4. RENTAL BREAKDOWN As a ‘rule of thumb’ in Dubai, residents should be able to allocate 1/3rd of their income towards accommodation. With the expatriate community comprising of young professionals, salaries range anywhere between AED12,000 and AED 16,000 per month. With the above in mind, all our apartments are designed and priced accordingly. Single occupancy studios and 1 bed apartments range from AED 4,850 to AED 5,750 per month, whilst rooms in our 2 bed and 4 bed apartments go for AED 4,125 per month. The monthly fee is all inclusive and covers for all utilities (water, electricity, AC, gas) as well as internet, Netflix & basic. 10

5. AWARD CONSIDERATION HIVE was born out of personal frustration with the lack of contemporary housing available for young professionals in Dubai, invariable forcing tenants to rent substandard, shared accommodation from part time landlords with no concern for the level of service or quality provided. Not only substandard and technically illegal, but these housing solutions are also completely out of touch with the lifestyles and preferences of modern consumers. HIVE set out to develop a unique housing experience tailored towards modern consumers who desire a more flexible, convenient and socially connected way of living. The concept is built on the creation of
communities of like - minded individuals benefiting from the collective usage of communal amenities and resources for a more affordable, fulfilling and sustainable way of life.

Stemming from the coliving concept, the design of HIVE JVC results in simple timeless architecture that is generated from the embedded layering in the project’s premise: efficiently sized living units based on the individual vs ample and rich common spaces catering to the community. The main core of the building is generated from a grid system based on the unit modules and floats on a series of pavilions and negative spaces housing the communal areas. The building facade celebrates the unit modular grids whose rhythm is slightly broken through the use of staggered façade wall panels. The communal space design was generated from a process
of mapping the daily life of a resident. The accumulative movement of the users created carving patterns that defined the ground floor spaces. A series of pavilions housing the various communal functions are symbiotically distributed among which the more open areas are generated. The communal spaces flow into the garden with rather blurred boundaries supported by a common geometry and spatial patterns. Residents benefit from a rich interactive experience with amenities that include a café, convenience store, coworking facilities, chef’s kitchen, screening room, gym, wellness rooms, fabrication lab, pet grooming facility and a laundromat.
The building core is crowned by another open-air communal area on the roof housing a swimming pool, outdoor cinema, and lounging areas. The informal spatial and formal qualities of the communal spaces contrast with the more grid-like nature of the building core / residential units. This juxtaposition of spaces is further enhanced by the architect’s selective use of materials. Based on the idea of truth to materiality, the building remains honest to its real components with the building’s structural grid exposed as fair-faced concrete, and the buildings skin as fair-faced block walls, semi-industrial metal work and glass.

The units have been optimally designed to ensure that all ergonometric requirements for comfortable living are catered for. The ingenious use of a dividing console with sliding doors, between the living and bedroom, allows for the space to be opened and closed depending on the mood or requirement. Hosting several innovative spaces, residents are provided a communal workshop, coworking spaces, pet wash and a communal kitchen to activate resident engagement. The material selection is also unique in that cost effective ‘raw’ material was used to create a unique façade of exposed blockwork and off shutter concrete. The building is also very much tech enabled with access control; smart lockers; and a resident’s app to accommodate online rent payments, amenity reservations, community engagement, push notifications and community chat rooms.
To ensure the developments resident and staff security, the HIVE JVC building comes equipped with the latest in safety and security features and technology. This includes cloud-based access control systems; 24-hour CCTV surveillance with dedicated monitoring; physical security presence on site; and a dedicated guest and resident recognition software.
Hive JVC is a new way to live unencumbered, offering a safe environment that stands in contrast to traditional residential models. It upends conventional apartment typologies in order to maximize flexibility and convenience for tenants and alleviates the loneliness of metropolitan living thanks to the social interaction, connection, and collaboration between occupants.
