TERRAIN AND SOILS The ranch is basically described in 3 different terrain and soil types that offer a variety of uses, visual appeal, and benefits to the owner. Approximately 240 acres of
the property was previously farm ground, and the majority has been planted to improved grasses to provide enhanced grazing capabilities. WILDLIFE Being located in the Texas Panhandle, both mule deer and whitetail are found on the Hideaway Ranch, with the owner reporting mule deer being the species more frequently observed. This property joins very large ranches to the east, and large numbers of deer are quite often seen on the Hideaway Ranch. Other wildlife include quail, dove, turkey and the occasional bobcat. The dirt tanks on the ranch can provide good dove hunting opportunities in the fall. WATER The ranch is watered by 2 submersible wells, one windmill, and earthen tanks. Water is piped to one drinking tub in the center of the ranch. MINERALS AND WIND RIGHTS All owned minerals and wind energy generation rights will convey with the sale.
