CRA was commissioned by an aircraft maintenance company on behalf of its client to conduct an assessment of the land condition of an aircraft hanger which it leased. As the property’s lease was due to expire, the landlord required an assessment of the property to be carried out to ascertain whether the tenant had caused any soil or groundwater contamination that would require remediation. The investigation conducted by CRA comprised as follows: • • • •
A targeted environmental site assessment, comprising the drilling of 12 shell and auger boreholes (5 of which were installed as groundwater monitoring wells); Collection of representative soil samples and logging of the trial pit arisings; Groundwater monitoring; and Environmental laboratory testing of soil and groundwater samples.
Another UK environmental consultancy had carried out a Phase II site investigation at the property at the beginning of the lease on behalf of the tenant. This had not recorded viable pollutant linkages for risks to human health or controlled waters. During the site works, a representative from the third party environmental consultancy oversaw CRA to ensure that the site works were being conducted in accordance with BS 5930:1999. No issues were raised by the third party consultant. Following an assessment of the data, CRA established that there were no viable pollutant linkages for either human health or controlled waters. Thus it was determined that the tenant had not caused contamination at the site during the tenancy and was not liable to remediate the site.
