Dear Readers, A ernoon tea at Luton Hoo was this year’s Christmas treat for MiMagazine. It’s the start of a new year and no doubt many of us will be going into the month of denial. January means no chocolate, no alcohol, compulsory diets and other miserable campaigns of determina on. I have personally dodged such a penitence myself so far but I do admire the people who s ck to their resolve and kick their bad habits or their deadly pleasures for 31 days. I do fully get the power of denial. To fast, as many religious people do, is a great way of purging the body and soul; It does something cleansing and posi ve to the human being so I fully endorse it. Maybe one year I will join the January martyrs but not for 2018. Good luck however, to all of those that have made their New Year resolu on. Do it for charity. That will incen vise you all the way to the 31st!

We tried to cut down on the Christmas coverage in this issue as it is now January and who wants to be reminded of Christmas when we have had two wonderful months of fes vi es, full on. But the Redbourn Christmas Market was so good, that we ask you to allow me to indulge in a few photos from what was a fabulous event. I am a li le embarrassed to admit to wri ng this editorial whilst down under. I am enjoying the sun whilst my Facebook friends and family are pos ng snow scenes, including a horrific crash on the M1 Junc on 9 caused by the snow. Try to stay safe and keep warm. Christmas Fair A new pony reindeer visited Flamstead pre­ school this year to wish the children a happy Christmas. Father Christmas came along too to ask the children what they wished for from him on Christmas Eve. Stall holders worked hard to raise funds for the school with barbecue, refreshment and the seasonal mince pies and mulled wine on sale. Redbourn Christmas Market, a fes ve occasion to remember 3rd December ‘17 A highlight on the local calendar is the Redbourn Christmas Market which is ge ng bigger and be er each year. The people came out in droves to enjoy the shopping, the entertainment and the food. The aroma of mulled wine filled the air, which to me is the smell of Christmas. MiMagazine had a stand for the first me to promote the business and we thoroughly enjoyed our day. We offered our card game, where everyone was a winner and were ably supported by Charlie who was on work experience with us. I had to keep topping up the prizes which I bought from the cra and local produce stands. This was much to the delight of the sellers. I did manage to take 30 minutes to do a bit of vital Christmas shopping and for the opportunity to take these photographs which capture some of the spirit of the day. Well done Redbourn for producing such a marvellous community event.

What is Persephone All About? Interview with Sue Mitchell Residents of Markyate and through­the­village motorists will have no ced a new shop, Persephone, on the High Street which opened in September 2017. Are you as intrigued as me about what is inside this Aladdin’s cave? I caught up with Director Daniele Burakowski to find out more about this exci ng new business for Markyate. To begin with, I feel it might help to know how to pronounce Persephone. I made the common mistake of calling it Percy­Phone, but the correct (Greek!) way is Per­sef­uh­nee ­ sounding like Stephanie. Walking into the shop, the aroma c smell of joss s cks is the first thing to appeal the senses. Daniele greets me with a warm smile and we begin a tour of the shop. In the front displays, there are crystals and stones, tarot cards, oils and a rac ve jewellery made from their range of healing stones. There are many temp ng products at very reasonable prices and I am told that there are more than 23,000 items listed on their Deus Mys cus (Mystery of God) website under mul ple product headings such as wind chimes, tarot, oracle, wicca, pagan, pictures, music, ligh ng, dream catchers, homeware, incense, candles, singing bowls and gongs, …. And many more. It’s easy to find on Google. Behind the shop is the ‘Ritual Room’ used for Guided Medita on, Kundalini Yoga and other spiritual services. Uniquely furnished and decorated, it’s enclosed by purple velvet curtains, with discrete ligh ng and sound. Behind this room is the ‘Healing Room’ where Reiki and other healing and life therapies take place by appointment. Daniele and I return to the ‘Ritual Room’ for our interview and drink a nice cup of tea.

Who comes into the shop? All ages, races and religions are very welcome here. Because of my abili es and experience, I can usually sense when people are in need of help or support.

Some people need more than what we offer here and I encourage them to seek expert help if I think they need it. I have links with many other professional services.

What do you offer at Persephone? For general well­being, people need to be physically, mentally and spiritually healthy. Here we help with the spiritual needs and some of the physical with our Kundalini Yoga classes (spiritual based yoga). In this room, we hold medita on mee ngs every Monday evening for one and half hours. People can come at a trial price for just £5. We open our shop at 10:00 on Saturday for people to come in to buy products or just talk, have a cuppa and enjoy the company of others, or watch an educa onal video. We can open at other mes by appointment for a private viewing; just ring. In the New Year, we are going to invite a speaker every month to begin a discussion group. We will probably start with a Rabbi but all spiritually ac ve people will be welcome; it could be a Druid, a Wiccan (White Witch), a Hindu, a Buddhist, an Anglican or Roman Catholic priest or an Iman. We cross all denomina ons.

I have always had a strong faith in the Creator. I read a degree in The Classics and I went to stay on a Kibbutz in Israel before training as a staff nurse so I have always been a caring and spiritual person with a calling to connect with the community.

What sort of problems can you help people with? People’s problems usually fall into one of four categories: spiritual, emo onal, physical or financial. We can help most people in most of the areas and where we can’t help we can steer them towards other professionals.

How can medita on and the like help? Medita on is a technique that is easy to achieve once you have been shown or guided to reach that state. CaddingtonCare wins Village Award Our Village Care Groups offer a life­line to many people Volunteer villagers, taking control of the care needs of our local people are becoming an essen al part of community life with the ever increasing cut­backs in social care from the government. This month, we look at some of the outstanding work done by Caddington Care and Markyate and Flamstead Care Group. Redbourn also has an excellent Care Group without which many elderly and disabled people would find it hard to cope with everyday living.

Caddington Care CaddingtonCare is a ‘Good Neighbour Scheme’ supported by Beds RCC which helped to set it up, and con nue to provide training and advice. The Parish Council and District Councillors are very suppor ve as are the Co­op, Town and Country estate agents and other groups in the village, such as the Youth Club and CADDS. I a ended their men’s group one Thursday before Christmas to see first­hand how the social events work and talked to Jane Paterson and Sue Diment. Jane stressed that CaddingtonCare was doing the things that David Cameron called ‘Big Society’ before he espoused the values!

How did CaddingtonCare come about? In 2008, Jane Gilpin, the Bap st minister and South Beds Council organised a mee ng to discuss how Caddington could be a be er place in which to live. At this mee ng there were a number of sugges ons and Jane Payton told the group about a good neighbour scheme she had heard about in Silsoe. Jane Gilpin then leafleted the village and an ini al mee ng was held in December 2008. At the second mee ng, a commi ee was formed and it spent the next six months se ng up, finally launching in September 2009. “We were nervous when we went live but we had 13 messages the first me we turned the phone on,” said Jane. “Our main reason for exis ng is to provide a phone service to residents, to help with transport, shopping, prescrip ons or just to spend me cha ng to them in their homes. We undertake small DIY jobs, one­off gardening tasks, and help with paperwork or people’s computers, mobiles and tablets. The phone and To adver se call 01582 965760

diaries are kept in a brief case and this moves house every day. “We do not charge for our me. The only costs are for petrol at a cost of 45p a mile. For example, we will fit a client’s key­safe but they pay for the safe. “Our running costs are rela vely low, paying for insurance, phone costs and the rent and outgoings for coffee mornings. We are extremely fortunate in our financial support from the Parish Council, residents, organisa ons and businesses in Caddington. Also, we have received a number of legacies. Financially, we are currently in a healthy posi on.” CaddingtonCare s pulates that clients must be resident in the Parish of Caddington. “We have 80 volunteers at present,” said Jane.“ Some are drivers and others offer a range of skills. A key job is holding the Office (the mobile phone and briefcase). There are a variety of befriending arrangements, some long term. “In addi on to the careline, we have a Chat and Coffee mee ng on a Monday (up to 60 people and children can a end) and a Men’s Group on Thursdays. There are two chair­based exercise classes weekly and we run trips to Garden Centres, Canals, Luton Hoo and other local a rac ons. “We are not a taxi service; we go beyond that and when we give a li to a client, we provide company and support if necessary. Through our ac vi es, many friendships have formed. “We had a client whose son was a professional square dancer. He and his fellow dancers entertained 90 people one night as a thank you for helping their mum and enjoyed a fish and chip supper.”

Here are some of the special services we offer: • When rela ves are away, we visit their parents or call to check that they are OK, giving the rela ve peace of mind. • Recently, our ‘nice young man’ called to fix a door and ended up doing four! • A housebound lady who could not get into a car, really looked forward to her weekly visit to the coffee morning; her one ou ng! We had to help her out of the house, into a wheel chair and push her round to the Centre. • At present we regularly pick up seven housebound people for the coffee morning. There are similar arrangements for other ac vi es.

25 • Dog walking is a service that we offer. A nine­year­ old boy desperately wanted a dog but his parents were at work all day so we matched him with a dog that needed to be walked. A housebound lady whose dog Sallie, needed exercise was teamed up with the boy. We signed­up him and his father as volunteers and every weekend they walked Sallie. The boy got a dog to walk, Sallie got exercise and the owner got regular company; everyone was a winner and this developed into a friendship. • We befriended a couple who had no close rela ves, offering services for shopping, and house visits. When the wife died we supported the husband in registering the death, organising the funeral and with on­going needs. • We have successfully helped people in claiming A endance Allowance.

Early days Sue Mitchell of MiMagazine caught up with Bert Chapman over coffee in the Swan in Markyate in December. Bert said it all began with the Markyate Society which was founded by Bob Burden who came from Redbourn Care Group. Bob suggested that a Care Bus was needed like they had in Redbourn. The first bus was purchased second hand from Dacorum’s Community Wheels and a commi ee of eight members got things moving. Drivers were called for and fund­raising ac vi es got under way. Bert said that he organises a sponsored walk every year and it has raised over £16,000 over the years. “We always invite MP Sir Mike Penning and his wife to join us. The walk is about five to six miles and we go to Flamstead and Studham.” The Care Group offers a vital service taking elderly or disabled people shopping, to hospital or on social events. “The bus takes residents to Morrisons on Tuesdays, The Swan for lunch on Wednesdays, Sainsbury’s on Thursday and special events like the Scarecrow Fes val in Flamstead in August. Volunteer drivers also use their own cars to take people around. We pass the mobile phone around to whoever is on duty and it stops people being isolated,” said Bert.

A word from the Chairman I also got in touch with Malcolm Davies, Chairman of the Markyate and Flamstead Care Group. Malcolm said, “We have a structure that is essen al to the smooth running of the charity that consists of a Chairman, Treasurer, Secretary, a commi ee and a team of Trustees which reflects the recommenda on set out by the Charity Commission.

A key role for myself is to work with the commi ee and other volunteers to ensure that we can always offer the Care Group service to the people who need it. Sue, my wife has an en rely different role within the group; she organises and liaises with the drivers and escorts on a quarterly basis, takes messages from passengers and acts as major fund raiser three mes a year. This has taken a while to perfect but it now works very well. We are both fully re red and have been involved with the Group for nine years. Before that, I worked for a Bank in the City. Sue worked as a Customer Service Manager and has lived in Markyate all her life; myself since 1976. Currently, we have around 60 ac ve members or volunteers who cover the driving of the bus, escor ng on the bus, answering the telephone and driving clients to appointments. We are always looking for further volunteers especially younger ones. All they need is a valid driving licence and one morning a month to help with answering the care line. ...Con nued on page 28

One of our commi ee members also uses it to take small numbers of people for trips. These services are not free but it is only a small charge. It’s ÂŁ3.00 for the door­to­ door shopping trips, and there is an expenses charge to the driver for the Care cars. We are not a proďŹ t ­making organisa on and all our running costs come from the money that is paid for the services, fund raising and dona ons. We have been running most successfully for 25 years and celebrated this with large silver hearts on our bus with the names of the original founder members and all our volunteers and loved ones. Carefully catalogued photos were on display for people to browse through, there was a slide show and a nostalgic tour of Heathfield school was arranged for those who wanted to remember their childhood days. As a special challenge, Jane Payton produced a map of Caddington to do a Treasure Hunt fund raiser. It was a great community event where people could reminisce, meet up with old friends and talk about the good old days.

BOOK REVIEW Reflec ons A memoir by Robin Beazley Local man, octogenarian Robin Beazley who was born in Greece, lived and worked for most of his life in South Africa and Zimbabwe and moved to live in Harpenden with his wife Wendy and their younger children in 2000, has published the memoirs of his fascina ng life. Born to a Greek mother and Canadian father, he married four mes over the years, had five children and step children and grandchildren. Some people live one life and some pack two or three in to the same number of years. Robin is clearly one of those chosen people who has taken his chances, never frightened to take on a challenge and this book reveals his adventures, firstly as a qualified geologist and secondly as a trained accountant who then became a liquidator of companies. He admits that accountancy is not normally associated with thrilling experiences but his accounts as a liquidator are fascina ng, and included inves ga ons into government officials’ companies including those of minister Mubaka and Mugabe’s former rival, Nkomo. There are moments when his work situa ons put his life in serious danger and being in Africa, he had close encounters with other dangerous species like a King Cobra and a Black Mamba. Robin and his fourth wife Wendy spent three years in Cyprus towards the end of his career, before se ling in Harpenden. ‘Reflec ons’, a 118­page autobiography is very readable and I turned over every

C.S Lewis’s magical fairy tales of Narnia including The Lion, and The Witch and the Wardrobe came alive to the public between 24th­26th November. Reverend Tom Sander said, “It is a venue [St Leonard’s] of which Lewis would surely have approved. This, his most famous work, is full of Chris an allegory, most par cularly in the way that Aslan (the Lion) who represents Jesus Christ, gives his life, in order to save that of the spiteful Edmund, who has betrayed his friends and family to the White Witch.” The Narnia Flower Fes val was in aid of raising much needed funds to repair the roof of the church which, a er many centuries of service, is in urgent need of structural repair. Some temporary shoring­up has taken place to make the church safe but this will only last for a few years before permanent structural works needs to be done. Narnia. Whilst examining a piece of string which was hanging from the vaulted roof, holding a circular floral display, a fellow visitor, who later told me he was from Harpenden, was also looking­up at the ceiling and wondering about the string. We struck up a conversa on about the puzzling bit of string. How did it get a ached to the high ceiling above was the ques on in both of our thoughts. “Must have been scaffolding,” said the Harpenden man without either of us actually saying the ques on. Looking above us, we were both searching for further uses of our imaginary scaffolding. A er a minute or two and non­the­wiser, our conversa on moved onto much broader subject ma er. For half an hour whilst si ng in Narnia we discussed many topics. I finished my mulled wine and we said our good byes and that was the end of both our journeys through Narnia. I don’t know his name or anything about him but it reminded me how comfor ng it is to sit in a church and simply reflect on life. The magical Narnia allowed us to forget about the hec c hustle and bustle of everyday life, and enjoy the wonder and peace of the experience. Lots of people from far and wide came to enjoy the experience, partake in a glass of mulled wine and some delicious cakes and savouries and buy some Christmas wreaths and raffle ckets. Redbourn Museum has received a grant of £700 from Weyman Stores, Redbourn The money has been donated for the refurbishment of a stone por co which once fronted Redbourn House, the property of the Bowes Lyons family. When Redbourn House was demolished the por co was taken to St Albans and installed onto the front of the Ha ield Road Museum. Recognising the importance of retaining this piece of Redbourn’s history, with its associa on to the late Queen Mother who visited the house as a child, Redbourn Museum persuaded St Albans Museum to return the por co to Redbourn when Ha ield Road Museum was being converted to housing. Now the real work begins. A local architect has drawn up a scheme for erec ng the por co in the garden at Redbourn Museum. We now need to seek the necessary approvals to progress the project and, most important of all, obtain funds to finance the works. The grant from Weyman’s is much appreciated and is a good “kick start” to our fundraising. 1. Be realis c about what you can achieve Be realis c about your goals and you’re more likely to achieve them. This may mean se ng yourself slightly smaller goals, but you can reap the rewards once you’ve met them, rather than feeling disheartened because you’ve set yourself an impossible task.

2. Share your plan with a friend or family member You’re much more likely to s ck to your plan if you’ve shared it with someone else. Tell your friends or family members that you’re trying to improve your fitness levels or lose a bit of weight and they’re bound to be suppor ve. This will create an extra feeling of mo va on because you are now accountable to others.

3. Set yourself measurable goals Rather than saying ‘I want to lose weight’ or ‘I want to get fit’, say ‘I want to lose a certain amount of weight within the next six weeks’. Is there a par cular item of clothing you’d love to be able to fit into again? Would you like to be able to run 5km without stopping? Having key milestones to measure your progress against will help to keep you on track.

4. Find something you enjoy Many people join a gym in January with the best of inten ons, but then they lose mo va on because they’re not enjoying it. If you don’t enjoy running, you will find it hard to spend hours on the treadmill. Luckily, there are so many different ac vi es on offer. Find one that you really enjoy, whether it’s spinning, swimming or a dance based cardiovascular workout. Remember, everyone’s different. What one person enjoys might be another person’s worst nightmare.

5. Don’t give up because you’ve had a small setback It happens to the best of us. Perhaps we snooze our alarm when we planned to go to the gym before work, or we overindulge when we go out to eat. Rather than feeling like a failure and giving up, remind yourself that you’re only human. One bad day doesn’t mean you can’t have a great week. With such a wide variety of tyres on the market, how do we know what to choose? Where do we get good advice? How do we know we are not paying too much… or which are safe? UK Tyre Law and EU Legisla on protect the motorist in so far as what the manufacturer provides, but it is down to the motorist to ensure their tyres are consistently roadworthy. It is recommended that you check your tyres (including the spare) at least every month, or before every long journey, for the following: Tread depth and condi on – the legal minimum is 1.6mm across the central ¾ of tyre and around the full circumference of the tyre. The AA recommends 3mm in adverse weather condi ons. Tyre Pressure – is crucial for your safety and the longevity of your tyre. Without the correct infla on there is a decreased grip on the road and increased braking distance both of which damaging your tyres and wheels. Check the tyre pressure whilst the car is cold as hot air increases the pressure and will give an inaccurate reading. If carrying a heavy load, adjust the tyre pressure accordingly. Check for Damage – Check for cracks, cuts, tears or irregular wear to the tread or sidewalls which can lead to slow punctures or cause the steel wires within the tyre to rust. Safe Driving – You are twice as likely to have an accident in wet weather as in the dry. The stopping distance of a tyre

with 1.6mm of tread is double that of a new tyre with 8mm. If you are unsure, contact an expert for advice. There are many types of supplier, so make sure you compare like for like and ask for a fully inclusive price for the tyre, valve, fi ng, balancing and VAT. Ensure you are aware of any hidden costs such as the disposal of your old tyres. The tyre size is visible on the rim of your tyre in one of two formats: 165 R 13 79T or 185/60 R14 79H Be ready to quote this when you call your supplier.

How does your local garage help? Part Worn Tyres

How do I decide on brand of tyre?

If you are tempted by the lower price of Part Worn Tyres, you should check that they have been stamped by the supplier indica ng that they are part worn and fit for purpose. It also serves as cer fica on that they have carried out full inspec on as legally required.

Solving our Housing Crisis A major theme of the budget, the media and a hot topic generally is ‘Britain’s Housing Crisis’ and the conjecture around the topic is vast and confusing – partly because nobody really knows how the measures available to us, as a na on, would shape our future. Poli cians are wary of making bold moves with housing policy as it’s a sure vote winner – and loser. Both sides of the argument have merit. CPRE (Campaign For Rural England) are naturally heavily opposed to eroding the green belt by reclassifica on and relaxa on of planning laws and argue that we can build in keeping with the countryside, and should be targe ng underu lised brownfield sites and exis ng buildings for conversion. At the other end of the spectrum, commentators are insis ng that we need to build more homes, and the chancellor himself promised an expansion of house building in his Autumn budget statement. MiMagazine readers are predominantly nestled in Green Belt classified land, as well as significant areas designated as AONB (Area of Outstanding Natural Beauty) which carries heavy planning restric ons which makes it difficult for developers to acquire the necessary permissions and profitability. Many locals are understandably concerned at the thought of losing our countryside to urban sprawl.

A recent paper released by the ‘Tony Blair Ins tute for Global Change’ tled ‘Home Truths: A Progressive Vision of Housing Policy in the 21st Century’ sets out to tackle the issues, and makes some sugges ons. Legal Ma ers Made Simple Residen al Tenancy Agreements – ‘one size fits all’ or not?

Con nuing with the ‘Legal Ma ers Made Simple’ series, Anthony Mao from Sherrards Solicitors LLP looks at Residen al Tenancy Agreements from a landlord’s side of the fence. Landlords with one or a por olio of proper es to let, should read on… If you’re a landlord, you may get your “usual” tenancy agreement from your le ng agent or one of the many landlord associa on websites. But it’s important to consider whether this “one size fits all” approach is really appropriate for your needs... and to be aware of the pi alls. Before entering into a new le ng arrangement, a landlord should make sure they are fully up to speed on the ever changing procedural and regula on requirements of residen al le ngs. They should also think carefully about any issues specific to the property in ques on and its proposed le ng.

Five must ‘dos and don’ts’ 1. Check the tle to the property • is prior consent of the le ng or no fica on of the le ng required by a third party?; • is the form of suble ng restricted, for example, to assured shorthold tenancy agreements? Are the par es to whom the property can be let restricted, for example, only one family may live in the property?; • is the property subject to restric ve covenants or regula ons that may require bespoke clauses in the tenancy agreement: e.g. no business to be conducted at the property/no commercial vehicles to be parked on the premises or in any allocated parking space?

2. Use the correct form of tenancy agreement for the specific le ng A house/flat share agreement (non­resident owner) is more appropriate for room le ng whilst a non­assured shorthold tenancy agreement is be er for le ng to a company.

4. Insurance Provisions in the tenancy agreement Normally a landlord will arrange building insurance. As such the tenancy agreement should • prohibit the tenant from acts that prejudice the validity of the insurance • consider the tenant as being responsible for any increase in insurance premiums arising from the tenant’s ac ons • if the property is let furnished, provide for the tenant to be responsible for ALL contents at the property which would include an obliga on to cover the landlord’s contents • consider including the ability to reclaim insurance excess from the tenant if the cause of the loss was the tenant’s behaviour • highlight to the tenant the insurance exclusions – e.g. claims of damage if the property is unoccupied or claims where security locks are not used

5. Consider including a contractual obliga on on the tenant to agree to certain organisa ons disclosing informa on to the landlord in specified circumstances. This is a useful clause to allow the landlord to gain informa on from the local authority, u li es companies or benefits agencies if necessary. With all the above considera ons in mind, a ‘one size fits all’ tenancy agreement is highly unlikely to fit every scenario. The wise landlord would be well advised to employ a residen al property lawyer to dra a tenancy agreement tailored to the specifics of the le ng arrangement – otherwise poten al risks/exposure would include breaching the terms of the Landlord’s head lease plus difficul es regaining possession or reclaiming unpaid rent.

3. Make sure the tenancy agreement. • • • •

is clear and legible states par es’ names and addresses, correctly spelt clearly gives the fixed term and rent provides that both landlord and tenant should sign and date the agreement • provides an address for the landlord in England and Wales – an agent’s address may be given if the landlord is based overseas.
