KwaZulu-Natal has the holiday weather and the beaches as its drawcards. Cape Town is World Design Capital 2014. You’d think it would be easy for Jozi and Pretoria to sit around and sulk, but these two cities are busy, busy, busy on some of South Africa’s greatest property developments, which are slowly but surely making headway. From Freedom Park and its Hapo Museum to the mixeduse development of Menlyn Maine, which will officially be SA’s first green city, Pretoria is taking strides in contemporary architecture and design. Looking further afield to Dinokeng Game Reserve, which opened late last year, Gauteng can now boast about having the Big Five! There’s also the new Soweto Theatre, situated in the Jabulani CBD, while work is being done on the decommissioned Orlando Power Station and there’s a vision in place for the Orlando cooling towers to be made part of a new entertainment precinct. Moving to the suburbs, there’s the development of Sandton Central Park, a peaceful space of sculpted garden areas, benches and a children’s play area. Then there are the beginnings of Melrose Arch Phase 3 and the R900-million redevelopment of the Mall of Rosebank and Rosebank Gardens. Joburg’s CBD has seen the opening of the unique Wits Art Museum in Braamfontein, the facelift of Mary Fitzgerald Square and the development of the Majestic and Newtown Junction. The construction of a new health and research facility, Hillbrow Health Precinct, begins this

year, while restoration work continues on the Old Post Office building. Hot on the heels of Jonathan Liebmann’s Arts On Main developments comes Brian Green’s 03 Desmond building in Kramerville. Brian was responsible for the super-successful 44 Stanley complex and he hopes to make 03 Desmond the go-to design hub of Joburg. Brian says, ‘Kramerville is the decorating capital of Africa. It’s becoming easier to access for domestic decorators and it’s evolved naturally; it’s not contrived. In Kramerville we saw the trend and we jumped on the bus.’ Housing brands such as Cape Town’s Tonic Design, Durban’s Egg Designs and 03 Cubed, this 300m2 space is sophisticated yet quirky and offers something you can’t get anywhere else. And it’s rumoured that Brian will be opening a rooftop bar as part of his exciting retail development. Joburgers love a new hot spot for sundowners. All we need now is a mountain.

DREAM HOLIDAY

LETTER o

After a frantic day at the office followed by a whirlwind of children demanding my attention, I flopped down on the couch with the April/May edition of The Property Magazine. I turned to page 18 and discovered ‘Some Enchanted Island’. For five blissful minutes I escaped to heavenly Eden Island in the Seychelles and imagined myself lazing on the white sandy beaches and exploring the bustling marina with boats and beautiful villas. A couple of pages later I escaped to glorious Nambiti Plains Private Game Reserve where I listened to the soothing sound of the waterfall and river and watched game coming to drink at the waterhole. Thank you, Property Magazine, for being my ‘Great Escape’ at the end of a day! Katalin Mercer, Durban

WARM EMBRACE Many thanks for your Winter Warmer feature. I was feeling quite depressed at the onset of Joburg’s cold weather and was happy to read about how to escape it. It’s always nice to know that you don’t have to go far to enjoy a day or night out in a nice, comfortable and snug environment. There’s often too much emphasis on running away from Joburg. Thank you for embracing our city. Anonymous, Parktown North

FEEL THE LOVE As an art lover, I was lucky enough to attend the Wits Art Museum launch. With over 9 000 pieces of classical and contemporary African art, this spectacular space is one that all South Africans can be proud of. It brings an energetic and beautiful pulse to Braamfontein. It is a world-class museum and I’m so impressed by how wonderfully you featured it in The Property Magazine. Anonymous, Braamfontein

WIN! Write to us and stand to win a case of Hartenberg Estate’s The Eleanor Chardonnay 2008! Named after matriarch Eleanor Finlayson, whose family owned Hartenberg Estate for 29 years until 1977, the Eleanor Chardonnay 2008 reflects her strong and resolute character tempered with sophistication and poise. This wine is an expression of the rich Tukulu soil in which the vines grow and the tender care that goes into cultivating the grapes. Treat the palate to a splash of creamy citrus, nutty, mineral and elderflower flavours, balanced by a refreshing acidity. This elegant Chardonnay shows great finesse with a long, lingering finish. +27 (0)21 865 2541, hartenbergestate.com Nedbank Menlyn Maine indoor/outdoor Vertical Garden 2012 facebook.com/thepropertymagazine

We chat to

National Braai Day initiative.

Q What inspired National Braai Day?

A desire to foster nation-building through the establishment of a national day of celebration. I want SA to come to a standstill on 24 September every year, with all citizens gathered around fires, celebrating our common heritage – braaing. The blueprint for what I hope we can achieve is St Patrick’s Day.

Q Has the initiative grown at all?

Yes. Recent market surveys show that 33% of all urban South Africans over the age of 18 celebrate National Braai Day.

Q What can we expect from this year’s National Braai Day?

We are launching a global campaign to get at least one person in every country in the world to braai.

Q What’s your favourite braai food?

ANOTHER WORLD Dining at La Belle Terrasse at the Westcliff is like stepping back in time. Classic decor (it’s just been made over), white linen tablecloths, silver cutlery, gorgeous butter dishes and world-class service make it a dining experience that simply cannot be missed. Throw in some powerful views over Joburg’s city skyline and the picture is complete. At the helm is Executive Chef, Klaus Beckmann, and Executive Pastry Chef and Sous Chef, Lindy Pretorius. Lindy, the creator of the Westcliff’s famous high teas, has dived head first into

Above average. I’ve been fortunate enough to braai quite often, in different places, using different techniques. Thus I’ve written a book about it. [Look out for our review next month. – Ed.]

menus are changed twice a season, which keeps things fresh and, of course, as Lindy says, keeps her on her toes. We dined on wonderful grilled salmon served with ginger and strawberries, crusted lamb with lemon and mint mash and mushroom broth with bread dumplings and grilled mushrooms. Lindy’s sweet expertise is readily apparent in her apple crumble (Westcliff style), chocolate torte with a hint of naartjie, and panna to the talented sommelier, Bongani Ngwenya. Sips of Rupert & Rothschild Vignerons Baroness Nadine 2008 Chardonnay and Kaapzicht’s 2006 red blend added the finishing touch to our dining pleasure. +27 (0)11 481 6000, westcliff.co.za

ew to Anne Porter Knight Frank’s portfolio is an elaborate and very attractive triple-storey home located in Cape Town’s elite southern suburb of  Bishopscourt. The home is north facing and from its expansive patios and terraces it offers panoramic vistas of the eastern faces of  Table Mountain over the Kirstenbosch National Botanical Garden as well as views of  Devil’s Peak. In addition to four bedrooms, the home offers a dining room, reception room and study. The interiors include decadent carpeting and marble tiled flooring and lofty ceilings highlighted by beautiful chandeliers. On the market for R25 million, the home is described by the agents at  Anne Porter Knight Frank as being ‘immaculate’, and MD Lanice Steward sings its praises for combining the ultimate in luxury with an easy-going energy and feel. Lanice comments,

‘Although the home is unashamedly opulent and designed to impress, the house has comfortable, homely interiors and it would be equally suited to an embassy or a large family with several children.’ The gardens are a feature unto themselves, with lollipop trees galore, beautifully manicured lawns and gorgeous white rose bushes set alongside meticulously neat hedges. The expansive outdoor area is perfect for the entertainer and, of course, children. Large trees tower over the home and seamlessly create a sense of grandeur, especially as they contrast pleasingly with the cream exterior walls of the home and its large windows and columns. Also on site is a separate cottage that comprises a large living area and a separate bedroom. There are three garages on the property as well as four parking bays, a large swimming pool, and state-of-the-art security throughout. T

owering above the African bush, Clifftop Exclusive Safari Hideaway sits atop a gorge in Welgevonden Private Game Reserve in the Waterberg Mountains. With elephants drinking water below and the African wilderness surrounding you, there is no doubt that you are experiencing one of South Africa’s prime views. But it’s not just the views that set this lodge apart, nor its five-star service, excellent cuisine and undeniably good game-watching. What distinguishes this game lodge from many others on our shores is its space. This story begins with an introduction. When a renowned interior designer meets a luxury safari lodge, you are bound to get fireworks – awardwinning fireworks.  The result of this introduction was Clifftop Exclusive Safari Hideaway’s award for Best Hotel Interior at the 2011 African Hotel Awards, and it’s all thanks to Laurie Owen Interiors. According to Laurie Owen, owner of Laurie Owen Interiors, the criteria for the award were: outstanding quality of work; a different interior design concept; and work that is fresh and new. And these certainly hold true for Clifftop, whose interiors beautifully complement the exquisite views of its surrounds. Laurie was first commissioned in 2009. The owners were fans of her work and so the design brief was loose, allowing Laurie free rein to do what she does best. Inspiration came easy, thanks to the lodge’s surrounds. Laurie says, ‘I took inspiration from the clifftop and the location of the lodge and the river below. This all adds to a place that soothes one’s soul.’

22 | June/July 2012

The difference between Clifftop and other lodges around southern Africa is that it is decidedly non- African, and proudly so. The rooms and communal areas are a breath of fresh air, open and airy, and freely flow into each other. And more importantly, there is not an African mask in sight. ‘It’s my spin on an African lodge,’ explains Laurie. ‘I detest masks and the very normal dark look of traditional lodges. I love soft, romantic, soothing colours.’ Laurie’s interiors include a mix of natural organic materials, hand-beaten silver and dip-dyed fabrics and luxurious African-inspired stonewash finishes. Ecofriendly materials have been used throughout the lodge, including wood, felt, mohair, cotton and linen, recycled glassware and handwoven recycled chairs. The effect is organic and romantic and the result is simple yet luxurious comfort. A distinguishing feature of Clifftop is its colour palette. Its cool colours whisk you away into a world of calm. Refined colours, such as white,  grey and silver, with accents of darker hues, reign. Laurie wanted a soft and cool palette and drew her colour inspiration from the surrounding Waterberg and the river, with some lighter colours being drawn from the local stone and the bark of the trees. From the rough concrete walls and ceilings to the whitewashed wooden floorboards and white weathered furniture, the effect is breathtakingly simple and understated and allows the scenic surrounds and wildlife to take centre stage … Just. Uncomplicated decor and furniture reign and the emphasis is on cool comfort. Oversized sofas and poufs

sit alongside interesting mohair chairs.Among Laurie’s personal favourite features is the mohair lounger, part of her signature collection. She imports the mohair from Swaziland and makes the loungers herself.  Despite the seeming simplicity of the layout of the rooms and furniture design, there is a lot of  hidden detail, especially in the various light installations. Designed and handcrafted by Laurie Owen Interiors’  studio, they are made from driftwood, seeds and calabashes, and the effect is dramatic, the driftwood installations especially so. These hang across the ceilings of the chill rooms and living areas and echo the light of the fireplace, which sits centre stage, washed in silver shades. Nearby, painted seeds hang like drapes and act as natural dividers as well as another interesting focal point. Hanging chairs in the upstairs zone sit alongside a huge daybed fit for royalty and together they continue to emphasise that this lodge is all about relaxation, and the decor certainly echoes this. Despite the end result, the design did not come without its challenges and a lot of hard work. The main challenge was the African rains. ‘Massive floods stopped building in its tracks for long periods at a time,’ says Laurie. But her perseverance paid off. Laurie says that, structurally, there was ‘lots of opening up and creating clear lines throughout, turning heavy dark spaces into light-filled cool,  interiors’. From the free love of the public areas and the outside pool deck to the unsurpassed views of the sky above and the gorge below, you will find it hard to tear yourself away when you retire for the evening.

But make no mistake: once you have been formally introduced to your suite, you may never leave its decadent folds. Clifftop has only eight suites and each one exudes luxury and its own style. A large round bed sits centre stage while the cool palette of colours continues. A small chill-out area sits next to the well-appointed bathroom, which boasts an indoor and outdoor shower and the best seat in the wilderness – the bathtub. The jet bath is enclosed with glass to keep out the winter chill, but in summer you can throw open the doors and relax with a gentle breeze on your face and the gorgeous views at your fingertips. In fact, the bathroom’s entire front wall is made of glass, on standby to invite the bush indoors. The decor continues in its simplest and most natural form. Bamboo sticks are used to create a

(Laurie Owen Interiors has its own manufacturing division that sources these materials and make its own beautiful decor products.) The suite’s private deck is an extension of whitewashed wooden floorboards, and there’s more comfy lounge furniture outside. Our favourite outdoor feature is the plunge pool with its 360º views over  Welgevonden. Because the lodge only accommodates 16 guests at a time in its eight suites, service is preferential treatment all the way, and feeling like a VIP is par for the course. Intimate dinners can be set up in the wine cellar below for a romantic evening or upstairs by the fireplace to ward off the chilly weather. Game Reserve boasts an abundance of game and stunning fauna and, despite being only three hours from Joburg, it offers a unique wildlife experience, including the Big Five.  And after an early morning or a late afternoon drive, the sumptuous interiors crafted by Laurie Owen await you. ‘My main objective is to create mood-changing spaces that have a profound effect on our minds and bodies. “Slowing the heart rate” and “taking deep breaths” is what I like to achieve.’ No mean feat for Laurie, but certainly achieved. After an afternoon of gin and tonics and chasing lions, we sit on top of the world and watch a speculator African sunset. Slowed heart rate? Check. Profound effect on mind and body? ith its chic modern aesthetic and natural charm, Paddock House at Blair Atholl takes the concept of estate living to a whole new level. Making your way down to Paddock House through the naturally pristine estate is humbling.Apart from being greeted by the horses and Baby Blair, the estate’s baby springbok, the rustic paddock fencing and the sounds of the wind in the trees transport you to another world. The developer of Blair Atholl Estate, Robby Wray, has surely hit the estate-living nail on the head. Blair Atholl Estate is an eclectic blend of Old World country estate living and contemporary conveniences. Some 40 minutes’ drive from Sandton, it’s set against

the beautiful backdrop of the Magaliesberg range, and a 6,5km stretch of the Crocodile River flows through it. Blair Atholl’s 600ha stretches over land that once belonged to international golfing great, Gary Player, who designed the estate’s members-only golf course, which opened in 2007. With only 329 stands, an average of one home for every 2ha, Blair Atholl boasts some of the lowest- density housing in the country. Adrian Maserow of AMA Architects designed Paddock House and then, working together with the talented group of interior designers from D12 Interiors, fashioned this contemporary work. Adrian explains that the concept was to create a down-to-earth, modern, country family home that

celebrates abstraction as well as simple elements and responds in a contemporary way to its rural setting. The team achieved this by looking at contemporary rural architectural precedents as well as the context of the site. Above all, they were inspired by nature itself, as reflected in the paddock fencing, stonework, grassed paddocks, pebbled streams and forested enclaves. ‘Our challenge here was to design an appropriate architecture that touches the earth lightly,’ explains Adrian. Adrian adds that they used a palette of colours to complement the natural surroundings and, where possible, materials were left to express themselves in an honest way. These materials include off-shutter

ON SHOW concrete for the soffits, solid Louro preto timber floors, natural clay roof tiles, porcelain ceramic floor tiles, weathered plaster, timber decking and powder-coated aluminium window frames. Soft woven lampshades and leather furniture finishings add to the tranquillity of the space. Floor-toceiling windows draw the surroundings inside, making nature a core feature of the home. Adrian says,  ‘All of the home extends visually to the forest. There are views of water, horses and a “framed” view of the sky. Every aspect of the design emanated from these visual links. It is an optimistic interior that emphasises light and linearity, and clear and clinical finishes set the tone.’ He adds, ‘One of the most important features of the house, and a personal favourite of mine, is the imposing feature wall, which forms the threshold between the relative visual containment of the entrance court and the expansive views extending down the length of the paddock experienced from within the house. This wall is figuratively “cracked open” and in the split it fans out to reveal a beautiful garden vista lined by tall trees.’ With Paddock House sitting at around 750m² and the accompanying paddock sized at approximately 4 047m²,  the stand is in no way shy of space. But within the home, minimalism plays a huge role, as seen in the utilisation of just a few furnishings within an open-plan setting. Adrian says open-plan is the way forward and that linkage, extension and transparency are all part of modern life. The use of modern artwork, including oils, prints and some of the owner’s own sketches, contributes towards this contemporary feel. The team faced no real construction problems, apart from having to control a canal that runs alongside the house (it was once used for irrigation purposes). ‘What one seeks as an architect is a poetic, a moment in design that has significance, presence, emptiness and materiality,’ says Adrian. It’s no surprise that Paddock House is featured in the coffee table book, 21st Century Houses: 150 of the World’s Best. The house effectively blends modernity with the natural world and epitomises quietude, meditativeness and oneness with the environment. Adrian says it best: ‘Paddock House is a place of tranquillity and calmness. The opportunity was precious, and we made the best of it.’

RENOVATING

Value add Most people know that by renovating your kitchen you can up the resale value of your home drastically. And it does not have to cost the earth. Adrian Goslett, CEO of Re/Max of Southern Africa, says, ‘The first step is to clear out the space and get rid of equipment and things you don’t use that much that may take up a lot of space on counters. All the clutter can make the kitchen appear smaller and darker than it really is. The next step would be deciding on what’s most important: re-plumbing or moving around big equipment, such as stoves, is expensive, so budget is crucial if these are part of the plan. Instead of completely replacing items or fixtures, homeowners should try to refinish them or only replace certain parts that really need it. Laminated countertops, for example, can be re-laminated and cupboard doors can be resealed and painted to give them a fresh look. And finally, the easiest and most cost-effective way to change your kitchen is by giving it a lick of paint. This can make a big change to a kitchen, especially if the current colour palette is outdated. When choosing a colour, it is best to go with neutral colours, as they will make the area appear a lot larger.’

AFTER Lighting Delos, a restorer of antique lighting and furniture, supplied the interesting globe pendant lights for this kitchen. Owner Dale Calder says, ‘Antique chandeliers give even a contemporary kitchen a personal touch. For those who are dead against anything Old World, modern pendants with some patina can be the difference between the ordinary and the extraordinary.’

BEFORE

Bathroom countertops Granite countertops were used in this bathroom. Claudia Cannata King, marketing director at Cannata Granite, says, ‘Practicality paired with aesthetic appeal is a winning combination when redesigning bathrooms. As bathrooms are generally smaller spaces, it is better to use materials that are less busy, for example, natural stone, such as granite. That way, the room will not appear smaller than it is.’

The taps Cobra Watertech supplied the taps for Peter’s bathroom. Marketing Manager Shelley Galliver says, ‘Basins and taps are two items that can be changed with relative ease and affordability. Although on this project a certain style of tap was installed, the modern, minimalistic, single- lever mixers are still the most popular ranges. The main factors influencing the choice of fittings are eco-friendliness and efficiency. Bathrooms should combine aesthetics, quality and eco- friendliness. Homeowners may choose from a host of sanitary fittings and technologically advanced bathroom products that are easier on the environment. At the top end of the market there’s a trend towards electronics, such as mixers with LED displays, to indicate temperature.’

RENOVATING

AFTER Paint Lauren Shantall, PR manager for Plascon’s Freeworld Design Centre, says bathrooms need mould-resistant paint, because of all the moisture. ‘Plascon Velvaglo is also a good option, as it is a hard-wearing paint suitable for bathrooms and is heat-, steam-, chip- and stain-resistant,’ she says. ‘Make sure that you coordinate your wall paint and tile colours carefully. Buy a tester pot in your colour of choice and then paint a large swatch onto a primed card in order to better compare the colours. Bathrooms are usually not the biggest spaces in the home; lighter colours will make the space seem bigger. If you have a very small bathroom, consider using an extremely bold colour to make a statement.’

Wall tiles On-trend subway tiles were used for Peter’s bathroom. Margaret Goodale of Victorian Bathrooms says, ‘Metro tiles, aka subway tiles, were named after the tiles used in the Paris subway system in the early 1900s. So versatile is this little 75mm x 150mm tile that it is as at home in a vintage setting as it is in a more contemporary, sophisticated interior. Metro tiles have a clean and tailored look, creating a simple texture that is classic and appealing, year after year.’

How he did it

How did you come to do this project in LA?

I worked in California for 11 years and am familiar with local trends and regulations and I understand the region very well. I was able to advise the client that the fee was favourable because of the exchange rate of the US dollar to the rand.

How did it work?

We got organised and had a good communication routine with the client and contractor. We also coordinated the work with an engineer in LA. Due to our being 9 to 10 hours ahead of them, and with regular photographic updates of the site progress, we were able to address any issues or questions timeously, which resulted in no project delays. We built a 3D model that we constantly updated with proposals, so we could continuously study design issues and offer solutions. We also advised the client on how to photograph the site, environment and surrounding area to get the necessary information.

What would you have done differently?

Nothing with regard to the project as a whole. It worked out very well. It would have been a joy to see the project in person soon after its completion, but unfortunately I was only able to visit the site a year later.

Wooden flooring Leon sourced flooring from Californian suppliers. But for local work in SA he recommends Kevin Bates Albert Carpets, whose Chief Operating Officer, Peter Simon, says, ‘Antiqued wide-plank oak flooring is the most popular style of wooden flooring at present. There has been a move away from the high-gloss finish and a more restrained, matt, oiled finish is mostly used. Also gaining market share is strand woven bamboo. While not exactly wood, its popularity has surged for luxury vinyl planks. They’re reasonably priced, very hard-wearing, have the appearance of wood and are considered eco-friendly.’

Caesarstone Leon recommends Caesarstone for living room fittings. PR Manager Lisa Aspeling says, ‘Caesarstone’s textured range, Motivo, is perfect for use as wall cladding in any living space or lounge. Feature walls are on-trend again and Motivo lends itself to this application, as our patterned, black or white Crocodile and Lace surfaces help to create a sophisticated look. Concetto, Caesarstone’s semi- precious stones collection, can be crafted into beautiful ottomans and centre pieces for the lounge, or even gorgeous, bespoke tables and bars. The Classico range is well suited to use as flooring. Its durability and classic appeal make tiling your living area a good investment.’

Wallpaper The House of Wallpaper supplied the eye-catching wallpaper used on this renovation. Company Director, Jackie Kilcullen, says, ‘Wallpaper has become a huge trend for a number of reasons: it is a simple, practical and beautiful way to transform a room, instantly adding depth, texture and character not easily achieved by alternative wallcovering. In a dining room, wallpaper offers elegance and warmth. The magnificent wallpapers now available on the market make wallpaper a good option when transforming a room.’

Reupholstering Hertex Fabrics supplied the fabric for the reupholstered dining room chairs on this project. Katrin Herrmann-Van Dyk, sales director at Hertex Fabrics, says, ‘Where you already have a chair or sofa that you love, get a quote for re-covering it rather than throwing it out. The cost is not always less than that of new furniture, but the frame of a good piece will last a long time. When selecting fabric for dining room chairs, keep in mind the type of fabric and the scale of the pattern. Dining room chairs are generally used often, so choose a fabric with high durability. Small patterns work better for the seat and back, but for a fully upholstered chair, the back of the chair could be done in a bold

pattern or accent piece.’

Flooring Craig Maas, general manager of Carpet Connections, who installed the floors on this project, says, ‘Choose a floor covering that is suitable for the intended application. Careful consideration should be given to the grade of the flooring because of the intensity of use. Ensure that the chosen product has a technical certification of an international standard. Irrespective of the flooring chosen, the subfloor needs to be carefully inspected and, if necessary, levelled. The ‘After’ photographs Romilly de Buck

more level the surface, the better the end result. The flooring should also be installed after all other contractors have finished on site, or it should at least be covered with a suitably strong material, to prevent damage after installation. Finally, choose a reputable flooring contractor with contactable references. Quality and service are not expensive – they are priceless!’

Tiling

BEFORE

Your choice of tiles for your newly renovated outdoor area can make a significant difference to its overall look and ambience. Kate van Niekerk, Tile Africa’s marketing manager, elaborates.

What should people look for in outdoor tiles?

Tiling is the answer for an outdoor area because tiles are highly durable, easy to maintain and come in a wide variety of colours, textures and styles. Where a roof covers the area, such as on a patio, then any type of tile is suitable, as long as it has an abrasion resistance rating of four or more. It is often a good idea to continue the tiles used in the living area out onto the patio, especially in cases where the doors open and fold back to create an inside/outside effect. Where the area is open, such as in a courtyard, then tiles made from natural material are best. It is very important to note that natural stone, slate and marble tiles are porous and need to be sealed before use.

AFTER

What are the current trends in outdoor tiling? Ever popular are the warm African tones of slate and sandstone. These materials are being used more and more, not only on the floor, but also to clad outside braai areas, benches and walls. The beauty of natural stone is that it blends effortlessly into nature, creating a soft, harmonious backdrop to grasses, flowering climbers and shrubs.

40 | June/July 2012

Outdoor cooking Bertus van der Veen, co-owner of Euro Appliances, says, ‘Fully fitted outdoor kitchens are big in the US, but in SA we’re content with braais, despite our better climate. The benefit of outdoor kitchens is convenience. Proper planning is critical for hassle-free outdoor entertainment and provision needs to be made for water (basin, icemaker), gas (braaiing and other cooking), electricity (fridge and freezer), and proper airflow. Gas braais offer clean, quick cooking, but traditional wood/charcoal products remain popular. Integrated facilities, such as rotisserie and smoker options, have recently seen a rise in popularity.’

DESIGN Profile

hen walking into the offices of Townsend and Associate Architects (TAARCH) for my interview with Richard Townsend, and on passing the rows of symmetrically stuck fluorescent Post-it notes on neat stacks of open books and magazines sitting on the table I’m being led to, I wonder whether he’s a Virgo. ‘No, I’m a Libran,’ he replies. ‘In fact, most of my graduation class at university were Librans.’  That makes sense – a defining trait of Librans is their sense of good balance and it’s an ideal quality to have if you’re building multilevel apartment blocks and homes on challenging sites. But Richard’s balance could be out. Even during his time-outs on the beach, in a yoga class or wherever, when he’s meant to be relaxing, he’s pondering his work and the discipline: ‘I’m always reflecting on architecture and the work that we are doing. I read about guys in my industry who have their own firms and how they love doing all these “recreational things” and I think to myself, where do they get the time?’ Since establishing TAARCH two years ago, Richard’s been ‘surprisingly busy’: ‘People keep talking about a slump in the building industry that started way before 2010 and is still around. The irony for me is that that was when I decided to go it alone and I was lucky to have clients that stuck with me when I started TAARCH.’ Richard found a solid footing for his career at what has become one of South Africa’s most respectable firms in the luxury residences line: Stefan Antoni Olmesdahl  Truen Architects (SAOTA). He joined SAOTA after spending six years working in Berlin and London, completing his Part 3 at Westminster

44 | June/July 2012

and doing a stint in Los Angeles. Richard describes his 12 years as a senior associate and one of three design team leaders at SAOTA as the best all-round work experience he could have gained. He says that since striking out on his own he’s had to learn the art of networking and how to put himself out there. ‘The industry is not the same,’ he says. ‘Today, every lead, contact and recommendation is followed up. Networking has almost become part of my job.’ Although his portfolio of completed work for SAOTA is extensive and impressive, Richard’s threeman team at TAARCH has had a range of exclusive and no less mind-boggling jobs on the go since he founded the business two years ago. These range from luxury residential homes, townhouses and small apartment blocks to, more recently, the promise of commercial, retail and corporate building work in South Africa and overseas. Richard whips out a series of design booklets on each project and begins paging through each one, pointing out features on each page with careful consideration and respect for the 3D renderings and hand-drawn images that he himself has sketched. ‘I really love doing sketches freehand because by doing them myself I really have to think about every line or shadow, detail and space that I’m drawing and how it will work in the completed project. I think this is a process that is slowly being lost in the discipline with the rise of new digital software programs, such as Revit. The value of architects’ using every opportunity to do sketches themselves is critical to the outcome of the project. You really get to understand your creation intimately,’ he says. But 3D renderings have raised the architectural bar, he admits:

‘Although the element of surprise has been taken out with the rise of 3D rendering software, this isn’t a bad thing, because clients expect to see built exactly what the image reflects, and for the architect this means that the concept has to be brilliant and very well thought out. The pressure on the architect is huge!’ Richard has mastered this dual approach to design and works as comfortably with new software as he does with old-school ink and pad. One of his projects, known as V   oelklip, a beach house in Hermanus, won a Cape Institute for Architecture (CIFA) merit award last year and is in the running for an SAIA award this year.  ‘It’s definitely my favourite project and a highlight of my career. I think it’s because it was a combination of an open brief and a challenging site – on the seafront, long and rectangular and with height restrictions. The setting was also spectacular – milkwood trees and fynbos lining the front of the house and framing the sea, and on the north-facing side, the Overstrand Mountains hanging over it. The volumes and forms we created for this home are all completely functional in the modern tradition that “form follows function” and were emphasised by the natural light and how it was channelled into the home,’ he says. There is a definite style to Richard’s work and when I ask him about it he gives me a crash course in architectural theory as well as his opinion on the controversial topic of whether there is such a thing as a ‘South African architectural style’. ‘“Critical Regionalism” is a theory that I deeply subscribe to,’ he says.‘It stems from modern architectural discourse that considers the contextual forces acting on a proposed site or structure and incorporates these into the final

design. This can inform, say, the structural references to the landscape and climate, or material, using those from the region of the proposed structure.’ The basis of this theory is to give a building a sense of place and identity, something that Richard believes is critical to modern architecture. It’s also a quality that’s more apparent in residential architecture than in commercial developments. ‘I’ve recently been approached by a patron client to consult on a shopping centre project, which is something I haven’t done a lot of in my career. The reason he has come to me is because I’ve convinced him that these projects need to have architectural merit, need to be works of art and need to have identity and a sense of place in the community in which they are being built. Too many commercial retail developments don’t have this quality and are uninspired. This is a great pity, because the spin-off is that the community will treat it as a social space, one that they relate to, interact with, are proud of and subsequently look after,’ he explains. You might not think ‘Critical Regionalism’ when you marvel at an exceptional building, but for architects who subscribe to that theory, it’s crucial, and explains Richard’s strong views on the notion of a homogenous South African architectural style.

‘I’m not really sure why people want to define a South African architectural style; it doesn’t make sense to me. If you look at Europe, for example, there isn’t a singular European architectural style. There are many, but they are referred to as specific contextual styles that not only hint at particular regions in Europe but also to their cultures, such as Mediterranean or Scandinavian architectural styles. Here in South Africa, it’s the same: it’s critically regionalist in that we have such varying landscapes and climates, such as the highveld, Cape, tropical and bushveld, each one of these with its characteristic architecture, not to mention various cultures and people. All of these are inspiring and make the case against having a singular defining South African style,’ he says conclusively. But, even though someone might have walls of tertiary institution certificates and libraries of academic theory behind him, end-users doesn’t particularly care for theory – they want to see its application. It is here that Richard comes into his own: he stays true to disciplinary theory, which allows for creative expression and, ultimately, architectural beauty. A clear example of this is a project that he has been busy with since 2008 and that his team has now joined – a Franschhoek homestead for a family

of three generations within a secure residential estate with communal vineyards. Inspired by the Cape Dutch farm homestead concept endemic to the area’s colonial wine-farming history, Richard and his team have created a super-contemporary collective of pods – kitchens, bedrooms and bathrooms – that pivot on a communal living area for the whole family. ‘The estate guidelines were very restrictive, but we pushed the boundaries, the result being that the controlling estate architects who drew them up were very surprised and impressed at what we did,’ he says. ‘It’s a project due for completion next year and our clients are very excited about it.’ And rightly so.What’s amazing about this project is that Richard’s strong subscription to Critical Regionalism shines through: the homestead’s unwavering contemporariness fits comfortably into an area steeped in the historical traditions of viniculture and colonialism. If the 3D renderings of TAARCH’s current projects are anything to go by, then, upon their completion, they will make the case for life imitating art. For Richard, starting his own firm has provided him the ultimate freedom – to create works of art inspired by disciplinary theory. +27 (0)83 448 1331, taarch.com

Island living

IN THE city When it comes to One&Only Cape Town, the secret’s in the details Words Nicky Manson Photographs Supplied

O

ne&Only Luxury Resorts are synonymous with style, grace and, more importantly, sheer luxury. The hotel group has emerged as a world leader in hospitality and comfort, and One&Only Cape Town proves no exception. This hotel sits on a regal throne overlooking the V & A Waterfront, and so when it comes to ‘location, location, location’, the hotel triumphs. But what’s within it is what really counts. The delicious ingredients of One&Only Cape Town are many, starting with its five-star gourmet services, including the renowned Reuben’s restaurant with chef Reuben Riffel at the helm, and the internationally acclaimed Japanese restaurant, Nobu, under the watchful eye of Chef Nobuyuki ‘Nobu’ Matsuhisa. (We recommend Nobu’s saketini – not for the faint-hearted!) The Vista Bar & Lounge and the Wine Loft are also must-visits on the Mother City’s

social scene. The hotel’s 91 rooms situated over seven floors in the Marina Rise are noteworthy too, thanks to their spectacular views of T   able Mountain. Add to the mix a stylish penthouse simply called ‘The One’, rumoured to be Cape Town’s top penthouse apartment and to have hosted a rocker or two, and you have a wonderful concoction. However, the real magic begins on the island. The island? Yes. Discreetly hidden from outside eyes and set in the middle of a man-made waterway, One&Only Cape Town has a true island resort in the city. Surrounding the largest rim-flow pool in southern Africa are guest rooms, spread out along the water’s edge. Rooms are spacious and private and contain every amenity you could ever wish for. Wooden screens reveal what seems like an infinity of cupboards, dressing rooms, bathroom sinks, mirrors and the pièce de résistance, sitting regally in the middle of the room, the royal bath, in which, if you are not

careful, you may get lost (we did). The decor pays homage to the warm and subtle tones of Africa’s savannahs but is accented by vibrant colours. And if you can tear yourself away from the comfort of the interiors for just a minute, then you’ll find that each of the 40 island suites features a private balcony or terrace, perfect for a spot of  lounging and taking in the views of the waterway and scenery. Boats are thrown in free. The renowned spa is merely a few footsteps away and the rest of the hotel’s facilities are just over the charming wooden drawbridge. Throw in some more fine dining by the pool at Isola restaurant, a handful of palm trees and a golf cart or two, not forgetting your side order of utter peace and quiet, and you’ll find it hard to believe that you are experiencing a secluded paradise right in the middle of Cape Town’s business hub. +27 (0)21 431 5888, capetown.oneandonlyresorts.com

One stop Experience a winter of ‘Onederful’ cuisine at One&Only Cape Town, where you’ll find it hard to choose between its two world-renowned restaurants, Nobu and Reuben’s. Indulge in Nobu’s famous bento boxes, where the Japanese culinary delights are beautifully presented in traditional black lacquered compartmentalised boxes. Or try chef Nobuyuki ‘Nobu’ Matsuhisa’s unique Peruvian-inspired Nobu Sashimi Jalapeño as well as his take on traditional sushi rolls and delicacies, such as tuna sashimi salad and tiger shrimp tempura. Not to be left out, Reuben’s next door has also created a warming winter feast that looks too good to eat … Almost. ‘Fine dining’ does not adequately describe the Reuben’s experience, where the emphasis is on taste, texture, smell and presentation, all wrapped up in a decadent bow. We love the white mushroom and Gorgonzola velouté with seed loaf wafers, toasted hazelnut and mushroom duxelles, and the crispy chilli salted squid. +27 (0)21 431 4511, capetown.oneandonlyresorts.com

Island style The Caribbean island of Grenada has it own story to tell. First sighted by Christopher Columbus in 1498, the country has changed hands many times. Made up of three main islands, namely Carriacou, Petite Martinique and Grenada itself, it is the southernmost of the Windward Islands. Abundant in ginger, nutmeg, cloves, cinnamon and turmeric (the list goes on), Grenada is also called the Spice Island, especially by the sailors of the past, who said they could often smell the island before they saw it.

The boutique homes on offer at Lombardy Estate present a new and exciting take on Frank Lloyd Wright’s classic Prairie style. Designed by SAOTA in collaboration with QTS Architects, these properties are available in a variety of configurations to accommodate homeowners at all stages of their lives, whether they’re starting out or retiring. Top security, luxury finishes, an elite health spa as well as waterways, birds and wildlife combine to create an upmarket country-living ambience.

ost property developments will sell you on lifestyle. They will go into detail about the location: ‘Location, location, location!’ They will convince you that the area, the architecture, the security, the landscaping, the value for money and the developer’s good name will all contribute to a unique lifestyle. For the most part, they would be right. All of that does. It will. But how many can truly boast all of these things? How many can, for instance, talk at length about a country feeling in the city, about 100ha of award- winning gardens and parks, consisting of various indigenous trees, shrubs, flowers and bushes? Of hectare upon hectare of wetlands, environmental corridors, lakes and flowing waterways, attracting all manner of birds and wildlife? How many can offer architecture so unique that it is often the driving factor behind a purchase, regardless of any of the other exceptional features? How many can throw a five-star restaurant, hotel, conference centre and spa into the equation? How many are backed by one of the biggest property developers in the world? And how many can offer

a range of homes that are suitable for every type of buyer, from young single professionals to established families? Lombardy Estate & Health Spa can. Situated 15 minutes from the centre of Pretoria, close to respectable schools and upmarket shopping malls, the estate offers an unobtrusive, state-of-theart security system that will provide you with the sort of life you used to know. A safe haven from the outside world. A place where you and your children can walk, jog, ride your bikes or simply play.  A healthy alternative to inner-city living. For many of the homeowners at Lombardy, the unique architecture is what first attracted them to the estate. It is a style that is truly unique in and around the Pretoria area. Inspired by the classic lines of Frank Lloyd Wright’s Prairie style, the reinterpretation by award-winning architects SAOTA – Stefan Antoni Olmesdahl Truen Architect – and QTS Architects blends perfectly with the vast expanse of the peaceful landscape. Broad verandas, low overhanging roofs, the rectangular break in the horizon and the open- plan interiors all contribute to the outdoor lifestyle on offer.

For some homeowners, such as the respected commercial interior designer, Albert Moffat, and his wife, Michelle, the architecture was just the first point of contact. Albert wanted a place that could compete with his investment in the Oubaai Golf Estate near Herold’s Bay on the Garden Route. A place into which he and his young family could grow during the next phase of their lives. ‘I felt confident in the developer,’ Albert says, ‘while the security and natural environment meant I could build my dream house here.’ Of course, the developer, the Al-Kharafi Group, a privately owned Kuwait-based investment group with a worldwide repertoire of projects, assets and interests, knows all about successful property projects. Such as Port Ghalib, an astonishing 32 000 000m2 development covering 18km along the Red Sea. Marketed as ‘a world in its own’, it is a city of luxury villas, elite golf estates, marina apartments, hospitals, schools, spas, water parks and hotel chains. When the opportunity arose to develop a prime location near Pretoria, the Al-Kharafi Group already had a plan of action. It wanted to create an estate for everyone, with a product base to support an entire

community. Not just single people. Not just families. And not just retired couples. It wanted variety. Townhouses, boutique homes and homesteads on large stands. Something for everyone. And therein lies the uniqueness of Lombardy Estate & Health Spa. There is something for every stage of your life. So much so that some homeowners have bought more than one property, and some as many as five. A property for each of their children. Or a second one as an investment. This sentiment is shared by all who live here. This isn’t a fly-by-night investment. Homeowners are in it for the long haul. And happily so. Part of the lifestyle are, of course, the amenities on the estate itself. Such as the five-star hotel, restaurant and conference centre, where you can enjoy healthy breakfasts, hearty luncheons or specially prepared dinners. They even deliver meals to your home. The newly opened Soulstice Day Spa Pretoria, part of the Spas of Distinction collection, not only increases the investment value of Lombardy Estate, but also provides a health benefit for homeowners. With the emphasis on creating memorable experiences, the spa offers all of the favourites, such

as massages, facials, body treatments, manicures and pedicures, as well as some of the more unique treatments, such as a flotation chamber, an amethyst Rasul chamber, purifying steam rooms, a heated spa pool and even a spa restaurant. When it comes to living the life, not many estates can offer you all these benefits. From a stressfree environment that promotes healthy activities, the beauty of the outdoors, the blending of the architecture with its peaceful surroundings, the convenience of restaurants on site and the de- stressing treatments in your backyard, to the peace of mind that comes with the knowledge that you’ve made a superb investment. Lombardy Estate and Health Spa celebrates your good health as well as your life.

Home in HOUGHTON

Exclusive, classy and luxurious, Houghton Estate is the cream of Joburg’s crop

HOTSPOT Although Houghton is primarily more of a serene residential area, visitors take pleasure in the popular tourist spot at Munro Drive. Here you can bask in the views of the northern suburbs, which are quite breathtaking at sunset. There are a few guesthouses and B & Bs nestled in the neighbourhood, including Jubilane Guesthouse and the Residence boutique hotel, but those seeking bigger hotels and more commercial accommodation will have to visit neighbouring Sandton or Rosebank for places such as the Hyatt, Radisson Blu and the Sandton Sun.

Living

O

ne of the wealthiest suburbs in Johannesburg burg, Houghton Estate, or simply ‘Houghton’, is made up of large properties, apartments and office blocks of diverse architectural styles. Home to former South African president, Nelson Mandela, the suburb is divided into Upper and Lower Houghton. Upper Houghton is characterised by hills and slopes, while Lower Houghton lies on a flatter area. Both are close to the suburbs of Sandton, Rosebank, Killarney, Norwood and Oaklands. Houghton was developed in the late 1800s as a farm where 250 000  bluegums were planted. Now the leafy streets are home to extravagant homes and beautiful properties.

What the agents say Lew Geffen Sotheby’s International Realty’s Sabina Seeber, Peter Gowans from Jawitz Property, and Pam Golding Properties’ Louis Green on why Houghton’s so homely.

Q Which are the more popular areas within Houghton Estate, and why is this?

Louis: There are basically two areas within Houghton Estate, the first being Upper Houghton, which includes all properties south of Houghton Drive. The second is Lower Houghton, which includes all properties north of Houghton Drive. Lower Houghton is divided into the ‘Rosebank’ side, and includes all properties west of the M1 and east of Oxford Road, and the Eastern side, which is all properties east of the highway and west of Osborn Road. The eastern side of lower Houghton is very popular with Jewish and Muslim buyers, as there are two synagogues and two mosques. Some people only want to be on the Rosebank side and will not look anywhere else. The Upper Houghton properties are less valuable and are in demand by people who require close proximity to the schools. There are three roads in Upper Houghton that offer excellent views, namely, Rose Road, St Paul’s Road and St Patrick Road. View sites here are at a premium, with one house on St Patrick Road valued at R50 million.

Q Is property in Houghton gaining in value?

Sabina: The growth expectancy from a pricing point of view in the property market is not foreseeable for the short term but is expected in the not-too-distant future. The state of the property market is not partial to some suburbs and not to others. Speculation is constantly varying and business confidence has been unstable for some time now. That being said, Houghton is excellent value with a lot on offer at relatively low prices.

Q Is there more crime in Houghton because of it being a wealthier area?

Sabina: There are very high-profile clients in the Houghton area, many of whom have their own private security. We live in a very security-conscious society, so Houghton has street guards, bobbies on the block and high visibility of Houghton’s Community Active Patrol, so crime is low. It is one of the few suburbs where one is sure to see dads on bicycles with their children, moms walking the dogs and strollers, joggers, and gym-goers heading on foot to the Virgin Active. The high life Houghton’s proximity to commercial nodes means that residents and visitors alike are spoilt for choice when it comes to living a life of leisure in the area. Golfing enthusiasts

Q What’s changed in Houghton over the last 10 years?

Louis: The biggest change in Houghton over the last 10 years has been densification and development. The market has also recognised the locality of Houghton relative to the freeways, the airport, Johannesburg CBD and Sandton CBD. The biggest benefit is traffic, as Houghton residents generally drive against the traffic, making commuting a pleasure.

Q Why would you encourage people to invest in Houghton?

Peter: There are no traffic issues and it is in close proximity to the top schools as well as to the Killarney and Rosebank malls. There is also easy access to the Gautrain and the excellent sporting facilities in the area. It is still possible to buy large properties with tennis courts here. of Pergo Spanish Oak and Pergo Chalked Light Oak for Ipanema in Rosebank, Johannesburg, a funky apartment development by M Architects. Your top tips for someone who wants to renovate? Avoid problematic installations, such as old-fashioned tongueand-groove or solid wooden floors – these old technologies are a nightmare to repair.

naturals faithfully reproduce the most exquisite features of real timber. And for R240/m2, XL boards (282mm as compared with the standard 189mm) with V-groove sides combine with the magic of endless beauty to create a luxurious and spacious interior, enhancing any room at a fraction of the price of real wood. Moreover, our Germanmade laminate floors carry an EU guarantee. But the major attraction is that the installation is so quick and painless. Your top tips for someone who wants to renovate? Laminate has always been sold as a DIY product in Europe. Simple rules must be followed to the letter for a great installation to be achieved. In our stores we demonstrate how it’s done. But the biggest factor is a flat screed – get this right and the infamous click-clack sound is gone. If DIY is not your scene, then our in-house teams will do the installation.

Experience still reigns supreme

Rawson Developers MD Paul Henry speaks frankly about property development in these tough times

uring the first half of the first decade of this century, roughly 2000 to 2003, property development was straightforward. Some have even described it as easy. But when I look back on the numbers who failed and dropped out, even in the good times, I think it is a little glib to say that this career can be easy. There are always pitfalls. Development is like crossing a minefield: you never know when and where you will step on a mine. All you know is that they are there and can injure you seriously if you do not take precautions. Nevertheless, it is true that in the prosperous early years of this decade one had only to find a suitable site, buy it, appoint an architect, find an estate agent – and away you would go. The banks appeared only too willing to provide developers and buyers with finance and demand was always good. How things have changed since 2007. The banks are now extremely cautious about lending, overseas buyers are nowhere to be seen and, in the worst

cases, those foreigners who did buy are now selling, possibly at a loss. In addition, undeveloped or partially developed sites are available countrywide, usually at prices that have been greatly reduced. In these newer and far more difficult times, experience is not only valuable, but also essential. Rawson Developers and Rawson Construction have been developing for 20 years, and with almost 100 projects to our credit, we can proudly say that we have never had a failure (although with one or two we sailed close to the wind). The partners in this company, namely Bill Rawson, Carl Nortje and I, have worked together for 20 years and have acquired a bank of property knowledge. Equally important, we work well together and like and respect each other. Right from the outset we took a long-term view of reinvesting at least 50% of our profits in land acquisitions for new developments, and we have maintained this policy ever since. We also soon realised that we could not afford to pay independent contractors the sort of rates and prices they tried

to charge in the boom years (often without a commensurate quality standard) so we had to build for ourselves. The support and expertise we get from having our own in-house construction team of quantity surveyors, project managers and site leaders of all ranks have made a big difference in our battle to offer unit prices that are competitive and affordable. I suspect it has been the lack of such dedicated inhouse teams that has led to many other developers’ inability to operate in today’s tough conditions. By contrast, we have been able to sell and build over 400 apartments in Rondebosch in the last four years, and have more to come. This, I hope, bears witness to the basic soundness of our approach, our love for the game and the commitment of the whole team.

Your Move Sandy Geffen, Executive Director of Lew Geffen Sotheby’s International Realty, says you can have your cake and eat it – if you’re brave enough … It’s time to prepare for a journey into the world of home redesign, so you can have your dream home without having to move, even if your family has grown or your tastes have changed. What can you expect? Well, from my own experience I would say your priorities should be plastic sheeting to separate your ‘new world’ from the rest of your home, a large Dustbuster and a healthy sense of humour. You will also need time, patience and the willingness to give your creative side free rein. Then you will need a designer, architect, engineer, builder, carpenter, plumbing contractor, electrical installer, and so on. Make sure you choose people you can work with, whom you trust and whose credentials and track record you have checked. So, then, to work, starting with the kitchen, which

Atterbury makes waves with Waterfall Atterbury Property Group has recently launched its R25-billion Waterfall Business Estate in Midrand, having taken three years to meticulously plan the positioning of the estate for peak functionality, access and visibility. The 1 600 000m2 mixed-use development will include space for offices, retail, light industrial, distribution, warehousing and showrooms. The property spans both sides of the N1, from the Woodmead Interchange through to the Buccleuch and Allandale interchanges. ‘The opportunity to develop this mixed-use commercial precinct in the heart of the fastest growing metropolis on the African continent is an extraordinary legacy,’ says Atterbury Property Group CEO Louis van der Watt. With its 80% stake, Atterbury Investment Holdings (AIH) is the major investor in Waterfall Business Estate, which is expected to contribute heavily to the company’s growth and performance. David says this trend is linked to the demand and supply of student accommodation, with companies such as South Point and International Housing Solutions providing for the current demand. ‘Over the past 10 years investors have been able to acquire old offices at approximately R400/m2 for conversion to student accommodation, which is currently rented out at around R2 500 per self-catering unit,’ says David. Botswana tourism booms

A young safari lodge on the Chobe River is benefitting from the growth in Botswana’s tourism sector

J

ust over a year old, Ngoma Safari Lodge is thriving, having incorporated eco-tourism into its mandate, and has invested in a new pool deck, a game-viewing deck, a firepit and other decor elements. Botswana’s investor-friendly tourism is what Africa Albida Tourism, a hospitality group based in Zimbabwe, credits the progress to. Africa Albida Tourism Chief Executive Ross Kennedy says, ‘We invested in Botswana for its investor-friendly environment, tourism-centric economy and the synergy between Chobe and Victoria Falls, which

3 both fall within Africa’s tourism hub.’ He adds that occupancy rates have been encouraging, with the lodge reporting an average of 42% occupancy since its opening. Ross says, ‘This is very satisfying for a new build and the rest of 2012 shows 60% on the books, with more bookings flowing in steadily.’ Guests to the lodge have so far been a mix of visitors from Italy, the UK, Spain, Australia, SA, New Zealand, Canada, Germany, Ireland, Japan, Portugal, Switzerland, Sweden, Norway and Botswana. The lodge, situated on Botswana’s Chobe River, 135km from Victoria Falls, includes eight exclusive

4 suites, where Ross says the average amount of time spent by guests is two nights. Not only is tourism supporting the lodge but the Botswana Tourism Organisation (BTO) has also facilitated its success. Ross says, ‘They have offered positive guidance and direction throughout the twoyear process of getting Ngoma Safari Lodge off the ground. This has made life a lot easier for us. Be it in Botswana, in the region or in European markets, the BTO and its colleagues have been outstanding.’ +263 13 43211, ngomasafarilodge.com

Private property pulsates Investors wanting to expand into the sub-Saharan African region would do well to aim for private equity in terms of property, according to Novare Equity Partners CEO Derrick Roper. He says that economic growth across the region as well as urbanisation and improved infrastructure mean that property is in high demand. He adds, ‘The young, affluent and urban middle class is looking for modern amenities from office space to retail complexes and housing. At present the supply of these facilities is limited, with the lack of modern shopping space in many cities in sub-Saharan Africa a good example.’ However, because investing in Africa can be challenging, Derrick urges potential to work through a private equity vehicle. He says, ‘It is advisable to partner with a company that has a track record in the countries in which it is operating.’ +27 (0)11 447 9605, novare.com

South Africa Conserving Hope The Hopewell Conservation Estate is the ultimate in nature-reserve living

1

S

et on 3 000ha of pristine landscape in Port Elizabeth in the Eastern Cape, Hopewell Conservation Estate is an exclusive residential development. The reserve is protected under a 30-year stewardship agreement with the Eastern Cape Parks Board and is managed by Shamwari Wildlife. It is close to shops, offices, businesses and PE International Airport. Only 41 homes will be built on the estate, where there are currently 16 stands for sale. These range in size from 2 200m2 to 4 300m2 and are priced from R1,25 million (inclusive of VAT). Building regulations allow for a maximum developable footprint of 500m2/stand. Owners

may use their own designs, provided architectural guidelines are adhered to, or choose from a selection of sketch designs. The contemporary designs of award-winning architect, Richard Stretton of Koop Design, incorporate the use of natural stone and other materials found in the area, in line with Koop’s emphasis on sustainable architecture. Other green strategies to be adopted include the use of natural ventilation, LED lighting, solar power, rainwater harvesting and grey-water systems. Construction work on the first homes is scheduled to begin in the June/July period of this year. All properties will be unfenced and landscaping will blend into the natural surroundings. Active

residents will enjoy having a choice of running, walking and mountain bike trails on their doorsteps. A bush lodge is planned as a social hub for residents, while a boutique function venue will generate income for the reserve by the hosting of private events. To ensure the land is protected for future generations and investors, statutory nature reserve status is in the process of being secured, with the stewardship agreement as a first phase. Species that have been reintroduced to the estate include eland, hartebeest, the endangered Cape mountain zebra, springbok, kudu and tortoise. +27 (0)76 941 9561, hopewellconservation.co.za

Catching the St Francis wave St Francis Bay is without question the most upmarket coastal resort in the Eastern Cape, says Richard Arderne, area principal for Pam Golding Properties. ‘St Francis Bay has over the years been an excellent investment, but the market has turned dramatically, particularly at the top end. It is bound to recover, but in the meantime there are excellent buying opportunities,’ Richard says. Prices range from around R1 million for an entry-level home in the village to around R6 million for top-end canal homes. Prices have dropped, particularly those of plots, by about 30% to 40% from the peak of a few years ago. ‘The Marina really changed St Francis Bay from the sleepy fishing village it was in the early ’60s to the vacation destination of choice for wealthy Gautengers,’ says Richard. ‘Owners have invested, on average, about R4 million on a canal home. These properties have appreciated tremendously over the past 20 years, but like properties in the rest of the world, have flattened out now, and some excellent deals are available. We now have canal homes ranging from R2,75 million upwards.’ He adds that he is positive that an upswing is likely. ‘Coastal resorts always have bigger price drops than the metro areas, and lag on the upswing, but when their prices go up, they usually outperform metros. Seeing as the metros have been experiencing a very gradual improvement over the past three years, it would seem likely that resorts will experience a gradual climb over the coming years.’ +27 (0)42 294 1188, pamgolding.co.za/stfrancisbay

Eden Island’s new phase gets under way

W

ith Phase 1 almost complete, the $500-million (about R4 billion) Eden Island development in Seychelles is gearing up for Phase 2, which makes up a third of the island. Eden Island Development Company has appointed Gibb for the consulting engineering of Phase 2, for $17 million. Gibb became involved in the project in the middle of Phase 1, taking over the civil engineering and infrastructural work, including road and service development. Gibb will be responsible for the civil, structural and electrical infrastructure engineering of Phase 2 and will also be involved in the earthwork design and quantities, detailed design of the bulk infrastructure and structural design of the edge conditions as well as the revision of transportation models. ‘It makes life much easier for one contractor to do multiple jobs within one project,’ says Philip

Grobbelaar, Gibb’s project director. ‘We are very excited about working on Eden Island, as it is a high- profile project beyond our borders and clearly showcases Gibb’s ability to deliver world-class solutions and efficiency,’ he adds. In addition to its work on Eden Island, Gibb’s portfolio includes upgrade and construction work on OR Tambo International Airport, Ratanga Junction Theme Park, Green Point Stadium, Moses Mabhida Station, and upgrades to various national roads. Eden Island is a 56ha high-end residential marina being built a few hundred metres off the island of Mahé.The types of residences available include luxury apartments, maisons and villas. The commercial precinct features restaurants and bars, boutique shops, a supermarket and a number of service outlets. There are also 20ha of beaches, basins, and waterways that allow residents direct water access to their exclusive freehold title homes.

Eden Island has an international deep-water marina capable of handling yachts of up to 100m in length, and residents automatically qualify for a private mooring. Philip says that Eden Island also supplements the Public Utilities Corporation’s water supply by generating water via a desalination plant. He adds that despite the current difficult economic climate, Eden Island has done exceptionally well, with over 370 units having been sold to date. ‘On the private development side of things, Eden Island is one of the biggest that Gibb is involved in,’ says Philip. ‘It’s been really demanding. However, it has taught us that it’s highly possible to do projects outside South Africa, without an office situated in the project’s location.’ Gibb anticipates that it will conclude its work on Eden Island in mid 2013. +248 434 6000, edenisland.sc; +27 (0)11 519 4600, gibb.co.za

The opportunity to design Eden Island, the world’s first man-made tropical island, was an architect’s dream, so even at just 24 hours’ notice, when she got the call, ANNELIZE VAN DER WATT from the Dennis Moss Partnership didn’t hesitate to catch a plane.

Q What inspired the Eden Island architecture?

We wanted to echo the beauty of old colonial buildings and incorporate local architectural heritage in a modern way. A perfect example was a Creole fisherman’s tiny house. It wasn’t grand, but it captured the essence of Seychellois architecture with its deep verandas, shutters and traditional colours.

Q What design principles guided the project?

Senses of place and history, to recognise local identity. A sense of craft and nature, to bring in the natural surroundings. Finally, on a project as unusual as this, a sense of natural and logistical limits.

Praised paradise Located on Silhouette Island, Hilton Worldwide’s luxury Hilton Seychelles Labriz Resort & Spa was recently named Best Lifestyle Resort at the Senses Wellness Awards 2012 in Germany. Recognising and celebrating quality, innovation and excellence in spa and wellness services, the Senses Awards are regarded as the Oscars of spa hotels and are judged by a panel of industry experts. Chosen out of 500 nominees, Hilton Seychelles Labriz Resort & Spa scored high for its overall concept, inspired layout and wide range of offerings, including the spa, food and beverage, and sports, leisure and events facilities. Hilton Seychelles Labriz Resort & Spa has around 100 rooms as well as a meeting room, an outdoor pool, a sauna and steam room, a 24-hour health club, a tennis court and several eateries. +248 429 3949, hiltonseychelleslabriz.com

Q The main challenges?

Climate is a challenge, as specifications have to be adapted for humidity and seasonal fluctuations, and procurement, as changes can take several months to implement.

Q How much has the project changed as it’s developed? Nature changed things, by forming and shaping beaches according to the tides, and we changed the shape to ensure water quality. But overall, the artistic renderings for the original designs are very close to the actual buildings, so we’ve managed to achieve what was in our original impressions.

Q Which aspects of the Eden Island project are you enjoying the most? Often, as architects, we’re not in control of context. But at Eden Island we’re creating whole-concept urban design and architecture, which is immensely satisfying. +27 (0)21 887 0124, dmp.co.za
