The centerpiece of the Mistletoe ranch is the 40 +/- acre private spring fed fishing/recreational lake designed and built by the United States Army Corp of Engineers in the 1950’s (Texas Reservoir 31). The fishing is reported to be exceptional with largemouth bass that can weigh in excess of 12 lbs., catfish, bluegill and black crappie, all found in abundance. The lake is equipped with a concrete boat ramp and dock that allows access for a bass boat. There is also a his and hers bath house down by the lake as well. This attractive ranch has a diverse topography that ranges from gently rolling country on the north end, descending to some broken areas towards the south to bottomland, seasonal draws, creeks and the lake. Elevations range from 1,000 ft. on the north to 920 ft. on the southern end of the property. Coastal fields are scattered throughout the property and are currently cut for hay production and used for livestock grazing. The heavily wooded areas are located around the lake and along Burgess Creek, which meanders through the southern portion of the ranch. This creek is one of the main water sources for the lakes. The heavily wooded portions of the ranch are made up of a mix of hardwoods that include Live Oak, Postoak, Blackjack Oak, Cedar Elm, and Hackberry trees. There are some beautiful and extremely large Live Oak trees throughout the ranch. There is also a light scattering of Mesquite and Ash Juniper in some areas of the property. The ranch is located in an area with a generally desirable climate and an annual precipitation in the range of 35-36 inches. Water is provided by two water wells, of which one is a Trinity water well that provides water to all the improvements. Along with the two water wells there are four lakes and ponds, along with live water in Burgess Creek.
