The rain has finally come and we need it. Miracle March is what they are calling these series of late season storms and it looks like we will be clear of another drought for at least a year. The rain has certainly not dampened the purchase market here in Marin and the spring market is in full swing. • Our next Estates Meeting is Tuesday. March 20th, Lisa Norman, our VP of Product Development, will be rolling out “The Loop”. This new platform will change the way you communicate with your team, staff and company and will give you greater access to new listing information, coming soon (all California) and exposing your listings within the region or the entire state. It is very impressive and cutting edge. More importantly, it is easy to use! On Tuesday, I will also have our entire Marin staff at the meeting including our two new Concierge Managers. You don’t want to miss this. • This week, I completed the individual office meetings with many of you. First, I want to thank you for your time and your honest feedback regarding your business and how we can add value by helping you with many of the tasks associated with marketing and getting a property to the market. Please know that our staff is working hard to make these new changes and you feedback, positive or negative will help us perfect our Concierge Program. Communication, communication, communication is the overwhelming comment I heard throughout the Marin region. I expect the new Loop program will enable much better communication for all of us. Bay Area Luxury Home Sales Doubled in February Posted: March 12, 2018 Executive Summary: • Sales of Bay Area homes priced above $3 million doubled in February, with most local regions posting large gains. • Sales of homes priced higher than $1 million also continued to grow. • Regionally, East Bay sales slowed, while Silicon Valley and the Wine Country saw more sales this February. • The Bay Area median price jumped another 16 percent year over year, though high-end sales drove a large part of the increase. • Buyer demand is not abating amid market challenges. Seven in 10 Bay Area homes sold for more than asking price, with the average premium increasing to 12 percent, up from 8 percent premiums observed in the last two Februarys. • Thirty-year, fixed-rate mortgages reached 4.46 percent as of March 8, 2018 according to a Freddie Mac survey, the highest since the spring of 2014. Bay Area homebuyer demand remained strong in February despite concerns over tax changes, rising mortgage rates, and stock market volatility. While overall activity remained flat year over year in February, sales of homes priced above $3 million doubled to about 126 for the eight-county Bay Area (excluding Solano County). The largest relative jump in luxury sales occurred in Sonoma County, which had nine high-priced sales. During the last two Februarys, only one and three such sales were recorded in Sonoma County. Notable jumps in high-priced sales were seen in all Bay Area regions except Napa County, were fewer sales were recorded when compared with last February. Figure 1 summarizes sales of homes priced at $3 million-plus by Bay Area county. Also note that the data presented in Figure 1 relies on MLS data, and since not all sales are recorded in the MLS, the number of transactions could be higher. Weekly Broker Tip WEEKLY PRACTICE TIP: DEATH ON A PROPERTY Q: I represent a Seller on a listing who has informed me that there was a death in the back yard four (4) years ago but the Seller said he did not know much about it. However, at my first open house, a neighbor came over and told me that the prior Owner came home and killed his wife and the gardener who were in the hot tub together! It was apparently quite a sensational story in the local news services and all of the neighbors know about it. I had asked the Seller to give me a copy of the disclosures and reports that he received when he bought the Property. I just reviewed the Seller Property Questionnaire (“SPQ�) from that earlier transaction and it includes a great deal of information about the double murder even though the murder took place outside of the house. Was the prior Owner obligated to disclose those deaths as well as the manner of death? I know that there is a 3-year rule on disclosing death, but do I have to disclose that event now? Do I have to provide the prior SPQ? Do I have to disclose what the neighbor has said to me? A: The issue of disclosing death on a property is always a difficult question; in the question posed above, the short answer is YES the two deaths would need to be disclosed because of the facts detailed above.
