LOCATION & ACCESS The Mayfield Farm is located approximately 4 miles west and 1.5 miles north of Hale Center, Texas. Access is good, being by graded CR K, CR 145, CR J and CR 155.

GENERAL DESCRIPTION The terrain of the Mayfield Farm varies from nearly level to gently sloping. Basically, the south 520 acres of this property has a mostly level terrain, with the exception of a small playa lake located in the southwest corner of Section 25. The north 320 acres has a more sloping terrain, with the majority of this area sloping to a small playa lake located in the CONTINUED ON PG 6

northeast-quarter of Section 25. The playa lake and the more sloping land is that portion of the property that is currently enrolled in the CRP. Slopes across this farm range from 0-3%, with approximately 95% of the farm having 0-1% slopes and approximately 5% of the farm having 1-3% slopes. The soil quality found on this farm is good, being primarily (65%) Pullman clay loam, 0-1% slopes, which is a Class II irrigated soil and a Class III dryland soil. Overall, the Mayfield Farm is a productive partially irrigated farm located in a productive cotton farming area. METHOD OF OPERATION This property is currently being operated as a partially irrigated farm, with approximately 375.88 acres (45%) being operated as dry cropland, approximately 240 acres (29%) being irrigated by two center pivot irrigation systems, 213.12 acres (25%) enrolled in the Conservation Reserve Program (CRP), approximately 9 acres (1%) being in a playa lake bottom and 2 acres (-1%) being around an old homesite on the south-central side of Section 25. In regard to the land enrolled in the Conservation Reserve Program, 213.12 acres are currently enrolled in CRP at a total annual payment of $8,545, with the last payment being in September of 2020. network of underground line are located throughout the property. The irrigation wells are equipped with two 3-inch and five 4-inch electric submersible pumps. The irrigation wells have not been flow metered; however, according to the tenant farmer, these wells will pump a combined total of approximately 600 gallons per minute at the beginning of the growing season and will drop to 500 gallons per minute at the end of the season. The High Plains Underground Water District has monitor wells scattered throughout their district. These wells are used to monitor the depth-towater measurements. The monitor well located closest to the appraised farm is located approximately .5 mile west of the appraised property. This well is number 11-57-202. In 2017, the depth to water in this well was 242.78 feet and the total depth of the well is approximately 293 feet. This indicates a saturated thickness in this area of 50.22 feet. IRRIGATION IMPROVEMENTS As mentioned, two (2) center pivot irrigation systems are located on the property. The following is a brief description of these center pivots: Center Pivot #1: This center pivot irrigation system is located in the NE/4 of Section 18, which is in the southeast corner of the property. This is a 1997 model Valley 8000 brand system (Serial #83148). It is approximately 1,296 feet long (8-towers) and covers approximately 120 wet acres. gallons per minute. Center Pivot #2: This center pivot irrigation system is located in the SE/4 of Section 25. This is a 1996 model Valley 8000 brand system (Serial #81976). It is approximately 1,296 feet long (8-towers) and covers approximately 120 wet acres. According to the tenant, this pivot is nozzled at 600 gallons per minute. STRUCTURAL IMPROVEMENTS There are no structural improvements of value located on the Mayfield Farm; however, there is an old house and barn located on the southcentral side of the farm that are in poor condition. LEGAL DESCRIPTION All of Section 25, the Northeastquarter (NE/4) of Section 18 and the East-half (E/2) of the East-half (E/2) of the Northwest-quarter (NW/4) of Section 18, Block A-2, Abstracts 166 and 1239, Hale County, Texas, containing 840 acres, more or less.
