will actually be doing the work, does the landscaper sub contract? Before the work starts, make sure you
have read and understood their terms and conditions and ensure that the job has a time schedule so that you know when it will start and when you can expect it to be finished. 9. Make sure that the landscaper is either working to an agreed design or that you have supplied him with sufficient images of what you want, so that you know what the end result will look like. 10. eal gardens are not works of art or film sets; your garden must work for you and your family over the long term and it is the role of the garden designer to resolve the many different issues that arise out of the various elements: lifestyle, construction, and planting, so that they come together in a pleasing and workable whole. Selecting a designer and landscaper to create your perfect garden, as with any long term investment, is a decision you have to get right first time. BALI - the British Association of Landscape Industries (www.bali.org. uk) - has represented the country’s leading landscape professionals since 1972 and
choosing a BALI Registered member is one way of identifying a designer or contractor that is fully vetted and accountable. To achieve BALI Registered status, designers and contractors must: • been trading for a minimum of two years; • provide the prescribed number of positive client and trade references; • maintain full insurance cover; • submit their work (designs and completed projects) for inspection by BALI vetting officers; • agree to abide by the BALI Code of Conduct and Dispute Resolution Service; • submit to a regular quality review.
Garden professionals fall into one of three categories: consultant designers who will advise, design your garden and represent you; companies that both design and build their projects; and finally, landscape contractors that implement a garden design created by others; all three will organise their projects differently. Whilst all have the potential to be a successful route for you to take, it is important to realise that there is a broad spectrum of competence and knowledge in the wider landscape industry, which is why BALI Registered membership is such an invaluable pointer to professional excellence and removes the worry of ‘cowboy operators’.

IT YOU AND YOUR HOME A consultant designer is remunerated directly by the fee you pay. He or she will not construct the garden but will advise you on choosing a contractor to implement his or her design. You must establish at the quotation stage whether their design fee includes the project management of the garden’s construction and it is also incumbent upon you, the client, to establish the credentials of your chosen landscape contractor. This is particularly important if the designer has recommended them. A ‘Design and Build’ company will offer you a turn-key service for the creation of your garden, from the first stroke of the pen to the last plant planted, and the responsibility
for the success of the project is indisputably theirs. However, once again, BALI Registered membership will give you peace of mind when selecting your contractor. Once you have chosen and engaged your garden professionals the first phase of their work is to produce an illustration of their design solution. They will ask you many questions in order to arrive at a set of instructions, or brief, on which to base the garden design. The professional will build up a wish list of your requirements and will start to consider the style of garden that will suit the architecture of your house, your tastes and your lifestyle. The designer must consider your family pets, the restrictions
imposed by the presence of young children (open water features may not be ideal!), your requirement for al fresco entertaining, and your enthusiasm, or otherwise, for gardening. Finally, you need to decide how much time you are prepared to devote to garden maintenance. There is so much more to it than a weekly mow and an autumn hair cut for the plants. Take advice from your professional and tailor your planting scheme accordingly. The question of cost needs to be addressed at an early stage. The designer will listen to your requirements and after due consideration and in the light of past experience, come back with a suggested

budget that would be needed to fulfil that particular brief. If the figure is in the right range for you, it is a basis on which to proceed. If not then either the brief, or the solution that is in the mind of the designer, will need to change. It is essential to marry the finances with the wish list at this early stage, otherwise much work and time can be wasted and disappointment will follow. Next, the designer will survey the garden, noting down dimensions, levels, aspect (north or south facing), soil type and fixtures not to be touched, such as mature trees. The measurements will then be drawn up to a convenient scale and the design will be worked up on this survey and presented to you for your comments and observations. Once the design has been finalised, the scale of the planting requirement will be known. As a very rough rule of thumb, when young ‘nursery’ sized stock is to be used, the cost of planting a garden is normally in the range of 10-15 per cent of the cost of its construction. Design principles and plant knowledge are often studied and practised together. Construction knowledge for hard landscaping – patios, walls, steps, garden buildings, pools etc. - is of an entirely different nature. Each element is essential to a successful outcome, so a close relationship between designer and contractor is needed to create a garden of which you can be proud. With the layout settled and budgets for construction and planting agreed, now is the time to choose your collection of plants. If you are familiar with plants and happy to leaf through horticultural text books then compiling your planting list will give you a great deal of pleasure. If not, then you may wish to simply agree the planting theme with the designer who will offer advice on plant selection suitable for the soil type, aspect - is it sheltered or exposed, sunny or shady - and drainage. Each plant will have its season of interest, scent and, of course, colour. From this list of variables you will see that any planting scheme will be a compromise and achieving a result that will delight you will demand the experience and knowledge provided by a qualified designer. Whatever route you decide to take to create your dream garden – design consultant and independent contractor, or turn-key ‘design and build’ - provided you deal with garden professionals who are qualified, vetted and accountable members of a professional body like BALI, the experience will be enjoyable and stress free.
