A CLIENT’S JOURNEY AG HOLDING & CO Trent Holding, director of AG Holding & Co, approached Crabtrees Senior Executive, Murray Barker, looking for a new facility to support the expansion of his business. Trent had quite specific requirements, given the nature of his metal fabrication and manufacturing business. After spending three months searching for a new headquarters that would satisfy all of the requirements, Murray identified that due to the lack of stock on the market, he would need to take a different approach.

‘Trent was looking for a factory that just wasn’t in the market anywhere, so I presented him with the idea of building something new. We worked on a location and I found a block of land in Carrum Downs. I didn’t know what it was being used for or what the plans were, so I approached the landlord, Adam Campbell, director of Campbell Constructions, who I had worked with in the past on a number of orders,’ says Murray.


Adam was on board, and so the planning began. A draftsman prepared plans and supporting documentation to help establish a building contract and to ensure the design intention was met. The plans were then presented to the council to get a permit and the agreement was signed. The project by Campbell Constructions consists of a custom facility measuring 3,592 sqm in size with large warehouse spacing, office accommodation and multiple roller doors. The new headquarters will facilitate the expansion of AG Holding & Co and allow them to increase their service offering.

Murray successfully negotiated a pre-lease deal to satisfy all parties, including an option to buy in the contract.

‘We’d been thinking about a move for the past 3 or 4 years so we could expand our offering to include powder coating and introduce a new laser cutting machine. STAFF PROFILES JUSTIN MUCHA Property Manager

Justin has a head for business having completed his Bachelor of Business at Swinburne. He jumped straight into overseeing a successful automotive company for approximately 10 years before starting his career in Real Estate. Justin brings to the team extensive experience in both retail and industrial property management across the South East corridor of Melbourne and, coupled with his business expertise, is a dynamic addition to our Property Management department.

After completing his Bachelor of Business and Commerce, and a Master of Professional Accounting with Monash University, Sergio continued on at the University in the research department. Sergio’s keen interest in Real Estate and business “mind” saw him move over to the Real Estate sector where he began his career as a Commercial Property Manager successfully managing key buildings for high profile stakeholders such as local government bodies, water and energy authorities as well as complex facilities, the likes of medical and shopping centres. Sergio’s highly motivated attitude, keen interest to learn and business acumen is a welcome addition to our Property Management department. RETAIL LEASES ACT Crabtrees Property Manager Amanda Hart shares her thoughts on the proposed amendments to the Retail Leases Act. In an effort to improve the longevity and continue the year on year growth of Victorian Small Businesses, the Andrews Labor Government are looking to introduce amendments to the Retail Leases Act that will cut red tape and will benefit small business owners and Landlords alike as Property Manager Amanda Hart explains. A recent announcement made by the Andrews Labor Government regarding changes to the Retail Leases Act could mean less confusion around legal obligations and lease terms and conditions for both Landlords and Tenants. Some of the key elements of the Retail Leases Amendment Bill 2019 will mean: • Retail tenants to be made aware of any proposed rent before they extend their leases. • An extension from 7 days to 14 days for tenants to consider the terms and conditions of a proposed lease. • Increase certainty for both parties about who is responsible for the costs of any installations, repairs, maintenance and essential safety measures. At this stage the proposed changes have only been tabled in Parliament, but should this bill be introduced it will be a win-win for both our retail tenants and landlords alike. PROJECT MARKETING Exciting times ahead for the Crabtrees team this year with several new projects to be launched throughout 2020 offering both leasing and sale opportunities in some of the most sought-after industrial areas in the South East. Late last year we saw the sale of a rare parcel of land at 1 & 2 Steele Court in Mentone’s Industrial Precinct located close to Moorabbin Airport and Chifley Business Park.
