CRA was retained by an international blue-chip pharmaceutical manufacturing company to assist in determining the general environmental condition of a large site located adjacent to a former tannery and industrial area, and to provide information which may be used by potential purchasers for site divestiture. The project comprised a Phase I Environmental Site Assessment, an intrusive investigation (Phase II) and supplemental groundwater monitoring. In addition, CRA was asked to input in discussions with prospective purchasers and their consultants to understand the price point for the large site in relation to potential environmental liability to human health and controlled waters. Initially, CRA completed a Phase I Environmental Site Assessment (a non-intrusive investigation) to characterise the site. This included reviewing previous site investigation data and environmental database information, and completion of a site visit. Potential areas of pollution were identified in the Phase I Investigation; these were then targeted in the planning stage of the Phase II Intrusive Environmental Site Assessment (ESA). The intrusive ESA allowed CRA to assess the contamination that was potentially present within the soil and groundwater underlying the site. Also identified were potential sources which were unrelated to site operations. CRA evaluated environmental liability for the site for all potential land uses and provided recommendations for its future use as a commercial or residential property. The assessment and investigation were completed over a 3-month period, during which time CRA acted as the vendor’s liaison with the purchaser’s consultants.
