The Double RR Ranch is owned and has been operated by the Patterson Family for over twenty-five years. The name Patterson has become almost synonymous with Snyder, as Glenn Patterson was one of the founders of Patterson Drilling Company, Inc., which later became Patterson-UTI Energy, Inc. The Patterson Family has been involved in various other businesses throughout this area for many years. Their family ranch, located only a few miles outside
of town, has been used as a livestock business, retreat for family and friends and for entertaining guests. This extremely unique ranch has much to offer that is uncommon throughout this general area. Scenery is unsurpassed, as many areas have been selectively grubbed for aesthetics and habitat improvement. of mixed mesquite and cedar being common. In the northern portion of the ranch a dam was constructed for the purpose of building a private lake. This lake covers over fifteen surface acres and is reported to be over thirty feet deep in the middle. The lake is stocked with Florida Bass, catfish and crappie, and has been managed for trophy fishing. A nearly new, very well constructed floating aluminum dock and two aluminum pontoon fishing boats are the centerpiece of the lake. Night fishing is a bonus with electricity being available at the dock as well as underwater lights. Several foodplots have been established across the ranch, generally planted to wheat, peas or radishes for added wildlife nutrition. In all, over thirty acres have been dedicated to cultivated foodplots for wildlife, and there are many other areas that are suitable, if more are desired. One thing that definitely sets the Double RR Patterson Ranch apart from other ranches in this area is the availability of underground water. Not only does this property have several water wells for wildlife and domestic use, but an irrigation well, reported to produce around 300 gallons per minute is located in the northern portion of the ranch. This tremendous well is utilized to irrigate foodplots, replenish the lake anytime rainfall is not timely, and could be utilized in many other ways on the ranch, if desired. In this area the benefit of this water resource is a huge bonus. In addition to the irrigation well, approximately twelve other water wells CONTINUED ON PG 10

are located on the ranch. These wells are utilized for domestic and livestock/wildlife use across the property and consist of four electric wells, seven solar wells and one windmill. Overall, the Double RR Patterson Ranch is considered to be exceptionally well watered. About six years ago the ranch was game fenced, and shortly thereafter, the Patterson’s purchased and brought in approximately 80 whitetail deer, consisting of bred does, and numerous bucks consisting of yearlings and fawns. These whitetails were purchased from the Matador Ranch, which had been involved in whitetail deer breeding for the purposes of enhancing their own deer genetics, as well as selling quality deer. Deer from the Matador were known to have good genetic traits such as large frames and heavy mass. When the ranch was fenced, a decision was made to add two partition fences. Due to this, the ranch can be used as three separate hunting preserves, with the main focus of the northern and central portion (approximately 640 acres and 1,280 acres) being utilized strictly for whitetail, and

the remainder, (approximately 988 acres), being utilized for exotic wildlife, which currently includes axis deer and blackbuck antelope. Several quality hunting blinds and wildlife feeders are strategically located across the ranch. Protein is fed on a year-round basis and this ongoing program shows in the quality of whitetail on the property. A nearly new feed blower trailer and six ton bulk feed storage container make the job of maintaining the feeders very easy. Several senderos have been cut through the brush around several of the hunting blinds in a wagon wheel fashion, giving hunters opportunities to spot deer and other wildlife in many different directions. The Double RR Patterson Ranch is very well improved, and the structural improvements lend to the efficiency and usability of the ranch in a manner anyone will appreciate. A metal barndomenium is utilized as a hunting lodge. This attractive structure is approximately 40’ x 50’ and has a large upstairs with four bedrooms, two and one-half baths, covered porches on three sides, garage/storage area for hunting vehicles and ranch equipment, a walk-in game cleaning area complete with stainless sink, walk-in cooler and more. The lodge is nicely furnished and most of the furnishings are included in the sale of the ranch. The area around the lodge has been paved and offers covered parking along with concrete patios. The lodge overlooks the lake and a manicured area surrounding the lake, as well as a large irrigated

foodplot. A three-bedroom, two bath brick home was recently constructed in the southeastern corner of the ranch. This home, until very recently, was occupied by the general ranch manager and his family. This nearly new home contains approximately 2,000 square feet. Day to day ranch operations are simplified by having a large shop/ barn located in the northern portion of the ranch. This barn measures approximately 40’ x 60’ with a large covered storage for equipment. Large overhead bay doors make access for equipment available. Scurry County, and this region, has a strong economy due to ample oil, gas and wind energy production. Now solar energy is being discussed with more frequency and seems to be a viable source of additional potential revenue in the near future. The Double RR Patterson Ranch, as with many ranches located in the Permian Basin, does have some active oil production. Approximately 1/6th of the minerals are owned on the eastern 1,920 ± acres and are being offered in the sale of the ranch. All owned executive leasing rights will convey as well, giving a landowner some control of the minerals and future production. No royalties were received from oil or gas production in 2018, however, approximately $16,674 was received for surface damages due to the construction of a new well that is located in the western-most portion of the ranch. out of the property to keep traffic off of the ranch. The ranch is located in the Camp Springs Wind Energy Farm, which is owned and operated by Invenergy. Construction began in 2007 on this 130.5MW wind farm. Thirteen wind towers are located on the Double RR Patterson Ranch, and all future revenue from this wind energy production is included in the sale of the property. In 2018 this equated to approximately $60,564. This is essentially a turn-key offering, with considerable equipment, furnishings, and related ranch assets being conveyed. There is a quality whitetail deer herd in place along with some exotics, and this growing herd will only continue to get better with age, time and management. The structural improvements are well designed, appear to be exceptionally well maintained, and very usable. energy royalties and the minerals. The ranch is being sold with “no reservations” being made for existing or future wind or solar production. With all of the inclusions the ranch is very realistically priced at $1,685 per acre, or approximately $4,900,000. An inventory of rolling stock, ranch equipment, etc. is available.
