We are pleased with the start of 2021, coming off the back of what was an unprecedented year of disruption to business, positive sentiment and activity has returned. The Industrial sector has produced both sale and leasing results that have surprised the market, with owner occupiers returning and tenants seeking quality facilities. The issue facing the market is the lack of stock and in particular the opportunity for owner occupiers to purchase properties. With returns at record low yields, investors who would look to sell older assets are deciding to hold, whilst developers that would traditionally sell or lease new stock are now holding to lease rather than sell. The lack of stock has also seen rental and lease terms increase, which has finally seen the balance of power switch from tenants to landlords. The average industrial rent in the South East has gone from $90 per square metre to $100 per square metre, whilst lease terms have increased from an average of three (3) years to five (5) years. We believe this trend will continue whilst stock levels remain at all time low levels. The investment market continues to remain strong, with record low yields across all property sectors. Interestingly we have found investor’s happy to consider a high-risk profile with purchasing properties with vacant possession or with short lease terms.
