Agent's Notes 40 Marion Avenue is located in the downtown area of Mill Valley. The home is vintage, has had some updating throughout the years, and is currently occupied. The home has the look and feel that many buyers searching in Mill Valley want, plus the added advantage of a flat yard, off-street parking, a garage, and a very sunny lot. The market value is slightly over $2 million; however, if the home was properly prepared for the market with repairs, painting, landscaping, and staging, the true market value is closer to 2.4 or above. I would obtain written bids from my contractors, I believe the work would cost somewhere between $40 000$60,000,a very good return. Also, vacant and staged homes faster and sell for more money, especially since the Covid protocols in place.
