The glasshouse is a Grade I listed building that must continuously maintain a tropical climate to replicate the natural habitat of the plants which make up Kew’s living collection.
To meet Kew’s net-zero aspirations, we conducted an in-depth review of international best practice and new glasshouse technologies to establish appropriate net-zero benchmarks for a building of this type.
We modelled and assessed multiple building interventions, reporting their impact on both operational and embodied carbon to develop
a new services strategy comprising of new low-energy solutions for heating, electrical and water systems to sustainably serve the buildings. This includes electrical substation and infrastructure upgrades to power a heating system which uses open-loop ground source heat pumps to generate heat.

Sydney Opera House HVAC Retrofit

With Sydney Opera House’s HVAC plant reaching the end of its life in 2015, Cundall was engaged to develop a new strategy to improve its chiller plant capacity, system resilience, and operational control while reducing energy consumption.
Our engineers prepared detailed models to analyse different scenarios and options and subsequently proposed a radical central plant transformation which included installation of an additional sea water heat exchanger, redesigning of the pipework system, and replacing three 1MW chillers to four 1.4 MW chillers. A detailed chiller staging strategy
was also developed to cover base loads, heating and cooling modes, and peak summer days (7MW) with increased resilience and redundancy.
The new central plant is intended to provide heating and cooling for at least 20 years following the installation in 2017.

MGM Resorts International is a major resort operator and developer with a mission to inspire through best-in-class destinations.
MGM Macau is a 35-storey ‘5-star’ hotel resort in Macau with 582 guest rooms, two casino levels occupying 20,620sqm, and a convention space of 1,452sqm.
Cundall was engaged by MGM Macau to provide an energy efficiency study of the building services systems and based on those findings, provide building services engineering to implement the recommendations.
Actual energy savings achieved were in the multimillion USD range.
Cundall also conducted a life cycle ecological footprint and carbon study as a demonstration of the possible value of the philosophy to enhance their proposed new resort development in Macau. A comparative assessment methodology was adopted whereby three assets were selected across

Venetian Live Heat Pump Replacement

Cundall was engaged to investigate the heat pump failures and rectification options for the 40,000-refrigeration ton central plants at the Venetian, Parisian, Four Seasons, Sands Cotai, Sheraton and St. Regis.
The central plants include a chiller plant which provides cooling, a heat pump plant which provides space heating and domestic hot water, and a boiler plant which refines the hot water before storage.
The assessment identified and rectified some of the operational issues experienced on the equipment including optimisation of the heat
pump plant for energy and cost reduction. This exercise also investigated the suitability of installing solar thermal collectors on site. This feasibility study also included a structural assessment of the existing roofs and the primary supporting structures to understand the existing allowed structural capacity and the additional structural loads imposed by the proposed solar hot water (SHW) system.

Duty Free Stores (DFS) is a luxury retailer catering to the travelling public around the world. Cundall was engaged by DFS to provide Building Performance Services for Gallerias in the Asia Pacific region, including Guam, Saipan, Hawaii, Okinawa, Paris, Venice, Singapore, Sydney, Cairns, Hong Kong and Macau.
A specific service was tailored for DFS to help them achieve energy savings, carbon reduction, improvement of indoor environment, reduction of downtime and improvement of visual aesthetics. Significant energy reductions and operating cost reductions were achieved – this was by analysis of past energy consumption profiles, benchmarking and examining the operating conditions of the building services plant equipment.
An action plan was then developed from the data obtained which proposed ‘energy management opportunities’ with corresponding payback periods in clear reports to allow prioritisation of projects.

Sydney Airport Terminal 3, HVAC replacement
Since 2014, we have delivered a number of successful terminal building upgrades, retail fitouts and terminal expansion projects for the Sydney Airport, developing a strong working relationship with the client.
A keystone project in this partnership is the energy performance upgrades for Piers B and C as well as the chiller replacement for Terminal 3 to increase its operational efficiency and minimise energy consumption.
Cundall’s BPS team developed an overall plant replacement strategy for the existing 28MW plant to be upgraded to 40MW with an N+1
redundancy within original site constraints. Operational efficiency was also improved through the reconfiguration of the pipework and pump systems. To facilitate efficient collaboration and establish transparency between stakeholders, we employed digital engineering, digital modelling, and digitised project communications management platforms to streamline the processes.

City of Sydney Electrification Tool Industry Upskilling

Existing buildings account for 68% of built environment carbon emissions in the City of Sydney.
As such, the local government authority and the Better Buildings Partnership (BBP) planned to equip the property sector and facilities managers with the necessary tools and guidance to facilitate the electrification of existing assets and remove natural gas from buildings.
Cundall’s building performance experts assisted the creation of a suite of resources to act as a framework for emissions reductions and energy efficiency improvements. This electrification resource pack complements the Practical Guide to Electrification for existing buildings Cundall developed as the lead technical partner alongside the Green Building Council of Australia (GBCA).

Vicinity is a leading retail property group in Australia boasting 60+ retail assets directly managed under its portfolio and another 30+ managed for their partners.
To enable Vicinity Centres to achieve its 2030 Net Zero target commitment, Cundall’s Building Performance and Sustainability experts were appointed to improve shopping centre portfolio NABERS energy and water ratings from a 3.9 Star (2019) to 4.6 Star (2023) and to 5.5 Star by 2030. Similarly, a 5 Star NABERS water performance is targeted by 2030. Cundall leveraged on our national presence to monitor asset performance and
provide tailored solutions to identify no-cost opportunities and improve energy-efficiency for assets in each state.
Cundall also collaborated with Vicinity Centres to develop an electrification strategy for its entire portfolio in working towards its 2030 Net Zero target commitment.

Legal & General Investment Management Net Zero Carbon pathways

Legal & General Investment Management is one of Europe’s largest asset managers, with a portfolio of properties worth £1.2 trillion.
As the company has adopted business wide science based targets to align with the Paris Agreement, we were commissioned to help them design net zero carbon strategies for their UK real estate portfolio.
We developed a three-tiered audit approach to create bespoke net zero carbon pathways for individual existing assets:
• Level 1 – Energy consumption review against net zero carbon intensity targets.
• Level 2 – Desk top review and visual condition survey of asset against net zero carbon requirements.
• Level 3 – Calibrated digital twin with quantified reduction pathway to net zero carbon.

Deloitte Singapore has a large office located in OUE Downtown 2, spanning 130,000sq ft across 10 floors.
During the pandemic period when most employees were working from home, the energy usage of the office only decreased 1-2%. We were commissioned to conduct Level 2 Energy Audits and recommend potential energy conservation measure.
Our team carried out a visual inspection on the site and discovered that the sources of Deloitte’s energy consumption were from the
air-conditioning equipment, lighting system, server room equipment, office workstations and other receptacle loads.
With a Return on Investment (ROI) analysis, we then proposed short-term and long-term actions to help the client optimize their energy usage.

WorkZone East is the first commercial building in Western Australia to achieve carbon neutrality.
It is a feat of engineering excellence that sets a higher sustainability benchmark for the built environment sector, paving the way for a greener future with tenant wellbeing and engagement at its core.
Working closely with building manager and asset owners, Cundall created a fiveyear sustainability roadmap for WorkZone East and WorkZone West. Our proposed strategy enhanced building performance by improving energy and efficiency, indoor environment quality, and waste reduction while incorporating climate adaptation strategies. Each initiative was also costed, giving the client a clear roadmap for budgeting.

ISPT Portfolio

ISPT’s 2020 Sustainability Strategy was borne out of its ambition to create sustainable value for stakeholders and commitment to continuous improvement.
This five-year action plan encompasses monitoring and evaluating its property assets to achieve energy performance improvements and carbon reductions.
The first phase of Cundall’s partnership with ISPT involved undertaking the Green Star Performance Portfolio Certification for 20 of its commercial assets as part of its Portfolio Certification agreement with the
Green Building Council of Australia (GBCA).
Our main responsibilities included liaising with and managing different stakeholders including the GBCA to achieve the targeted Green Star rating. In the second phase, our BPS and Sustainability teams worked with ISPT to develop their NABERS 2020 program.
We conducted energy performance reviews for approximately 40 retail assets to identify cost-effective energy efficiency improvements.

ECAM Single Living Accommodation Programme

Our multidisciplinary team have completed the RIBA Stage 2 & Stage 3 Designs for a range of Single Living Accommodation (SLA) buildings designed to provide over 4,000 bedrooms to help improve the living standards for those who serve on behalf of the Top Level Budget (TLB) holders including the Army and the Royal Air Force.
We have provided thought leadership with the buildings designed in line with Passiv Haus principles and developed in accordance with the relevant Building Performance Standards including those specifically developed for Energy & Carbon. Key elements include consideration of daylighting and limiting of unwanted solar heat gain, elimination of thermal bridging through the building fabric, whole building ventilation systems with integral heat recovery and a ventilation plant located within the thermal envelope to reduce losses.

Tower Place AHU Refurbishment

Tower Place is a large office building located in the heart of London. We were brought in to conduct a site inspection on the main air handling units (AHU) serving the east and west towers and engage with chiller specialist to report on the conditions of six water cooled screw chiller machines
We found that there has been minimal deterioration but improvements on running costs could be made by upgrading the fan technology.
Our team researched potential upgrades and refurbishment works and reported back to the client. There was also a separate investigation
into chiller hydraulic configuration to introduce stepped variable primary flow. We then provided a detailed specification of new metering and controls instrumentation. We decided to upgrade the control strategy through introducing chilled and condenser water setpoint optimization.

The Fiona Stanley Hospital (FSH) is a 783-bed public hospital and teaching facility offering comprehensive healthcare services to adults, youth, and children.
The hospital campus consists of six buildings, two multi-storey carparks, and a central energy plant and serves as the main tertiary hospital in the southern metropolitan area.
A Type 2 Energy Audit was carried out to provide quantified energy-saving recommendations to the client. This included a comprehensive review and analysis of systems and equipment including lighting,
HVAC, domestic hot water system, vertical transportation, and BMS.
Cundall’s BPS team identified a wide range of opportunities and initiatives based on analyses of historic energy consumption data and estimated end use breakdowns. The indicative capital costs, annual energy cost savings and simple payback periods were calculated to forecast implementation outcomes.
