Pacific Union International Marin Region Weekly Update November 10, 2017
Dear Marin Colleagues, Well, here we go again. Everyone is asking what the impacts of the Federal changes to the tax code will do to the real estate market in the United States and particularly California. Many buyers and sellers are asking these questions and trying to make a decision to buy, sell or hold. There will be a lot of talk, changes to the 2 bills proposed and the lobbying is well underway. Until there is a more clear direction on the changes it will be very difficult to project the impacts. My advice to any of you receiving questions from your clients is to direct them to their qualified accountant. We do not provide tax advice. As we get more clarity I am sure our Pacific Union Economist, Selma Hepp, will be providing some valuable insight as to the potential impact of the final bill (if they even get one).
Speaking of the market, next week on November 15th at 5 pm, Pacific Union will present the Real Estate Economic Forecast 2020 at the SF Jazz Center. Our next Estates meeting on December 5 will be a chance for you to see what’s coming for 2018 with new and revised technology that our Pacific Union Technology Group has been working on. Our VP of Product Development, Lisa Norman will review the changes that are coming. The speed and changes to technology is overwhelming for most of us and it seems as soon as you learn how to use it something changes or a new technology comes along. We need to embrace, not fight, the changes in order to keep that competitive edge. It could be worse. We could all be Turkey’s just waiting for Thanksgiving and then we are out of business the next day. Embrace change! Speaking of Thanksgiving, America will consume 46 million Turkeys on Thanksgiving which is 20% of the 226 million annually. Just a fun trivia fact you can share around the dinner table. Selma Hepp’s Latest Article First-Time and Bay Area Homebuyers Have Much to Lose From Proposed Tax Changes Posted: November 08, 2017 Executive Summary: • Proposed tax changes that impact individual ownership of real estate include: • Eliminating deductions for state and local income taxes • Lowering the cap on mortgage interest deductions on newly issued loans totaling no more than $500,000, down from the current $1 million • Ending deductions on second homes or vacation homes • A new cap of $10,000 on property tax deductions • Limits to the capital-gains exemption used by homeowners when they sell • The impact would be particularly severe for households with incomes between $100,000 and $200,000 — 30 percent of Bay Area households; though most income groups stand to lose. • Limiting the mortgage interest deduction to $500,000 impacts 70 percent of Bay Area home sales. • Buyers with a new mortgage of $1 million would lose $20,000 in deductible mortgage interest in the first year. • Putting caps on new buyers and placing further limits on capital-gains exemptions would discourage current homeowners from selling, further intensifying the inventory shortages that are plaguing the region.
