Dear Marin Colleagues, Depending on when you are reading this, I hope you either have a Happy Thanksgiving or had a Happy Thanksgiving. Going into the end of the year I am seeing strong activity in all Marin markets with several listings going into contract well above list price. Stay engaged with your clients during the holiday period. You might be rewarded with a nice year end bonus or a great start to 2018. Speaking of 2018, it is almost here. All signs are pointing to another strong year in real estate. Please use the holidays to develop and set your goals for 2018 and hit the New Year running. I have already set my number one goal which is to support each and every one of you any way I can. Selma Hepp’s Latest Article California Continues to Boost Employment in October Posted: November 21, 2017 Executive Summary: • As highlighted at Pacific Union’s Real Estate and Economic Forecast to 2020 last week, job creation has been a primary driver of Bay Area housing market trends. In October, the Golden State’s solid jobs gain continued with 31,700 jobs added according to the latest numbers from the California Economic Development Department, following a strong addition of 50,300 jobs in September. • California’s unemployment rate further declined by 0.2 percentage points to 4.9 percent despite the state’s growing labor force. The labor force increased by 1 percent year over year, which is the fastest annual growth in 2017 in California. The labor-force growth is encouraging, as it suggests that some workers are still encouraged to come to California despite high housing costs. In the first three quarters of 2017, Los Angeles had the largest relative increase in the labor force among the state’s more populous counties, with a 1.5 percent increase or 1.37 million new workers. Napa, San Francisco, and San Mateo counties follow with 0.81 percent, 0.79 percent, and 0.72 percent increases, respectively. • While September’s jobs increase was boosted by back-to-school employment, October trends reverted to ones seen earlier in the year, namely growth in the leisure and hospitality and health care sectors. • The sectors that led job growth include leisure and hospitality, with 15,300 jobs added, and health care, with 9,600 jobs added. Other sectors that posted gains include government; professional, scientific, and technical services – the main sector that reverted from September loses; transportation; warehousing; and utilities.

Weekly Broker Tip WEEKLY PRACTICE TIPS WHEN SHOULD BUYERS’ AGENTS USE THE NEW SQUARE FOOTAGE AND LOT SIZE ADVISORY AND DISCLOSURE Q: My Branch Office had been consistently using the original Square Footage & Lot Size Advisory and Disclosure form on all of our listings and now they are using the revised form that was distributed on October 3, 2017. We have included the form in all of our listing packets but I would like clarification on what we should be doing if we are only representing the Buyer. Do we need to always use that form regardless of who we represent? Are there specific times that the Agent representing the Buyer must use that form? If we get that form from a Listing Agent, but we have knowledge about other sizes, should we add that information into the Listing Agent’s form or use a new form? If we provide our own form to the Buyer, do we need to get the Seller and Listing Agent to sign our form before giving it to the Buyer? Do we need to research public records to find additional size information and/or measure the property ourselves?
