By RICK KARLIN WEST SAND LAKE — A rental cabin straight out of “The Hobbit” complete with a map of Middle Earth is the latest addition to June Farms, the luxury agritourism resort that Matt Baumgartner has developed over the past five years. How did Baumgartner, the serial restaurateur-turned-gentleman-farmer decide to build a Hobbit house as the latest rental unit at his“Overfarm?the years, people are always throwing suggestions at me,” Baumgartner said. Along with a tree house, a Hobbit House is the most frequent suggestion, he said, so he took it to Contractorsheart.burrowed and drilled their way into a rocky hillside in the farm’s forest and dug out a rounded, underground cabin, albeit one with a window, black walnut countertops, radiant heating, flickering yard lamps and manicured gardens out front.

Five years after it opened, Baumgartner’s June Farms, which is more like a verdant patch of forest than a farm, is going strong, hosting visitors for vacation or weekend “glamping” stays, Wednesday night food truck visits and other attractions such as the violinist who serenades the farm’s heritage livestock. Soon, all of this activity will likely be featured in a yet-tobe-named streaming show about life on the farm, which Baumgartner aims to transition into more of a high-end event venue for celebrities and social media influencers. The show, which they are hoping to shoot a pilot for later this year, would be along the lines of “Below Deck,” the hit Bravo channel series about the trials, tribulations and antics of the young people who work as deckhands aboard a chartered yacht for the Baumgartner’srich. got a lot to work with. Earlier this year he was seeking to hire staff/cast members for the farm with head shots required for some of the positions. Just as important as the human backdrop, though, will be the unique rental cabins at the farm including a retrofitted Airstream trailer and a “Thetent.Hobbit House, “which was set to get its certificate of occupancy this month, will rent for $275 a night weekdays or $295 on weekends.Inaddition to acres of forest, walking paths and golf-cart roads on the 120-acre farm, there are fields and livestock pens containing heritage breed chickens, ducks, Scottish Highland cattle and Tamworth pigs. Initially, Baumgartner conceived of the farm as his country home, with the livestock supplying farm-to-table food production. But he didn’t like the idea of killing the animals, so now “they are just pets,” he said. Baumgartner also has miniature Nubian goats, a dog and barn cats (The “barn” is actually a custom-built rustic open-air dining room with bar).

Also, we spent several weeks in June conducting extra training on technical rescue skills with Rensselaer Fire Department. This training led happened to precede a real world experience when, on July 24th, we were dispatched to an EMS call for an injured hiker that had fallen in the woods off of Stone Clay Road in the RPI Tech Park. We’d like to thank RFD for joining us on training. Thanks also to Wynantskill and Best-Luther Fire Departments and the North Greenbush Ambulance Association for their assistance on the call. Switching gears, the DFD congratulates the following recipients of the Kenneth J. Clark Sr/H. HVCC Applied Technology Education Center (ATEC) – The legislature unanimously passed a resolution authorizing the county to provide in-kind contributions for the construction of the ATEC at the college. HVCC has long been a gem of the county, as well as the entire region, and the county is proud to provide it with support as it evolves and continues to provide accessible education opportunities for many in our Substancecommunity.AbusePrevention in Schools –The legislature unanimously passed a resolution authorizing an agreement with several school districts in the county to provide substance abuse prevention staff and services for the 2022-23 school year. It is crucial to keep harmful substances from getting out of hand in our schools, and it is good to see the county contribute to this cause. Overtime Threshold for Farmworkers –New York State intends to lower the overtime threshold for farmworkers from 60 hours to 40 hours. This initiative would at first be subsidized in part by the state, and would be fully phased in over the course of ten years.

The North Greenbush Town Fair will be held this year from September 9th through September 11th. The Route 43 water project has been delayed due to supply issues, but this project is still slated to be completed. The town will have another Electronics Recycling Day on October 1st from 9am-3pm. The Bunker is requesting a liquor license for their business on Route 4, and the owners have requested a 30 day waiver from the town for this license. This waiver was granted by the board. The Rensselaer County Board of Elections is seeking registered voters to serve as poll inspectors for the upcoming August 23rd and November 8th, 2022 Elections.Pollworkers are responsible for assisting voter sign in and documenting information on appropriate forms. Poll inspectors can earn $200 for working 5:30 am to 9:30pm on Election Day, and $25 for mandatory training. There are still some important primaries left on the calendar. Among other things, we'll learn whether Rep. Liz Cheney, R-Wyo., will stay in Congress, which Democratic House members from New York will survive their post-redistricting free-for-all and which Democrats will face Gov. Ron DeSantis and Sen. Marco Rubio in Florida. But with less than three months remaining until the general election, the issues determining this most important midterm election are pretty much set. Let's break them down: The president. Feelings about the person in the White House always dominate midterm elections, though the president's party almost always loses seats no matter how they're doing. On one hand, opinions of President Biden have been pretty poor for some time; he's been hovering around 40% approval, and sometimes less. On the other hand, the president is on a remarkable winning streak in Congress, having signed or is preparing to sign legislation on guns, expanding NATO, promoting high-tech manufacturing, climate and taxes, and veterans benefits. Even if people haven't directly felt the results yet, if nothing else, this sudden burst of legislating is likely to mitigate the feeling among progressive Democrats that Biden is a disappointment and that it isn't worth going to the polls to support him and his party. Though the venomous loathing Republicans have for Biden doesn't seem to have changed, at the moment there's a disconnect between his ratings and people's voting intentions. As many voters say they'll choose a Democrat for House as will pick a Republican, while Republicans had been ahead on that question for months. All of which is to say, we don't really know how feelings about Biden will affect the results, and it's possible this year could be an outlier in that the president's party will do relatively well even as he remains unpopular.

The economy. We just learned that inflation for the month of July compared to the previous month was essentially zero, which means we might have reached the peak of this round of inflation. Gas prices have already started coming down; the national average has now fallen below $4 a gallon for the first time since March. That doesn't mean prices aren't still high, but when it comes to the economy, it's often not whether things are good or bad in some objective sense that matters most to elections, but rather whether they seem to be getting better or getting worse. The more inflation is moving in the right direction, the less voters may feel an urgent need to punish officeholders for Abortion.it. No one should have been surprised that the Supreme Court overturned Roe v. Wade, but many were shocked that voters in conservative Kansas turned away a ballot initiative that would have allowed legislators to eliminate abortion rights. A measure to protect those rights will probably be on the ballot in the key state of Michigan, and Democratic candidates around the country are stressing the issue in their advertising. Republican extremism. In state after state, Republicans have nominated election saboteurs, conspiracy theorists and shameless Trump lickspittles to key offices. In some states, they've nominated what is essentially an all-fanatic ticket. In Arizona, for instance, gubernatorial nominee Kari Lake has based her campaign on the idea that the 2020 election was stolen, while secretary of state nominee Mark Finchem is literally a member of the far-right Oath Keepers. Democrats are certainly trying to make extremism a voting issue, but because we've never had an election with this many real extremists on the ballot, it's hard to know how much of a difference it will make. But one of the ways campaigns have changed in recent years is that offices up and down the ballot have been nationalized: People are more aware than ever that when you vote for a member of Congress, you're voting for their party even more than you're voting for that individual. Donald Trump. It's common to hear that when the former president becomes an issue, he "distracts" from the news Democrats would rather focus on, such as the legislation they've passed. But there's little reason to think Trump being in the news does any favors for Republicans. When do we hear about him these days? Because he's being investigated, or because he said something horrifying, or because he continues to obsess over his petty grievances. There are no news stories about Trump doing something good. And there's no question that Trump is the greatest turnout motivator Democrats have ever had. As long as he seems like an active threat, the more likely Democratic voters will go to the polls. The big picture here is that there is one issue that likely favors Republicans (inflation), while pretty much everything else favors Democrats. Barring some new crisis emerging in the next couple of months, this is what voters will have on their minds when they cast their ballots. And unlike in most midterm elections, we genuinely have no idea what will happen.

The climate and health care spending deal forged by Senate Majority Leader Chuck Schumer and longtime Democratic holdout Joe Manchin has revived talk in the media and among Democrats of Biden's transformative agenda -- if not quite FDR- or LBJ-level, substantial and to be reckonedThere'swith.nodoubt that Biden has spent a lot of money between the socalled $1.9 trillion COVID relief package and now the $700 billion in the latest bill. It's also true that winning is better than losing; success is better than futility; and passing something is better than nothing. The Schumer-Manchin bill, though, is a shadow of the original sprawling proposal that constituted nearly the entire progressive wish list, from free community college to universal pre-K to expanded parental leave, stuffed into one legislative casing. The scaled-back version is a not particularly coherent combination of whatever Joe Manchin and his fellow resistant Democrat, Kyrsten Sinema of Arizona, were willing to support. Its claim to reduce inflation is a joke; its deficit reduction is backloaded and has already been vitiated by other unpaid-for spending; its taxes will hit Americans earning less than $400,000-a-year, despite Biden's promises; its electric car subsidies are frustrated by its own requirements that key components not come from China -- requirements that no car can currently meet. The bill doesn't remove any of the doubts about Biden, whose main contribution to the process of cutting the deal was to stay out of the way. Otherwise, the president still hasn't successfully made the public case for anything. Indeed, he has almost zero capacity for persuasion -- something that the White House clearly realizes and is reflected in his limited schedule and interactions with the press. He's allowed the left to lead him around by the nose on most things, mouthing its lines about the Georgia voting law supposedly being "Jim Crow on steroids" and slamming the Supreme Court while on a trip overseas.Hisagenda has been almost entirely removed from the concerns of ordinary Americans. The title of the new spending bill is a nod to inflation, but what it really offers Americans groaning under double-digit price increases in key goods is -- just what they need -- more solar panels and wind turbines. Of course, Biden's first big achievement, the COVID bill, turned out to be most consequential for what it did to stoke an inflation that has disrupted the lives of much of the country and eroded its standard of living. It is this failure, more than the border or Afghanistan, that has sent Biden below 40% approval in most polls. It's one thing to sag in popularity before a midterm election -- that's normal. It's quite another to convince most everyone in the country, including members of your own party, that you are unsuited to running for president again. Only 18% of Americans in the latest Yahoo News/YouGov poll say that Biden should run for a second term. Just 29% of Biden voters are ready for him to suit up and ride again in 2024, an astonishing repudiation from people who presumably wish him well and were hoping for theWell,best.at least Biden, the oldest man ever to serve as president, set up his succession with foresight and care, right? Naturally, only 30% of Democrats and Democratic independents want Vice President Kamala Harris to be the nominee in 2024. Perhaps it makes Biden's legislative achievements all the more impressive that he's been able to manage them while simultaneously cratering. If that's a distinction of sorts, it's not one any president should welcome.

Grafton Senior Center News Rensselaer County’s Everett Wagar Senior Center, 2 Roxborough Rd, Cropseyville, will be open with limited hours. State and County Guidelines will be posted and must be followed at all times. The center is now open Tuesdays and Thursdays from 9:00 to 3:00 with congregate lunch and activities. Attic conversions can be great ways to make existing spaces more livable. Homeowners considering such projects should pay attention to three important variables as they try to determine if attic conversions will work for them.

What new route lessens the impact of 50-100 heavy-duty tractor trailers moving each day to that dump, through surrounding neighborhoods? Time for our Governor and State political leaders to stop depending on cheap photo-ops for all types of trivial publicity. Instead, develop a backbone, and focus on getting rid of this dump. Baumgartner relies on a pair of Bethlehem-area contractors he has long worked with, Phil Rowlands and Tom Brennan, to turn his visions into reality. “They are like artists,” Baumgartner said of the two. Both men and another worker, Clint Junco, were at the first Quonset hut to go up and were working through ways to put the trim on the outside of the structure.

From the start, the vision was to create structures that accommodate the needs of visitors and artists while amplifying the natural elements of the environment. With the collaborative efforts of local and international architecture firms, three key project goals were identified: “A Gracious Arrival,” “Support for Artistic Vision” and “A Sustainable Future.” To achieve those goals, the redesign will include landscape and architectural restructuring led by Dublin’s Heneghan Peng Architects, WXY Architecture + Urban Design of New York, London-based Gustafson Porter + Bowman, and New England’s Reed Hilderbrand. These firms designed a “Welcome Sequence,” including an S-shaped path that will escort guests from a new parking lot to ticketing facilities and a 4,700-square-foot outdoor lobby with various accommodations. The space will also provide greater access to public transport via shuttles or buses from surrounding towns and cities, which Storm King hopes will attract a wider array of visitors.“It’sabout expanding the audience, it’s about thinking about financial barriers, transportation barriers, and even comfort barriers to entrance and making sure that we are really being as gracious as we can to as broad an audience as possible,” Weisser said. Additional plans call for a 19,375-square-foot facility dedicated to “Conservation, Fabrication, and Maintenance” to provide space and support for visiting artists in the form of woodshops, painting booths and workspaces. Large-scale works This feature is meant to open expanded possibilities for Storm King’s Outlooks program, which offers artists the opportunity to create large-scale works on site. Further aspects of the project have sought to enhance the surrounding natural elements of the 500-acre space. Reed Hilderbrand, a landscape architecture practice based out of Massachusetts and Connecticut, began collaborating with Storm King in 2017, and joined the capital project in June 2020. “One of the things the architects brought to the project very strongly was the blending of indoor and outdoor,” Weisser said. “The purpose of the buildings, the purpose of the landscape shaping and the planting is to keep you in an intuitive comfortable space that is deferential to the art Bekaoverall.”Sturges, principal of Reed Hilderbrand, and her team plan to reinvigorate the land’s water systems and forest areas by daylighting streams and removing invasive species. For the purposes of expanding the local biodiversity, Reed Hilderbrand will convert old parking lots on the property to landscape for additional art displays, and will plant more than 650 trees of varying species. Care and sensitivity In its collaboration with Storm King, Reed Hilderbrand hopes to advocate for natural spaces as “entities and systems that need to be supported in the same way that people need roads, people need bridges, and to park their cars … this sense of the environment as something that needs care and sensitivity and design,” Sturges said. To that end, the project will also attempt to align Storm King with New York state’s goals for carbon neutrality. All-electric systems will replace fossil-fuel sources at all site facilities, and plans to optimize access to public transport to and from the site are intended to reduce carbon emissions as well. “So much of this project is really to let the landscape be more alive and let art be able to be more expressive, to be experienced and to bring more people into that duet between art and land,” Sturges said. The project is currently out to bid and will be funded in part by a $2.6 million donation from New York state, $2 million from Empire State Development and $600,000 from the New York State Economic Development Council. It is slated to be completed in the spring of 2024.The art center remains open to visitors throughout its renovation.
