From Ed’s Desk Dear Marin Colleagues, It seems property owners in California got a big lump of coal for Christmas with the passage of the new tax bill. It also leaves little time for making any year-end adjustments to help offset some of the future loss of deductions. In my review of the changes to the Tax Code the goal of simplifying the code was missed entirely. Everybody is talking about pre-paying your next tax installment by the end of the year so you can take the full deduction in 2017. That may or may not be true if you are subject to the AMT (Alternative Minimum Tax) that was left in the bill. It is now even more confusing and my accountant has to hire an accountant to figure it out. Ok, it’s not that bad, my accountant is a really sharp guy but how hard is it to take something that was already very complicated (7000 pages of Tax Code) and make it worse. Leave it to Washington D.C. I am sure all of your clients will be asking what it all means with the changes and my point above is exactly that. Each person’s tax status is unique and the impacts can be big or small depending on several factors. Investment income, Business owners with LLC, Corporations, and yes 1099 professionals will all have new rules to live by and getting professional advice from accountants will be more important than ever. So much for the postcard size tax return they promised. We don’t give tax advice and I don’t know what advice I would give other than to consult your account who knows your situation. Enough of that. It’s time to celebrate what we do have and that is great friends, family and all of you. Personally, 2017 has been a very interesting year and I would have never guessed at the beginning of 2017 that I would be writing this weekly update to all of you. I very much appreciate all of your support and look forward to working and helping all of you anyway I can. I am very glad to be part of the incredible Pacific Union story that all of you have helped write. On to 2018! Enjoy the Holidays, you have earned it!

Selma Hepp’s Latest Article Final Version of Tax Reform Is Still Detrimental for California Housing Markets Posted: December 15, 2017 Executive Summary: Republicans in Congress reconciled their different versions of the tax reform and offered their final version of the so-called Tax Cuts and Jobs Act today. Congress will vote on the final version next week, which is only slightly more favorable than the initial House of Representatives bill but still highly detrimental for most of California’s coastal housing markets. Below are some relevant details. • Changes in the standard deduction: Current: A $6,350 standard deduction for single taxpayers and $12,700 for married couples filing jointly. Proposed: A $12,000 standard deduction for single taxpayers and $24,000 for married couples filing jointly. • Individual tax rates would be adjusted as follows: • 10 percent: $0 to $9,525 of taxable income for an individual; $0 to $19,050 for married joint filers • 12 percent: $9,526 to $38,700 individual; $19,051 to $77,400 joint • 22 percent: $38,701 to $70,000 individual; $77,401 to $165,000 joint • 24 percent: $70,001 to $160,000 individual; $165,001 to $315,000 joint
