KwaZulu-Natal has the holiday weather and the beaches as its drawcards. Cape Town is World Design Capital 2014. You’d think it would be easy for Jozi and Pretoria to sit around and sulk, but these two cities are busy, busy, busy on some of South Africa’s greatest property developments, which are slowly but surely making headway. From Freedom Park and its Hapo Museum to the mixeduse development of Menlyn Maine, which will officially be SA’s first green city, Pretoria is taking strides in contemporary architecture and design. Looking further afield to Dinokeng Game Reserve, which opened late last year, Gauteng can now boast about having the Big Five! There’s also the new Soweto Theatre, situated in the Jabulani CBD, while work is being done on the decommissioned Orlando Power Station and there’s a vision in place for the Orlando cooling towers to be made part of a new entertainment precinct. Moving to the suburbs, there’s the development of Sandton Central Park, a peaceful space of sculpted garden areas, benches and a children’s play area. Then there are the beginnings of Melrose Arch Phase 3 and the R900-million redevelopment of the Mall of Rosebank and Rosebank Gardens. Joburg’s CBD has seen the opening of the unique Wits Art Museum in Braamfontein, the facelift of Mary Fitzgerald Square and the development of the Majestic and Newtown Junction. The construction of a new health and research facility, Hillbrow Health Precinct, begins this

year, while restoration work continues on the Old Post Office building. Hot on the heels of Jonathan Liebmann’s Arts On Main developments comes Brian Green’s 03 Desmond building in Kramerville. Brian was responsible for the super-successful 44 Stanley complex and he hopes to make 03 Desmond the go-to design hub of Joburg. Brian says, ‘Kramerville is the decorating capital of Africa. It’s becoming easier to access for domestic decorators and it’s evolved naturally; it’s not contrived. In Kramerville we saw the trend and we jumped on the bus.’ Housing brands such as Cape Town’s Tonic Design, Durban’s Egg Designs and 03 Cubed, this 300m2 space is sophisticated yet quirky and offers something you can’t get anywhere else. And it’s rumoured that Brian will be opening a rooftop bar as part of his exciting retail development. Joburgers love a new hot spot for sundowners. All we need now is a mountain.

After a frantic day at the office followed by a whirlwind of children demanding my attention, I flopped down on the couch with the April/May edition of The Property Magazine. I turned to page 18 and discovered ‘Some Enchanted Island’. For five blissful minutes I escaped to heavenly Eden Island in the Seychelles and imagined myself lazing on the white sandy beaches and exploring the bustling marina with boats and beautiful villas. A couple of pages later I escaped to glorious Nambiti Plains Private Game Reserve where I listened to the soothing sound of the waterfall and river and watched game coming to drink at the waterhole. Yes, it may take a little longer to achieve, but isn’t that the case with anything worthwhile?

And these certainly hold true for Clifftop, whose interiors beautifully complement the exquisite views of its surrounds. Laurie was first commissioned in 2009. The owners were fans of her work and so the design brief was loose, allowing Laurie free rein to do what she does best. Inspiration came easy, thanks to the lodge’s surrounds. Laurie says, ‘I took inspiration from the clifftop and the location of the lodge and the river below. This all adds to a place that soothes one’s soul.’

The difference between Clifftop and other lodges around southern Africa is that it is decidedly non- African, and proudly so. The rooms and communal areas are a breath of fresh air, open and airy, and freely flow into each other. And more importantly, there is not an African mask in sight. ‘It’s my spin on an African lodge,’ explains Laurie. ‘I detest masks and the very normal dark look of traditional lodges. I love soft, romantic, soothing colours.’ Laurie’s interiors include a mix of natural organic materials, hand-beaten silver and dip-dyed fabrics and luxurious African-inspired stonewash finishes. Ecofriendly materials have been used throughout the lodge, including wood, felt, mohair, cotton and linen, recycled glassware and handwoven recycled chairs. The effect is organic and romantic and the result is simple yet luxurious comfort. A distinguishing feature of Clifftop is its colour palette. Its cool colours whisk you away into a world of calm. Refined colours, such as white,  grey and silver, with accents of darker hues, reign. Laurie wanted a soft and cool palette and drew her colour inspiration from the surrounding Waterberg and the river, with some lighter colours being drawn from the local stone and the bark of the trees. From the rough concrete walls and ceilings to the whitewashed wooden floorboards and white weathered furniture, the effect is breathtakingly simple and understated and allows the scenic surrounds and wildlife to take centre stage … Just. Uncomplicated decor and furniture reign and the emphasis is on cool comfort. Oversized sofas and poufs

sit alongside interesting mohair chairs.Among Laurie’s personal favourite features is the mohair lounger, part of her signature collection. She imports the mohair from Swaziland and makes the loungers herself.  Despite the seeming simplicity of the layout of the rooms and furniture design, there is a lot of  hidden detail, especially in the various light installations. Designed and handcrafted by Laurie Owen Interiors’  studio, they are made from driftwood, seeds and calabashes, and the effect is dramatic, the driftwood installations especially so. These hang across the ceilings of the chill rooms and living areas and echo the light of the fireplace, which sits centre stage, washed in silver shades. Nearby, painted seeds hang like drapes and act as natural dividers as well as another interesting focal point. Hanging chairs in the upstairs zone sit alongside a huge daybed fit for royalty and together they continue to emphasise that this lodge is all about relaxation, and the decor certainly echoes this. Despite the end result, the design did not come without its challenges and a lot of hard work.The main challenge was the African rains. ‘Massive floods stopped building in its tracks for long periods at a time,’ says Laurie. But her perseverance paid off. Laurie says that, structurally, there was ‘lots of opening up and creating clear lines throughout, turning heavy dark spaces into light-filled cool,  interiors’. From the free love of the public areas and the outside pool deck to the unsurpassed views of the sky above and the gorge below, you will find it hard to tear yourself away when you retire for the evening.

But make no mistake: once you have been formally introduced to your suite, you may never leave its decadent folds. Clifftop has only eight suites and each one exudes luxury and its own style. A large round bed sits centre stage while the cool palette of colours continues. A small chill-out area sits next to the well-appointed bathroom, which boasts an indoor and outdoor shower and the best seat in the wilderness – the bathtub. The jet bath is enclosed with glass to keep out the winter chill, but in summer you can throw open the doors and relax with a gentle breeze on your face and the gorgeous views at your fingertips. In fact, the bathroom’s entire front wall is made of glass, on standby to invite the bush indoors. The decor continues in its simplest and most natural form. Bamboo sticks are used to create a

relaxed headboard, and roughly carved wooden bowls hold hand towels and luxury bath and shower products. (Laurie Owen Interiors has its own manufacturing division that sources these materials and make its own beautiful decor products.) The suite’s private deck is an extension of whitewashed wooden floorboards, and there’s more comfy lounge furniture outside. Our favourite outdoor feature is the plunge pool with its 360º views over  Welgevonden. Because the lodge only accommodates 16 guests at a time in its eight suites, service is preferential treatment all the way, and feeling like a VIP is par for the course. Intimate dinners can be set up in the wine cellar below for a romantic evening or upstairs by the fireplace to ward off the chilly weather. hen you walk through this exclusive complex of five contemporary beachfront homes, Camps Bay Beach, above Victoria Road, it feels like a small seaside village. But you won’t believe how much is contained within the development site or how grand the homes are, with villas ranging from 452m2 to 552m2. ‘A lot has been done on the site, yet the design is simple and it doesn’t feel dense or overcrowded,’ says Xico Merielles, senior partner at MLB Architects, the firm that headed up the project. Pointing out the vast spaces between the homes, each of which has ocean views, he adds, ‘It was important to our client that, although part of a complex, each home retained a sense of separateness.’

The distinctiveness of each villa stems from the fact that the client bought the site with the intention of building his own free-standing home on it, and then he added four more. Xico elaborates, ‘I’ve been friends with the client for many years and worked on three previous projects for him. When the one plot on this site was up for sale, he called me to come have a look at it. At the time, the plot in front had a townhouse scheme waiting to be approved for building. Luckily, it never was. On my suggestion the client bought both plots, to build an exclusive townhouse development, of which one of the units would be his family home.’ Xico and project architect, Erik Janse van Rensburg, are putting the final touches to Camps Bay Beach. The development has taken four years to

complete because, as Xico says, ‘in its construction, it is very intricate’. Xico and Erik compare their role to that of a medical surgeon: working meticulously, they’ve made sure that everything fits and connects properly, from the more conceptual elements of flow of space to the high-tech services offered by the five homes. The feature they take most pride in is the internal street. Xico calls this the ‘backbone of the project’. ‘It is the central nervous system of this development, connecting every part,’ he explains. The parking garage below the ground floor contains three parking bays per unit. Having exited their vehicles, residents make their way to a lower mezzanine level similar to an internal pedestrian lane. The entrances to the lower three homes and

ON SHOW the elevators to the top units are located on this thoroughfare. But the sea is always in sight, and a combination of recessed lighting and natural light create a cool twilit space. It was imperative that the surrounds never be blocked from view.  The complex has been designed to appear as if it’s floating on air, and V   ictoria Road seems to disappear entirely. An emphasis on natural materials creates continuity throughout the five luxury homes. ‘In the vein of minimalism, and taking inspiration from the amazing natural surrounds of the area, we wanted to create something that was at the confluence of nature and design, where the natural light, the sea and the mountains are reflected in but not dominated by the design of the homes,’ says Xico.  The materials employed are few: granite, wood, stainless steel and glass. Emphasizing texture, Xico and Erik have created an effective interplay between interior and exterior. Within the homes, design elements such as recessed lighting and bulkheads, recessed joinery and handleless cabinets help create a slick minimalist look. The developer, Xico and Erik are all staunch supporters of green building principles and have incorporated these into Camps Bay Beach. ‘Passive design measures were part of the original plans and concept,’ says Xico. These include cross- ventilation and shutters, to minimise the use of heating and air conditioning, and the installation of heat pumps and energy-efficient lights, to reduce electricity consumption. Landscaping was also crucial to upping the development’s green credentials, and landscape architect Robyn Schoeman was brought on board to assist in this regard. Under Robyn’s direction, many alien plants were removed from the site before all the open spaces, timber decks, side terraces, courtyards, the internal street and the roofs of the three lower units were heavily planted with water-wise indigenous plants. Drip irrigation systems have been installed, to reduce water consumption.

For Xico and Erik, the most rewarding part of this project – in addition to their being granted creative freedom by the client – was the cooperation of everyone involved – and they’re not referring only to those who worked directly on the project. Xico says, ‘We were lucky, as the concept was strong but respectful, and didn’t change much at all from the first plans. Over and above this, we pre-empted every possible challenge. ‘This rigorous planning and continuous consultation with everyone involved, from client and consultant team to the contractor, Council and neighbours, allowed us to address all concerns. ettleton Road, along the Atlantic Seaboard, has become synonymous with homes out of your wildest dreams. With arguably the best views in South Africa, this winding stretch of road running just beneath Lion’s Head and high above the point where the Atlantic Ocean meets our shores is an address as prime as they come.The homes here are like modern-day fortresses, but unlike those of old – built to keep enemies and the elements out – these contemporary versions are built to invite in select guests as well as the views. Among these bastions of style is this six-bedroom (all en suite), 1 100m2, seven-level home, completed just last year by Greg Truen, partner at SAOTA – Stefan Antoni Olmesdahl  Truen Architects. The clients are British and have lived in Cape Town for a couple of years now. SAOTA built their previous home and the clients liked their work, which has come to define the architectural aesthetic along the Atlantic Seaboard. Their brief to the SAOTA team was simple: create a home that makes the most of the site, the views and the mountain at the back. When the team started on the project, there was an existing structure they needed to work with, but with this complicated site and its many restrictions, this was a blessing in disguise. ‘Because there was an existing structure on the site, and because the zoning conditions are so strict, we had a very defined envelope to work with, which generated much of the form,’ Greg explains. ‘We drew inspiration from the mountain and we used very dark colours on the facade, allowing the building to visually recede into the mountain instead of sticking out like a sore thumb. Obviously, we also responded to the site by working with the views and the impact of the sun.’ The sun being both a defining and often harmful influence in this part of the world, the SAOTA team had to manipulate its rays by way of interesting shutter functions, in order to extract its best qualities for this project. ‘The western sun is a major issue on the Atlantic Seaboard. We integrated a series of shutters into the facade, which can

be positioned independently by the occupants of a space.  The pattern of the shutters is always different as a result, which is visually arresting,’ says Greg. Extensive use of cross-ventilation has been made, in order to offset the harshness of the sun:‘Heat build- up is often a problem in such homes, so we introduced a lot of cross ventilation, particularly in the main living area, which connects the views of the mountain at the back of the property with the sea views at the front. The living room can open completely on the west and east, so that it feels like an open pavilion.’ Intelligent principles aside, this home is as exceptional as its surrounds. It took SAOTA two years to complete this project, and the team hasn’t overlooked a single detail.

The finishes are world-class, and the wellconsidered choice of materials adds to the visual impact. ‘The exterior of the building is clad in powder- coated aluminium,’ says Greg. ‘This gave us a very robust and precise surface finish. Internally, we wanted much warmer spaces, and we achieved this by using walnut timber. To visually separate elements and make the space appear even larger, we used black marble as an accent, and black glass.’ The home is scattered with unusual design features. The circular entrance area, clad in walnut timber, can only be described as ‘wow!’ The space’s other-worldly effect is amplified by a fascinating lighting installation. ‘We used backlit slumped glass as a suspended ceiling element here,’ explains Greg. ‘The

space is quite dark, even during the day, so the effect is always quite powerful.’ And then there’s the very attractive floating timber staircase, which employs hanging stainless steel rods for a refreshing take on a balustrade. For Stefan Antoni, the defining feature of this home is the open-plan living and kitchen level that opens up from east to west. ‘The entire living space is a successful feat, thanks to its inclusion of the pool and the garden. Design features are the walnut-clad kitchen box, the cantilevered carbon fibre bar and floating staircase,  all of which connect seamlessly across the open-plan space. I also think that the granite-clad rim-flow pool is amazing,’ says Stefan. Isn’t it all? Bravo, SAOTA, bravo!.

The next step would be deciding on what’s most important: re-plumbing or moving around big equipment, such as stoves, is expensive, so budget is crucial if these are part of the plan. Laminated countertops, for example, can be re-laminated and cupboard doors can be resealed and painted to give them a fresh look. And finally, the easiest and most cost-effective way to change your kitchen is by giving it a lick of paint. This can make a big change to a kitchen, especially if the current colour palette is outdated. When choosing a colour, it is best to go with neutral colours, as they will make the area appear a lot larger.’

The main factors influencing the choice of fittings are eco-friendliness and efficiency. Bathrooms should combine aesthetics, quality and eco- friendliness. Homeowners may choose from a host of sanitary fittings and technologically advanced bathroom products that are easier on the environment. At the top end of the market there’s a trend towards electronics, such as mixers with LED displays, to indicate temperature.’

AFTER Paint Lauren Shantall, PR manager for Plascon’s Freeworld Design Centre, says bathrooms need mould-resistant paint, because of all the moisture. ‘Plascon Velvaglo is also a good option, as it is a hard-wearing paint suitable for bathrooms and is heat-, steam-, chip- and stain-resistant,’ she says. ‘Make sure that you coordinate your wall paint and tile colours carefully. Buy a tester pot in your colour of choice and then paint a large swatch onto a primed card in order to better compare the colours. Bathrooms are usually not the biggest spaces in the home; lighter colours will make the space seem bigger. If you have a very small bathroom, consider using an extremely bold colour to make a statement.’

How did you come to do this project in LA?

I worked in California for 11 years and am familiar with local trends and regulations and I understand the region very well. I was able to advise the client that the fee was favourable because of the exchange rate of the US dollar to the rand.

How did it work?

We got organised and had a good communication routine with the client and contractor. We also coordinated the work with an engineer in LA. Due to our being 9 to 10 hours ahead of them, and with regular photographic updates of the site progress, we were able to address any issues or questions timeously, which resulted in no project delays. We built a 3D model that we constantly updated with proposals, so we could continuously study design issues and offer solutions. We also advised the client on how to photograph the site, environment and surrounding area to get the necessary information.

What would you have done differently?

Nothing with regard to the project as a whole. It worked out very well. It would have been a joy to see the project in person soon after its completion, but unfortunately I was only able to visit the site a year later.

The cost is not always less than that of new furniture, but the frame of a good piece will last a long time. When selecting fabric for dining room chairs, keep in mind the type of fabric and the scale of the pattern. Dining room chairs are generally used often, so choose a fabric with high durability. Small patterns work better for the seat and back, but for a fully upholstered chair, the back of the chair could be done in a bold

What should people look for in outdoor tiles?

Tiling is the answer for an outdoor area because tiles are highly durable, easy to maintain and come in a wide variety of colours, textures and styles. Where a roof covers the area, such as on a patio, then any type of tile is suitable, as long as it has an abrasion resistance rating of four or more. According to PropStats, the average price for houses sold in Hout Bay over the last year was just under R3 million, with sectional titles at just over R1 million. The natural beauty of the suburb, the lifestyle on offer and the affordability of property are Hout Bay’s biggest drawcards. Realtor Lola Kramer describes it as ‘a rustic residential retreat with the best views of Chapman’s Peak, the Hout Bay harbour and beyond.’

W

hen walking into the offices of Townsend and Associate Architects (TAARCH) for my interview with Richard Townsend, and on passing the rows of symmetrically stuck fluorescent Post-it notes on neat stacks of open books and magazines sitting on the table I’m being led to, I wonder whether he’s a Virgo. ‘No, I’m a Libran,’ he replies. ‘In fact, most of my graduation class at university were Librans.’  That makes sense – a defining trait of Librans is their sense of good balance and it’s an ideal quality to have if you’re building multilevel apartment blocks and homes on challenging sites. But Richard’s balance could be out. Even during his time-outs on the beach, in a yoga class or wherever, when he’s meant to be relaxing, he’s pondering his work and the discipline: ‘I’m always reflecting on architecture and the work that we are doing. I read about guys in my industry who have their own firms and how they love doing all these “recreational things” and I think to myself, where do they get the time?’ Since establishing TAARCH two years ago, Richard’s been ‘surprisingly busy’: ‘People keep talking about a slump in the building industry that started way before 2010 and is still around. The irony for me is that that was when I decided to go it alone and I was lucky to have clients that stuck with me when I started TAARCH.’ Richard found a solid footing for his career at what has become one of South Africa’s most respectable firms in the luxury residences line: Stefan Antoni Olmesdahl  Truen Architects (SAOTA). He joined SAOTA after spending six years working in Berlin and London, completing his Part 3 at Westminster

and doing a stint in Los Angeles. Richard describes his 12 years as a senior associate and one of three design team leaders at SAOTA as the best all-round work experience he could have gained. He says that since striking out on his own he’s had to learn the art of networking and how to put himself out there. ‘The industry is not the same,’ he says. ‘Today, every lead, contact and recommendation is followed up. Networking has almost become part of my job.’ Although his portfolio of completed work for SAOTA is extensive and impressive, Richard’s threeman team at TAARCH has had a range of exclusive and no less mind-boggling jobs on the go since he founded the business two years ago. These range from luxury residential homes, townhouses and small apartment blocks to, more recently, the promise of commercial, retail and corporate building work in South Africa and overseas. Richard whips out a series of design booklets on each project and begins paging through each one, pointing out features on each page with careful consideration and respect for the 3D renderings and hand-drawn images that he himself has sketched. ‘I really love doing sketches freehand because by doing them myself I really have to think about every line or shadow, detail and space that I’m drawing and how it will work in the completed project. I think this is a process that is slowly being lost in the discipline with the rise of new digital software programs, such as Revit. The value of architects’ using every opportunity to do sketches themselves is critical to the outcome of the project.You really get to understand your creation intimately,’ he says. But 3D renderings have raised the architectural bar, he admits:

‘Although the element of surprise has been taken out with the rise of 3D rendering software, this isn’t a bad thing, because clients expect to see built exactly what the image reflects, and for the architect this means that the concept has to be brilliant and very well thought out. The pressure on the architect is huge!’ Richard has mastered this dual approach to design and works as comfortably with new software as he does with old-school ink and pad. One of his projects, known as V   oelklip, a beach house in Hermanus, won a Cape Institute for Architecture (CIFA) merit award last year and is in the running for an SAIA award this year.  ‘It’s definitely my favourite project and a highlight of my career. I think it’s because it was a combination of an open brief and a challenging site – on the seafront, long and rectangular and with height restrictions. The setting was also spectacular – milkwood trees and fynbos lining the front of the house and framing the sea, and on the north-facing side, the Overstrand Mountains hanging over it. The volumes and forms we created for this home are all completely functional in the modern tradition that “form follows function” and were emphasised by the natural light and how it was channelled into the home,’ he says. There is a definite style to Richard’s work and when I ask him about it he gives me a crash course in architectural theory as well as his opinion on the controversial topic of whether there is such a thing as a ‘South African architectural style’. ‘“Critical Regionalism” is a theory that I deeply subscribe to,’ he says.‘It stems from modern architectural discourse that considers the contextual forces acting on a proposed site or structure and incorporates these into the final

design. This can inform, say, the structural references to the landscape and climate, or material, using those from the region of the proposed structure.’ The basis of this theory is to give a building a sense of place and identity, something that Richard believes is critical to modern architecture. It’s also a quality that’s more apparent in residential architecture than in commercial developments. ‘I’ve recently been approached by a patron client to consult on a shopping centre project, which is something I haven’t done a lot of in my career. The reason he has come to me is because I’ve convinced him that these projects need to have architectural merit, need to be works of art and need to have identity and a sense of place in the community in which they are being built. Too many commercial retail developments don’t have this quality and are uninspired. This is a great pity, because the spin-off is that the community will treat it as a social space, one that they relate to, interact with, are proud of and subsequently look after,’ he explains. You might not think ‘Critical Regionalism’ when you marvel at an exceptional building, but for architects who subscribe to that theory, it’s crucial, and explains Richard’s strong views on the notion of a homogenous South African architectural style.

‘I’m not really sure why people want to define a South African architectural style; it doesn’t make sense to me. If you look at Europe, for example, there isn’t a singular European architectural style. There are many, but they are referred to as specific contextual styles that not only hint at particular regions in Europe but also to their cultures, such as Mediterranean or Scandinavian architectural styles. Here in South Africa, it’s the same: it’s critically regionalist in that we have such varying landscapes and climates, such as the highveld, Cape, tropical and bushveld, each one of these with its characteristic architecture, not to mention various cultures and people. All of these are inspiring and make the case against having a singular defining South African style,’ he says conclusively. But, even though someone might have walls of tertiary institution certificates and libraries of academic theory behind him, end-users doesn’t particularly care for theory – they want to see its application. It is here that Richard comes into his own: he stays true to disciplinary theory, which allows for creative expression and, ultimately, architectural beauty. A clear example of this is a project that he has been busy with since 2008 and that his team has now joined – a Franschhoek homestead for a family

of three generations within a secure residential estate with communal vineyards. Inspired by the Cape Dutch farm homestead concept endemic to the area’s colonial wine-farming history, Richard and his team have created a super-contemporary collective of pods – kitchens, bedrooms and bathrooms – that pivot on a communal living area for the whole family. ‘The estate guidelines were very restrictive, but we pushed the boundaries, the result being that the controlling estate architects who drew them up were very surprised and impressed at what we did,’ he says. ‘It’s a project due for completion next year and our clients are very excited about it.’ And rightly so.What’s amazing about this project is that Richard’s strong subscription to Critical Regionalism shines through: the homestead’s unwavering contemporariness fits comfortably into an area steeped in the historical traditions of viniculture and colonialism. If the 3D renderings of TAARCH’s current projects are anything to go by, then, upon their completion, they will make the case for life imitating art. uring the first half of the first decade of this century, roughly 2000 to 2003, property development was straightforward. Some have even described it as easy. But when I look back on the numbers who failed and dropped out, even in the good times, I think it is a little glib to say that this career can be easy. There are always pitfalls. Development is like crossing a minefield: you never know when and where you will step on a mine. All you know is that they are there and can injure you seriously if you do not take precautions. Nevertheless, it is true that in the prosperous early years of this decade one had only to find a suitable site, buy it, appoint an architect, find an estate agent – and away you would go. The banks appeared only too willing to provide developers and buyers with finance and demand was always good. How things have changed since 2007. The banks are now extremely cautious about lending, overseas buyers are nowhere to be seen and, in the worst

cases, those foreigners who did buy are now selling, possibly at a loss. In addition, undeveloped or partially developed sites are available countrywide, usually at prices that have been greatly reduced. In these newer and far more difficult times, experience is not only valuable, but also essential. Rawson Developers and Rawson Construction have been developing for 20 years, and with almost 100 projects to our credit, we can proudly say that we have never had a failure (although with one or two we sailed close to the wind). The partners in this company, namely Bill Rawson, Carl Nortje and I, have worked together for 20 years and have acquired a bank of property knowledge. Equally important, we work well together and like and respect each other. Right from the outset we took a long-term view of reinvesting at least 50% of our profits in land acquisitions for new developments, and we have maintained this policy ever since. We also soon realised that we could not afford to pay independent contractors the sort of rates and prices they tried

to charge in the boom years (often without a commensurate quality standard) so we had to build for ourselves. The support and expertise we get from having our own in-house construction team of quantity surveyors, project managers and site leaders of all ranks have made a big difference in our battle to offer unit prices that are competitive and affordable. I suspect it has been the lack of such dedicated inhouse teams that has led to many other developers’ inability to operate in today’s tough conditions. By contrast, we have been able to sell and build over 400 apartments in Rondebosch in the last four years, and have more to come. This, I hope, bears witness to the basic soundness of our approach, our love for the game and the commitment of the whole team.

Bev Bloch, developments manager for PGP in the Southern Suburbs, says there is a noticeable increase in the number of buyers enquiring about newly completed apartments in secure complexes. She says this market is being driven largely by parents whose children are studying medicine, law or business science at UCT, particularly students in their second year or above. ‘We anticipate that there will be a fresh surge of interest during the final quarter and even into January 2013 as the next academic year gets under way,’ says Bev. Cape properties outpace the pack Property prices in the Western Cape are outperforming all others in SA, says Lanice Steward, MD of Anne Porter Knight Frank. Drawing on information in the most recent FNB Residential Property Barometer, Lanice says the Western Province recorded an 8,2% year-on-year growth in house sales for the first quarter of 2012. That figure compares favourably with Gauteng’s 6,8% growth, the Eastern Cape’s 5,8% and KwaZuluNatal’s 4,5%. She adds that the FNB survey also shows that the Western Cape is leading in terms of average house price, which was close on R910 000 in the first quarter. Lanice also points to the PropStats figures for the average achieved house price in the Southern Suburbs for the first quarter, which was about 2% up on the price for the comparative period of 2011. The economic recession might have given upmarket residential suburbs, such as Camps Bay, Fresnaye, Clifton and the Marina, a knock, but in the Marina’s case, it was a blessing in disguise, says Nafeesa Vallie. Nafeesa, a Fine & Country broker specialising in the Marina, says prices were increasing too quickly at that stage and needed to stabilise before peaking too soon. Today, she says, the Marina represents an investment opportunity as well as the chance to buy into a wonderful waterfront lifestyle. ‘When you have a good product combined with a sought-after location, your investment is always safe,’ says Nafeesa. The Building Centre has finally opened at its new premises in Northgate Estate, near Paarden Eiland. The permanent exhibition of building materials is a boon to people looking to build or renovate. The Building Centre moved from Rondebosch to its new premises in July 2011 but the official launch was delayed because of flooding. The damage was repaired, and the launch took place in May this year. Since then, the centre has been drawing more than four times the number of visitors than it did in Rondebosch, so the decision to move to Northgate Estate was the correct one, says Cheryl Neave, the centre’s public relations manager. The Building Centre has some 130 exhibitors and will soon be filled to capacity, says General Manager Jamie Heathcote-Marks, who hints that the centre may be expanded sometime soon. ust over a year old, Ngoma Safari Lodge is thriving, having incorporated eco-tourism into its mandate, and has invested in a new pool deck, a game-viewing deck, a firepit and other decor elements. Botswana’s investor-friendly tourism is what Africa Albida Tourism, a hospitality group based in Zimbabwe, credits the progress to. Africa Albida Tourism Chief Executive Ross Kennedy says, ‘We invested in Botswana for its investor-friendly environment, tourism-centric economy and the synergy between Chobe and Victoria Falls, which

3 both fall within Africa’s tourism hub.’ He adds that occupancy rates have been encouraging, with the lodge reporting an average of 42% occupancy since its opening. Ross says, ‘This is very satisfying for a new build and the rest of 2012 shows 60% on the books, with more bookings flowing in steadily.’ Guests to the lodge have so far been a mix of visitors from Italy, the UK, Spain, Australia, SA, New Zealand, Canada, Germany, Ireland, Japan, Portugal, Switzerland, Sweden, Norway and Botswana. The lodge, situated on Botswana’s Chobe River, 135km from Victoria Falls, includes eight exclusive

4 suites, where Ross says the average amount of time spent by guests is two nights. Not only is tourism supporting the lodge but the Botswana Tourism Organisation (BTO) has also facilitated its success. Private property pulsates Investors wanting to expand into the sub-Saharan African region would do well to aim for private equity in terms of property, according to Novare Equity Partners CEO Derrick Roper. He says that economic growth across the region as well as urbanisation and improved infrastructure mean that property is in high demand. He adds, ‘The young, affluent and urban middle class is looking for modern amenities from office space to retail complexes and housing. Catching the St Francis wave St Francis Bay is without question the most upmarket coastal resort in the Eastern Cape, says Richard Arderne, area principal for Pam Golding Properties. ‘St Francis Bay has over the years been an excellent investment, but the market has turned dramatically, particularly at the top end. It is bound to recover, but in the meantime there are excellent buying opportunities,’ Richard says. Prices range from around R1 million for an entry-level home in the village to around R6 million for top-end canal homes. Prices have dropped, particularly those of plots, by about 30% to 40% from the peak of a few years ago. ‘The Marina really changed St Francis Bay from the sleepy fishing village it was in the early ’60s to the vacation destination of choice for wealthy Gautengers,’ says Richard. ‘Owners have invested, on average, about R4 million on a canal home. These properties have appreciated tremendously over the past 20 years, but like properties in the rest of the world, have flattened out now, and some excellent deals are available. We now have canal homes ranging from R2,75 million upwards.’ He adds that he is positive that an upswing is likely. ‘Coastal resorts always have bigger price drops than the metro areas, and lag on the upswing, but when their prices go up, they usually outperform metros. The president, along with the Minister of Regional and Local Government, Housing and Rural Development, Jerry Ekandjo, has suggested improvements that include the establishment of 10ha of parks added to every new suburb in every town in the country, as well as pavements constructed to accommodate bicycles and motorcycles. They feel there should be public toilets available on every street too. To achieve these aims, towns must be designed and planned by local Namibians rather than getting outsiders in to do the work, they insist. Speaking at the inauguration of the N$70 million (R70 million) municipal office in Swakopmund, the president praised the town’s beauty, calling it ‘the most beautiful town in Namibia, a town really worth living in’.
