“It has its benefits. Being in the suburbs, it’s definitely more clients. I have a lot more business than I would in the middle of nowhere. But you don’t have a lot of acreage.”

By KATHLEEN MOORE

Local schools say no shortage

Suburban districts the Times Union connected with are not seeing a teacher shortage either, just the same number of vacancies as usual. “We are still hiring folks and I know we are short at least two monitors for two elementary schools. Other than that, we are probably at the same level we were last year,” said Scotia-Glenville Central School District spokesman Bob Hanlon. In Bethlehem, officials were only in need of one more teacher to finish their hiring before the school year starts there the Tuesday after LaborManyDay.district officials said their greatest need is still bus drivers. Scotia-Glenville has enough drivers — unless two call in sick. School officials said that scenario is not ideal, and the district is trying to hire more. One difference between districts nationwide that are seeing a teaching crunch and the Capital Region might be pay.

In a rural district in Mineral Wells, Texas, where school is starting four days a week as a way of attracting staff, the pay ranges from $40,000 to $72,000, according to Glassdoor. In the Albany school district, the highest-paid teacher last year made $118,000, according to SeeThroughNY. Still, money is likely just one factor.

Tiller would advise would-be farm owners to consider their business plan before deciding on a location. Young people raising a show horse don’t want to drive hours to get to their horse, she said.

Tiller loves it, and people who don’t want to work around people and don’t mind labor-intensive jobs are often a good fit in this kind of field, she“Yousaid.have to be comfortable working around the animals because they’ll feed off your energy. I was lucky enough to grow up doing this. I wouldn’t change this for the world. I love what I do.”

Some districts around nation facing severe vacancy of teachers

While a teacher shortage in some parts of the country is leading to schools opening for only four days a week, or shoehorning multiple classes together in the gym under one supervisor’s eye, school districts in the Capital Region say they are not facing such worker shortages. Some school districts still have a few teacher positions to fill, but many have already finished their hiring for the fall. A few districts are now offering a “recruitment stipend” for hard-to-fill positions, said New York State United Teachers spokesman MatthewLansingburghHamilton.isoffering that stipend, he said. The district as of last week was still looking for an elementary school special education teacher, as well as English, Spanish and biology teachers at the high school. In Albany, district officials were still interviewing for 105 teaching positions, which is about 5 percent of the teaching staff. It is actually far fewer than the district’s vacancies last year. But Superintendent Kaweeda Adams said it would be much better to have all the staff in place now. “It is always a crisis” if the district has even one vacancy, she said. “In the end of the day, our students are the ones who experience challenges when they do not have a licensed, permanent teacher in front of them. Whether it is one position or five positions or 50 positions, we are always concerned we have the appropriate personnel in front of the students,” she said. This year’s openings are typically what Albany city schools experience before school starts. “We have hard-to-fill areas: science, math and foreign language,” Adams said. If they aren’t all filled in time, administrators, teachers on special assignment and subject coaches will step in, she said. But she expects to hire many people before the first day of school, which starts for some buildings next week on Thursday, Sept. 1. “It is highly unlikely we would still have 105 openings in the next few weeks,” she said. “We are interviewing each and every day.”

Nevada’s Clark County School District offered retention bonuses, hiring bonuses and increased salaries by $7,000. But a week after school started, the district was still looking for more than 1,100 teachers, from kindergarten to specialized autism teachers, according to its job listings.

Colonie horse trainer buys family farm, lives with charges By KATHLEEN MOORE It’s a seven-day-a-week job, but living on a horse farm is a dream come true for Devon Tiller. “Waking up and having them right outside your door is always awesome,” said Tiller, horse trainer and owner of Willow Creek Equestrian at 586 Pearse Road, Colonie. She bought the farm from her parents three years ago. Immediately she made one change: enclosing the front porch to make a playroom for her son. But since then, all her resources have been focused on improving the horses’ living conditions. She has one main barn with 35 stalls, large indoor and outdoor arenas, outdoor paddocks and a little pond. She’s adding more paddocks. All of the horses are turned out during the day, and more paddocks mean she can take on more horses. Right now, 28 horses live on the farm. “A lot of the time, money and effort goes into trying to get everything revamped,” she said. “They’re like our kids. Especially when we’re boarding horses. They’re family to my clients and having the best environment, where our horses are happy, is the most important thing.” Her house comes last. But she and her son don’t mind. Living with the horses is magical. “He’s a lucky kid. He loves it. He has ADHD and Asperger’s. The relationship he has with animals, it’s different from us,” she said. “It’s his therapy, his happy place.” At Willow Creek Equestrian, she teaches children with disabilities, runs a riding program, shows horses and boards them. She trains horses and riders for competition, including hunters, jumpers and equestrian. (Hunters are judged on form while jumping; jumpers are judged on accuracy.)Thedisability program can work wonders, she said. “My dad used to have a large riding therapy program. We’ve had some nonverbal autistic children and by the end they’re single words, a couple of words. It’s amazing,” she said. As owner of Willow Creek Equestrian, LLC in Colonie, Devon Tiller houses 28 horses on her property. Devon Tiller works with student Stephanie James as she rides Touch of Class in the outdoor arena at the Colonie horse farm. It’s because of the way horses can connect with people, she said. “They are so keen. They can hear your heartbeat … they feel what we’reBuyingfeeling.”ahorse farm is a matter of balancing location against space. Tiller's farm is 12 acres. An ideal horse farm would be 50 acres, she said. But that much land is unlikely in the suburbs.

“I would say map out locations, depending on what you wanted to do. Me being in the suburbs, it’s definitely a positive because you aren’t driving an hour and a half to see your horse and ride,” Tiller said. “So I think the location is really important.” And don’t count on much paid help to run it, she said. It took Tiller 18 months to find one employee who was suited to the work, after vetting many people. It’s daily work, in all kinds of weather, working with large animals generally on your own. “You need the willingness to work hard because it’s very time consuming,” she said. “It’s been very hard to find help for this type of job.”

Tiller started riding at age 3. But when she bought the farm, just before the pandemic began, she found herself running it all alone.

Setbacks are mandated buffers between surveyed property lines and permanent structures. Easements are legal designations that enable individuals or entities to use portions of a person’s property for physical access or to build on it for one reason or another. Easements may be owned by utility companies for gas lines or government agencies when sidewalks are on a private property. Additional examples of easements include greenbelt conservation easements, beach easements or view easements, according to The Spruce, a home and lifestyle resource. CCRs include rules established by many planned communities, subdivisions and planned unit developments. CCRs, easements and property setbacks can affect which type of renovations are allowed on particular plots and may affect the issuance of permits. It’s essential to learn about property easements, CCRs and setbacks in advance and discuss them with contractors when drawing up preliminary plans. Your property deed or plat map as well as the local building inspection offices can highlight any regulations that may be in effect on your property and if they may affect future projects.

Rural districts also have a harder time attracting employees if the person’s spouse can’t find a job in the area, or if there isn’t housing available.

“I’d caution generally against saying that better pay is a sole driver that makes things less bad than another state,” said Hamilton from NYSUT. “School climate, relationship with administration and overall wellness (i.e., stress management, feeling supported, etc.) are all things I’ve heard about when it comes to what we need to retain staff or what we need to make a district more attractive to work for, before pay is ever brought up.” “In the end of the day, our students are the ones who experience challenges when they do not have a licensed, permanent teacher in front of them. Whether it is one position or five positions or 50 positions, we are always concerned we have the appropriate personnel in front of the students.”
