Dear Marin Colleagues, Wow! So, what do you call 170 beautiful people in a room, all decked to the nines, sipping on fine spirits, enjoying great food and sharing delightful stories? Answer: The Pacific Union Annual Marin Holiday Party. It was great to see all of you that attended and for those of you that could not make it we missed you. The holiday season is well underway. The stores are loaded to the gills with gifts for our loved ones and store owners are hoping for a strong season. Compare that scenario to our Marin housing market. The buyers are there, but there is not much to buy. I hear this comment often these days. The number of homes in contract would suggest otherwise. While the number of homes sold year over year in Marin are down, Pacific Union’s numbers are up. I credit all of that to your hard work, tenacity and get it done attitude. You are ALL amazing! Last week I was proud to attend the Marin Association of Realtors Holiday Lunch and installation of the 2018 Board of Directors. Our very own Kathee Shatter was installed as Secretary and Debbie Bernier as Director. Congratulations to both of you. Suzanne Shelhart received a MAR Lifetime Achievement award. Suzanne has been a member of MAR for 40 years. Over the past couple of weeks I have met with many of you to discuss your business plans going into 2018. The momentum going into 2018 is very strong and I expect Marin’s market to be similar to 2017. Obviously the discussion with clients will be all about the new tax laws, whatever they may be. Once the law is finalized you can bet the perspectives will be both positive and negative depending on where you are positioned. I am eternally optimistic in hoping the new law will be sensible and not shake the industry as is being projected. We will see. It seems like every day there is a new conflict, disaster or tragedy that stops you in your tracks and make you wonder what this world is coming too. What is inspiring is the human spirit that rises out of these events and says, “We will get through this and be stronger”. That spirit is what keeps us moving forward and I see that every day in all of you. Enjoy your family and friends during this holiday season and take time to celebrate your success. You have earned it.

Selma Hepp’s Latest Article Wine Country Home Sales Show Strength in November Posted: December 13, 2017 Executive Summary: • Following the Wine Country wildfires, home sales activity increased notably year over year in November, up by 13 percent in Sonoma County and by 24 percent in Marin County but down by 11 percent in Napa County. • Also, sales were markedly up from October with 16 percent, 17 percent, and 23 percent increases in Marin, Napa, and Sonoma counties respectively. Typically, sales activity slows between October and November. • While overall inventory continued to decline, October and November were characterized by higher levels of expired or withdrawn listings but also by an increase in new listings when compared with previous trends. Higher levels of expired or withdrawn listings dragged overall inventory down. • The months’ supply of inventory is now at its lowest level in two years in Sonoma and Marin counties. • Median prices grew by 16 percent in Sonoma County, 17 percent in Marin County, and 7 percent in Napa County compared with last November — a pattern that was consistent across the Bay Area. • While preliminary trends suggest that demand for homes has increased following the wildfires, overall tight market conditions in the Bay Area make it difficult to fully gauge the impact of the disaster.

Weekly Broker Tip WEEKLY PRACTICE TIPS Pool Safety Act Q: My listing has a pool and a separate spa. The home inspector told me that starting on January 1st, IF he prepares a home inspection report he must include in that report whether or not the pool and the spa are equipped with any of the seven (7) drowning prevention safety features. Is that true and if so what are the drowning prevention safety features? If the Property does not have any drowning prevention safety features, is the Seller required to retrofit the Property as a condition of sale? Have my obligations as the Listing Agent changed? A: The Inspector is correct. Effective January 1, 2018, included in Business & Professions Code Section 7195 (the statute which deals with the obligations of home inspectors) is a new requirement that the “home inspection” report must include a “noninvasive physical examination of the pool or spa and identify which, if any of the seven safety features” are present.
