CRA was commissioned by a worldwide supplier of raw materials and intermediate products to carry out various assessments for the purpose of divesting a metal foundry in the West Midlands for residential redevelopment. In order to prepare a package for submission to potential purchasers of the site, CRA undertook the following works and investigations: • • • •

The final report package included the results of the ground investigation with quantitative risk assessment, risk mitigation recommendations, and an engineering assessment including foundation options. The services and capacities survey was reported separately and was conducted to assess the existing incoming services and utilities (drainage, sewerage, power, telecoms, etc) on-site, and what additional improvements would be required to the existing systems to service a residential development. CRA assisted their client in the sale of the site by competitive tender including responding to technical queries relating to the site. CRA also undertook an “abnormal development costs” assessment to advise the client as to the likely costs associated with residential development of the site. This included matters such as asbestos removal, site demolition, soil and groundwater remediation, and required improvements to existing service infrastructure. This enabled the client to make an informed assessment of the various submitted bids. CRA had a continuing involvement in the assessment of each bid including assessing the technical adequacy and the understanding of the issues surrounding the site. CRA also provided services in connection with the surrender of the site’s Environmental Permitting (EP) permit.
