Sales in the first quarter of 2020 consisted of properties that had gone under contract in the last quarter of 2019. Then came COVID-19, and the sales pace was slow from April 1, 2020, through October 1, 2020. But in the last quarter of 2020, through May 2022, COVID-19 sparked increased buyer demand for single-family homes in all of Naples and Grey Oaks. The average sales price increased by 27% from 2020 to 2021 and increased again by almost 83% from 2021 to date in 2022. This market has favored sellers. Inventory was scarce, buyers had to move quickly, risk making offers sight-unseen, participate in bidding wars, bring cash to the table, and forfeit inspections.

In 2022 through July 31, 2022, the average days on market for single-family homes sold in Grey Oaks (not including the Estuary) was 26 days—half of the days on market for 2021. The average age of the 19 single-family homes sold in Grey Oaks in 2022 is 19 years. Eight of these homes were built before 2000; only one is less than five years old.

wHaT Do THe numbers mean?
In preparation for season, inventory is increasing slightly; there are currently five available single-family listings in Grey Oaks—a little more than 53 days of inventory. If no new homes were listed for sale after today and the market moved along at its current sale pace, it would take about 53 days to sell these homes. As a comparison: pre-COVID-19, it typically took about eight months (240 days) for inventory to be absorbed in a balanced market. Buyer demand is still strong, but buyer urgency has cooled. For the balance of 2022, inventory should continue to increase, and sellers should expect buyers to move more deliberately and make offers 3% to 4% below the list price. For sellers, realistic pricing at the outset will be important. Note that three of the five active listings have already reduced their list prices.
