Price In 2022 to date, days on market for single-family homes sold in Old Naples was 87 days—down from 216 days on market in 2019 but slightly higher than in 2021. Note that the year-over-year increase in average sales prices for single-family homes in Old Naples from 2019 to 2020 was flat, increased to 21% in 2020 to 2021, and increased again by 50% for 2021 to date in 2022.

Age The average age of single-family homes sold in Old Naples in 2022 is 18 years. Sixty-two percent (24) of the 39 homes sold in 2022 to date have been built since 2015.
There are 16 active single-family listings in Old Naples, equating to a little less than three months of inventory. This means that Old Naples is still a seller’s market, and buyers will still want to present offers closer to market value. These active listings have been on the market for an average of 145 days. Five of these listings have just been completed or are still being built; the days on market clock for these homes started running when they broke ground, making the days on market average a bit higher than expected.
Since coming to market, three of the 16 active listings have reduced their list prices, and two have increased their list prices.
In 2022 to date, 14 of the 39 units sold closed at sales prices of $9 million or more. In 2021, only 8 of the 97 units sold at sales prices of $9 million or more.
