Plan commission approves Starbucks, office buildings
By Jessica Todd jessica@youarecurrent.com
GOVERNMENT
The Zionsville Plan Commission met Feb. 20 at Town Hall, where it approved several petitions, including a development plan for The Shops at Holliday Farms and a Starbucks at 3595 Marketplace Dr. in Zionsville.
The Shops at Holliday Farms development includes renovating the historic home at 3650 S. U.S. 421 as an office for real estate brokerage firm The Agency.
The plan commission first heard a petition requesting the approval of replating multiple lots at 3546 S. U.S. Highway 421, which it unanimously approved. Town council action wasn’t required, so the project will proceed.
The site has two property sections, with a trail easement running through the middle.
According to the plan commission’s staff report, the request involves merging lots “R” and “S” into a single lot, to be known as lot “T.” It will also establish a new location of the trail easement to the north of lot “T.”
The report states lots “R” and “S” will be vacated by action of the Zionsville Town Council, which unanimously approved it on first reading at its Feb. 20 meeting. The new location of the trail easement will establish a continuous pathway through Holliday Farms, allowing the public full access to the trail system.
The plan commission also reviewed a request for a development plan for four retail/office buildings on lot “T,” including The Agency, which it unanimously approved. There will be parking surrounding the exterior of the buildings.
Besides The Agency, each of the three buildings will include space for multiple tenants.
Matt Price, representing the petitioner, introduced the project.
The plan commission also reviewed a re-
Zoning map for a Starbucks at 3675 Marketplace Dr. and office buildings at 3546 and 3650 S. Marketplace Dr. in Zionsville. (Rendering courtesy of Zionsville Plan Commission)
quest for a development plan and replat for a Starbucks with a drive-thru and parking in the Holliday Farms planned unit development district.
The petitioner, MAP Holliday Farms, LLC, requested to replat the land to allow one section more space, which complies with Holliday Farms PUD standards.
“The desire to change the lot line between the two is because the end users weren’t established when the previous plat was recorded,” said Mike Tempco, who spoke on behalf of the petitioner.
According to plan commission staff reports, the development plan proposes a 2,230-square-foot Starbucks coffee shop with a drive-thru, parking, pedestrian access, landscaping and site lighting. The project is approved to proceed.
The next plan commission meeting is set for 6:30 p.m. March 18 at Town Hall.

Local mom authors first book
By Jessica Todd jessica@youarecurrent.com
First-time author Lori Arnold, a 10-year resident of Zionsville, has written a book for first-time moms.
PARENTING
A Purdue University graduate, Arnold’s book “Heads Up Mom” was self-published March 1 and is available online on Amazon and at Barnes & Noble.
“Bluntly, motherhood knocked me flat on my face,” Arnold said. “I over-analyzed each parenting challenge I faced. This book was born out of my desire to alleviate this outage for other moms.”
Arnold, a mother of a 7- and 10-year-old, worked on the book for three years. She spent the last year learning how to publish her book and took a master’s course on book marketing and publishing.
She said the book is perfect to market to Zionsville residents because of the town’s “major family community.”
“Motherhood is huge and hard,” Arnold
“Heads Up Mom” is available online on Amazon, Barnes & Noble and on Arnold’s website.

said. “The book is geared toward Christian moms, but all Zionsville moms and beyond can pull something from this book.”
The 204-page book includes chapters that focus on the daily challenges in the first three years of motherhood and how to embrace life as a new mom. One chapter includes journal questions for readers to reflect on.
The book is available as a paperback for $14.95, ebook for $9.99 and audiobook for $14.95. Arnold is considering the next steps of her career as an author.

‘Aladdin Kids’ to take stage at Trailside Elementary
By Jessica Todd jessica@youarecurrent.com
MUSICAL
Trailside Elementary in Zionsville is gearing up this month for its second musical. The cast and crew of thirdand fourth-grade students will present “Aladdin Kids” in partnership with Black Box Theater Co. Parent volunteer Elizabeth Kiser said the musical is based on the Disney movie “Aladdin.”
“The musical is a kid-friendly, shortened version of the ‘Aladdin’ movie,” Kiser said. “It is manageable for kids to be able to sit through and enjoy it, and also has a lot of parts for kids to play.”
Kiser said that after the elementary school’s production of “The Lion King” last
year, more children wanted to participate this year. The play is directed by Kelley Hulse, lead director and administrator at Black Box Theater Co. in Lebanon.
“We have about 66 kids in the cast and about 12 kids in the crew,” Kiser said. “We had such a big response that we were concerned we were going to have to turn kids away who wanted to be a part of it. It was well received last year, and we expect a bigger turnout this year.”
Performances are at Trailside Elementary at 7 p.m. March 15, and at 4 p.m. and 7 p.m. March 16. Tickets are $5 for regular seating and $3 for restricted-view seating. The school is at 4200 S. 875 E.

Working the milk truck
Commentary by Ward Degler
I once worked on a milk truck. I was 12 years old, and five days a week, I got up at 5 a.m., dressed and waited at the curb to get picked up.
PLAIN TALK
The truck was an aged pickup with a step in front of the rear fender and a wooden stake behind the cab that I could hold onto. I had a wire basket that could hold six onequart bottles of milk.
When I started working there, the driver, a gruff and burly man named Fuzzy Tacket, would call out the order as we stopped in front of the houses. But within a few weeks, I memorized most of the orders.
I would load the basket with the bottles, run to the front porch, put the bottles down, pick up the empties and run back to the pickup which was already moving.
In the winter, Fuzzy opened the back window so I could stick my head in to keep warm.
At the end of the route, we would unload the empties at the creamery, wash them and then stack them next to the bottling machine. Later, I would unload the full bottles from the bottling machine, put them into cases and move them into the cooler. I did all of this for $5 a week.
The creamery also had a freezer room that contained 300-pound blocks of ice. Fuzzy would take an ice pick and cut a block into 25-pound blocks twice a week. Three people on the route still used ice boxes, and Fuzzy would stop the pickup, grab a set of ice tongs from the back, pick up the block of ice and deliver it to the icebox in the house.
At one house, the woman insisted on wrapping the ice in newspaper so it would last longer, and Fuzzy waited patiently while she did this chore. Still, he would shake his head coming back to the pickup.
Years later, I returned to the town for a visit. The creamery was gone and a tire store filled the building. Someone told me that Fuzzy was in a nursing home.

ZCHS senior swimmer caps career
By Mark Ambrogi mark@youarecurrent.com
Zionsville Community High School senior Walker Mattice knew the boys swimming team had to make strides.
“At the beginning of the season, our expectations weren’t that high with as many good guys as we had graduated,” Mattice said.
“Throughout the season, we proved ourselves, and then to be able to place as high at the end of the season is so nice. It shows the guys behind me are going to step up and continue to improve, and they’re going to be at the top level the next couple of years, too.”
After finishing second in both events in 2023, Mattice won the 200-yard freestyle in 1 minute, 36.86 seconds, and the 100 freestyle in 44.26 seconds at the IHSAA boys swimming and diving state finals Feb. 24 at the Indiana University Natatorium at IUPUI. Mattice’s two victories helped the Eagles place fourth in the team standings.
“Winning an individual event is a whole

other level of what it means to me and everyone around me,” Mattice said.
Then it was capped off by Mattice winning the Mental Attitude Award for boys swimming.
“That was so special. It just made everything pay off from swimming and school and everything the last four years,” Mattice said.
Eagles coach Scott Kubly said Mattice defi-
nitely deserved the honor.
“He’s a great kid,” Kubly said. “He’s a leader of the team both in and out of the pool. He’s a good student and does all the right things.”
Mattice did all the right things in the state finals.
“He was definitely dominating in the 200 freestyle and had to work to get the win in the 100 free, but that was a fun race,” Kubly said.
Mattice also was a member of the Eagles’ third-place 200 freestyle relay team and fifth-place 400 free relay.
“Our goal was to get top five and we did it,” Kubly said.
Mattice was part of the state record-setting 200 freestyle team with 2023 graduates Will Modglin, Gabe Berry and Will Raches.
In November 2022, Mattice committed to Purdue University.
“I decided on Purdue for not only the incredible team atmosphere and team that they have, but also for the amazing education that Purdue offers as I am majoring in electrical engineering,” said Mattice, who has a 4.57 weighted GPA.

Comprehensive Plan — The Town of Zionsville recently posted a Comprehensive Plan Request for Qualifications as the first step of the process to develop a new Comprehensive Plan. The new plan will include goals, policies, objectives and implementation strategies related to various aspects of future growth including land use, transportation, utilities and economic development. The town’s current Comprehensive Plan was adopted in 2003. The consultant will be selected on March 16. The project is anticipated to require 12-18 months for completion. Throughout 2024, there will be “broad-reaching” opportunities for the community to provide input, and those will be announced at zionsville-in.gov.
Go All IN Day — United Way is now recruiting volunteers and projects for its fourth annual Go All IN Day, an organized day of community service across the region presented by United Way of Central Indiana and the Indianapolis Colts. This year’s event will be held June 21 across United Way’s seven-county service area of Boone, Hamilton, Hancock, Hendricks, Marion, Morgan and Putnam counties. A $15,000 gift from the Colts will underwrite grants to local nonprofits hosting volunteer projects for Go All IN Day, which will fully cover the cost of materials for many participating organizations. Eligible nonprofits, grassroots organizations and community groups will be able to apply before the event for grants to fund their projects. Organizations interested in hosting a project can sign up for more information at goallinday.com.
Fish Fry — The Zionsville Knights of Columbus will offer fish dinners for dine-in and carryout throughout March. The dinner will be available March 8, 15 and 22 at Saint Alphonsus Liguori Catholic Church at 1870 W Oak St. in Zionsville from 5 to 8 p.m. Dinners include fried fish, coleslaw or applesauce, french fries, a brownie and a beverage. Beer and wine will be available to purchase. Adults are $12 to $13 and children 5 and under eat free.

STRESS RELIEF
Zionsville resident launches lifestyle business for busy moms
By Jessica Todd jessica@youarecurrent.com
A Zionsville resident has created a “one-stop shop” for busy moms.
A mom of one daughter, Vikki Duke founded Insomnia Mom in the fall of 2023 with the goal of helping busy women and moms “organize, balance and direct” their lives.
“I started coming up with the idea about six years ago,” Duke said. “I myself was a busy mom and would have loved a place or company to go to with things I needed to relieve the mental load of everyday stressors.”
Insomnia Mom is a Zionsville-based business that caters to busy moms and women across Indiana. The company has an array of consultants who help with tutoring for children, offer college advice, financial education, share small business expertise and more. Each consultant specializes in a different area regarding different needs.
“We have over a dozen consultants helping support parents through multiple life challenges,” Duke said. “From kids with ADHD or a neurodiverse diagnosis to college readiness. We can help with aging parents, organization — all sorts of things that range anywhere from personal needs to help with family support for women. We’re the stop for every age and stage of life.”
Consultants Kathy BeMiller and Sarah Benneyworth were in moms groups with Duke and decided to get involved with the business.
“I’ve recruited them to help me collaborate and perfect this model once I decided we’d launch,” Duke said.
BeMiller, a communications expert who works in communications for Insomnia Mom, said she was “immediately intrigued” when Duke told her about the idea for the company.
“To be a part of a business whose goal it is to provide resources and support to all women excites me,” BeMiller said. “I understand the demands our busy society puts on women and the demands we put on ourselves. Providing communications expertise to spread the word about Insomnia Mom and our consultants, through print and digital media, brings me so much joy.”
Benneyworth, an organized life facilitator and Insomnia Mom’s resource director, said she is honored to work with the company.
“Knowing Vikki and her tenacity and history of successful endeavors, I knew this would not fail,” Benneyworth said. “My absolute favorite part about this company is that we truly are women helping women. We are here to lift women up, not only our clients but also our consultants who are women with their own small businesses that need support, encouragement and guidance.”
Insomnia Mom will hold the grand opening for its office space at COhatch at 75 N. Main St. in Zionsville at 4 p.m. March 20. A ribbon-cutting ceremony with the Zionsville
Duke is still applying her college knowledge to her work at Insomnia Mom.
“I was a schoolteacher and then moved to Zionsville and opened a tutoring company, which I had for many years,” Duke said. “I became a full-time Realtor and decided to take the tutoring company and put it under the umbrella of Insomnia Mom with all of our other services.”
Duke believes her business will also cater to women seeking to learn more about the small business community.
Chamber of Commerce will take place on the front steps of the building.
“We had our soft launch, which is super common for startups or any company,” Duke said. “We did it to get recruitment and clientele and to sharpen our services. The hard launch is to do more of the public relations part. We are ready to say we’re launching. We’ve got our model and want to extend our services. We figured spring was a great time to do that.”
Duke said a company like Insomnia Mom did not exist when she became a mom. She has spent several years designing it and conducted a soft launch last fall.
“We want to help with the mental load of things to keep lives moving smoothly so that we can help women focus on what truly matters, like finding time for ourselves, our friends and our families,” Duke said.
Duke, who has lived in Zionsville for 12 years, said the name Insomnia Mom is derived from the stressors that keep moms up at night.
Outside of her work with Insomnia Mom, Duke is a fulltime Realtor at Schuster Duke Realty Group. A Chicago, native, she attended DePaul University and St. Xavier University, where she earned bachelor’s and master’s degrees in education.
“It (connects) women in our community who own small businesses with the women in our community who need those small business services,” Duke said. “There’s really no model like that where we are bringing together women small business owners with women who need those services, and also giving them a hub and communication to offer personalized, flexible local support and resources within our community.”
Insomnia Mom will hold community events throughout Zionsville and at COhatch several times a year. Events include live workshops, virtual meetings and on-demand and digital libraries.

Third party not needed to manage course
Editor,
As a longtime user of the Zionsville Golf Course, I believe the town is making a grave error by considering outside third-party management for the course, as the only motive for a third-party vendor is to make money.
The town wants a share of gross revenue plus $50,000 per year from the vendor. I fear the only way a vendor can make enough profit is to shrink costs by cutting maintenance and staffing, crowding the course by shrinking tee-time gaps and raising prices on everything, which will be a major disservice to the current clientele consisting mainly of leagues, middle schoolers, parents with their kids and average duffers. In short, ZGC serves the common man of Zionsville, who is most likely to be adversely affected by such a management scheme.
Instead, the town should focus on the success of the current management team of Mike Wall and Pete Prust. In five years, they have greatly improved the course, increasing revenue threefold from $200,000 to $600,000 per year while keeping their clientele happy. Along with developer Paul Kite, they propose a seven-year lease guaranteeing the town’s steady income while allowing for course and capital improvements.
As Zionsville residents have other income sources, this team focuses on maximizing course improvements, not profits. Mayor John Stehr risks losing political goodwill from ZGC users should the golf experience deteriorate under outside management. Wall and Prust have a proven record of success and are sure to serve the town’s interests well.
As the town is giving the public no opportunity for public input, I urge every concerned citizen to contact Stehr at jstehr@ zionsville-in.gov or Parks Superintendent Jarod Logsdon at jlogsdon@zionsville-in. gov and your town councilman to state your opinion on this subject.

Kingston takes on iconic role of ‘Miss Daisy’
By Mark Ambrogi mark@youarecurrent.com
Ellen Kingston figured every middle-age actress in the area would audition for the title role of “Driving Miss Daisy.” Instead, only two other women auditioned at the same time. She figured more people came to the second audition and she didn’t get it. But she eventually got the offer she wanted.
Civic Theatre will present “Driving Miss Daisy” March 15 to 30 at the Studio Theater at the Center for the Performing Arts in Carmel.
“When I get a show even in community theater, (when) I’m not getting paid, I’m going to work just as hard as IRT or Beef & Boards when I’m getting paid because I’m so honored to have the role,” Kingston said. “I’m happy to have a role that is (in) my wheelhouse.”
The 68-year-old Carmel resident said it helped that she had memorized her lines before the audition, which impressed Civic Theatre Executive Artistic Director Michael Lasley, who is directing the show.
Kingston has only seen the film version with Jessica Tandy and Morgan Freeman, and the Australian stage version with Angela Lansbury in the Miss Daisy role and James Earl Jones as Hoke.
“It’s weird to see a Southern accent from Angela Lansbury,” Kingston said. “You think of James Earl Jones as so dignified, but he was amazing as Hoke. It was a small theater in Australia, and no one was on mics, so everyone yelled all their lines, which was awful.”
As Miss Daisy, Kingston seldom leaves the stage.
“There are two little scenes where I go off the stage for 40 seconds,” Kingston said. “There is no intermission. She wears the same dress the whole show with hats, gloves and a bathrobe at one point, but there’s no time to change. There’s a lot of lines.”
Kingston retired as director of creative events from the Center for The Performing Arts in February 2023. She does freelance projects for her own company called Ideal Talent.
Despite many years in community theater in central Indiana, Lasley has not previously directed Kingston.
“We have worked in proximity to each other before but I’m very much looking forward to the opportunity to direct her in this classic piece of American theater,” Lasley said. “Similarly, I have worked with Antione Demmings, who played Hoke on a number of occasions at Civic, but this will be the first time I have been the director.
I have had the pleasure of directing David Wood, who is portraying Daisy’s son, Boolie, a number of times as well as working with him in other capacities. All in all, I am very excited to work with all three of these accomplished performers to bring this Pulitzer Prize-winning drama to the stage.”
Lasley said “Driving Miss Daisy’ is a
terrific fit for the Studio Theater, and the three-person cast is the smallest cast since the initial Civic production in that theater.
“While the space is sort of automatically intimate by its nature, the chance to tell this very intimate story about family and friendship in this warm and open space is a real gift,” Lasley said.
Kingston suggested she and Demmings and Wood, both Indianapolis residents, meet before rehearsals started.
“We sat for two hours and talked and laughed and got to know each other, because I think it’s essential for that kind of a small cast,” Kingston said. “We just went into rehearsals feeling like friends.”

Rickie Lee Jones to perform
By Mark Ambrogi mark@youarecurrent.com
Singer-songwriter Rickie Lee Jones first came to national prominence with the hit “Chuck E.’s in Love” in 1979.
CONCERT
Forty-five years later, Jones is still creating and performing. She will perform at 8 p.m. March 8 at The Tarkington at the Center for the Performing Arts in Carmel.
“The switch that makes me want to write all the time, loving to write, remains as elusive to me now as it ever was,” Jones said. “The switch is on now. Worries about family are far less. That kind of thing can devastate the creative mind. It needs pastures of unobstructed views of its own imagination, rivers unpolluted by depression and despair. Sometimes you can write your way out of a feeling, but the other time the feeling just sucks down joy and poetry like a black hole.”
At 69, Jones said her age has let her feel like her life belongs only to her.
“I have a little time left to express and
leave behind the impression of my unique self,” Jones said. “Why I decided I am worth it, what caused that Catholic self-retaliation to dissolve, I cannot say. But now that it’s gone and I feel loved and treated with the respect old folks get, I am writing like mad. The pressure is off. I don’t need to present myself. I am myself. I am lucky enough to be called to this job, to have it all my life, to make money being Rickie Lee Jones. Imagine that — so beautiful. And I like being my honest self, so others can feel good about their honest self, their own kindness, their own glory.”
Jones said having money can help.
“When one needs money, that immediacy keeps us returning to the typewriter or the piano, in spite of how it might hurt our jagged soul to have those feelings pass through the memory as they are turned into art,” Jones said. “It’s not a bad word, money. But it’s easy to forget that art has nothing to do with money. The value, for myself, (is) the value of a single song having been sprung up out of the air, with no one else’s judgment of it.”

There’s nothing like a broad and diverse range of music. For many people, it can mesmerize, surprise and enchant.
MUSIC
So, perhaps it’s not a wonder the Indiana Wind Symphony is presenting the concert “Eclectic Enchantment.”
The concert is at 7:30 p.m. March 9 at the Studio Theater at the Center for the Performing Arts in Carmel.
Conrad said the IWS is going to open the concert with “Serenade No. 12” by Mozart, and then Anderson will sing an opera selection and a piece by Samuel Barber called “Knoxville: Summer of 1915.”
Anderson
The night promises to be an eclectic mix of works with performances by guest vocal soloist Jessamyn Anderson, a 2011 Carmel High School graduate.
Anderson, who now lives with her family in Nashville, Tenn., is an accomplished performer, according to IWS founder and Music Director Charles Conrad, a Carmel resident.
“Jessamyn is a graduate of the Indiana University Jacobs School of Music and is a very talented actress and soprano,” Conrad said. “She’s appeared in operas, recitals and musicals.”
Conrad said it’s a soprano feature with 15 instruments.
“I’ve been performing as a soprano soloist with the Indiana Wind Symphony for 12 seasons, which means I’ve grown up professionally alongside this ensemble,” Anderson said. “The Indiana Wind Symphony remains a wonderful group to perform with, and I’ve been blessed to sing a wide variety of repertoire with them.”
The IWS is made up of approximately 80 volunteer members and includes professional musicians, music educators and serious avocational musicians.
Conrad said he believes the IWS is the only concert band that does a chamber series and has done so for 15 years.
“They are smaller than a concert band, anywhere from four to 24 pieces,” Conrad said. “It’s comparable to the orchestra doing a string quartet as part of its series.”

America’s corned beef history
Commentary by Mark LaFay
While many Americans use St. Patrick’s Day as an excuse to slam Guinness and light lagers dyed green, I use it as an excuse to eat corned beef. The connection between corned beef and St. Patrick’s Day is a tale of immigration and adaptation than of ancient Irish tradition.
FOOD
Try this recipe. You’ll want to get a brisket and remove the point so that only the flat remains.
HOMEMADE CORNED BEEF
Ingredients:
• 1 5-pound brisket
• 1 gallon water
• 1 1/2 cups kosher salt
• 1/2 cup sugar
• 4 tablespoons pickling spice
• 3 garlic cloves, minced
• 2 teaspoons pink curing salt (sodium nitrite)
Instructions:
• In a large pot, combine water, kosher salt, sugar, pickling spice, garlic and pink curing salt. Bring to a simmer, stirring until salt and sugar are dissolved. Remove from heat and let cool to room
temperature, then refrigerate until chilled.
• Place the brisket in a large, sealable bag. Pour the chilled brine over the meat, ensuring it is completely submerged. Seal the bag, removing as much air as possible.
• Refrigerate the brisket in the brine for five to seven days, turning the bag daily to ensure even curing.
• After curing, remove the brisket from the brine and rinse under cold water. Cook as desired, typically by simmering in water with additional pickling spice until tender. I like to slow cook in the oven at 225 degrees until nice and tender. I’ll finish the corned beef by make a mixture of equal parts yellow mustard and brown sugar, cover the top of the brisket and allow the brown sugar to caramelize under the broiler, but be sure to not scorch it!
