SHAPE | SIZE The Fulwiler Farm is rectangle shaped tract, being approximately .5 of a mile wide from east to west and approximately one mile long from north to south. According to the Bailey

County Appraisal District, this tract contains 320 acres, more or less. LOCATION | ACCESS This property is located in the western portion of Bailey County, being approximately 1 mile west and 2 miles south of Stegall, Texas. Access is good, being by graded CR 1234 on the north, graded CR 41 on the west and CR 1244 on the south.

METHOD OF OPERATION The Fulwiler Farm is currently being operated as a partially irrigated farm, with approximately 120 acres (38%) being irrigated by a center pivot irrigation system, approximately 175 acres (54%) being operated as dryland farmland and approximately 25 acres (8%) being in native pasture. According to the Bailey County Farm Service Agency, this property is operated under Farm #303, Tract #196. The FSA shows there are 317.58 farmland acres and 293.74 cropland acres. GENERAL DESCRIPTION The overall terrain of the Fulwiler Farm varies from nearly level to gently sloping. The majority of the property has a mostly level terrain; however, there is a playa lake area located on the southwest side of the property with approximately 30 acres that slopes to this lake bottom. The floor of the lake covers approximately 8 acres. There is an additional 18 acres lying immediately outside the playa lake floor with tinner soils and rock outcrops. The Fulwiler Farm is currently in an excellent state of cultivation and has been well maintained over the years. The soil quality found on this tract is considered to be average for the area, being primarily (76%) Arvana fine sandy loam, 0-1% slopes, which is a Class II irrigated soil and a Class III dryland soil.


IRRIGATION WELLS Two (2) irrigation wells and a network of underground line are located throughout the property. The irrigation wells are equipped with one 10 horsepower and one 15 horsepower electric submersible pump. According to conversations with the tenant farmer, these wells are estimated to pump a combined total of approximately 300 gallons per minute. The pumps and panel boxes are owned by the tenant farmer and are not a part of this offering. IRRIGATION IMPROVEMENTS One (1) 1994 Zimmatic brand quartermile center pivot irrigation system is located on the Fulwiler Farm; however, this pivot is also owned by the tenant farmer and is not a part of this offering.
